Why Sweet Home? It is an ambiguous phrase and in fact, if you were to ask ten people what it means to them, you would get ten different answers. Perhaps, that is why the name appeals to us so much. It leaves us, and our readers room for their imaginations to explore. With our second issue we enter a new year, full of potential and exciting possibilities. It is a time of fun and families, holidays and celebrations. All these things contribute in their own way to the image of a Sweet Home and the perfect time for a bit of relaxation and reading. Each time we commence work on an issue, we stop and ask ourselves what will fire the imagination? What new ideas are out in the world and what products and experiences are there to be explored? In an ever changing modern world, there is always something out there to amuse or amaze us. New technology appears every day and fashion continues the never-ending process of evolution. In short, the world is an amazing place and within the pages of this magazine, we hope to bring you a glimpse of it. With that in mind, we hope that you find enjoyment in the pages of your Sweet Home.

s part of Romeciti’s ongoing commitment to ensure that all our projects feature the stunning landscapes our residents have come to expect, Romeciti is pleased to announce the recent purchase of the Camden Nursery. This acquisition will augment Romeciti’s already extensive supply of native plants and greenery. Spread over 43 acres of land, this vast property has been a source of locally grown flowers, shrubs and greenery as well as, providing landscaping expertise to many properties throughout the region for twenty years. Complimented by a large dam to ensure a plentiful supply of water all year round, this acquisition ensures that Romeciti will be able to provide the finest native greenery across all our properties.

With a combined purchase price exceeding $10 million for both Camden and the North Rocks Greenery, the purchase of these two nurseries has afforded Romeciti the opportunity to revise and provide a new and more detailed landscape plan for our Maida Green 1 development in Epping. These revisions have also allowed Romeciti to bring in mature plants and flowers to upgrade the landscape for the benefit of our residents. At the same time, we have laid additional groundwork for future investment in other green initiatives and projects. Romeciti’s desire to provide our residents with green cities is clearly demonstrated in Romeciti’s Eastwood Collection and Natura residences in Macquarie Park, boasting well in excess of 10,000sqm of gardens and greenery between them. With Romeciti now the proud owner of two stunning nurseries, we lay claim to an exclusive and vast supply

of native plants, as well as the benefits of having two experienced teams of landscapers, thereby allowing Romeciti to be able create and maintain landscapes far beyond what has been previously seen. This combination of factors means Romeciti can continue to plan all future projects, safe in the knowledge that we will have a steady supply of mature plants consistently available to us, as each project demands. Additionally, the benefits to Romeciti residents will come not only in the form of beautiful, vibrant landscapes, but will also present opportunities for our current and future residents, to take part in our Green Life community events, and trips designed to take advantage of being conducted within a more naturalistic setting, enhancing the overall experience.

— WHAT IS THE MOST IMPORTANT THING DESIGNERS CAN DO TO CREATE A BETTER WORLD? This is about a changing of mindset. Traditionally designers have been conditioned into thinking everything they do is about financial success or wining design awards. And it’s not to say those things aren’t important, but to design a better world we need to change our priorities. As designers we need to be thinking about how we can make a positive contribution through the opportunities we are working with on a daily basis. I believe that with every job you do, every day, you have an opportunity to shift things or design an outcome that is more positive for the future of our world. Traditionally designers blame lack of budget, lack of time and clients for their inability to think progressively. The reality is these are often the parameters of the brief and we need to find a way to make a positive contribution to the realisation of clients’ goals within these parameters. Without them, a designer will design themselves into a self-indulgent oblivion. I strongly advise everyone to disrupt by being open to researching alternative ways of doing things, materials, outcomes and collaborators in terms of finding your way to a better solution.

— CAN YOU EXPLAIN WHY YOU BELIEVE HUMAN EXPERIENCE DESIGN IS SO IMPORTANT? Traditionally when we designed a product or a place it was often thought about in isolation or without a full understanding of the customer experience - the human engagement with the end product. Now, we work with an understanding of human behaviours and we aim to design not only products or places, but connections, behaviours and journeys. The result is enriched experiences, an outcome that motivates me every day. We can use design to help people have a better experience without them even knowing it. It’s not about a superficial trend, or designing for designs sake. The design is the journey, and the journey is all designed with our five senses in mind. We are focusing more and more on designing stimuluses to create a reaction and we use data and map customer journeys to do this. “当一个设计人真正地了解自己的价值观,他才能创作出让世界变得更好的设计作品。“ “对于现代的设计师来说,最重要的是真正了解‘人性化’以及用设计创造出人性化的体验。

