Before we go blazing into another year that will undoubtedly race by in a blur, this issue of the magazine takes us for a stroll back in time — 10 years back, in fact. As we hit the 10-year mark from the completion of the Jack Nicklaus Signature Golf Course at Cordillera Ranch, this issue and the next few issues will recount the making of the golf course and the seven Clubs of Cordillera Ranch. Our development management team met up recently to share stories of how it all came together over the six years from 2000 to 2006, taking it from dream, to planning, to design, then execution and delivery. I remember the Golden Bear’s site visits like they were yesterday. The vivid images of his finger-waving directives to subtly reshape the fairway bunker lips on hole 11 and our Christmas-morning-like anticipation for Nicklaus’ response to the latest construction progress are imprinted on my mind. My wife kindly reminds me frequently about all of the things I forget, and I’m afraid it’s partly due to using too much of the hard drive space in my brain storing memories of the golf course construction and the experience of working with Mr. Nicklaus (four years of college in Austin should probably take some responsibility for using the balance of my brain’s hard drive). It has been fun to dust off some of the photos, notes, news articles and golf course plans as part of this series to tell the story of how the golf course development evolved. This issue reveals much of the predevelopment background and the hurdles that needed to be overcome before the decision to build a golf course could even start. In this feature we go behind the scenes and shed light on some of the steps that were cleared before the project was announced. It’s hard to believe, but 2016 marks the 10-year anniversary of the completion of the Jack Nicklaus Signature Golf Course at Cordillera Ranch. As a celebration of the anniversary of that successful endeavor we look back at what it took to develop this highly acclaimed gem in the Texas Hill Country. This January issue is the first of a series of feature stories highlighting the major undertaking that the golf course and club development was and the vision and philosophies that were the key ingredients. 36 | JANUARY/FEBRUARY 2016


Hindsight is always 20/20. Looking back now at the idea of adding a private club and golf course to the Cordillera Ranch development may appear like an obvious and fairly straightforward path. Most people that visit the community today probably don’t even know that the decision to add a golf course came many years after the community first started to develop in 1997. Furthermore, they probably don’t realize it was not a simple path to constructing the course out in the Hill Country. Initially, Cordillera Ranch was just planned as an acreage estate Hill Country escape from the stresses that life, careers and the city all bring. Although the inclusion of a resort-style private club, complete with a Jack Nicklaus Signature Course and numerous

other lifestyle amenities, wasn’t part of the original master plan offering, those amenities were considered in the initial internal vision for Cordillera Ranch. The hurdles to include those amenities, such as market dynamics, economic feasibility and water availability seemed almost insurmountable at the time. When David Hill, the developer of Cordillera Ranch, began work on the initial planning for the development he asked Mike Sheridan to join the development team to head the land planning and development construction for the project. Hill and Sheridan had teamed up previously to develop one of the best golf courses in Louisiana at Southern Trace in Shreveport. In spite of potential obstacles to developing the golf course at Cordillera Ranch, Hill and Sheridan did set aside roughly 600 acres of the original 4,200-acre tract for the most suitable terrain on which to build a course. It’s now the 10-year anniversary of the completion of the Cordillera Ranch golf course construction, and this issue of the magazine starts a series detailing the story of how the golf course and club emerged from the rolling, rocky hills in Kendall County to a consistently top-5 golf course in Texas and one that has even earned Golf Course of the Year by the National Golf Course Owners Association.

As large home sites were being developed and sold during the first five years or so we would periodically get asked by prospective lot purchasers and existing residents, “Do you think you’ll ever build a golf course?” After all, the 1990s and early 2000s were an extremely busy period for golf course construction and private club community development in the U.S. One unique difference, though, was that most communities started with the private club and golf course development to help jump start sales in a community; by the early 2000’s Cordillera Ranch already had a few hundred property owners that bought property when there were no announced plans for a golf course. Nevertheless, with the continued growth in this area and the gorgeous natural setting it became increasingly apparent that pursuing the addition of a golf course community within Cordillera Ranch was the appropriate next step. There were several hurdles to clear before proceeding with the course, not the least of which was water availability. “The Hill Country’s limited groundwater availability and lack of nearby municipal water systems had us facing a real challenge to serve the irrigation water needs for the golf course and the golf course area homes,” said Chris Hill, who at the time was Vice President of Development for Cordillera Ranch Development Corp. Without a sustainable solution to the water supply, the marketing, design and vision for a premier golf course were irrelevant. So in 2001, after developing several water model analyses about what amount of water would be needed in various drought scenarios, Chris and David Hill set out to secure Guadalupe River water rights permits, groundwater permits and a treated drinking water supply contract with GuadalupeBlanco River Authority (GBRA). GBRA was putting together the Western Canyon Regional Water Supply pipeline project to bring water to western Comal County as well as much of Kendall County, from Canyon Lake. Cordillera Ranch, along with the City of Boerne, City of Fair Oaks Ranch, Johnson Ranch and a few other participants, was one of the first commitments in this water supply project. “Our significant capacity commitment was instrumental in GBRA’s financing for the construction of the pipeline and GBRA’s timing in developing the project was critical to the addition of a central water system in Cordillera Ranch,” noted David Hill, President of Cordillera Ranch Development Corp. “A potable water supply other than groundwater was the key to launching the golf course development. The timing was a perfect fit for both GBRA and Cordillera Ranch.” But sustainable water for irrigation means having reused or reclaimed water. That was fulfilled with the permitting and de-


