Rick Cook is principal of Cook+Fox Architects, the New York studio recognized worldwide for its beautiful aesthetic driven by a strong connection to place and the highest standards of sustainability. ELLIMAN: You’re both designers committed to work that conveys a sense of place. How did the site inform your early visions for 150 Charles Street? RICK COOK: We had this remarkable site, an entire acre

ELLIMAN: And you really feel the connection with nature—a rarity in the city. What role does this fifth façade, the landscaping, play? RC: There are specific, stress-reducing qualities to looking at nature. It’s a better way of life. It simply makes people happier. At 150 Charles Street, we have more than 33,000 square feet of private green space, which is more composed green space than Abingdon Square Park, Christopher Square Park and the Jefferson Market Garden combined—all of these West Village oases, all put together, all in one building. There is a tremendous courtyard for everyone who lives here to enjoy and look down onto from their homes. A huge proportion of the residences also have their own terraces that view out to the Hudson River. We carved out a private, lushly landscaped oasis in the middle of the West Village.

RC: People want to live in places where they have great views and multiple exposures, where they can look out across the city and the horizon and feel entirely safe and comfortable with the people they love at home. We designed these two distinct cores for the building because we knew how much better the quality of light and air would be for the residences. A standard New York apartment building does not deliver fresh air! We had the chance to realize the best possible natural conditions and bring those luxuries into people’s everyday lives with high-performance modern technology. The two elevator cores also allow this building to culminate in two spectacular penthouses—two very special places to live

The word “uptown” factors heavily into the daily lives of New Yorkers: it’s a direction on the subway, a place you’re headed, the way to orient yourself North. Most of all, though, it’s shorthand for a style of living that goes back to the city’s earliest days. Even now, when the old-school lines have been blurred—when the Village is no longer exclusively for bohemians, when Midtown is not just for commuters—Uptown retains its cachet as a haven in the city, a place for art and opera, for elegant residential life, for open green spaces. What have evolved are the parameters of what’s considered Uptown—along with the neighborhoods themselves. With increased retail and residential development in northern areas of Manhattan like Harlem, Inwood, and Washington Heights, this entire part of the city is now generally considered, in real estate circles, Upper Manhattan. Uptown now typically refers to the spots just north of 59th Street in Midtown, including the Upper East and West Sides. While these neighborhoods may share certain features— like proximity to Central Park or water views—each retains its own distinct flavor and vibe. artistic haven, compared to the more corporate and finance-oriented population attracted to the East Side. This is the neighborhood that has been made famous by Woody Allen and John Lennon, by its iconic synagogues and churches, and by greenspaces like Riverside Park. Think of the sunlit movies of Nora Ephron, with their chatty characters strolling along leafy, brownstone-lined streets, and you’ve got the perfect love letters to the Upper West Side. Thanks to an apartment building boom in the 1920s, these upper blocks are primarily residential—no shops or dining outposts, just elegant buildings manned by equally elegant doormen. LUXURY REAL ESTATE as the world’s new currency by Jonathan Miller

Since the beginning of the global credit crunch in 2008, luxury real estate has morphed into a new world currency that provides investors with both a tangible asset and a cachet that cannot be found within the financial markets. It’s as if these emboldened investors zoomed out of their local Google Earth view to discover the wider global perspective on luxury real estate.

HOW DID WE GET HERE? The US dollar has weakened in the years following the collapse of Lehman Brothers in the onset of the global credit crisis. The S&P downgrade of US debt in August 2011 from its benchmark AAA rating brought a flood of investors into US financial securities. That meant that our currency allowed us to buy less abroad, and the strength of other currencies provided international buyers with large discounts when purchasing property in US dollars. But it went further than that.

THE RISE OF LUXURY REAL ESTATE AS A “SAFE HAVEN”

become a critical variable, particularly at the very top of the market, where surging international demand for one-of-a-kind properties has surpassed the limited supply. The resultant recordbreaking sales of “trophy” properties have enticed more owners of luxury homes to make them available for sale.

THE RISE OF THE “TROPHY PROPERTY” The trophy property has become a new market category that does not follow the rules and dynamics of the overall marketplace. One stratospheric price record is being set after another, and it is not only the list prices that are defining these record sales; the rarity of location, expanse of the views, quality of amenities and the sheer size of these unique homes have all played an important part in attracting the interest of foreign buyers.

The volatility of global financial markets and the resulting political fallout shook investor confidence, which in turn spurred a rise in foreign buyers seeking a safe haven to protect their assets. A wave of international buyers from Europe, South America and Asia entered the US housing market, helping set record prices and revive luxury markets including New York, The Hamptons and Miami.
