The accommodation includes the original two-storey cottage and could be arranged to suit dual occupation, if desired. A detached period barn and numerous outbuildings provide great scope for conversion, subject to the neces-

sary consents. The Old Rectory showcases extraordinary views over open countryside, together with enjoying mature, secluded gardens. The impressive reception hall offers access to this magnificent property. An Aga features in the kitchen/breakfast room and a delightful garden room provides double doors to the beautiful gardens. An outstanding cantilevered staircase rises to the first floor landing, which leads to four bedrooms and three bathrooms. One of these is an en suite to the main bedroom. An

inner landing rises up to the fifth and sixth bedrooms. Outside, The Old Rectory is approached through impressive stone pillars and double gates. The gardens and grounds sweep around the property, but mainly sit south and east. The majority of the gardens are level, incorporating lawn with mature shrubs and trees, and a tall hedge for seclusion and privacy. A charming cottage garden sits to the west of the home, bordered by wrought iron railings. To the rear of the home is a quaint cobbled courtyard with garaging, barn and adjoining stores. requirements for your property to ensure we have a strong understanding of what you’d like to create in your home. It is our pleasure to help you create your dream home.” • Allow plenty of time to browse – “Shopping for your home should be a pleasant experience. “You’ve got a blank canvas to put all your ideas and inspirations into your home interiors. Just relax and enjoy browsing for your furnishings.”

• Look beyond what you see – “Don’t forget to ask for alternatives for furniture fabrics. “For example, what you see in leather might come in a different fabric or vice versa. Many furnishings can be altered to suit your preference, so don’t be afraid to ask. Corner groups will come in almost endless combinations and chairs can come in different heights and depths. This is your home and your space, make it personal to you.”

‘Trends are always evolving; so don’t be afraid to make any bold changes in your home.’

• Plan ahead – “Many quality items are made to order and can take time to be made and delivered. Make sure you plan ahead to get the exact design you want for your home.” • Mix and match- “Gone are the days of a matching threepiece suite. “You can mix and match your styles and colours. There is so much room for manoeuvre in design nowadays, so if you’d like three entirely unique pieces for your living room or bedroom, go for it. For

example you could have a fabric sofa and two leather chairs, the choice is yours.” • Don’t be afraid to vary styles – “Styles can be mixed for a stunning effect. “Take old, traditional properties for example. These can be fitted with modern, contemporary furnishings and look absolutely incredible.” • Be open minded – “Change is good. Trends are always evolving; so don’t be afraid to make any bold changes in your home.”

Nadrid Farm, South Molton ON the edge of Exmoor National Park is this wellequipped dairy farm, with excellent potential. Nadrid Farm has been the subject of significant investment in modern dairy facilities over recent years, though has planning for alternative uses. The historic grade two listed farmhouse offers ample character and a range of enchanting features. The extensive property comprises 98.84 acres in total, of mainly grade three land. Planning consent has been granted for a farm shop and holiday accommodation, together with consent for a 14-bedroom holiday unit complete with an indoor swimming pool. Nadrid Farm is an incredibly exciting property with boundless potential. The beautiful house dates back to the 17th century and faces west. The home features a range of traditional farm buildings. On the ground floor is a kitchen with an oil fired Aga, a sitting room with a wood burner and a living room with a wood burner. The cosy interior nods to the property’s history, complete with character features. Various service rooms, including a boot room, dairy and store rooms, are also located on the ground floor. Upstairs, there are four bedrooms. Three are double bedrooms and one is a single. The large family bathroom incorporates a bath, shower unit, wash hand basin and WC. Due to the vast scale of the property, the gardens and land are the focal points of Nadrid Farm. A small enclosed garden with an outbuilding and garage sits to the west of the main house, while a small courtyard of traditional outbuildings sits north-west.

Five modern farm buildings are located to the west of the farmhouse including a livestock building, covered yard, parlour building, cubicle shed and an additional pole barn.

