locks from Palo Alto’s city center, Professorville is a highly sought-after address due to its charming, genteel feel and easy access to the bustling action of downtown. Many of Stanford University’s first faculty members settled in the Professorville neighborhood at the turn of the century. At the time of the university’s inception, Leland Stanford allowed professors to build houses on Stanford land, but would only lease the property to them. Professorville was settled by professors that wanted to own the land beneath their homes.

Professorville’s core is bounded by Kingsley and Addison avenues between Ramona and Waverley. The neighborhood offers an eclectic array of architectural styles including Shingle, Craftsman and Colonial Revival. Many of Stanford’s earliest faculty were East Coast transplants that brought their architectural preferences with them. Professorville is best known for its rich collection of turn of the century Shingle Style homes. These early homes survived the great earthquake of 1905, and today make up the largest

If Palo Alto is the epicenter of Silicon Valley entrepreneurship, Professorville is its heart and soul. The Hewlett-Packard garage on Addison Avenue is considered the “birthplace of Silicon Valley”. Many of today’s tech entrepreneurs and go-getters who drive our economy live right here, at ground zero, where it all started over 100 years ago.

Now a registered Historic District in the National Register of Historic Places, Professorville has a long history of civic activism. In the early 1900’s the neighborhood residents helped bring water and other utility services to Palo Alto. These forward thinking individuals formed a utility company and comprehensive community services from the ground up. Today, Palo Alto is one of the few municipalities in the country that has its own city-owned water, electrical and full utility system.

Although the high-tech culture of the Valley permeates Professorville, it is also known as a welcoming, tight-knit community. Its tree lined streets and award winning schools make it an idyllic place to raise a family, while its proximity to downtown appeals to young professionals and empty nesters alike. This varied demographic provides the neighborhood with a unique and vibrant atmosphere. Residents of Professorville share a common commitment to maintaining the overall look of the neighborhood. The Palo Alto Historical Review Board (HRB) is instrumental in maintaining the integrity of the historically significant homes in this district. As one would expect, all of these unique attributes make homes in this neighborhood in high demand. The average price per square foot in Professorville this year is $1,424, with an average sales price of $3,527,667.

or this inaugural issue of The Peninsula – a magazine devoted to living in this vibrant enclave of Northern California, it seemed only fitting to highlight what makes this one of the most sought-after places to live in the world. Our yards, and the fact that we can enjoy them comfortably, day or night, for seven, eight, even twelve months out of the year, are the focus of this issue.

Walk down any suburban street and you’re bound to see one of these very Peninsula vignettes: a family visiting on their porch, neighbors cocktailing on the front lawn, a green thumb planting colorful annuals, children playing catch, a teenager reading a magazine or painting her toes on an upper balcony. Enjoying the great outdoors at home - it’s what living on the Peninsula is all about. Goldilocks weather - not too hot, not

too cold - minimal bugginess, and safe, quiet neighborhood streets that beg to be visited, partied and played upon. It’s a fairytale lifestyle. And we pay a lot of money to live that fairytale. Median single-family home prices on the Peninsula averaged $2.5 million this past year, about $1,200 per square foot. That combined with the fact that Silicon Valley has more people earning $100k+ salaries than anywhere else in the country means real estate prices are not likely to come down anytime soon. What are all of these statistics doing in a glossy article about outdoor living on the Peninsula? According to Dreyfus Sotheby’s sales associate Annette Smith, “We are seeing an increasing focus on outdoor spaces in residential real estate. With housing prices as high as they’ve been, and

with the relatively small lot sizes of many homes, it makes financial and practical sense to maximize every square foot.” It’s therefore no wonder that almost 20% of Peninsula homeowners are planning a patio or landscape addition in the next two years, or that West Coast homeowners spend more on their high-end landscaping projects than in any other region of the country by a factor of four. The great news is that investing in a well-designed yard can pay off immediately, both in resale value and in pure day-to-day enjoyment. Real estate studies suggest that a landscape upgrade from “poor” to “good” brings the value of a home up by 5 to 15%. What constitutes “good” is obviously subjective, but as you’ll see in the following pages, as in any proper fairytale, goodness prevails on the Peninsula.


BLURRED LINES BETWEEN IN AND OUT Gone are the days of Lawnlite aluminum folding chairs and Weber grills. These days, many outdoor spaces on the Peninsula more closely resemble a sumptuous living room than the concrete and crabgrass yards of yesteryear. All-weather furniture and lush fabrics, indoor-outdoor carpets, electric built-in ceiling heaters and fans, and ambient lighting make our outdoor spaces truly an extension of the home.

