Se acerca la JGO, ¡para que me voy a molestar en ir!
P
or desgracia este es un comentario que he escuchado más de una vez de propietarios cuando se acerca la JGO o JGE de su comunidad, y la verdad, no les culpo en absoluto. La semana pasada asistí a una Junta como propietaria, y ver las cosas desde el otro lado de la mesa me abrió los ojos. Al ver como se desarrolló la Junta como propietaria y como Administradora de Fincas Colegiada, pude valorar el lado técnico de la Junta a la vez que los sentimientos de los propietarios que asisten, y las innumerables razones para no asistir. Estas reuniones siguen un formato bastante rígido que no se explica de antemano, lo cual dificulta la comprehensión de los asistentes, ya que en sus países de origen estas cosas siguen otro formato, además incluye la barrera idiomática a la mexcla y la hemos liado. Así que vamos a explicar las bases para la celebración de una Junta: 1. La Comunidad debe celebrar una Junta General Ordinaria (JGO) al año, y puede celebrar cuantas Juntas Generales Extraordinarias (JGE) como sean necesarias. La JGO requiere un preaviso de 6 días, al menos que los estatutos digan lo contrario, y la JGE puede celebrarse en el día, siempre y cuando la convocatoria llegue a todos los propietarios. La JGO sí tiene unos puntos mínimos requeridos, pero la JGE puede incluir cualquier asunto. Todos los propietarios pueden pedir que se traten temas en la Junta, pero deben solicitarlo antes de que se cierre el orden del día. La JGO la convoca el Presidente, pero la JGE la puede convocar el Presidente o un 25% de propietarios que representen un 25% de coeficientes, que deben especificar los asuntos a tratar. 2. El Orden del día hay que enviarlo a todos los propietarios, por carta certificada o por email, y debe ser publicado en el tablón de anuncios. Debe incluir un listado de deudores que están privados de voto en la Junta. Legalmente no hay que incluir ningún otro documento con la citación. Las cuentas, presupuestos, propuestas, etc. solo han de ser proporcionados en la Junta, aunque nosotros recomendamos enviarlos previamente en aras de la transparencia de la gestión comunitaria. 3. 3. La Junta. Les pedimos a todos los propietarios que firmen el registro antes de comenzar, para saber fehacientemente quien asistió. No hay requisito legal que obligue la traducción de una Junta, ni cuando la mayoría de los propietarios sean de habla no hispana. Es el Presidente quién dirige la Junta, aunque yo dirijo las mías y también traduzco simultáneamente
del Inglés/Español. En la Junta hay que seguir el orden del día. Solo se puede cambiar el orden si todos los presentes están de acuerdo. Los morosos no pueden votar, pero si pueden hablar. Si has dejado de pagar la comunidad porque no estás de acuerdo con algún asunto, entonces pierdes el derecho a votar y a decidir que ocurre en la comunidad, así que recomendamos buscar alguna otra vía para solucionar el asunto que tengáis pendiente. 4. El acta solo tiene que incluir el resultado de las votaciones, por lo que no tiene que incluir las discusiones, comentarios, etc., ni cuando se considere que esos sean importantes para entender el resultado de la votación, ni siquiera cuando un propietario pida que se incluyan sus comentarios. 5. Validación del acta. El acta es vinculante para todos los propietarios. Si no estás de acuerdo con el contenido del acta, ni con el resultado de una votación, entonces no vale decir que no estás de acuerdo, lo que debes hacer es impugnar el acta para que el Juez determine su validez, pero esto cuesta caro y puede tardar años. 6. Puedes asistir en persona o por delegación de voto. Cualquier persona puede representarte en la Junta, solo debes informar al Presidente / Administrador por escrito. Hoy día hemos de aceptar los emails, mensajes de texto, whatssap, etc., siempre y cuando se envíen directamente al Administrador para que podamos verificar el origen del mensaje. Y no tienes que adjuntar copia de tu DNI al voto que delegas. Estos son los asuntos técnicos básicos de las Juntas Generales. Explicar esto de antemano posiblemente ayudase a que se desarrollara la Junta con mayor normalidad. Una vez que ya conocéis los aspectos básicos, podremos hablar que otros asuntos como los porcentajes necesarios para aprobar los asuntos incluidos en el orden del día. Personalmente creo que muchos Administradores deberían ser un poquito más humanos y ponerse en la piel de los demás, ya que la situación de vivir en comunidad es nueva para muchos vecinos. Necesitamos dar más información de antemano y no olvidar que las Comunidades se construyen con personas y todos somos distintos, así que es el Administrador quién tiene que ser más flexible. The AGM is coming up, why bother!
I
have heard that comment a little too often from owners when the AGM or EGM is coming up, and honestly, I don’t blame you at all. Last week I attended a General Meeting as an owner, and seeing things from the other side of the table was quite enlightening. By seeing things as an owner and being a qualified Administrator, I was able to merge the technical side of the meeting and the feelings that owners have when in attendance, with the endless reasons for not attending. These meetings follow a very rigid format. Failing to explain this format beforehand makes it hard for owners to comprehend what is actually going on and why things work the way they do, especially when meetings back home would be held in a completely different manner, and by adding the language barriers to the mix, things are made much worse. So let us explain the basics to General Meetings: 1. The Community needs to hold one Annual General Meeting (AGM) per year, and can hold as many Extraordinary General Meetings (EGM) as needed. The AGM only needs 6 days notice to be valid, unless the Statutes state otherwise; and an EGM can be held on the day, as long as the call for the meeting is sent to all owners. The AGM has basic items that are defined in the HPL (Horizontal Property Law),

and the EGM can be used to discuss anything else. Any owner can ask the President to include an item for discussion in any of these meetings, but you have to make the request before the Agenda is prepared. The AGM has to be called by the President, but an EGM can be called by the President, or by 25% of owners who so request it formally, with a list of items to be discussed. The Agenda for the meeting needs to be sent to all owners, by registered post or by email, and published on the notice board. It must include a list of debtors who are not allowed to vote at the meeting. Legally, no other documentation needs to be sent out with the Agenda. The budget, accounts, proposals, etc, only need to be provided at the meeting, although we recommend that they are sent out beforehand for transparency. The meeting itself. We ask all owners to sign-in prior to the meeting commencing, so we have a record of who attended. There is no legal requirement for a meeting to be translated, even if most owners are foreign. The President usually chairs the meetings, although I chair my ones, and I do the simultaneous translations to English/Spanish
myself too. At the meeting you have to follow the Agenda. You cannot change the order of the items unless the whole floor agrees. Debtors cannot vote, but they can speak at the meeting. If you have stopped paying your fees because you don’t agree with something in your Community, then you lose your right to vote and to decide, so please pursue other avenues if this is your case. 4. The minutes to meetings only need to include the outcome of the vote, so you do not need to include any of the discussions, comments, etc in these, even if you consider that the discussion is necessary to understand the outcome of the vote, it does not legally need to be included in the minutes. Owner’s comments do not need to be included, even if this was requested. 5. Validation of minutes. The minutes are binding for all owners, if you don’t agree with the outcome of a vote or with the content of the minutes, then stating your opposition is not enough. The only way to act is if you take out legal actions in Court to challenge the minutes, and this costs money and can take years. 6. You can attend in person or by proxy. Anyone can hold your proxy vote; you just have to inform the President/Administrator in writing. Nowadays we have to accept emails, text messages, whatssaps, etc, as long as they are sent directly to the Administrator so that we can prove who sent the message. And you don’t need to attach a copy of your NIE or passport to your proxy vote. These are the more relevant technical aspects of the General Meetings, explaining this beforehand would help things run a little smoother. Once we have the basics of the legal aspects out of the way, we will be able to go into more intricate detail such as the percentages needed to approve items at meetings. At the end of the day, I think that most Administrators need to become more human, and put themselves in the owner’s skin, as the Community situation is new for most owners. We need to inform more before the meetings take place, and not forget that Communities are built with people, and that everyone is different, so we need to be the flexible ones. El Ayuntamiento da luz verde al proyecto de la zona deportiva de Secadero Durante la Junta de Gobierno celebrada la pasada semana se aprobó la declaración de la utilidad pública de la actuación, con lo que ahora se va a proceder a tramitar el informe de la Consejería de Medio Ambiente, necesario al tratarse de una parcela cercana al río Guadiaro y estar incluida por el Plan de Protección del Medio físico como Paisaje Agrario Singular. El teniente de alcalde, Juan Luis Villalón, ha explicado que el proyecto sería financiado por el Ayuntamiento de Casares
que cuenta con las partidas presupuestarias necesarias. Al mismo se va a destinar 100.000 euros dentro del PIFS de este año, y se va a incluir otra partida de 150.000 euros en el presupuesto municipal de 2019. Por lo que la Tenencia de alcaldía está pendiente de lo trámites con la Junta de Andalucía para poder acometer el proyecto. La construcción de este complejo deportivo vendrá a satisfacer la demanda de la población local, muy activa en la práctica del deporte. De esta forma Secadero
ampliará su oferta deportiva abriéndose la posibilidad de practicar más variedades y en mejores condiciones. El proyecto prevé la creación de una zona de esparcimiento público en el que junto a las instalaciones deportivas se integren la zona de huertos de ocio existentes desde hace años. La zona destinada a deporte incluiría un campo de fútbol y una pista de tenis de tierra, que estaría rodeados por un perímetro de atletismo, y también incluiría una zona de petanca.