— HOW CAN WE USE DESIGN TO IMPROVE THE WELLNESS OF THE WORLD AND THE PEOPLE LIVING IN IT? When we think about designing environments, as just one example, we are designing places to engage people and make them happy as a priority. Light, air and space are basic human needs we are putting first. We’re designing spaces with different energies for different times of day. Places designed for respite and calmness to recharge from our hectic world are now a priority. Outdoor and green spaces have become hugely important, and green ratings and carbon neutrality are of massive importance to both people and the earth. “如果我们要设计真正舒适的环境,我们不仅 要考虑到人,还要考虑光线、空气和空间里的 每一个细节“

— YOU’VE WRITTEN A BOOK CALLED DESIGN YOUR LIFE EXPLAINING HOW YOU USED DESIGN PRINCIPLES TO IMPROVE YOUR OWN LIFE. DO YOU REALLY THINK DESIGN CAN SAVE LIVES? I think it absolutely can. On the news recently a lifesaver drone was used off the coast of Australia to deliver a life raft to two boys in trouble on its first day of service. That’s all about design. So many things are being done to find ways of improving the way we live.

— AS ADVICE FOR YOUNG DESIGNERS, WHAT DO YOU WISH YOU HAD BEEN TOLD AT THE BEGINNING OF YOUR DESIGN CAREER? Firstly, I wish someone told me to design my life. People talk about it a lot - that you have to be well and healthy before you can help others. I thought that was a selfish thing and it wasn’t a focus for me for a long time. I really think so many of us abuse our bodies through alcohol abuse, eating the wrong foods, not doing enough exercise or not having enough rest. Having a strong energy and utilising it for positive outcomes is extremely powerful. The thing I wish I’d been told at design school is that being entrepreneurial and

understanding business and commerce is just as important as being creative. The two sit hand in hand - creativity and business. How can you possibly design successful outcomes if you don’t understand business? Starting your own business or designing your own product is a good way of embracing commerce but also realising the combined power of it together with creativity. Design is the craft and you can express yourself through your creative exploration and problem solving, but it’s nothing if it doesn’t address the commercial problem you need to solve. “设计让我们的生活变得异彩纷呈。”

So what does a styled look really mean? Well it simply is the act of presenting your home to showcase its best features and the lifestyle the property offers.

THERE ARE SO MANY OPTIONS TO CHOOSE FROM IN TERMS OF STYLE AND COLOUR THEMES FOR A HOME. START BY LOOKING AT MAGAZINES AND TEARING OUT IMAGES THAT YOU LIKE AND CAN RELATE TOO, OR SEARCH THE INTERNET OR USE APPS LIKE, PINTEREST & HOUZZ, FOR IMAGES THAT YOU LIKE. As you then review the images you have collected, you may see a theme appearing. It may be a particular colour that is common in most of the images such as whites, blues or reds, or it may be that the images all seem to be a similar style. Maybe its contemporary or perhaps it’s the Hamptons look. Whatever it is, that’s a great place to start when you want to style your home.

o, you might say where do I go from here? Well here are my 5 top tips for getting that styled look in your home: —

a nicely set bed that just speaks of rest. Consider a bedhead for behind the bed, as this will add scale, style and presence in a room and help to create a backdrop and focal point in the space. Then add fresh linen that is simple in design and with only a single colour or again maximum 3 colours. Add loads of pillows and cushions (again up to 2-3 colours) for that comfy and luxurious feel.

1. Consistency throughout the home is key to ensuring your home feels welcoming and inviting. This can be achieved by selecting complementary furniture items and decorative items and soft furnishings such as Art, Rugs etc. 2. Open plan living /dining areas are very common, so its important to pick one style and colour theme that will be replicated in all these spaces.

5. Outdoor spaces are so important given the great outdoor lifestyle that our climate offers, so style this space as an extension of the interior. Whether it be a lounge setting for a lazy afternoon catchup with friends or an outdoor dining set for a casual meal, add some greenery on the table setting to emphasise the connection with nature and of course add some coloured cushions (that co-ordinate with your interior colours) for that added plush, comfortable & stylish feel.

3. When choosing a colour for any area in the home, start with selecting a rug or some art work as inspiration for the space. You can then select 2 or 3 colours from your inspiration piece, and use these colours in the space. Mix the colours into the accessories, cushions, decorative items etc. Anymore than 3 colours will be too busy in the space so try to stick to just 3 colours. 4. As for bedrooms, I think there’s nothing more appealing than having

Everyone has their own needs, wants and the reasons to buy can vary. There are many factors at play and despite the glossy brochures and smiles of the sales people, at the end of the day, it comes down to you. WHAT ARE YOU LOOKING FOR? WHAT DO YOU NEED? AT ROMECITI, WE ARE ALWAYS INTERESTED IN WHAT OUR RESIDENTS THINK SO WE DECIDED TO ASK. One future resident, retired marketing director Teck Kai Chan recently purchased in Romeciti’s Natura project in Macquarie Park and we wanted to know why he had chosen Natura for his new home.