Three traditional buildings include a two-storey traditional barn, a pole barn and a single storey traditional barn. Planning consent was granted in 2013 for conversion of these

buildings to a farm shop, one unit of holiday accommodation and three/four bed and breakfast rooms. Additionally, a substantial courtyard of single and two storey traditional farm

buildings, extending to 560 square metres, had planning consent granted in 2014 to create a 14-bedroom holiday accommodation unit with an indoor swimming pool. For

those seeking a property with a huge amount of potential for conversion, in addition to a beautiful historical farmhouse, Nadrid Farm is the perfect choice.

Brushford Barton, Winkleigh IN the heart of rural Devon is Brushford Barton, a grand countryside home. Complete with a music room, master bedroom suite and a drawing room, the vast property exudes charm and showcases a fine example of exclusive property in the region. The country house is grade two listed and once stood at the centre of a large agricultural estate in this part of mid Devon. Brushford Barton presents a comfortable yet modern country house, retaining all of the grandeur of its origins. The extraordinary south façade of the house, with granite detailing, reflects the late Georgian style of the interiors which have been beautifully decorated. Upon entering the home through a porch, with its doorcase and iron balustrade mentioned in Pevsner’s Buildings of England, the entrance hall can be accessed. A most impressive sash window benefits from much 19th century glass, with original shutters and iron work. Here, extensive views can be enjoyed. Doors lead into the dining room, with china cupboards on either side of the original marble pillared fireplace with an open grate. Such extravagant displays can be found throughout the home, making Brushford Barton truly magnificent. A fireplace with a wooden

£1,550,000 mantelpiece and open grate features in the library, which houses fitted bookshelves on two walls. From here, the drawing room can be accessed, including a handsome marble pillared mantelpiece. Completing this floor is the office, music room, mezzanine gallery, rear hall, pantry, kitchen/breakfast room, preparation kitchen, laundry and walk-in larder cupboard. The spacious kitchen/break-

Savills: 01392 455755 fast room has limed oak flooring and ample storage space. A four-oven Aga and two-ring electric AEG hob feature. An old blocked fireplace with a bread oven features, continuing in the property’s traditional style with a sash window seat overlook the courtyard. The main staircase rises to a half landing with steps leading to the west bedroom. There is an en suite bathroom next door complete with a corner bath.

A sash window features in the master bedroom presenting beautiful south facing views and an original marble fireplace. The en suite bathroom has a tiled floor and bath surround, fireplace with wooden mantle and cast iron grate. Another notable feature is the dressing room, with fitted wardrobes and hanging rails, shelves and drawers, this is highly desirable. The south bedroom show-

cases wonderful rural views, as does the east bedroom, which includes another en suite. Three further bedrooms can be found on this floor, one of which is also known as the sewing room. The cottage, set within the grounds, is home to a sitting room, kitchen, shower room and galleried bedroom. Much like the house itself, the grounds at Brushford Barton echo the grandeur and

Bold Try, Chulmleigh BOLD Try is an exceptional equestrian property, including a four-bedroom home within a Victorian courtyard. With almost 10.9 acres of pasture land and an additional 35.89 acres available by separate negotiation, Bold Try offers a fantastic opportunity. The accommodation, a character beamed coach house, enjoys numerous period features, creating a cosy atmosphere. A unique attribute is the traditional Victorian courtyard, complete with a clock tower. Bold Try was originally built as the stable and coach yard for Leigh House and is approached over a shared private drive. Gates lead into the traditional stable and coach yard, where the feature clock tower can be admired. The Coach House was converted into living accommodation by the current owners and offers a spacious and comfortable home. The property includes a utility room, cloakroom, study, sitting room, kitchen/dining room, four double bedrooms, and a family bathroom.