velopment of the Cordillera Ranch Water Recycling Center (WRC). The more the community grows, the more the irrigation supply source transitions to the WRC and away from a mixture of groundwater, river water and GBRA water. Modeling that sustainability was critical to getting comfortable with the long-term drought risks. That planning was tested immediately after opening with the start of an extreme multiyear drought in 2008, just a couple years after the course was finished. The water planning paid off, though, because the golf course handled the harsh conditions quite well during those years and maintained great conditions. “The water planning that Chris and David did was remarkable,” said Cordillera Ranch Director of Agronomy Mark Semm. “From a water resource standpoint, Cordillera Ranch is basically on an island out here, away from central water supply systems. Acquiring river water rights and building miles of pipelines from the river and from our WRC, along with a coordinated system that provides GBRA water and some permitted wells as contingency water, has reaped its rewards in the excellent quality of our zoysia fairways and bent grass greens we’ve had for the past ten years.”

THE DESIGNER While Chris and David focused on water sustainability strategies, Mike Sheridan poured his heart and soul into assessing the best routing for a golf course in the roughly 600 acres earmarked for a course. “I’ve probably routed 20-25 great golf holes on that land; it was just a natural piece of property that set up well for golf holes,” said Sheridan. His background in landscape architecture, land planning and golf course architecture in past roles with development and design firms, including Nicklaus Design, gave Sheridan the skill set to do some preliminary sketches of hole routings. Combine that experience with Mike’s incomparable passion for the game of golf, and it’s safe to say that the biggest challenge he probably had during the planning stages was getting any rest — his enjoyment of this type of work trumped his desire for any measurable sleep. “I was also involved with David in planning Southern Trace,” Sheridan commented. “David knows what he wants and shares my knack for attention to detail and passion for perfection, so it was great already having the background of working with him on a prior luxury golf course development and knowing how he thinks.” With the perfect site for a course and surrounding home sites selected, Sheridan, David and Chris set out to narrow down the search for the best golf course architect. “We evaluated all of the top-tier architects as possible candidates and narrowed it down to Jack Nicklaus and a few other finalists. Although a Nicklaus Signature Course design fee commands a price,

research showed that Nicklaus Design courses consistently had better real estate and membership success than industry competitors. The Nicklaus brand value was irrefutable,” noted David. In fact, in 2003 the leading industry research firm, The Golf Research Group, conducted a 10-year study of its 30,000golf course global database and concluded that Jack Nicklausdesigned golf courses were the overwhelming No. 1 in terms of delivering value. That detailed study evaluated both real estate and golf course values, and not only was the value of Nicklaus courses 17 percent higher than the nearest competitor, but Nicklaus golf course communities were widening that gap as compared to studies from five and 10 years prior. “That tangible value proposition was a big factor but Nicklaus’ recognition among peers, critics and golfers as an elite and truly talented designer was equally important,” says David. As many as 100 Nicklaus Design courses have been ranked by major industry publications worldwide, and no fewer than 140 of their courses have hosted professional golf tournaments or significant national amateur championships (including a record 30 events in 2015). David continues, “All of that aside, the ic-

ing on the cake was that Jack shared a lot of the same values we have. He’s a dedicated family man which was never more evident than when, early into the planning, he invited us to his home in Florida for dinner and there in the main hallway of his home, in the most prominent place of his glass trophy case, was a father-son golf tournament trophy he’d won with his son Gary. Here’s the greatest golfer in the history of the game — a guy who’s won 18 major championships and scores of other tournaments — and he puts the father-son trophy at center stage. Right then I knew this man was the perfect fit for us.” So the choice was clear and the legendary golfer and designer Jack Nicklaus, Senior Design Associate Jim Lipe and the rest of the Nicklaus Design team were on board to design what would become the best new golf course in Texas when in 2008 the Dallas Morning News first rated and ranked the newly completed Jack Nicklaus Signature Course at Cordillera Ranch.