Seguir mejorando el servicio y la atención a los usuarios de los Baños de la Hedionda es el objetivo del Ayuntamiento de Casares para la próxima temporada estival A la reunión asistieron responsables del mantenimiento y limpieza de la zona, de la empresa de seguridad y socorrismo y del servicio de atención al cliente. Y según explica la concejal Rocío Ruiz ha tenido como objeto valorar las medidas puesta en marcha durante la pasada temporada veraniega
Desde las Concejalías de Turismo y Cultura del Ayuntamiento de Casares se insiste en la necesidad de proteger estos baños del alto valor histórico, por lo que durante los meses de julio y agosto desde el Ayuntamiento se ha limitado el acceso de vehículos a la zona, así como el aforo a la cúpula de los baños mediante la realización de reservas gratuitas. Unas medidas que continuarán complementandose con el objetivo de evitar la masificación para una mayor seguridad de los usuarios, y compatibilizar el uso y disfrute por parte de los visitantes
con el cuidado necesario que precisa un entorno histórico y natural de esta características. Entre las mejoras previstas para la próxima temporada destaca una optimización y profesionalización de la información a los usuarios, tanto desde el punto de atención del Ayuntamiento, cuyo horario se pretende ampliar a todos los días de la semana, como por parte de las personas que prestan servicio de vigilancia y socorrismo. Además, de mejorar la herramienta digital para la realización de reservas. Asimismo desde el Ayuntamiento
se va a continuar trabajando en la mejora del recinto, para lo que se prevé la creación de una zona de merendero con la instalación de mesas y bancos. Según los datos del punto de información, los Baños de la Hedionda registraron cerca de 15.000 visitas durante este verano. Aunque hay que tener en cuenta que no todas los usuarios solicitaron información en la caseta de información del Ayuntamiento que ha prestado servicio desde el 1 de julio al 9 de septiembre, de miércoles a domingo de 12:30h a 18:30h.

El Ayuntamiento aprueba en Junta de Gobierno la convocatoria de becas para estudiar idioma en el extranjeros dirigidas a personas en activo El plazo de solicitud se abrirá próximamente durante 15 días a partir de la publicación de las bases de la convocatoria en el Boletín Oficial de la Provincia. El Ayuntamiento de Casares destina 4.500 euros a esta nueva convocatoria de becas dirigida a personas que estén en activo. Ofreciendo la oportunidad de sufragar en parte los gastos de la estancia y el coste de las clases de idiomas durante la realización de cursos intensivos de idiomas en el extranjero. Según ha explicado la concejal Rocío Ruíz, en esta convocatoria se van a ofertar 3 becas destinadas a personas en activo, ya sean empresarios, trabajadores o personas que están buscando empleo. Una iniciativa que pretende ayudar a la población a mejorar sus conocimientos, teniendo en cuenta la importancia que tiene
el manejo de un segundo idioma para la incorporación al mercado laboral. Las becas para estudiar idioma en el extranjeros dirigidas a personas en activo están incluidas en el Plan Estratégico de Subvenciones del Ayuntamiento
de Casares, y cuentan con la misma cuantía de 1.500 euros que las becas para estudiar idioma en el extranjeros dirigidas a estudiantes. Para la selección de los candidatos se tendrá en cuenta la situación socio-económica de los solicitantes.

El Ayuntamiento pone en marcha la Escuela Municipal de Música de Casares La Concejalía de Cultura de Casares trabaja en la puesta en marcha de una Escuela Municipal de Música en Casares. Una iniciativa innovadora del Ayuntamiento que como informa la concejal Rocío Ruíz pretende ofrecer a la población la posibilidad de formarse musicalmente sin salir del municipio. Con la intención de que las clases puedan ponerse en marcha a finales del mes de noviembre ya se ha abierto un plazo de inscripción hasta el próximo día 22. Y desde el Ayuntamiento se trabaja en la adecuación de las instalaciones, una aula de la Casa de la Juventud de Casares que está siendo insonorizada, equipada con instrumentos musicales y pizarra digital. Unos trabajos a los que el Consistorio destinado una inversión de 10.000 euros. Las clases dirigidas a adultos y niños a partir de 8 años, se ofrecerán los viernes en horario de tarde. El alumnado podrá elegir las siguientes disciplinas: guitarra eléctrica, piano o keyboards, batería, bajo eléctrico
y canto. El precio de la formación es de 28 euros mensuales que incluyen una clase semanal en el instrumento elegido de una hora de duración, y otra clase semanal de teoría musical común a todas las asignaturas. Los niños de 3 a 7 años tendrán la opción a matricularse en “Los Minimúsicos”, con un programa de educación musical básica dirigido a los más pequeños.
Las clases serán para grupos reducidos y estarían ofrecidas por profesorado titulado de Rock Factory que formarían al alumnado con una metodología en música moderna diseñada para examinarse en el programa Trinity y adquirir un título oficial europeo en Rock & Pop. Unos exámenes que podrían realizarse en la misma Escuela Municipal de Casares, sin necesidad de tener que desplazarse.