— WHAT ARE YOU LOOKING FORWARD TO MOST ABOUT LIVING THERE?

— WHAT SORT OF RESEARCH DID YOU DO BEFORE CHOOSING NATURA, WERE THERE OTHER DEVELOPMENTS ON YOUR LIST?

I look forward to riding bikes with my cousin and nephews, listening to them playing their violin in the music room, booking the common party room for birthday parties and anniversaries. I also plan to store my wine collection in the cellar with temperature control, keep exercising in the gym, practicing tai-chi in the yoga room, reading and enjoying a cup of tea in the private sky garden. I look forward to slowing down and enjoying the fruits of my years of hard work here and overseas. Natura is an affordable luxury, and not outrageously expensive. It’s a retirement gift for myself.

I consider myself an experienced enough investor (but not a professional investor). I wasn’t looking at the Macquarie Park area, as the only thing I knew of this area was the university, a huge shopping mall, and some high tech companies. When I heard of Natura by chance, checked it out, but I also checked out other developments. They’re all fine developments, but Natura suits my lifestyle better. I’m close to my cousin who also bought an apartment in Natura. He has a young family, likes to go biking with his kids, I can envisage us riding on the bike track in Natura and beyond. Lane Cove national park is nearby, which is another attraction. So is Macquarie University. He bought an apartment in Natura for the generous space, exceptional service Romeciti has promised, and with a view of sending his kids to the University nearby. Other developments I’ve checked out are basically three bedroom units on the top floor, not exactly like Natura’s penthouse. It’s truly unique and it stands out from the crowd.

After weighing up the options, Teck Kai Chan decided that he would take advantage of the custom design opportunity offered by Romeciti to collaborate with the design team to combine the two apartments and tweak the floor plan to his liking. “What I’m getting is a bespoke grand penthouse, not just another penthouse with minor modifications,” Mr Chan said. “It’s an offer too good to refuse.”

ecognising this as a major influencer of the modern marketplace, the University of Sydney, MBA team approached Romeciti with an exciting proposal. Romeciti, who has placed a focus on creating community education opportunities, was more than willing to hear what they had to say. The University of Sydney MBA team wished to visit China with the idea of an exchange of ideas in respect to the shifting market focus regarding healthy lifestyles. Romeciti, a developer of luxury residences with a strong emphasis on green living and green communities, having offices in both Sydney and Shanghai, was ideally placed to facilitate this trip. Romeciti’s extensive business connections would allow the University of Sydney MBA team exclusive access to; CEFC, a Fortune Global 500 company, specialising in energy and financial services; Joyoung, a healthy lifestyle provider with over $1 billion revenue and 3,000 employees; Saishi Group, one of the largest landscaping practices in China with over $200 million in assets; Hongyue Group, one of the largest landscaping/plantation practices in China with business all over the globe.

Romeciti organised for the MBA team to experience the world renowned city of Hangzhou and visited the headquarters of CEFC, Joyoung, Saishi and Hongyue, who all share Romeciti’s passion for Green Cities and the strong community ties that such a philosophy creates. It was this synergy of ideas that highlighted both the clarity of the Chinese thinking in regards to green cities and the fact that Romeciti’s vision of future living shared much of the same characteristics. This philosophy of green and healthy living, embraced by all the participants in the exchange, laid a strong foundation for both future exchanges and meant that they would be able to establish strong long-lasting partnerships with Chinese companies that maintain a similar philosophy. “We are very proud to advise Romeciti on how to create synergies between Australian residential developments and their China operations. This is a fascinating opportunity for our MBA students to utilise their skills and experience in Australia and at the same time gain deep insights about Chinese market and business.” -Dr Wei Li, The University of Sydney Business School

These companies, recognised as leaders in the provision of healthy lifestyles and green designs throughout China, would provide the MBA team and Romeciti with invaluable experience and deep insights into this unique marketplace. This was especially relevant to the MBA team goals of: • Providing recommendations to Romeciti as to how it could increase its promotion of the Romeciti product in both Australia and China. 
 • Identify potential synergies which may be achieved between the Romeciti’s partners in China. 
 With sustainability being identified as a vital component of future business, Romeciti’s own extensive practical experience and understanding of the creation of sustainable residences, and how that stimulates a healthy lifestyle within the urban environment, allowed the team to provide knowledge

offee served in a plastic, disposable cup. When you are on board a submarine, that is just how it goes. From time to time, travelling presents unusual opportunities and when the offer was made, there was no way that I could say no. After all, how often does someone say to you, would you like to come for a ride on my submarine?