A cosy wood burner features in the sitting room, while the kitchen/dining room benefits from a Rayburn. One of the bedrooms also has its own en suite shower room. The traditional Victorian stabling and tack rooms occupy the remainder of the buildings. With 12 stables including a foaling box, five pony stables and four stalls, this is a vast space. From here, there is a kitchen and utility area and a spacious loft area, which could offer potential as a games room, if desired. A further walkway leads to additional pony stabling, a hay barn, manege, fodder storage area and ample parking with vehicle access onto the entrance lane. Directly opposite the yard is another section of land, leading to the 10.9 acres of pasture, split into two holdings. The land enjoys marvellous rural views. Bold Try is an outstanding property that will appeal to anyone with equestrian interests.

splendour of the property’s heritage. Beautiful ornamental gardens are contained in the former farm courtyard behind the house. The former cob threshing barn has been converted into a wonderful open “party barn”, another desirable attribute of the property. In addition to the numerous buildings providing storage, they have been elaborated with the conversion of further stables, barns and original cottages. The stable and ostler’s room has been converted to a selfcontained cottage annexe, an original cottage has been transformed into a pavilion facing south and enjoying the remarkable views to Dartmoor and garaging has been created in the eastern end, beside the entrance drive. Brushford Barton is even home to well-screened modern agricultural buildings, providing convenient storage for garden machinery and firewood. On a sunny south facing aspect to the house is a vast walled garden, bound by a tile capped cob wall. This has been exceptionally well-maintained and produced fruit and vegetables for the house, with surpluses going to nearby pubs. An orchard also features, in addition to two paddocks. Brushford Barton is an exemplary property, with incredible potential and a magnificent house.

taylor underwood Record year for taylor underwood as coastal market rides high

IT HAS been an excellent year for North Devon’s coastal housing market, according to taylor underwood which is celebrating its most successful period since the agency started in 2007. “This has been a bumper year for us, with particularly strong summer sales,” says Jane Taylor, owner and founder of the company, which specialises in prestige ‘lifestyle’ properties in Croyde, Saunton, Woolacombe and Georgeham. Now recognised as one of the leading coastal agents in the South West, taylor underwood has sold £14 million pounds worth of property this year, with another £4 million due to exchange contracts. “The strength in the London market has certainly had a knock effect on the coastal market here,” explains Jane. “London’s high prices have encouraged people to sell, moving from the centre of town, and in many cases this has freed up cash to buy a second ‘lifestyle’ home in the South West. “North Devon is one of those places that pulls on the emotional heartstrings. People buying second homes or investment properties have often spent childhood holidays here. The activity in the London housing market has given them the opportunity to renew their connections with North Devon. And why wouldn’t you want to buy a property here? North Devon boasts some of the finest sea views in the world, and a reputation that matches the best any part of the South West can offer.” taylor underwood’s 2014 sales have included some of North Devon’s most prestigious properties, including Croyde Manor, a marvellous Georgian property in the historic centre of Croyde, which

www.tuprop.co.uk 01271 323 290

sold within seven working days for a price well in excess of £2.5 million pounds. “This was a really special property with an indoor swimming pool. We were not surprised that it sold to buyers from London.” Another property which exchanged within just four working days was Riversham on the highly regarded Saunton Ridge. This sold, as a plot, after a bidding war to buyers from outside the area for a sum in excess of £1.75 million. The fabulous Crow’s Nest development in Woolacombe, with views across Woolacombe to Morte Point, also came to the market this summer through

taylor underwood. One four bedroom end terraced house sold immediately for £785,000 and a sale has been agreed on a second four bedroom mid terraced house in the development, with bidding between interested parties resulting in offers in excess of the asking price of £785,000. Two further beautiful apartments are still available. Also in Woolacombe, awaiting exchange of contracts, is The White Cottage, with spectacular sea views, and an asking price of £725,000. “As we come into autumn, there is still movement in the market, and we expect this to

continue until the end of October,” says Jane. “The autumn is a good time to buy a house if you plan to let it out to holidaymakers, as it allows the owner to organise any upgrading during the winter. Another advantage of an autumn purchase is that there’s still time to take outdoor photographs, so that the property can launched online by Christmas, which is when booking enquiries for the following year usually start in earnest.“ Jane has extensive knowledge of the holiday lettings market as she also runs Ocean Cottages, sister company to taylor underwood. Ocean Cot-

tages has seen fast growth this year, as two good summers in Britain have encouraged people to take their holidays in the UK. “Ocean Cottages already has numerous bookings for 2015. A quarter of our properties are nearly full booked for the peak weeks in 2015 and we are also getting enquiries for 2016. I think the message must be getting round that at Ocean Cottages we offer only the highest quality holiday homes!” Winter may be the busiest time for holiday bookings, but for the housing market in general, the colder months provide an important breathing space