Council launches the Casares Municipal School of Music The Department of Culture of Casares has been working on the setting up of a Municipal School of Music in Casares. An innovative initiative by the Council that aims to offer local residents the possibility of training musically without having to travel out of the municipality. It is planned that classes will commence at the end of November, and an enrollment period has been opened up until the 22nd of this month. Work is underway to adapt a classroom in the Casa de Juventud that is being soundproofed, equipped with musical instruments and digital blackboard to which the Council has allocated an investment of some 10,000 euros. Classes aimed at adults and children from 8 years old, will be offered on Friday afternoons. Students can choose the following disciplines: electric guitar, piano or keyboards, drums, electric bass and singing. Classes are 28 euros per month including a weekly class on the chosen instrument of one hour, and
another weekly class of music theory common to all subjects. Children from 3 to 7 years old will have the option to enroll in "Los Minimúsicos", with a basic music education programme aimed at children. The classes will be for small groups and will be taught by qualified teachers of the Rock Factory who would train students with a methodology in modern music designed to be examined in the Trinity programme and acquire an official European diploma in Rock & Pop. La obra del Estadio de Atletismo y del aparcamiento para mil plazas supera el 60 por ciento de su ejecución El Ayuntamiento de Estepona informa que las obras del complejo deportivo del Estadio de Atletismo y del aparcamiento para mil plazas han superado el 60% de su ejecución. En estos momentos, los trabajos en la estructura del edificio se encuentran en una fase muy avanzada, se están ultimando las instalaciones para los suministros y se están construyendo las dos torres principales de acceso a las gradas y al aparcamiento. El acceso rodado también cuenta con la cimentación hecha a la espera de que Acosol acabe con los trabajos de una tubería de suministro en las inmediaciones. En este sentido, destacar que en esta zona del municipio se están realizando de forma simultánea y coordinada cuatro grandes obras como son el estadio de atletismo, la reurbanización del sector de Juan Benítez, las mejoras en las redes de abastecimiento y suministro llevadas a cabo por la empresa pública Acosol, y la construcción de un supermercado en una parcela privada. El Ayuntamiento ha subrayado que las obras del futuro estadio de atletismo se están realizando a buen ritmo y en cumplimiento con lo establecido en el organigrama que se fijó. Así, en los próximos meses la ciudad dispondrá de un nuevo equipamiento deportivo
homologado para competiciones oficiales, que reunirá condiciones que lo convertirán en uno de los más modernos de Andalucía. Las obras contemplan la construcción de una pista de atletismo con una superficie de 16.488 metros cuadrados, un aparcamiento de dos plantas para un millar de plazas e instalaciones anejas de locales, con un total de 3.000 metros cuadrados de superficie, que estarán destinados a futuros usos culturales-deportivos. El futuro equipamiento deportivo quedará conectado con el Auditorio Felipe VI y con el Parque Ferial y Deportivo. Las nuevas instalaciones serán un gran atractivo en la oferta deportiva para profesionales y aficionados, ya que permitirán, además de la práctica de actividades de carrera, la realización de las relacionadas con el salto. Además, albergará en el interior un campo de fútbol y de fútbol 7. El área de actuación sobre el que se está desarrollando este proyecto comprende un total de 34.182 metros cuadrados, de ellos, casi 20.000 metros cuadrados serán de zonas ajardinadas. El equipo de gobierno considera que es “uno de los grandes proyectos para Estepona en este mandato, que permite una gran
polivalencia de usos”. Asimismo, esta nueva infraestructura contribuirá a la consolidación de esta zona norte de la ciudad como la gran área deportiva y lúdica dentro de Estepona; “la más

El Ayuntamiento instala un puente peatonal sobre el arroyo Antón que conectará 5 kilómetros de corredor litoral
El Ayuntamiento informa de que se ha procedido a la instalación de un puente peatonal que atravesará el arroyo Antón. Esta actuación se incluye dentro de los trabajos que está llevando a cabo el Consistorio para la construcción de un nuevo tramo de corredor litoral que conectará una parcela contigua a la urbanización Andalucía Beach con la zona de El Velerín. Este puente tiene 20 metros de longitud y 3 metros de ancho y a ambos lados contará con pasarelas de madera que conectarán con el tramo hormigonado. Una vez finalice la colocación de esta estructura, el Ayuntamiento continuará los trabajos, que se prolongarán durante aproximadamente un mes, y que consistirán en la construcción de un paseo peatonal de hormigón y tramos de madera de 90 metros de largo y la instalación de nuevo alumbrado público y de mobiliario urbano. Además, se creará una zona verde con vegetación autóctona y palmeras. Igualmente, se está realizando un acceso público peatonal a las playas, de cuatro metros de anchura desde la autovía hasta el paseo litoral. Este nuevo tramo permitirá recorrer casi cinco kilómetros de senda litoral
sin interrupción en la zona oriental del municipio, al tiempo que se conseguirá para la ciudad casi 4.000 metros cuadrados de zona verde. La inversión en esta obra es de 214.853,23 euros y cuenta con una subvención concedida por la Diputación Provincial de Málaga. Hay que recordar que el Ayuntamiento está ejecutando otros dos tramos más de corredor litoral, que supondrá la conexión sobre los arroyos Taraje y Guadalobón. En el primero, se llevará a cabo una pasarela en la que se construirá también un puente de 20 metros de longitud que atravesará el arroyo Taraje. Además se crearán tres zonas ajardinadas y se instalará nueva iluminación y mobiliario urbano. El segundo de los proyectos contempla la construcción de un puente de madera de 43 metros de longitud sobre el cauce del arroyo Guadalobón; será el de mayor tamaño que se ha construido en la localidad hasta el momento. Esta infraestructura conectará la urbanización Riviera Andaluza con una nueva zona residencial que se está ejecutando al oeste. Además, se construirá un muro de escollera previamente y la cimentación para la estructura.

This action is included in the works that the Town Hall is carrying out for the construction of a new section of coastal footpath that will connect a plot adjacent to the urbanization Andalucía Beach with the area of El Velerín. This bridge is 20 meters long and 3 meters wide and on both sides will have wooden walkways that will connect with the concrete section. Programa Cultura Ya se ha dado a conocer el programa de actividades para la época de otoño-invierno de la Delegación de Cultura. El día 30 de noviembre, Paco Gil Mora, presentará su libro “Funambulistas” a las ocho de la tarde y en las mismas instalaciones del Civima. Un evento en el que colabora la Escuela municipal de Teatro. El 1 de diciembre se llevará a cabo el viaje a Málaga para contemplar el alumbrado navideño. Una oportunidad que permitirá que los viajeros disfruten también de las calles engalanadas y realicen sus compras típicas de

Saborea Manilva se llevará a cabo a principios de diciembre Los días 7, 8 y 9 de diciembre en la plaza de la Vendimia en Manilva se celebrará "Saborea Manilva". Así lo ha anunciado el concejal de Agricultura y Turismo, Diego Urieta. El programa para estas tres jornadas es muy variado, teniendo como referencia la calidad de los productos que tenemos en nuestra tierra. Mercado gastronómico, venta y degustación de productos tradicionales de la gastronomía local y comarcal, tradicional del concurso del vino y repostería,
encuentro de parrandas y actuaciones navideñas están integradas en este espacio turístico tan íntimamente relacionado con la restauración. Una de las citas más importantes dentro de la segunda feria "Saborea Manilva" es el concurso del vino, del que daremos información específica en unos días. El alcalde, Mario Jiménez y el propio edil invitan a toda la población manilveña y a las personas de otras localidades a disfrutar de estas jornadas, que se han convertido en un referente.

ras marcharse noviembre, nuestra atención se dirige a la Navidad y a las divertidas festividades que se celebran. Aunque la Navidad se celebra ampliamente en España, una de las fechas más esperadas es el Día de Reyes, que se celebra el 6 de enero. Esto significa que el periodo vacacional dura dos semanas. Comenzando en Nochebuena, la mayoría de los españoles pasarán la primera parte de la noche con sus familias disfrutando de un gran banquete, a menudo compuesto por pescado y marisco, aunque también con todo lo que puedas imaginar, y tras la cena, aquellos que aún puedan moverse, salen de fiesta o a visitar a sus amigos. El Día de Navidad es un día tranquilo, y algunos niños reciben regalos de Papá Noel, mientras que otros esperan a los Reyes Magos para que traigan sus regalos. Luego tienes una semana para recuperarte antes de Nochevieja, que de nuevo tienda a comenzar tras las 12 de la noche tras la tradición de comerse 12 uvas con las 12 campanadas que anuncian el Año Nuevo. Tras esto, como ya imaginas, es hora de salir de fiesta hasta la madrugada. La gran final del periodo festivo es el Día de Reyes. Un par de días antes los niños enviarán sus cartas a Sus Majestades pidiendo los regalos que desean, y el 5 de enero por la tarde comienzan las preciosas cabalgatas por las calles de los pueblos y ciudades, durante las cuales se lanzan literalmente toneladas de caramelos a los espectadores. El día 6 de enero tradicionalmente los niños abren sus regalos.
Christmas in Spain As November marches on our attention turns to Christmas and the fun and festivities that go with it. Whilst Christmas is celebrated widely in Spain the main focus is on the festival of Los Reyes Magos, or Three Kings which is held on January 6th, this means that the holiday period is a full fortnight. Beginning on Christmas Eve or Noche Buena most Spaniards will spend the first part of the evening with family enjoying a huge feast, often of fish and shellfish, but also just about everything else you can think, after which those who are still mobile will go out after midnight to party or visit friends. Christmas Day is a fairly quiet day with some children receiving gifts from Santa, whilst others have to wait for the Three Kings to bring their goodies. You then have about a week to recover before New Year’s Eve, or Nochevieja, which again tends to begin after midnight and following the tradition of the 12 grapes when the chimes of midnight are each accompanied with the eating of a grape. Following this, yes you guessed it, it’s party time until the early hours. The grand finale for the festive period is Three Kings. A couple of days before the children will have delivered their letters detailing the gifts they would like to receive, and on evening of the 5th January there are huge processions (read mobile riots) through the streets of every village, town and city, during which literally tons of sweets are hurled into the eager crowds. On the 6th the children traditionally open their presents.