I had seen the same submarine earlier when I was in Amsterdam and to be honest, it didn’t seem that big at a glance. I later learned that when it’s on the surface, you are only seeing about 20% of the actual sub. I was escorted onto the naval base and got to go out on a boat to witness the sub in action. Once it disappeared below the waves, I had no real sense of where it was until I saw the periscope. Let me tell you, there is something decidedly unsettling about seeing a periscope moving through the water towards you. Climbing down into a submarine is a sobering experience. Make no mistake, a submarine is not a big place, but as I was given a tour of the boat, I realized she (yes, boats apparently are “she”,) was bigger than you expect but at the same time, not that big. I pondered what it was like to live in this for months at a time. The doors between compartments are small and require a degree of flexibility to walk through. Walking between the engines is also a balancing act and if you were to drop something, you would need to be quite the contortionist to climb down and collect it. I’ve seen my share of submarine films and those moments where a crew man is running the length of the sub seems somewhat comical now. The submariners themselves were more of a surprise than the boat itself. Being submerged in a massive cigar shaped steel tube is not the sort of job that is easily imagined and the men that do it, seem to take a perverse pleasure in this fact. Their uniforms are completely functional and reminded me of pirates. If ever there was a group of men (at this time, there are no women on Dutch Submarines) that would lay claim to the image of the buccaneer, they are submariners. These men are mostly larger than you would expect. They are fit and exercise regularly even when under sea. In fact, the Chief of the Boat was so big, I felt certain that he must

have eaten another unfortunate crewman. Their work requires some nerve too. Consider the helmsman. His job is to steer the boat. It sounds very straightforward but imagine for a moment you are driving a large semitrailer. It is sluggish to handle, and does not stop instantly when you slam on the breaks.

ADD TO THAT, THE FACT THAT YOU CANNOT SEE AT ALL WHERE YOU ARE GOING, AND YOU HAVE TO RELY, COMPLETELY, ON INSTRUCTIONS GIVEN TO YOU BY SOMEONE ELSE WHO ALSO CAN’T ACTUALLY SEE ANYTHING EITHER. THAT IS THE LIFE OF THE SUBMARINER.

— The Captain was also a surprise. Easy going and fun to chat with, on the bridge he is focused and yet still relaxed. That being said, taking civilians around is probably the least stressful thing he has to deal with, but you get the sense that even in more serious situations, they are still calm and professional at all times. There are lots of jokes, as you would expect when getting a group of men together for a prolonged period. (One crewman assured that the Captain even has a pair of

underpants that has the boat’s motto “Small but brave.”) The air conditioning below decks is incredible and necessary as sometimes, when on a mission, the crew can go weeks without showers. Most of the time I had no trouble breathing and it never felt stuffy. Walking around below deck you also start to realize that submarines, and their crew, are geniuses at maximizing the use of space. Every submariner has a billet and the kitchen even has the facilities to bake fresh bread every day. (Yes they have a baker.) Somehow they manage to fit a functioning gym complete with rowing machine, free weights and even an exercise bike below decks. Extra beds appear in the most surprising of spaces and if you take the time to look in the nooks and crannies, you find everything from sauce for chips, girly pics and glass cleaner alongside rolls of toilet paper for keeping display screens as clean as possible. Riding inside is also an unusual feeling. When on the surface, you see nothing yet at the same time, you can feel and hear the waves hitting the sides of the boat. As the klaxon rings out the appropriate number of times before you dive, I found myself getting excited, but at the same time I was watching the readout telling us how deep we were. For the record, we didn’t go that deep at all, but it was deep enough for me. Once submerged there is silence aside from the air conditioning humming persistently. It is a comforting reminder that you still have fresh air but at the same time, that comfort is offset by the sight of evacuation suits hanging from pegs near exits in case of the need to abandon ship.

Returning to port I was lucky enough to sit on top the corning tower and speak to the Captain as he watched his crew practice getting close enough to the tug boats so they could tie and tow his boat. The XO was far less relaxed about the exercise than the Captain, as he barked orders to the various crew members to get the boat secured at the dock. It was like a strange puzzle watching him order each team to pull on their specific rope, at a specific time, to align the boat perfectly.

n 1992 Melina Marchetta burst onto the literary scene with her first novel, Looking for Alibrandi. A coming-of-age story about a young Australian girl of Italian heritage, that tackled serious issues head on: ethnicity, religion, sexuality and suicide, as well as intergenerational conflict.

between the French police and distraught parents, whilst dealing with the shocked and grieving teenagers. They also provide the opportunity for Marchetta explores the secret lives of the many of the teens on the bus that are more intricate and surprising than anyone might imagine.

Since Alibrandi, Marchetta has wandered through various genres and has now ended up in crime. That is not to say this work is in isolation of her previous work, as one of the more intriguing aspects of Tell the Truth, Shame the Devil is just how many of the issues raised in Alibrandi resurface here. This is a crime novel in which anxieties about growing up now include the global threat of terrorism, and while teenagers continue to play a pronounced role, the focus is more on the parents, who are also struggling.