to prepare for the busy selling time from Easter. “I always encourage anyone thinking of selling in the spring to get in touch during the autumn or winter, so we can work with them to ensure the house is ready to go onto the market in the spring. In some cases we can also achieve ‘off market sales’ during the winter.” Jane’s considerable experience in the housing market in North Devon, (more than thirty years), means she is well placed to offer advice to owners on the best way to present their property for sale. Well known in the region for her proactive and forward thinking approach to both her businesses, Jane has just overseen the launch of a new website for taylor underwood – its third in seven years. “We always try to offer the very best online experience. Our new website looks clean, crisp and professional, with clear, up to date information about all our properties and the services we offer. In particular the website showcases the emphasis that we place on photography, as good photographs play a vital role in selling houses. “We know most buyers now start their house searches online, and our new website strengthens our online presence as we continue to work closely with the major property portals, particularly Rightmove, PrimeLocation and also Zoopla with its global market advertising on over forty international websites. An effective online presence has never been more important, and we are making the most of new technology and online opportunities. So, if you are thinking of selling a North Devon coastal property, make taylor underwood your first port of call.”

Khyber, Appledore

£487,000 A NORTH Devon estate agent has experienced an “upsurge” in viewings at Appledore properties now that the school holidays are finished. Three members of the team at Harding & Co in Bideford had to cope with the vast volume of people booked in to view properties in this highly desirable coastal village. This resulted in staff members and potential buyers “criss-crossing” the village, swapping keys with each other, in order to view each home available. Colin, owner of Harding & Co, said: “We like to accompany viewers to their appointments as it gives us a chance to chat and be more informative about the merits of owning a property in the village, while pointing out places to park and talk about moorings. “We find at this time of year that our stock of properties increases as vendors have had the benefit of the prime holiday letting period and they decide to sell either to invest in larger properties in the village, or move on to pastures new.” Colin said that buyers start looking “in earnest” because there are more properties to choose from and buying at this time of year offers buyers the chance to plan any changes or improvements they may want to carry out in their new investment. He added: “This is particularly useful when buyers are making preparations for the next holiday letting season. “We are finding there is strong demand for three-bedroom properties in the village, as these larger properties also attract those looking to live full-time in Appledore. This

Harding & Co: 01237 476544

market now accounts for approximately 50% of the property sales in the village. “Demand is strong for rental properties in Appledore, with the average property taking no more than a week to find ten-

ants.” A prime example of property in the popular location of Appledore is Khyber. With panoramic views over the estuary towards Instow, Khyber is a light and airy waterfront home.

Built in the 1930s, this individual detached four-bedroom house displays estuary views from all the front-facing rooms. A large first floor sun terrace over the family room can be

accessed from the garden, allowing the perfect opportunity to enjoy the property’s location. It is also the prime spot to dine outside. It is believed that the house name, Khyber, originates from

a ship captain who built the house in 1937 and named the property after the SS Khyber. Inside the home, the dual aspect kitchen presents a beautiful range of Limed Oak wall and base units. Additional features include a breakfast bar, integrated dishwasher and fridge/freezer and a recess housing a gas/electric Aga. Panoramic views can be enjoyed from the curved bay window in the sitting room, over Appledore and the estuary to Instow. A coal effect flame fire with a cast iron inset offers comfort to the home, while a large open archway leads through to the dining room. A cloak room, rear lobby, utility room and family room complete the ground floor. On the first floor, there are four bedrooms and a bathroom. The first bedroom benefits from a sundeck/roof terrace to take advantage of the spectacular views. The second bedroom benefits from an en suite, fitted with a white three piece suite. A useful detached double garage features outside, with electric up and over doors. From here, a set of steps lead to the rear garden which is home to a delightful range of seating areas and a greenhouse. The veranda across the rear of the house is a covered glass roof veranda complete with a barbecue. This is the perfect space for outdoor entertaining. Another set of steps leads to the sundeck. Khyber is a truly luxurious property, affording some of the finest views over Appledore.