RECLAMACIONES DE DAÑOS CONTRA LA COMUNIDAD DE PROPIETARIOS
L
as Comunidades de propietarios son responsables civiles de los daños que causen a terceros o incluso a sus propios comuneros, derivados del mal funcionamiento o negligencia en el cuidado de sus elementos comunes. Con carácter general se consideran elementos comunes, las antenas y sistemas de comunicaciones, ascensores, azoteas o cubiertas, calefacción, cerramiento de zonas comunes de edificios o urbanizaciones, cimentaciones, conducciones y canalizaciones, corredores y pasillos, elementos de cierre y revestimientos exteriores, elementos estructurales (el art.396 CC, tras hablar en general de elementos estructurales, enumera en concreto los pilares, vigas, forjados y muros de carga). Su regulación fundamentalmente de todo lo concerniente a las comunidades de propietarios, se encuentra en la Ley de propiedad Horizontal. La comunidad de propietarios ha de guardar siempre las garantías y procurar que sus elementos constructivos estén en perfecto estado de conservación. Así lo dispone la Ley de Propiedad Horizontal (LPH) en su art.
10 cuando establece que la Comunidad de Propietarios está obligada a la realización de las obras necesarias para el adecuado sostenimiento y conservación del inmueble y de sus servicios, de modo que éste reúna las debidas condiciones estructurales, de estanqueidad, habitabilidad, accesibilidad y seguridad. Si como consecuencia de la no realización de las obras imprescindibles de mantenimiento de los elementos comunes, se produce un daño a una persona o a alguna vivienda, la comunidad puede ser responsable civilmente, pero también podría responder bien directa o indirectamente el Administrador o Presidente que no tomaran las medidas adecuadas para el correcto sostenimiento de las obras de reparación urgente, cuando exista constancia de que la no reparación puede causar un perjuicio a un tercero. Si la Comunidad de Propietarios no cumple con las obligaciones que establece el citado precepto y se producen daños, hemos de distinguir dos supuestos dependiendo del perjudicado:
1. Puede ser un comunero. Por ejemplo, si se produce una avería en un bajante comunitario y las agua revierten y causan daño en elementos privativos de una vivienda de un comunero, si se producen filtraciones de aguas de lluvia desde una terraza comunitaria o fachada comunitaria o en el caso que se encuentre rota o mal conservada la solería del portal de la comunidad provocando una caída de uno de los comuneros. En estos casos podrán interponer una reclamación por daños contra la Comunidad en base al citado art. 10 LPH. 2. Si el perjudicado es un tercero, ajeno a la Comunidad y por tanto a las interrelaciones que nacen dentro del régimen de la propiedad horizontal, la acción se incardinaría dentro de la culpa extracontractual, donde el plazo de prescripción para reclamación por daños contra la Comunidad es de UN AÑO desde la existencia de los daños. DAMAGE CLAIMS AGAINST A COMMUNITY OF OWNERS Communities of Owners are civilly liable for damages caused to third parties or even members of their own community. When these damages are derived from the malfunction of community owned items or where there has been negligence in the care of community property. In general, community property could be any of the following; antennas and communication systems, elevators, roof terraces, roofing, heating installations, enclosures of common areas, buildings or urbanizations, foundations, pipes and ducts, corridors, locks, external coverings, structures, (Article.396 CC, lists in particular pillars, beams, slabs, and weight bearing walls). The regulations which govern Communities of Owners can be found in the Horizontal Property Law. Communities of Owners must always maintain the guarantees and ensure that all common constructions and areas are in perfect condition. Article.10 of the Horizontal Property Law (LPH) establishes that the Community of Owners is obliged to carry out the necessary works to sustain the proper maintenance and conservation of the property and its services, so that it meets the necessary structural, habitability, accessibility, safety and security conditions. If damage to a person or to a dwelling occurs as a result of neglect to maintain the common installations, areas, or property in perfect condition, the Community of owners can be held civilly responsible, but the Community President or administrator could also be directly or indirectly responsible. They are required by law to take the appropriate measures to ensure that no harm can occur to a third party by ensuring any urgent repair works, or maintenance is carried out immediately when there is evidence that the lack of maintenance could cause harm to a third party or dwelling. If the Community of Owners does not comply with the obligations established in the Article.10 of the Horizontal Property Law (LPH) and damages do occur, we cite two cases to demonstrate the difference in claims depending on the affected party 1. 1. – If the affected party is an owner in the community and falls due to inadequate maintenance by the Community of Owners i.e. a broken tile or poorly preserved community entrance floor, or if damage is caused to their property due to a leaking community drainpipe, a leak from a community terrace, or a leak from a community façade, they should file a claim for damages against the Community based on Article. 10- LPH. 2. If the affected party is a third party, i.e. not an owner inside the community, the method of reclamation from the community is governed by different criteria and the period for a claim is limited to ONE YEAR FROM THE DATE OF THE DAMAGE OR INJURY Therefore, if you have problems with a Community of Owners, it is important to have an expert lawyer to advise you and manage your claim, to protect your rights and to be able to obtain full compensation for the damages caused. Un pionero servicio de dispensador de
agua se habilita en Sabinillas

a agrupación local de Protección Civil ha recibido, gracias a la labor de recaudación de fondos realizada a través de la asociación Saint George de la localidad, una máquina de café y un ordenador portátil, así como una placa como reconocimiento por la labor desempeñada por esta entidad durante el fuego que asoló parte del municipio el pasado verano. Según comentaba el presidente de Saint George, Dean Tyler Shelton, tras ese desgraciado suceso, hubo una petición a través del grupo de chat “Manilva Coffee chat”, que cuenta con casi 10.000 seguidores en la comarca, para que se hiciese un reconocimiento a las personas que habían intervenido poniendo incluso su vida en juego durante aquella fatídica noche. La labor de estos magníficos profesionales y voluntarios, hizo posible que sólo hubiese que lamentar daños materiales mínimos, ya que debido a la magnitud del incendio pudo haber sido una auténtica catástrofe. Tras la petición inicial, la
Asociación Saint George se encargó de ser el mecanismo legal para llevar a cabo la recaudación de fondos, que se ha realizado a través de la plataforma “Go Fund Me” y que ha ascendido a unos 6.000 €, como indicaba Joni Burnett, ante nuestras cámaras. Dean Tyler Shelton informaba también, que se realizarán entregas de material similares a los cuerpos de la Policía Local de Manilva, Bomberos de Manilva y Estepona, Infoca y Guardia Civil. El material del que se les hace entrega, no es casual, sino que responde a las necesidades de estos cuerpos, con el fin de hacerles más fácil su labor diaria a favor de la ciudadanía. Gabriel Danut, máximo representante de Protección Civil en Manilva, se sentía satisfecho por la gratitud de los vecinos de la comarca. Por su parte, el alcalde de la localidad, Mario Jiménez, que estuvo presente en el acto, ponía de manifiesto la labor que realizan a lo largo de todo el año de manera desinteresada los miembros de este organismo.

he organisers of the Fire and Rescue Services Recognition Campaign presented Manilva's Civil Protection team, headed by Gabriel Danut, with a Hewlett Packard Laptop, a Krups Dolce Gusto coffee machine, and a plaque expressing the gratitude of the people of Manilva for their work throughout the year providing protection cover at events and incidents in the Manilva area. The items were presented to the head of the Civil Protection Manilva, Gabriel Danut and a number of members of the group, Dean Shelton, President of the Saint George Charity, Joni Burnett, one of the campaign founders, and Mayor of Manilva, Mario Jiménez Rodríguez. The campaign was launched by popular demand following the major fire in the Goleto area between and behind Los Hidalgos and Princesa Kristina in the summer, which led to
the evacuation of some 400 people. The campaign was coordinated by the local community Facebook group Manilva Coffee and Chat, the Saint George Charity, and numerous local residents. The Civil Protection group comprises of volunteers who give up their time to provide support for the local community in a wide range of scenarios from security at local events to assisting the emergency services when required, and who played a major role in the evacuation during the Goleto fire. The items donated were requested by the Civil Protection Group, being those that would help them in their day-to-day activities. In the coming weeks there will presentations to the Local Police, Firefighters in Manilva and Estepona, as well as the Infoca Bushfire specialists.