To Bish’s surprise and dismay, a young suspect has already been identified: Violette Le Brac Zidane, the granddaughter of the man held responsible for killing 23 people in a terrorist bomb blast 13 years earlier. Bish was involved in this case, and responsible for removing Violette from the care of her mother, Noor, who is now serving a life sentence for her involvement in the crime. Once back on British soil, Bish is recruited by the Home Office to find Violette, a quest that involves visiting Noor in prison and coming to the realisation that he has been implicated in an appalling miscarriage of justice stemming from racial tensions that stretch back to World War II.

Detective Inspector Bashir (Bish) Ortley of London’s Police has been recently suspended for uncharacteristically lashing out, although he was nicknamed the Hulk at boarding school. He is drinking too much while mourning the death of his son and the disintegration of his marriage.

Tell the Truth, Shame the Devil is complex but well thought out, and delivers, with heart, a respect to the characters we encounter that serves to illustrate just how profoundly people’s lives may be shaped by the forces of history over which they have no control.

He receives a call from a former school mate who is working within an undefined corner of the Home Office. A bus carrying a group of schoolchildren on a language tour has been blown up in northern France and Bish’s headstrong daughter Bee, who signed herself up for the trip without her parents’ consent, is known to have been on board.

Marchetta does this seamlessly, while her characters spring to life on the page. They are beautifully executed, full of menace and threat, whilst also raising a lot of questions in reader minds. This book is compelling because despite the many layers, readers are given permission to draw conclusions, to reflect on different aspects of human nature and the consequences of that.

With his mother, in tow, Bish dashes across the Channel to arrive at the site, and immediately slips into his former professional role. While Bee has survived relatively unscathed, some other young people with whom she has become close have died or been seriously injured.

Tell the Truth, Shame the Devil is a wonderful blend of contemporary angst within the world, and very much, personal pain. Sometimes heartbreaking, it is definitely a beautiful piece of work that every parent should read.

he selection of cakes available with a coffee is significant ranging from slices such as the Fig Apple and Walnut, to raw Tiramisu cake, to Caramel Slices. Today I took the Bounty Cake to go with a piccolo latte. Most of the cakes are tailored to those who are following some form of restrictive diet, with a few paleo cake options, and most everything vegan friendly, dairy and gluten free. Orders are placed at the counter and the service friendly and prompt. Being at the front of the shop, there are only a few tables however they were clean and comfortable. The arrival of the food was also fast. The cafĂŠ seemed to be more focused to those who want a healthy meal rather than to stop in a grab a quick sweet treat after a movie or a day of shopping,

however if you are on the hunt for health alternatives at Macquarie Shopping Centre then this was definitely a must see. The Bounty cake itself was very dense and was not too sweet. Like the chocolate bar, it had a blend of chocolate and coconut. The different tastes and textures are noticeable however there was a strong coconut oil taste to it and I found that it was a little bit of a struggle to eat it all without the assistance of the coffee. That being said, I never felt that it was too much and quite enjoyed the overall taste. The coffee was good and hot without being too hot. The coffee had a slight hint of fruit to it but was not bitter and was very smooth. It was advertised as Organic Coffee however the price of the coffee was within the expected pricing

range. They also offered milk alternatives including Soy, rice, almond and coconut milk. Additionally Inlakesh Living Foods also offered a range of coffee alternatives including an above average selection of herbal teas, chai, kombucha and other beverages. Overall if you are in need of a good coffee, or craving a healthy break from the usual cakes, Inlakesh Living Foods was a welcome oasis. The price for a slice of cake and a piccolo was around $12, which was a little high, but not if you consider the quality of the ingredients. In the otherwise standard options usually found in shopping centres, it was a nice surprise, though perhaps not the best destination if you are looking for a sweet relief from a healthy diet.

Almond Parsley Pesto. A SLIGHT TWEAK TO THE ITALIAN CLASSIC BASIL-AND-PINE-NUT PESTO, THIS SAUCE COMPLEMENTS ALL TYPES OF ROASTED OR GRILLED VEGETABLES AND MEATS. ½ Cup Raw Almonds 2 Cups coarsely chopped flat leafed Italian Parsley (Leaves and soft stems) 2 Cloves Garlic 1 Cup extra virgin olive oil ½ Teaspoon red chilli flakes ½ Teaspoon salt 1/3 Cup finely shredded parmesan cheese 1. Preheat oven to 175C (350F), Spread almonds in a single layer on a rimmed baking pan. Roast almonds until golden, (usually about 10 minutes). Remove from oven and cool to room temperature. 2. Finely chop garlic, almonds, parsley, olive oil, salt, and red chilli flakes together. We recommend a food processor to blend together until finely chopped. Once complete, add parmesan cheese and mix well. 3. Place mixture in fridge and allow at least 1 hour to chill.