St Petroc, Brayford BUILT in 1825, St Petroc offers potential buyers the chance to live in their own ‘fairytale castle’. The dream property comprises a substantial detached stone-built house, with an imposing castellated design. The four-bedroom home appears to resemble a small-scale stately home, contributing to the overall appeal of this unique building. The house is not listed and has been vastly but sympathetically renovated to include beautiful stone fireplaces, oak and slate flooring, an impressive oak staircase, slate window sills, central heating and double glazing. St Petroc’s location is one of many appealing attributes, enjoying a rural position set within grand, secluded gardens. Inside the property, the entrance hall leads into a large living room complete with a stone fireplace. A useful office/ study also features on this

floor, together with a character sitting room. Here, an arched fireplace style recess can be found and a magnificent domed ceiling offers a focal point. Completing the ground floor is a small snug, dining room, large kitchen/breakfast room and a shower room. Upstairs, there are four generously proportioned double bedrooms and a family bathroom. The main bedroom is a large double, with an additional small room , with two doors opening out to the spectacular roof terraces. One of the terraces comprises a large copper covered dome, forming the ceiling of the sitting room. From the terraces, spectacular views can be enjoyed over the gardens, grounds and surrounding countryside. The home is approached from a peaceful country lane through a private gated entrance, boasting smart stone

pillars and wrought iron double gates. A gravelled driveway leads past the front of the house to a vast gravelled area, providing car parking and turning. There may be sufficient space to create a garage/carport, subject to the necessary consents. A beautiful raised stone terrace adjoins the front of the home, with steps leading up from the drive to the front door. At the back of the house is a further paved terrace, perfect for outdoor dining and entertaining in the summer months. This space affords excellent privacy. The extensive gardens are home to sections of lawn and ornamental trees and shrubs. There is an impressive backdrop of mature beech and copper beech trees, with an almost ‘parkland-style’ feel. In total, the property extends to almost 1.39 acres, including a beautiful wildlife pond.

Drummetts Mill, Torrington NESTLED in a private and secluded location, this four-bedroom farmhouse offers an idyllic rural home. Drummetts Mill also includes a four-bedroom cottage, a two-bedroom cottage and two further one-bedroom cottages, with full residential status. The property offers boundless potential, including a detached three-storey former mill, which would be perfect for development, subject to the

necessary consents. The vast home sits within five acres of its own pasture land, affording uninterrupted southerly views over Devon’s rolling countryside. Not only does Drummetts Mill provide a most attractive home, the property also offers a very appealing income stream. Marland brick flooring and exposed brickwork introduce the home in the entrance hall,

immediately nodding to the property’s character. Inside the home is a good sized kitchen/diner. The French-style kitchen features a pleasant set of units and an oil fired Rayburn set in an Inglenook fireplace. There is plenty of space for a dishwasher, oven and a fridge/ freezer. The cosy attributes within Drummett’s Mill continue throughout the home, such as

in the living room, housing an additional Inglenook fireplace with a ‘Yeoman’ multi-fuel burner. Exposed beams and brickwork lend themselves to this attractive interior. A utility room, second reception room and dining room complete the ground floor. Upstairs, there are four bedrooms. The master bedroom features a built-in wardrobe and

has its own en suite. Within the five acres of land is a formal lawn garden at the back of the home, leading to a substantial paddock with stabling. There is plenty of parking space availble at this vast home. Mill View, one of the additional cottages, contains one bedroom, a living room, kitchen and bathroom. Meadow Cottage comprises

two bedrooms, a kitchen, bathroom and a living room which could be transformed into a third bedroom, if desired. The larger of the cottages is Rose Cottage, which houses four bedrooms including a master en suite, utility room, WC, kitchen, living room and a bathroom. Stable Barn is the final onebedroom cottage, including a bathroom and kitchen/living room.