Las instrucciones de compra se muestran en la misma “Casa del agua”. El precio por litro tanto natural como con gas es de 0.09 € para el pago con tarjeta recargable y de 0.10 € para el pago en efectivo. La maquinaria dará la posibilidad de extraer agua del acueducto municipal, natural o carbonatada, microfiltrada y regenerada, ofreciendo así una oportunidad de ahorro económico y al mismo tiempo protegiendo el medio ambiente gracias a la reducción de botellas de plástico para recoger y eliminar. Las ventajas más obvias del agua potable del acueducto son:
- Ecológico: se trata de un servicio de “kilómetro cero”, que ahorra al medio ambiente las emisiones contaminantes del transporte de botellas a bordo de camiones articulados que recorren cientos de kilómetros; se evita el uso de petróleo para la producción de una gran cantidad de botellas y envases de plástico; reduce el impacto ambiental relacionado con la cantidad de plástico a eliminar. - Saludable: es buena de beber porque proviene directamente de la red de abastecimiento de agua, se micro-filtra neutralizando impurezas y sabores, no está sujeta a cambios de temperatura debido al transporte, no está encerrada
en contenedores de plástico, sino sobre todo y con frecuencia controlada por las autoridades pertinentes y los propios gerentes, llevando a cabo el muestreo y análisis químicos y biológicos periódicos del agua suministrada, para confirmar aún más la seguridad de la potabilidad. - Económico: es excelente para ahorrar dinero a las familias, en promedio un 65% menos que el agua del supermercado. Para una familia promedio que generalmente se abastece en la “Casa del agua”, el ahorro anual es de alrededor de 300 euros. El agua se puede recoger las 24 horas del día, los 7 días de la semana a un buen precio.
water kiosk in Sabinillas proves a great success
S
abinillas now boasts a new ‘Casa de Agua’ a water vending kiosk, where the public can purchase still and sparkling water in 500 ml; 1 litre; and 1.5 litre measures. Installed by the Italian company Ecozona, which has over 6 thousand such kiosks throughout Italy, this is the first permanent kiosk to be installed in Spain, although the company does
provide mobile units for large events, music festivals, etc. The kiosk takes water from the public water supply and passes it through a stringent filtration system before being delivered, nicely chilled at the vending point. The system is designed with public health at the forefront, all the tubes, and outlet nozzles are automatically sterilised, after 15
minutes of inactivity preventing the build up of bacteria. The water is available either still or sparkling at the nominal cost of 5 cents for 500 ml; 10 cents for a litre; and 15 cents for a litre and a half, you just have to provide the container. Dean Tyler Shelton, Councillor for Manilva’s Environment Department, told The Resident that“This is the culmination of two years work to secure this facility, the first in Spain, for Manilva.” Councillor Shelton also pointed out the advantages “Not only does the facility provide low cost filtered water that hasn’t been sat in a bottle for days, weeks, or even longer, it is also important from an ecological point of view, reducing the need for single use plastic bottles, and all the energy that goes into processing and transporting, thus reducing the consumer’s carbon footprint”. The kiosk can be found in the Plaza de Blas Infante, on Calle Espinosa opposite Las Brasas restaurant.

Ladies’ Lunch raises 372 euros for Children's Christmas Gift Appeal
Montes Restaurant in Monte Duquesa hosted a Ladies Lunch on Monday 12 November to raise funds for the Duquesa Charitable Society of St George’s Children’s Christmas Gift Appeal. Every year for the past 6 years the Saint George Charity puts together gift bags for underprivileged children aged from 3 to 16 years of age as identified by the local Social Services Departments in Manilva and Casares, and the Emaus Social Kitchen in Estepona. Last year the charity provided gift bags for over 400 children. So to get this year’s campaign underway Samantha Bulmer and Jo Helbrow in collaboration with Montes Restaurant and the Saint George Charity organised a ladies only lunch which was attended by some 40 ladies who enjoyed a 3-course lunch during which they were visited by the Mayor of Manilva, Mario Jiménez, local Councillor Dean Shelton, who gave a short after-dinner speech about local politics and his
role on the council, and finally, vice-president of the Saint George Charity, Gary Beaumont, explained the aims of the Christmas Gift Appeal and thanked the organisers and all those attending for their support. There then followed a raffle with some great prizes thanks to the following local businesses: Estepona Golf, The Penguin Bar, Kinsale Bar, Heaven Bar, Ed’s Bar, Flying Squirrel Bar, Bolt Hole Bar, Oasis Bar, Chapter Two, Montes Restaurant, Montes Hair Design, TLC Hair & Beauty, and Jamesons Tapas Bar. In August 2017 Pink Purple Productions rocked Estepona’s Plaza de Toros with the first Pink Purple Zep Fest. It was a celebration of the music of three of the biggest names in rock history - Pink Floyd, Deep Purple and Led Zeppelin, with three of the UK's top tribute acts doing the honours. The event was such a success that Pink Purple Productions have announced Pink Purple Zep Fest II Estepona Rocks, which will once again be held at the Estepona Bullring, in June 2019. La Fundación García Fajer nació el 5 de septiembre de 2005 con el objeto de recuperar y poner en valor el legado del riojano Francisco Javier García Fajer, el compositor español más influyente del siglo XVIII. La organización pretende servir de apoyo y referencia para la música clásica. Para ello, promueve, mantiene y potencia la creación de Centros Internacionales de Excelencia de Cuerda (CIEC), donde se forman jóvenes talentos de música de cuerda de todo el mundo. El primer CIEC se ubicó en el Palacio de Carramiñana -Calahorra (La Rioja) -desde 2006 hasta 2016-, mientras que el actual CIEC de Logroño está activo desde octubre de 2014 en el centro cultural de Gran vía de la Fundación Caja Rioja. La iniciativa desarrolla un
programa de perfeccionamiento y excelencia para jóvenes talentos de la música que quieren llegar a ser instrumentistas de alto nivel. En los más de trece años de vida de la fundación han pasado por sus aulas 250 alumnos -fundamentalmente de Europa del Este y Asia. Hoy en día, muchos de ellos forman parte de la elite del panorama musical mundial. Desde 2014 la fundación desarrolla en Estepona actividades artísticas y promueve el Proyecto Alba -iniciativa dirigida a formar integralmente como músicos en instrumentos de cuerda a personas con distintas capacidades, con la colaboración de Aprona y la Hermandad de Los Remedios. Desde el 2018 se ha convertido en una de las tres sedes culturales de la fundación en España, y de un nuevo CIEC.

