A basic course in real estate valuation with emphasis on residential property. Definitions and concepts; principles of valuation; the appraisal process; analysis of city, neighborhood and site data; architectural styles and utility; depreciation; valuation by market data, cost and income approaches; correlation of approaches and final estimate of value; the appraisal report; and the professional appraiser. A study of the procedures required to complete a valid escrow in order to close a real estate transaction. Emphasis placed on technical skills, legal aspects, ethical restrictions, interfacing with financing and real estate agents. Students are introduced to the procedures and practices from the perspective of both the escrow/title insurance company and the real estate licensee. CSU