Oakleigh House, Umberleigh BEAUTIFUL meadow gardens and an idyllic location are just some of the reasons why Oakleigh House is so special. This Edwardian-style home presents generous accommodation, including a 32ft kitchen/ dining room and a vast sitting room. Comfort and cosiness are key elements in this property, which showcases modern features in a rural location. Oakleigh House was built by a local businessman for his own use in 1921. Since then, the home has been extended and much improved by the current owners. An entrance lobby leads into the home to a reception hall. Here, high quality light oak effect laminate flooring extends, opening to the kitchen/ dining room With a delightful south facing position, this room offers a light and airy space. Underfloor heating contributes to the comfort of the home, while double doors extend onto the terrace to enjoy the outdoors. The kitchen is wellequipped, with a beautiful range of painted ash floor and wall cupboards and granite work surfaces.

Completing the ground floor is a shower room, utility room, sitting room, garden room and a study/family room/fifth bedroom. Upstairs, Oakleigh House continues to display boundless space and light, together with spectacular rural views. The master bedroom houses a range of fitted wardrobe and offers exemplary valley views. Here, an en suite shower room also features. There are three additional bedrooms and the bathroom, which has been recently fitted with a modern white suite. Oakleigh House is also a home of opportunity. An extensive range of outbuildings sit within the grounds including a stone-built detached barn with two floors. Planning permission was granted by North Devon District Council to extend the house and convert this space to an office/store. As the initial extension has been completed, this permission is now present, though work has not yet commenced on the barn. Of course the permission granted provides a ground floor office with storage and a cloakroom; however it may be possible to amend

this to create ancillary accommodation or an annexe. This stunning home includes an attached garage/workshop, a log store and a small greenhouse. Beautifully landscaped gardens are the true focal point of this home. The gardens are laid out in a number of ‘rooms’, featuring many mature trees, hedging, shrubs, flower borders, a small wildlife pond, vegetable garden and vast lawn areas. Oakleigh House’s gardens are complemented by a backdrop of native woodland, owned by the property. An appealing aspect of this being that the woodland provides a habitat for many species of wildlife and is also strewn with bluebells in the spring. A spectacular area of wild flower meadow is home to red campion and yellow rattle. The house offers the perfect place to enjoy the seasons, with a raised area of decking affording unrivalled views over the countryside. The large south-facing terrace, off the kitchen/dining room, is a sunny and private spot, ideal for dining outside in the summer.

Marsdens Devon Cottages What to expect as a holiday cottage owner

WITH over 350 VisitEngland graded holiday cottages on its books, Marsdens Devon Cottages a Quality Accredited Agency, recognises a quality property for holiday letting. The family-run firm started in the 1970’s and its success is based on offering the highest standards of service to both homeowners and holidaymakers. The knowledgeable and friendly team at Marsdens has over 40 years’ experience in the industry and are happy to help guests choose the right property for their perfect holiday. Our staff live locally and many have been with the company for a number of years. Their understanding of the area, of the properties themselves and insight into the local holiday cottages market is one of Marsdens’ unique selling points. The UK self-catering holiday season typically extends from Easter to October and Marsdens’ booking record is outstanding, with prime properties in the best locations achieving over 40 weeks booked per year. Marsdens Devon Cottages is well connected, with fantastic teams of marketing, website and IT specialists playing a crucial role in the business. There are a few key elements to consider when deciding to use your property as a holiday let. So what do you need to know as a holiday cottage owner, and how exactly does it work? Will it be financially worthwhile? “There is always demand for high-quality holiday accommodation, particularly in such a beautiful part of the country and our booking record is excellent. There are tax benefits to be gained from owning and letting a furnished holiday property. “ “We are happy to offer some general guidance on these, although of course the rules are always subject to change and we encourage every homeowner to seek advice from a qualified accountant. How much will I earn? “Marsdens Devon Cottages are happy to visit your property to provide a free, no obligation quotation. Our property team will compare your property with others in the area, taking into account their size, location, equipment, furnishings and market de-

mand. We will price it to achieve the best balance of income per week for each week of the year, and volume of bookings.” “Once we’ve agreed on the most appropriate price for your property, it’s easy to work out exactly what you will earn from letting it out. “We offer a very competitive commission rate for the service we provide and owners’ income is safeguarded by the Cancellation Protection Scheme, which is included in the price guests pay. “Guests are also protected by the scheme, giving them confidence to book through us. All our properties are VisitEngland assessed, so potential guests know the property is of a high standard and again, this gives them confidence.” When will I be paid? “Owners are paid on the first week of each month for book-