W

ith the property market in a constant state of flux within Sydney, there is rampant speculation as to which direction property projects and housing markets will trend. There is significant evidence that continued growth is likely, though at a more sustainable rate than recently experienced. Changes over the last six months have seen a shift in market sensibilities and the market continues to adapt. The first of the three main events that have prompted the shift are a tightening of the overseas lending restrictions. Arguably the biggest change, the big four banks imposed tougher restrictions on overseas buyers to limit their exposure. Additionally, the New South Wales Government doubled the surcharge on stamp duty for foreign investors from 4 per cent to 8 per cent and increased land tax from 0.75 per cent to 2 per cent. These changes mean overseas investment, primarily focused on off the plan purchases has cooled. Domestically, tighter lending restrictions introduced by APRA limiting the flow of new interest-only lending to 30 per cent of total new residential mortgages, was seen as a deliberate attempt to cool the property market and bring it back to sustainable levels. The net effect of these changes has been to shift property purchases away from investors and return the focus back to first home buyers and owner occupiers. The second major event has been the combination of First Home Buyer stimulus from both the NSW Government and developers. Various grants and packages are seeing a return to the market by first home buyers that had been dwindling in recent years. The Australian Bureau of Statistics singled out initiatives by the NSW government as one of the reasons for the surge in first home buyer approvals to 17.4 per cent of all loans, the highest level in more than four years. Additionally, the reduction of the stamp duty in NSW have gone a long way to creating an environment more attractive and engaging to local buyers. The final major influencer is interest rates. Though there’s been much speculation; to date the RBA has maintained record low interest rates (currently at the level of 1.5%). This suggests that they are not yet ready to make significant changes to the market environment and may be taking a wait and see approach. It

may also signal that the previous restrictions on investment lending leading to the cooling of the housing market are having the desired effect and no changes are needed for the foreseeable future. Analysts though, are consistent in their belief that the central bank will raise interest rates sooner rather than later. In October, the ANU’s nine-member board said there was a 73% chance the central bank would raise interest rates within the next six months. Additionally, the big four banks are all forecasting rate hikes this year. What happens then? The feeling amongst many of the banks is that most households have enough positive equity to provide a buffer against market changes and that market property prices would likely plateau unless there was a major economic downturn.

“ WHAT DOES THIS ALL MEAN FOR THE LOCAL PROPERTY MARKET? ”

The 2016 Census of Population and Housing found that 10% (2,348,434) of all people in Australia spent Census night in an apartment. There is now around one occupied apartment for every five occupied separate houses in Australia - compared with one to every seven, back in 1991. This trend is likely to continue as the Government rezones land to allow higher density residential development. In Sydney, land supply constraints have led to increased prices for blocks of land and detached houses. This is likely to have driven demand for apartments relative to other dwellings, as apartments use land more intensively than detached houses and are therefore relatively more affordable. Analysts Charter Keck Cramer estimate up to 25,500 apartments will be completed in Sydney in 2017 which adds voracity to the reports earlier this year from Citibank stating that 2017 was going to be the peak development

year with a glut of new apartments reaching the market place and predicting a subsequent drop in prices. Whilst the market is slowing the expected drop hasn’t occurred as predicted. In CoreLogic’s Property Market Indicator data, it showed the daily home value index held steady in the week ending 26 November and though Sydney fell off by 0.2 per cent, it still rose by 5.3 per cent for the year. Despite this rebalancing of the market, recent months have seen a drop off in building applications, further pointing to a slowdown in the construction sector. While the figures are often volatile, another slump in apartment dwelling approvals continued a recent trend, having fallen 6.7 per cent over the month, to be down almost 30 per cent over the year. If this is the case, the peak development of 2017 may be giving way to a new trough until the market is able to respond to the changing market conditions. If the shift in attitudes for owner occupiers towards apartment living continues, it presents an opportunity for developers who are able to provide quality residences more tailored to the needs of owner occupiers. Indeed, many are already responding with larger apartments and amenities designed for the long term owner occupier. Within the growing owner occupier demographic, there is some distinction to be made between families downsizing from more traditional housing and first home buyers entering the market place. The challenge for developers is to strike the balance between providing the right size and styles of apartments that are needed by downsizers and families, whilst making them affordable to the first home buyers.

Where to start? Fashion opens doors. It allows us to express our personality and even how we feel on any given day. For me personally, I feel like it’s brought the most change into my life when I’ve been on job interviews. Sometimes when I’ve felt particularly nervous about an interview, I put on my blazer, shirt and skirt and the result is transformative. Instantly I can feel like the most powerful person in the room, just because of the confidence an outfit can bring.