Christmas is upon us once more and people the world over are getting ready for the celebrations that will take place. Age Concern Estepona and Manilva, will be joining in by running a stand at three events. On Sunday 18th November the American Club of Estepona are holding a table top sale at their club house in Calle San Roque, Estepona from 14.00 to 16.00. The second event is a Christmas Fair being run by ADANA in the Palacio de Congresos, Estepona, on Sunday 25th November from 10.30 to 16.00. The final event is the Anglican Church Christmas Fair being held in the Palacio de Congresos, Estepona, on Saturday 15th December from 11.00 to 17.00. Come along and support Age
Concern plus you will be able to enjoy carol singing (on the 15th December) and meeting old friends. We would like to give advance notice of a concert being arranged by Age Concern at Padre Manuel Theatre, Estepona on Friday 22nd February 2019. Tickets will cost 10€. The programme is being finalised but will include a mixture of songs by the Three Divas supported by the local CantoLibre Coro. A great evening of good music is guaranteed. The Duquesa Charitable Society of St. George 2018 Children’s Gift Appeal has just been launched and the charity needs your donations to achieve their target to provide gifts for around 500 local underprivileged children this festive season. The St George charity is looking for donations of cash, which will then used to put together gift bags for underprivileged children aged from 3 to 16 years of age as identified by the local Social Services Departments in Manilva and Casares, and the Emaus Social Kitchen in Estepona. Last year the charity provided gift bags for around 490 children. Cash donations can be made at the St George Charity’s shops in Calle Duquesa de Arcos (opposite O’Callaghans) and in Plaza de las Naranjas, Sabinillas as well as the newly opened shop in Avenida Marqués del Duero, 9, Cancelada, Estepona. Samaritans in Spain Samaritans is a charity established in the UK by Chad Varah in 1953. Since then it has grown exponentially and more recently, has spread overseas, including Spain. The Samaritans’ main function is to listen to anyone who is experiencing distress. Communication is mostly via telephone, free of charge. All listeners are trained volunteers who serve in rotas and are available 24 hours a day, 365 days of the year. How many hours or how often they offer their services (‘listen’) is up to the individual volunteer. Samaritans listen to people who are either lonely, or feel themselves unable to express their feelings, concerns, or problems to those around them. They do not ‘counsel’, but provide an empathetic ear. Volunteer listeners
are drawn from all backgrounds, all ages, and all walks of life. After initial training all new listeners are supported with mentoring. It is not only those who face life traumas, bereavement, or those burdened with guilt, who contact Samaritans. Anyone who feels the need for emotional support, encouragement and lacking confidence will benefit by talking to a Samaritan. A call to the Samaritans could last a few minutes or much longer, since callers are never rushed. The need for this type of help in the community is exemplified by the rapid expansion of Samaritans in Spain since its inception in September 2005. Increasingly, Samaritans in Spain not only require more volunteer listeners for its primary function, but also to
help in administration, publicity and other varied roles. With branches in Madrid, Denia and shortly on the Costa del Sol, Samaritans in Spain will be able to provide this service to most of Spain's English speaking community.

Dawn, 35, called Samaritans when she was forced to leave her job due to illness. “I was diagnosed with multiple sclerosis and had to leave my job very soon after. I was only 32 years old. I was absolutely devastated; without my job, I didn’t feel like I had a purpose.

“Six months of unemployment, in addition to the death of my
grandmother earlier that year, led me to think I couldn’t go on. “I’d rarely talk to other people about my problems; I prefer to work things out for myself. “However, one night at about 4am, everything became too much. I was feeling really depressed. I didn’t want to call anyone that late so I searched for suicide prevention techniques online. I came across Samaritans and wrote down their number. It took me a couple days to build up the courage to call.

Food Bank The Saint George Charity runs a food bank initiative to help local people who are finding it difficult to make ends meet, and invites people to donate non-perishable goods, such as long life milk, pasta, rice, biscuits, tinned meat and fish, tinned vegetables, etc., along with toiletries, personal hygiene and cleaning items.
The charity will supplement these items with fresh produce, and will distribute on a weekly basis to a number of individuals and families that have been identified as being in urgent need of this service. BuddyUp (Manilva) Community Support Group In response to a tragic situation earlier in the year a number of local residents came together to form the BuddyUp (Manilva) Community Support Group, a ‘befriending’ group to provide support, comfort and a point of contact for people facing a variety of challenges. The BuddyUp group is coordinated by Marguerite Wilkins, and already has a number of members signed up. Working closely with other local charities and organisations, including the Duquesa Charitable Society of St George, Age Concern, Estepona and Manilva, Citizens’ Advice, Cudeca, Social Services, etc., the group aims to provide support and advice for the elderly, disabled, those who have recently lost a partner, single parents, divorcees, the socially excluded, people that are new to the area, in fact anyone who might need someone to talk to or just pointing in the right direction.
BuddyUp volunteers work in pairs and have access to a wide range of resources to call upon depending on the needs of those they are assisting. Saint George Charity Shops The St George Charity operates three charity shops, two in Sabinillas, Manilva and one in La Cancelada, Estepona. In Sabinillas one of the shops sells quality second hand clothing, shoes, hats and accessories; whilst the other sells a wide range of secondhand furniture, decorative items, household goods, books, cds,
dvds, etc. Our shop in La Cancelada sells the same full range of secondhand items as our Sabinillas shops and also stocks larger items of furniture and beds. Thanks to our generous donors there are new items in the shops daily, so visit regularly so as not to miss out on that fabulous bargain.
As well as stocking some great quality items the St George Charity shops also rent out various items such as wheelchairs, walking aids, travel cots, etc. The shop management welcome donations of quality secondhand items, and can arrange collection if needed. We are also looking for secondhand books, especially in languages other than English, to populate are extensive bookshelves. La nuera de Paloma, joven, vital y anacrónica, en esos momentos aparentaba más edad, aunque llevara puesto un jerséis de punto pardo, unos tacones estilo sabrina rojos, que no le pegaban nada, aunque muy elegantes, y unas gafas con montura de pasta y cristal orgánico. Paloma la trató siempre como a una hija y ahora, las dos, en ese funeral vieron a muchos amigos del pasado, de cuando suegra y nuera, vivieron juntas en Madrid durante doce años. Todos habían venido al entierro del padre de Paloma. Silvia, la nuera, quería mucho a ese hombre que, ahora miraba su cadáver, en el tanatorio frío e intemporal, arreglado para la ocasión. Silvia lo quería tanto como a su propio abuelo. Por eso lloraba mucho, aunque también lo hacía por su marido. “Si quieres saber dónde está…” se dirigió Paloma a su nuera esperando que Silvia dijera algo. “Pues debería estar aquí, en vez de donde cojones esté. ¡Qué falta de respeto!”, expresó la madre enfadada. Silvia lo llamó por teléfono y le preguntó ¿“por Dios, dónde estás”? “Tomo un café…”, le dijo con voz blanda. Le gustaba al hijo de Paloma ir a cualquier bar,pedir algo y apoyarse en la barra, como sintiéndose un actor de películas de detectives que siempre esperan información certera para aclarar los acontecimientos donde la cotidianidad nos tiene engurruñados. Paloma fue a pasear por los pasillos del tanatorio. Un tanatorio en la ciudad no es distinto al del pueblo, como la muerte, sigue siendo idéntica en un sitio o en otro. Recordaba cosas de su padre. Llovía mucho el día que murió, también llovía mucho el día que se casó Silvia con su hijo, entonces nunca hubiera pensado lo amigas que serían. Silvia ayudó mucho a su suegra a cuidar de su padre, y tiene grabado en su mente la de veces que le quitó las babas de la boca como si fuera un bebé. “El anciano párvulo esputando moléculas de agua”, decía Paloma. Llovía sobre Madrid, y la muerte se mojaba. Cuánta melodía sobre esa ciudad, impregnando el agua un contenido cosmopolita, y convincente en la simbiosis de culturas. En Madrid, como en otras ciudades, se ofrecen también velatorios de pueblo, y así era como lo deseaba el padre de Paloma, que morir en la ciudad no le impidiera tener un funeral de pueblo, aunque eso a la muerte le daba lo mismo, y la agencia de seguros tampoco comprendía muy bien los deseos del asegurado. El padre de Paloma era de pueblo pero llevaba en Madrid desde los veintidós años, y aunque