ings commencing in the previous month. “You will also receive a monthly statement which will detail your income for the current year and show future bookings” “Our industry-leading booking system, Tabs, is linked to our website and homeowners can log in at any time to see when they have bookings, or book the property for themselves” What if I’m not ready to let right now? “Even if you’re not quite ready to let just yet, the Marsdens Devon Cottages team can visit your property and offer advice on the type of facilities customers are looking for, so you can enjoy the best possible return from your investment.” “We may not be able to agree letting prices at this stage, but we are normally able to suggest

an estimate of the return you would expect to receive. “We give our time and advice freely – these visits are made at no cost to you.” How can I maximise the letting potential of my property? “Cottage holidays have been one of the biggest success stories of recent years, and North Devon is a world-class destination attracting visitors from across the UK and beyond. “Letting through an experienced agent is the best way to achieve the highest booking levels, and the greatest income, even when commission is taken into account. “We will professionally photograph your property and write a comprehensive description to sell its benefits to potential holidaymakers.” “Marsdens Devon Cottages have a team of IT specialists who continuously refine our

easy-to-use website. Holiday makers can quickly find exactly what they’d like on www.marsdens.co.uk , then book either online or over the phone. “This team of specialists also ensure our website ranks very highly in search engine results such as Google for all the most used search terms, so visitors can easily find us.” “We also advertise in the local and national press, send out direct mails and emails to our huge database of customers and enquirers, attend shows and events and take bookings from customers who drop in to our office in Braunton”. As well as advertising across the UK, Marsdens Devon Cottages also advertise your property through a number of overseas partners which brings visitors from abroad, particularly the Netherlands and Germany.

Apart from comprehensive marketing, limiting restrictions on your property is the key to maximising your property’s letting potential. “Cottages or apartments which provide unlimited wi-fi, for example, enjoy more bookings than similar properties which don’t have it, and likewise properties which welcome dogs will achieve more bookings. Customers expect bed linen and towels to be provided these days and electricity and heating should be included in the cost of renting your property.” How can I make my property more appealing? “Good quality furnishings and fittings enhance any property and improve its letting potential, while finishing flourishes such as pictures and cushions make it look cared for and welcoming. “Personal touches can add to the overall holiday experience. Guests love to be greeted with a bunch of flowers, a bottle of wine or a ‘welcome tray’ or essentials such as tea, coffee, milk, sugar and biscuits. “Other ideas include a selection of books and games and a ‘fact file’ with information on local attractions and amenities.” What about housekeeping and maintenance? If you live away or do not wish to look after the property yourself, Marsdens Devon Cottages can source a reputable housekeeper who can fully manage your property. “We work closely with homeowners and housekeepers and we know that our reputation and homeowners’ revenue depend very much on us working in partnership to deliver a consistently high quality of accommodation to our customers. “We want our cottages to be a real home-from-home, and every holiday taken with us to be hassle-free and memorable for all the right reasons. “We aim to exceed expectations, and with the support of our home owners and housekeepers, we frequently do.” Guests’ number one requirement will always be for the property to be spotlessly clean.” If you’d like to talk to Marsdens Devon Cottages about letting your property, please give Gloria O’Connell a call on 01271 813777 and she’ll be happy to help you.

Home House, Croyde

Dawn Stephens-Borg visits a cottage in Croyde where contemporary meets character. As I approached Home House, I already found myself drawn to the building due to its idyllic location in the heart of Croyde. For me, this was an exemplary feature of the home. Inside the picturesque thatched cottage, a contemporary feel washes over the traditional interior, carefully merging with the historical attributes that make Home House so cosy. The holiday home sleeps 10 and is a perfect place to enjoy North Devon’s marvellous coastline during the summer. Equally, the home would be beautiful in the winter months, with the cosy Inglenook fireplaces and wood burners exuding comfort. “This really is an excellent family space,” said Jane Taylor, owner of Ocean Cottages. “People love Home House due to the location and the space. It’s perfect for every time of year.” Space is a key element in this home as even the staircase is a wide and open area. Each bedroom is a most appealing blend of white walls and exposed wood, contributing to a “beachstyle, shabby chic” theme, as Jane described. Renowned as a ‘chocolate box’ cottage, Home House is a dream-home for many who visit the area. I can’t help but wonder whether any other property could enjoy as many desirable features as this place. It’s rare to find a traditional