For women, we love the checked double-breasted blazers, mid heels, LBD, the classic white shirt and our personal favourite – scrunchies!

AND FOR MEN?

Men’s fashion has a few very interesting options. Combat boots and leather jackets on the one hand, casual double-breasted blazers and coats on the other.

HOW DO YOU PERSONALLY FEEL ABOUT CLOTHES SHOPPING IN STORES?

I would never say never to shopping at any store! Sometimes you find hidden gems in the most random of places! I enjoy it most when I’m feeling particularly indecisive about an outfit. When that happens I visit stores such as Mode Sportif, Parlour X, David Jones, East43 and Tuchuzy. Though I love the convenience of shopping online, sometimes you just need to try a garment on and get a good feel for it. This is especially true when you’re shopping for a special event, such as a wedding. Trying on the dress beforehand can help determine your style for the occasion.

y mother Adelaide and I began this endeavour a little under a decade ago, when she obtained her grandfather’s wristwatch in several pieces from my grandmother. She had the idea to re-create it by changing the context of a ‘watch’ into ‘jewellery’. The satifsation we took from that gave us the inspiration to create AHW Studio, with the idea to create beautiful original pieces that harkened back to a time when having an accurate time piece was something that could only be created by a master craftsman. Elegant, precise, desired.

Now that we live in an era where ‘efficient time’ is everything, my family and I at AHW Studio, desire to rewind a little time, and provide a hint and a nod of respect, to a ‘hand-crafted generation’. With this glimpse into our yesteryear, hopefully we can bring about an impression of ‘slowed time’, or as we know it more colloquially... ‘stopping to smell the roses’. - Angus

To do that, we salvaged obsolete and broken watches and taking their parts, started to create. We discovered that time and use, meant that many of the watches had developed their own character and I always felt that in making these pieces, the use of the old watches provided an aesthetically pleasing contrast with the past and present with an eye to the future. Every so often, we were lucky enough to find a pair of matching timepieces and we realised that in

Over the past few years, Panasonic has made great leaps in their mirrorless Micro Four Thirds camera lineup thanks to their small size, high picture quality and full feature set. Their cameras have been particularly strong for video, but now Panasonic is aiming to woo the photography crowd with the release of the G9, a camera that builds on their successes but also adds a suite of high-performance photo features. We went hands-on with the G9 to see how it performs. With a weather-sealed construction you won’t need to worry about taking the G9 out into harsh conditions. A large, highres viewfinder and articulating primary LCD screen mean you can grab the shot at any angle, and the addition of a secondary LCD screen on the top of the camera also allows you to view your settings from above. Dual SD card slots mean you can save your photos to two SD cards at once, removing the worry of card failure. Inside, the camera is packing a 20.3 megapixel sensor, a noticeable bump compared to many Micro Four Thirds sensors, which will allow for large prints. If that’s not enough, a new High-Res mode combines 8 photos in-camera to output a single 80 megapixel photo. The new photo features built into the camera focus primarily on speed, making the camera ideal for challenging subjects like wildlife, sports, and even kids who won’t sit still. The G9 improves on the 225-point AF system from their flagship GH5 camera, giving it autofocus performance that we found fast and reliable. The camera can also shoot 20 frames per second while tracking focus, and up to a blazing 60 frames per second with a fixed focus point. Panasonic’s excellent 6K Photo and Post-Focus modes also allow for a ton of added flexibility. In-Body Image Stabilisation is another great feature, giving you 6.5 stops of stabilisation, useful for low light shooting or handheld video. Speaking of video, the G9 hasn’t forgotten Panasonic’s excellent video pedigree, and is capable of shooting 4K video at up to 60 frames per second, so those shooting a mix of photo and video will still be satisfied.

YOUR 24HR ASSISTANT. – Google Home

G

oogle Home has finally launched in Australia, giving many of us, our first opportunity to have central point in which to integrate the idea of a smart home around. Google Home opens the doors to connect with IoT (internet of things) devices in their homes.

Powered by Google’s voice-controlled Google Assistant, it can be used to control lights, appliances and smart power switches, or to answer trivia questions, set calendar reminders and give you an update on the weather. In a nutshell, it’s basically the Google Assistant straight out of top-of-the-line Android phones, with an additional touch of Chromecast Audio.

With a room-scale, always-listening microphone and speaker, the Google Home can pick up your voice from the other side of a medium-sized living space whenever you say the words “OK Google” or “Hey Google”; and, without any visible buttons on its body, you’ll be talking to it almost exclusively. After triggering it with that catchphrase, you’re then able to

ask it a question or issue a command in natural language and, with the power of the internet, Google Home will respond. It also allows you to set up multiple profiles (Google Assistant will recognise different voices), You can get headlines from the ABC, The Australian, Fox Sports News and Sky and Chromecast as you require. It can even add items to shopping lists.

