One hundred years ago in the confined basement of 421 Madison Avenue, a passionate young man named Douglas L. Elliman sat with a small group of men and women atop crates and packing cases, as they waited both for their furniture to arrive, as well as their first customer. It was with extraordinary vision and the ability to recognize and harness change as a powerful vehicle for growth that Elliman began his journey and laid the foundation of the company that would become one of most respected and visionary names in New York City real estate. As the CEO of Douglas Elliman, I have had the responsibility of not only continuing that heritage and preserving the distinction of the company's name, but building on it, evolving it, and taking it into the future. One hundred years ago two savvy real estate developers, Charles R. Fleischman, a banker, and James T. Lee, a lawyer (who would later become the grandfather of Jacqueline Kennedy Onassis), announced that they were going to build the world’s most opulent apartment building at 998 Fifth Avenue, at the then-staggering cost of $2.5 million. The building’s sumptuousness was augured by the partners’ choice of the illustrious architectural firm of McKim, Mead and White, whose expertise was more in designing grandiose public spaces, like the new Pennsylvania Station that had just opened, than apartment buildings.

Downtown versus Uptown. Which is better? How to choose? This debate has been raging since the days of Edith Wharton and Henry James. As new neighborhoods are glam’d up and gentrified, the issue only gets more contentious. The real-estate goal-posts just keep right on moving: one minute the new glass high rise in the Bowery is the hottest thing. The next minute, the Upper West Side is suddenly BACK! To add a little clarity, or more likely pour more confusion on the matter, I have undertaken a little research.

I began by collecting vintage cigarette cases and pasting family photos inside. Now, my husband and I love to go vintage shopping. When we travel we love to look for antique powder compacts, teapots and white ceramics to add to our collection at home. My friend, the designer Alex Papachristidis, loves to travel so he fills his side table with objets d’art from his various trips. Each one tells a story about where he has been. I always tell my clients that showcasing your keepsakes does not have to mean dusting off your family’s china, but merely deciding how you want to live with the things you love.

Over the prior 30 years, the Upper East Side and Upper West Side had transitioned from farmland with single-family houses to higher-density tenements and apartment buildings.

The first half of the decade saw the completion of the World Trade Center, a straining economy and surging oil prices. Weak conditions were punctuated in 1975 with New York City narrowly avoiding bankruptcy despite the famous October 30 New York Daily News Headline “Ford to City: Drop Dead.”

This decade will long be identified with the enormous volume of rental to co-op conversions. Pre-war and post-war rental buildings were rapidly converted to co-op apartments and for tenants the phrase “insider pricing” became the object of envy by those who were not insiders.

The New York City housing market began the period in recession. The city adopted a “broken windows” theory to focus on small details and to improve the “quality of life” for its residents, resulting in significant unsung benefits for the housing market in the future. As the economy improved, the downtown loft market evolved into a mainstream part of the housing market.

The housing boom was the product of pent-up demand from the prior two decades as household formation was outpacing supply. Apartment and co-op demand increased as buildable space became scarce. As the economy grew, the midtown central business district expanded.

The 1961 Zoning Resolution updated zoning principles established in 1916 creating parking areas and open plaza design in exchange for additional floor height. The World’s Fair exhibition opened and the first condominium building began its sales effort.

2010s

QUICK REBOUND, TAX CREDIT AND HOUSING SEASONS

Sale: $1,200 price per sq. ft., Rent: $3,800/month

Sale: $1,070 price per sq. ft., Rent: $3,500/month

After the events of 9/11 stunned the world, the housing market took less than two months to restart. The Federal Reserve pressed interest rates to the floor and consumers responded quickly, leading to one of the greatest periods of new development in the modern era. Wall Street enjoyed record compensation as the regional economy and the housing market thrived.

The decade began with a rebound in sales activity and the introduction of an expanded federal tax credit for new and existing homebuyers. By 2011, the housing market began to return to more normal seasonal patterns after several years of turbulence. Ongoing political discord in Washington over the debt ceiling led to the rating agency S&P to downgrade US debt. As a result, mortgage rates for homebuyers fell to historic lows although credit remained unusually tight. The continued weakness of the US dollar resulted in a noticeable increase in demand from foreign investors seeking safety from the volatility of the financial markets. New development activity saw greater traction from the new sources of demand.