property with so much light and space. While comfort and cosiness are two elements we adore in period homes, typically this can mean limitations when creating a contemporary feel. Home House seems to have achieved this perfectly. A snug offers an outstanding space for children, which is complete with a flat screen TV and games console for those darker winter days. While a home office space proves to be an essential room in the home. Home House benefits from a fifth bedroom/annexe space, for anyone visiting that may wish to enjoy more of Croyde’s nightlife without disturbing relatives. Upon walking outside, I am amazed by the courtyard garden space. Families have been kept in mind when designing this area, with yet another vast table and seating available. Jane said: “Home House is a perfect example of the properties we carry. The courtyard is a complete sun trap, complete with a barbecue for everyone to enjoy. It really is a fantastic space.” Surfers and sea-lovers have not been forgotten, either. An outdoor shower offers a much needed space for those escaping to the coast. There is even a designated space for wetsuits and surfboards. The property is already booked for five weeks in summer 2015, and it’s easy to see why. For anyone seeking a picture-postcard cottage with a modern touch, Home House is a guaranteed hit.

Choice Cottages Why choose Choice?

WITH over 60 holiday cottages in Croyde alone, Choice Cottages has more holiday accommodation than any other agent in the most popular tourist area of North Devon. After an outstanding summer, Choice Cottages has made the most of a startling rise in ‘staycations’, with North Devon being a prime location. “We are considered specialists by both visitors and owners alike in providing quality accommodation on the stunning North Devon coast,” said Ninette Quine, director of Choice Cottages. Established in 2000, Choice has the largest selection of properties available for every budget, party size, occasion and preference. The company has an exemplary range of quality lux-

ury accommodation, a mere stone’s throw from the beautiful beach. Choice Cottages also offers a fabulous range of family accommodation including large six-bedroom family homes, sleeping up to 16, which are perfect for that special family gathering. The firm does keep its portfolio balanced, however, and so has a great selection of 3* surfers bungalows, over and above their luxury holiday homes. Ninette said: “Many of our properties have been Visit Britain rated this year and we are very pleased with our

4* Gold and 5* certificates in particular. “This is over and above the significant amount of Trip Advisor reviews we receive each year.” In this year alone, Choice has taken on nearly 20 new properties, carefully selecting two per month; and one of their top properties returning nearly £70,000 per annum. This growth marks particular success as Choice Cottages are incredibly specific with their expectations of the properties they put on their books; Choice only take on the best and most

individual properties on offer. According to Ninette, Choice Cottages is enjoying “another bumper year”, with more than 13,000 guests arriving this summer and the top performing properties enjoying over 40 weeks booked per annum. This is bringing “much needed” revenue to the North Devon economy. She added: “We are proud of delivering owners the highest occupancy and highest net revenues yearon-year, all the while offering lowest commission. “it is for this reason

among others, that we have built strong relationships with our owners, many of whom have been ours for more than 10 years.” As a family-run business, the team at Choice Cottages believe in bringing passion and enthusiasm to everything they do. Ninette said: “We have a considerable database of returning visitors and engaged holidaymakers. “All calls are answered by local, friendly, approachable staff, 365 days a year. “We have our best in class online booking system, robust accounting and a re-

porting structure to which each owner has access. “ Each owner also enjoys a complimentary professional photographic shoot.” As a family business, Choice Cottages prides itself on a flexible approach. Ninette added: “Unlike many agents, we are not prescriptive with your property. “Each client will receive expert guidance from our team and benefit from years of our holiday letting experience. “If you are looking for customised one-on-one guidance or projection on buying or selling a holiday home, please do not hesitate to contact us to arrange an appointment at your convenience.”