Smart Home Functionality. The highlights of what Google Home can connect to right now are Nest thermostats, Philips Hue lightbulbs and Samsung’s SmartThings platform. There are also plans to support more thirdparty devices like LIFX lightbulbs and LG MusicFlow speakers should be coming soon.

Google Home will give you surprisingly good, music or podcast listening, (though by no means the best) given its relatively small size. Because Google Home is essentially just like a Chromecast Audio, you can cast audio from so many apps on your phone straight to it. A future update will also enable Bluetooth direct connections from phone to Home, for all those apps that don’t current support casting. This way is much more convenient, plus you have the ability to just talk to the Home itself when you don’t have your phone nearby.

Google Home will also integrate with thermostats from Netatmo and Tado.

There is also a touch-sensitive panel on the top of the Google Home if you prefer to not keep yelling “Hey Google” and you can also run your finger around in a clockwise or counter-clockwise motion to adjust the speaker’s volume.

Recently, Google announced that Home would support several new smart home ecosystems including products from August, Wink, LIFX, TP-Link, Rachio, Vivent, First Alert, Frigidaire, and Logitech. Together, these should give you far more options for which devices you can string together and give you more control of your ever growing smart home. Any issues? Like Google’s rivals, you can pretty easily confuse your Google Home with a poorly worded question; its natural language processing isn’t exactly perfect. You’ll often get “I don’t know how to help you with that just yet”. This can be a little frustrating when you’ve tried to ask the same question several different ways.

My standard approach if I can’t get the answer in two attempts, I just go to my computer. Final Thoughts It’s easy to be a little disappointed with Google Home if you expect it to instantly be the coveted centre of the smart home. It may well be in time, just not quite yet. Its list of smart home devices is ever growing but still a bit underwhelming, and, perhaps the biggest disappointment of all, it doesn’t have many of Google’s core services built into it. The best comparison for Google Home, obviously, is the Amazon Echo. They both have identical functions, fetch music from similar sources and are stumped, largely, by the same set of questions. Given the same attention from hardware and software developers and some of those additional Google services, the Home will likely grow from a nascent smart speaker with Chromecast integration to the first and most critical piece of the ever-expanding smart home. For now, the Google Home is simply a smart novelty with access to YouTube Music, built-in Google Cast and the ability to save you little bit of pottering around the home.

HERE COMES THE BOOM. – UE WonderBoom

L

ooking to liven up a day out UE tells us that the UE WonderBoom is the best budget Bluetooth speaker on the market. We decided to find out for ourselves. As a smartphone accessory, it’s hard to go past Bluetooth speakers. Must haves for any user who loves to listen to music. They have gotten so good over the past few years that it is a no brainer to have one when you are travelling, chilling with friends in the lawn or want to quickly listen to music at home. The look: The UE WonderBoom is small, it only weighs 425g and has a 102mm height and 93.5mm diameter. Just like other

UE speakers it is easy to carry around. It even comes with a small loop on top that lets you conveniently hang it on your Backpack or anywhere you have space. It has the normal UE look with the two large ‘+’ and ‘-‘ buttons on the front that let you control. It also lets you pair two WonderBoom speakers together that result in a much louder music experience. Sound: As you would expect, with a WonderBoom, the audio quality does not fail to impress. It outputs clear and crisp sounds that can easily rival those of larger and more expensive Bluetooth speakers. For those who know their tech specs, the WonderBoom has a maximum sound level of 86dBC and comes with a

frequency range of 80Hz – 20kHz. The speaker delivers a 360° music listening experience. Surprisingly loud for its size, I rarely needed to go beyond 50-60 percent volume range. I did try listening to music at a full volume and the sound remained quite clear with minimal distortion, which speaks to the quality of the speaker. It offers decent amount of bass too. Though not at the level of its larger brothers but enough for most people’s listening pleasure. Problems? Though not many, it seemed a shame to me that it only pairs up with another WonderBoom. So if you have any other UE speaker like the Boom 2 or MegaBoom you won’t be able to pair up. Also unlike


the Boom 2, the WonderBoom does not come with a companion app so you are not going to get over-the-air updates like you do on UE’s other speakers or have the ability to control it with the dedicated application. The volume buttons on the front also disappointed in that they require you to press hard for them buttons to work well (though you will be changing volume using your phone most of the time). Our verdict Where the UE WonderBoom really shines for me is in its value. At AU$110 the WonderBoom offers great features and performance for the price. The speaker sounds great, is fully waterproof, and has a 100 feet wireless range. Adding these

features up it’s hard to go past it as a good, all round, practical speaker.