“Some of the most popular trends we are seeing in residential properties today are all about this concept of incorporating your outdoor space into your living space,” explains Colleen Foraker, sales associate for Dreyfus Sotheby’s. “The most important thing to prospective buyers is the flow of a house. A home that transitions well from inside to outside, with an inviting, wellplanned, fully landscaped yard is going to

sell quickly and at a higher price.” Having recently completed a $50,000 landscaping remodel herself, Annette Smith has personal experience with the difference a well-designed outdoor area can make. “By extending the roof over our living room to cover our patio, we literally doubled the size of our entertaining space. We use it every single day, so it was worth every dime.”

GET A ROOM When asked how he helps clients make the best use of their outdoor spaces, landscape designer John Long of JVL Designs replies without hesitation. “Define each space and create a reason to be there. It’s all about making the various elements of the yard – dining area, seating area, outdoor kitchen, play zone – inviting and functional.” Long, principal and founder of his design/ build consultancy, develops residential and commercial landscape designs across the West Coast. “On the Peninsula, shade is key. You will never sit at your outdoor dining table if the sun is beating down on you. And when the sun goes down, some form of ceiling or cover makes the space feel cozier, more room-like,” Long adds. According to Long, one of the most effective ways of maximizing space in any size yard

is by creating outdoor “rooms.” Whether the “walls” of these rooms are living hedges, canvas draperies, open trellises, or completely enclosed porches, it’s important to decide how you’re going to use the space and to create a design that beckons you to sit down and stay a while. Once these outdoor “rooms” are defined, Peninsula homeowners are accessorizing with potted plants, light fixtures, and beautiful objets d’art to complete the outdoor living room feel. Super Bowl parties and movie nights are moving outdoors, with televisions cleverly disguised as mirrors over outdoor fireplaces, retractable screens that pop up like genies in a bottle at pool’s end, or mounted above outdoor sports bars. Feeling more free to unleash their creative sides than they might inside the home, home-

owners are choosing exotic design schemes -- Moroccan Kasbah, Turkish Hammam, and Spanish hacienda styles – to add exotic flair to their al fresco spaces. On the other end of the design spectrum but with the same space-maximizing goal, floor to ceiling retractable or folding glass walls are materializing (and dematerializing) with increasing frequency. “We are seeing more of these all the time, particularly in the higher end homes. Because they’re basically an invisible wall, they create a seamless feel between indoors and out,” observes Foraker. With their growing popularity, most window and glass companies are now offering their own version of the invisible wall, so the cost is getting slightly less prohibitive, but still hovers around $1000 per linear foot installed.


OUTDOOR HEATING IS HOT As we on the Peninsula know all too well, temperatures can dip significantly at night. Homeowners are conquering the cold with outdoor fireplaces and electric heaters installed into porch ceilings that make it comfortable to while away the evening patioside. Cozy fire pits offer enticing focal points to outdoor spaces large and small, and can be just a couple hundred dollars for a simple freestanding one. S’mores anyone?

SMALL BUDGETS, SMALL SPACES Along those lines, you don’t have to plunge $100,000 or even $10,000 into your landscaping to make a huge impact on how much you use and enjoy your outdoor space. Colorful throw pillows, an outdoor rug, a strand of twinkling lights or ring of lanterns around your dining table, and a freestanding umbrella from Cost Plus or Target can make all the difference. But you do need a good plan. If you’ve been struggling with how to maximize your small yard, you may want to consider setting aside a small budget in the $500 to $1,000 range for professional design consultation. John Long advises, “It’s a little counterintuitive, but often the smallest yards need the most thoughtful design because there’s little room for error and mistakes are glaring. And because space is at a premium, it’s even more important to come up with a great design that really works.”

PENINSULA HOMEOWNERS ARE XERISCAPING The word might intimidate you but it shouldn’t, because it means less work, less money, and more good karma. Xeriscaping is simply landscaping that reduces or eliminates the need for supplemental water. With California experiencing it’s lowest rainfall in decades, 92% of Peninsula homeowners who are planning to landscape this year will plant native, low water, sustainable landscaping. Peninsula homeowners are also scrapping their water-greedy lawns for “greener”

pastures. With a typical lawn requiring 10,000 gallons of water beyond regular rainfall and 150 hours of maintenance per year, synthetic grass for residential landscaping is growing in popularity. “My husband fought me on the artificial turf for months, but I finally convinced him and we could not be happier. Our guests don’t even know it’s artificial until they touch it… It’s the best thing we’ve ever done to our house,” raves Smith. Factoring in the savings in mainte-

nance, water, and fertilizers, an artificial lawn typically pays for itself in three to five years. That combined with its improved natural appearance and longevity, the siren call of artificial turf is being heard loud and clear across the Peninsula, even over the neighbor’s noisy, gas-guzzling lawnmower. “My husband tells me every day how happy he is I didn’t listen to him,” laughs Smith. Now there’s a fairytale with a happy ending.