su hija, nacida en la capital, sí se marchó al pueblo, él, se quedó ya para siempre en Madrid. Pero Silvia, se fue a cuidarlo y estuvo con él los cuatro últimos meses de su vida. En ese tiempo, el hijo de Paloma se quedó en el pueblo y cada viernes se trasladaba a Madrid. “Es mejor que te quedes tú con tu hijo en el pueblo. Yo me voy a cuidar a tu padre. Tú no puedes hacerlo con esta artritis que tienes”, le recomendó la nuera a Paloma. “Todo esto es absurdo. Mi abuelo debe estar con nosotros y no en Madrid”, protestaba el hijo de Paloma. Pero eso, por la terquedad de su abuelo, no sería posible de ninguna de las maneras. Paloma no accedió a la petición de la nuera, y aunque había empeorado mucho de su artritis, pensaba que debía estar junto a su padre, era conveniente estar al lado de este; también pensó que en el fondo de la cuestión, quizás su nuera comenzaba a tener problemas con su hijo, que, en realidad, ella se alejaba del pueblo por ese motivo. Si, él le confesó poco antes de morir su abuelo que Silvia y él se separarían. Detrás del tanatorio hay una ciudad llena de espejos donde todos los difuntos se miran. Hay un árbol sublime que ofrece pura sombra. Paloma imagina unos frutos para saciar el mundo de amor y de justicia. Oh, qué idea extrínsecamente ahora de la muerte, clarividencia loca de los poetas que vinieron a velar a deshoras con su emporio del alma. “Es para amarla, sí, Silvia es una nuera que cuida con su alma y su corazón de mí y de mi padre”, le decía en el tanatorio a todos los que llegaban a dar el pésame. “¿Y tu hijo?”, preguntaban. “Sí, viene ahora, es que estaba indispuesto y marchó a casa un momento”, se justificaba Paloma. Madrid, empapada por la lluvia, alegraba la vida seca de un verano largo y angustioso. Silvia ya no pudo más y fue a buscar a su marido y le recriminó: “¿estás bobo?, o eres tan despreciable que ni siquiera vas a estar en el tanatorio para recibir las condolencias de los amigos y familiares”. “Mi abuelo y sus deseos….” “No comencemos…” “Ha sido un hombre muy bueno”. “¿Y tú qué sabes…?” “No digas más tonterías. Tu madre está sin poder moverse, ya sabes lo de su artritis, y sola, recibiendo las condolencias”. “Y tú te irás con mi madre a

No hace falta que te recuerde que tu abuelo prometió no volver nunca al pueblo desde la muerte de su hijo, tu tío Alonso. Yo hice lo que debía”. “Sí, de todos modos, para qué seguir ni un minuto más juntos”, dijo su marido, ausente, con un celo retrospectivo, tranquilo pero desvelado. Madrid y la lluvia serían testigos al día siguiente de uno de tantos sepelios como cada día surgen. Y el nieto del difunto se acercó al tanatorio, empapado, triste, desorientado, porque su abuelo había muerto, y comprendió lo exagerado que fue con Silvia al hablar del anciano. Su abuelo siempre lo quiso, jugó con él, lo cuidó. Solo que terminó amando la ciudad, y nunca quiso volver al pueblo. Eso había que respetarlo. Silvia y él no fingirían ante los demás durante las visitas al tanatorio, ya todos los amigos de ella y de él sabían que se separarían. Al anochecer todos se fueron del local, pero Paloma no quería dejar solo a su padre. Así lo habría querido él, hasta la hora de su entierro permanecería junto a su cadáver. Silvia y su marido se quedaron también. El entierro sería a las diez. Al amanecer, un pequeño rayo de sol que entraba por una ventana alta despertaba a Silvia, que había echado una pequeña cabezadita. Paloma tenía los pies muy hinchados. El hijo había ido a tomar un café, pero la cafetería no había abierto aún, faltaban diez minutos, allí estaba nuevamente apoyado en la barra, pero esta vez, no se sentía como un detective, sino sencillamente como un nieto a punto de enterrar a su abuelo, y al que pediría, probablemente ayuda con su relación con Silvia, por si cabía la más mínima posibilidad de que su abuelo hiciera un milagro, en ese momento del responso a la hora de decir el sacerdote que los que tienen fe no mueren, y aunque mueran vivirán.

¿Cómo lograr que el perro coma fruta?
Peras, manzanas, plátanos, arándanos... Estos alimentos no solo pueden formar parte de la dieta humana. "Frutas como la manzana y la pera aportan grandes beneficios al perro", señala el veterinario y dietista canino, Carlos Alberto Gutiérrez, autor del blog Nutricionista de perros. Los beneficios que tienen algunas frutas para el can han sido también estudiados por Rick Woodford, autor del libro 'Alimenta mejor a tu mejor amigo' ('Feed Your Best Friend Better', Andrews McMeel, 2012). "Las comidas y piensos procesados para perros contienen el balance apropiado de proteínas, grasas, vitaminas y minerales que el animal necesita", explica Woodford, que también escribe el blog The Dog Food Dude. Sin embargo, añade Woodford, estos alimentos envasados para perros también contienen algunas carencias:
"carecen de antioxidantes y otras vitaminas y sustancias que sí contienen los alimentos naturales como la fruta". Estas sustancias presentes en la fruta, añade, son importantes para asegurar la salud del can a largo plazo. "Previenen enfermedades como el cáncer o las dolencias de corazón en el perro", afirma. Algunas frutas, además, son ricas en fibra, apunta Gutiérrez por su parte. "Aunque los canes no necesitan tomar mucha, ingerir pequeñas cantidades de fibra beneficia su sistema digestivo", dice. Antes de introducir cualquier fruta en la alimentación de un perro hay que consultar con el veterinario o nutricionista canino. No todas las frutas son buenas para el can: las hay algo peligrosas e, incluso, tóxicas para perros, como las uvas y las pasas, siempre que el animal las ingiera en grandes cantidades.
¿Qué frutas sí son beneficiosas? Woodford, que empezó a cocinar en casa para sus mascotas después de que a uno de ellos, Jackson, le diagnosticaran cáncer, recomienda el siguiente listado de "frutas saludables para canes": 1.Arándanos (son antioxidantes) 2. Plátanos 3. Manzanas 4. Peras 5. Mangos 6. Papayas 7. Melones 8. Albaricoques 9. Ciruelas 10. Naranjas
¿Cómo ofrezco frutas al perro? La cantidad de fruta que el perro ingiera debe estar supervisada por el especialista. Esto es importante ya que no todos la aceptan. Algunos, incluso, pueden padecer alergias. Y la fruta no debe sustituir a su dieta habitual: se trata, en todo caso, de un complemento y en pequeñas cantidades. ¿Otras precauciones? "Todas deben estar libres de pipas y semillas antes de ofrecérselas al can", remacha el autor de 'Alimentar mejor a tu mejor amigo'. Lo importante es lograr una dieta equilibrada para el perro, señala, por su parte, el veterinario Fausto Andrés. "Si se alimenta con la cantidad de proteínas suficientes, se le puede ofrecer frutas sin problemas", asegura.
Es mejor cortar la fruta en trozos, para que el perro muerda su carne Introducir las frutas en la dieta del can desde que es un cachorro es una de las claves para que el animal acepte este alimento. "Cuando esto ocurre, es habitual que el perro las disfrute y se las coma solas, sin necesidad de tener que mezclarlas con otras viandas", apunta Gutiérrez. Lo idóneo, coincide Woodford, es "comenzar cuando son pequeños, con distintas frutas dentro de sus cuencos de comida". Que un perro adulto no habituado acepte las frutas como parte de su dieta es algo más complicado. Para ello, Gutiérrez propone mezclarlas con otros alimentos, como sardinas enlatadas o pollo, y hacer un puré con los frutos. Woodford aporta otro consejo: cortar la fruta en trozos. "Muchas frutas están envueltas en una piel dura, que puede suponer una resistencia para el can. Cortarlas en pedazos ayuda a que muerda la carne de la fruta y que no sea la piel lo primero que encuentre". La pauta, de nuevo, es no caer en el exceso. "La fruta no debe sustituir a la alimentación habitual, sino ser ofrecida como premios o regalos", concluye Andrés.
Frutas para perros: consejos rápidos Un resumen rápido, para no perderse. Hay frutas beneficiosas para el perro. Entre ellas, la manzana, los arándanos y el plátano. Otras, como las uvas o las pasas pueden ser tóxicas, si el can las ingiere en grandes cantidades: dañan sus riñones. Algunos veterinarios, además, recomiendan retirar las semillas de las frutas (manzanas, peras albaricoque, etc.) que se ofrecen al perro: son perjudiciales e inflaman su aparato digestivo, en especial si son grandes.
¿Otro consejo? Antes de introducir frutas en la dieta canina hay que consultar con el veterinario o nutricionista: no todos los perros aceptan el mismo tipo de dieta. Cualquier cambio en su alimentación debe ser paulatino y supervisado por un profesional: no se pueden descartar posibles alergias. Como es obvio, las frutas no pueden sustituir la dieta habitual del can: se trata de un suplemento que debe ofrecerse en pequeñas cantidades. Mezclar peras o manzanas con alimentos naturales y sabrosos, como el pollo, ayuda a que el animal acepte estos alimentos.

"Fruits like apples and pears can provide great benefits to the dog," says veterinarian and canine dietician, Carlos Alberto Gutiérrez, author of the blog Dog Nutritionist. The benefits of some fruits for canines have also been studied by Rick Woodford, author of the book 'Feed Your Best Friend' (Andrews McMeel, 2012). "Processed dog food and biscuit contains the proper balance of protein, fat, vitamins and minerals the animal needs," explains Woodford, who also writes The Dog Food Dude blog. However, adds Woodford, these packaged dog foods also contain some shortcomings: "they lack antioxidants and other vitamins and substances that are contained in natural foods like fruit." These substances, present in the fruit, he adds, are important to ensure the health of the dog in the long term. "They prevent diseases like cancer or heart ailments in the dog," he says. Some fruits, moreover, are rich in fibre, notes Gutiérrez. "Although dogs do not need to drink too much, small amounts of fibre will benefit their digestive system," he adds. Before introducing any fruit into a dog's diet you should consult with the veterinarian or canine nutritionist. Not all fruits are good for the dog: there is something dangerous and even toxic for dogs, such as grapes and raisins, when the animal ingests them in large quantities. Which fruits are beneficial? Woodford offers another piece of advice: to cut the fruit into pieces. "Many fruits are wrapped in a hard skin, which can cause a resistance to the dog. By cutting them into pieces helps to bite into the flesh of the fruit and that is not the skin the first thing they encounter." The rule to follow, again, is not to give excesses. "Fruit should not replace the usual food, but be offered as treats or rewards," Andrés concludes.
Fruits for Dogs: Quick Tips
A brief summary, there are fruits which are beneficial to our dogs. Among them, are, apples, blueberries and bananas. The Asociacion Gatos de Manilva cat charity is launched Asociacion Gatos de Manilva (GDM) has been working diligently behind the scenes for several months to create this new Not For Profit association. The idea evolved over a long period of time with individuals who have for years, helped anonymously prevent the local street cats from sufferance and being mistreated. Both the founders and members who have been incorporated subsiquently, work in a completely autocratic manner to ensure the cats are cared for. Based on their passion for cats, this dedicated group of individuals, felt compelled to assist with the growing colonies of stray cats co-habiting in the municipality of Manilva (covering Castillo, La Duquesa and Sabinillas). The individual collaboration with Medio Ambiente and Manilva City Council, whom have been instrumental with investments and essential resources, have allowed this project to be finally realised. A. GDM has been proudly developing organically, with volunteers joining by the day, so as the team grows, it is enabling us to build on the important work which has been already achieved to date. We seek to pro-actively target the geographical areas in need. Our Mission is simple: to continue to develop and pro-actively promote the local TNR (trap, neuter and release) program. This will enable the community and the stray cats to live harmoniously together in a sustainable way. Our prudence to restrict our current geographical reach is key, thus managing everyonesâ&#x20AC;&#x2122; expectations locally. The nature of this special project recognises we need to start small until important funding allows us to expand to a
wider geographical reach. A careful capture, sterilisation and aftercare program has been rolled out successfully in conjunction with A. Gatos de Manilva. Donations to help us continue our work can be easily made through a variety of options. Our goals and aims are: to engage with other likeminded cat lovers who have some free time; ensure we collectively support the local cat community; to collaborate to improve the lives of our local community members and the stray cats alike. Our local collaborators in neughbouring towns have been incredibly supportive to date and we thank them for their efforts. Working harmoniously is our sole aim, which in turn will help us all achieve more for all. We want to further focus on supporting the education of the population, teaching them about the values/benefits and importance on this matter. Today, the commitment to improve the care of the stray cat community of Manilva has been firmly realised. Adoptions can only be accomplished once a vetting process has been achieved with the prospective owner; we seek dedicated individuals who feel they can offer and provide a forever home to which invitations are made to reach out to us. However, a clear understanding from the public is required, with a few basic principles courtiously requested to follow 1. Cats are a vital part to our food chain; they help us to reduce the spread of vermin or disease. 2. Protection of the cat colonies
are vital 3. Street cats are protected by law and it is FORBIDDEN to carry out any of the following and if caught, you may be subject to a fine or prosecution: Leave or abandon any cat on the street. Disturb, bother or annoy them in any way (this includes throwing stones, dowsing them with water and never ever laying down poisons or small sharp items for them to eat). Remove them from their shelter or feed them. These laws and conditions are aimed at preventing the possible spread of disease and to maintain as hygienic conditions as possible which clearly are in the interests of all our local community. 4. The need for constructing additional dedicated feed-
ing stations is well underway within our project planning and focus for the coming twelve months. Generally these locations are configured in non/low populated areas. 5. These feeding stations are tightly manned by nominated volunteers formally registered as part of the newly formed charity. These areas are clearly visual, with a green meche enclosure protecting the stray cats and the distictive PINK SIGNS with the logo and contact details on display. N.B. These chosen volunteers have been carefully vetted and are officially authorised and licenced to carry out these appointed tasks, for ease they additionally wear identity badges. Menopause - the life change! Menopause is the normal, natural transition in life that begins between the ages of 35 - 55. Me considero en forma, fuerte y saludable, por lo que voy a publicar en un blog los efectos que la histerectomía tiene sobre mí. Maya es convocada por la selección malagueña de fútbol La manilveña Maya Alizee Schilling ha sido de nuevo convocada por la selección malagueña femenina alevín de fútbol. La Federación Andaluza, a través de la Delegación provincial, se ha puesto en contacto con la Unión Manilva CF para hacerle llegar la fecha y hora de la próxima sesión de entrenamientos. Precisamente, la cita tendrá lugar en los campos de la Ciudad Deportiva de la Real Federación Andaluza en Málaga el próximo martes 13 de noviembre a las cinco y media de la tarde. Se trata, sin duda, de un gran reconocimiento al trabajo que esta joven está realizando durante la presente temporada con el conjunto alevín manilveño. Este seguimiento viene de temporadas anteriores, ya que la manilveña también fue convocada en 2017 por el combinado malagueño. Hay que destacar en este sentido la labor de cantera que se está realizando desde la entidad deportiva local, que cuenta con más de doscientas fichas federativas repartidas en diferentes categorías.

Manilva girl Maya is called up for Malaga FC Manilva female footballer Maya Alizee Schilling has again been called up for Málaga’s female football squad. The Andalucian Football Federation has contacted the Union Manilva CF requesting that Maya attends the next training session in Malaga on Tuesday 13 November. It is undoubtedly a great recognition of the work that this young player is putting in with the Manilva U12s. This is the second year running that this talented young girl, who plays alongside the lads in the under 12s, has been sought out by the provincial
team. The Municipality of Manilva, through its mayor, Mario Jiménez, and the councillor for Sports, Agustín Vargas, congratulate Maya for this new achievement, which will help her to continue growing in the competitive world of football. The Saint George Charity, which provided the team strips for some 200 players this year, would also like to add its congratulations to Maya, and wish her every success in her chosen sport.