DESIGN PHILOSOPHY There were several design philosophies that were important to Nicklaus and the Cordillera Ranch team as they planned the track. First and foremost, utilize the land and natural beauty God gave us. “Cordillera Ranch’s community design theme has always been centered around minimal disturbance to the natural landscape and vegetation and we wanted the golf course design style to take on those same native Hill Country characteristics,” Sheridan said. Jack Nicklaus has said many times before that one of the most enjoyable aspects of golf course design is to take the piece of property presented to him and “unlock it.” ”First of all, Cordillera Ranch was a good piece of property — no, a great piece of property,” the Golden Bear said. “Be-

cause of the quality of the existing property, we had to move very little dirt to create great golf. The holes were basically already there; it was like peeling back the layers of an onion.” Other priorities for the design team: homes needed to be set far away from the golf holes; it should be a “core design” (a stand-alone course with homes on the outer perimeter of the golf); it should be a challenging championshipcaliber course to push even professionals, while still being playable and enjoyable for the average golfer; and to capitalize on the scenic 20-mile-plus views and meandering creeks to create the best golf course in Texas. Creating larger-than-normal home sites around the golf course and setting them back 180 to 250 feet from the fairway center lines improved both the playability and aesthetics of the golf course. “Our strategy of creating multiple teeing options for a wide range of skill levels, as well designing spacious landing areas for tee shots, was done with the average golfer in mind,” Nicklaus said. “Most players like to have driver in hand and we wanted to give them plenty of room off the tee. Then as you progress toward the green, the hole gets increasingly more challenging. While I don’t like to say that I have a certain design philosophy, I do like second-shot golf courses — such as an Augusta National — where the premium is placed on your approach. If you’re going to miss it, you need to miss it in the right spot. We tried to design a fun but challenging course that members and the average player can enjoy over and over again. I believe we were successful in doing so. Cordillera Ranch is a golf course that puts an emphasis on strategy, has good shot values, and a number of risk-reward opportunities.” By late 2003, Nicklaus Design and Cordillera Ranch were engaged in design and the last step remaining was to do a membership offering and sell enough memberships to trigger the start of construction. “We had a membership offering party on what is now the clubhouse hilltop in October 2003,” David recalls. “It was well-attended by existing property owners in Cordillera Ranch and many others interested in the new club.” There was a short window of time, approximately 90 days, to sign up and post an initial membership deposit, and if the threshold was met to trigger final design and construction, then the endeavor would proceed. Needless to say, that trigger point was quickly reached and the progress continued. More on those design and construction details in the March issue of Cordillera Ranch Living. San Antonio art consultant Karen Calvert has an old T-shirt with a Cubist, Picasso-style head over a plaid sofa and the words “Good art won’t match your sofa.” A friend bought it for her years ago from the Austin Museum of Art, knowing that it expressed Calvert’s artistic principle perfectly. “I don’t like using the word ‘decorate’ when I do this,” she said of her decades of experience sourcing art and acting as an advisor for art collectors. “I’m aware of the colors and spaces and I don’t want it to look bad over the sofa — but matching is not the idea.” She and Johny Rosa of Texas Treasures Fine Art Gallery & Sculpture Garden spoke with Cordillera Living magazine to share their advice for would-be collectors who want to fill their homes with art. To reiterate that much-loved T-shirt: Don’t worry too much about coordinating with every single color in your home. Just find pieces that speak to you to amass a personally prized art collection. Calvert says it all starts with discerning your own taste by taking a look around. “Go to galleries and museums,” she advised. “Don’t get intimidated or feel pressured that you have to go buy anything. It’s really a self-education. Get on mailing lists for galleries’ exhibitions.” Texas Treasures Fine Art Gallery & Sculpture Garden is one such spot in Boerne to put on your list. There, owner Rosa shows original paintings and sculptures in an eclectic array of genres, and he shares a wealth of knowledge about purchasing art. “Always buy what you love. That’s as simple as it is,” he said.


“Good art is what you think is good art. Bad art is what you don’t like. And if you want to buy art as an investment, you want to buy from an accredited gallery.” That type of original art should come with a letter of authenticity from the artist and the gallery, Rosa said. The paperwork is provided for insurance purposes and because, in the art world, “all art is considered fake until proven real,” Rosa said. “It’s the opposite of a courtroom, where you’re innocent until proven guilty.” “Original artwork is just that — it’s special,” he said, adding that no one can say whether it’s good or bad. “It’s special to you and you make the connection. When you’re looking at things in your home, art is something that can’t be replaced. Art is meant to be talked about and shared. There is no better place for a piece of art than in a client’s home. Everyone should have a connection to some piece of art. If not, check your heartbeat.” Buying art as an investment is smart because it will likely go up in value thanks to its nature as a unique piece. Rosa advises looking at artist bios to determine whether they have created a large body of work, as well as noting whether they have won awards, are mentioned in notable magazines and have work shown in multiple galleries. This is how an artist’s stock, if you will, is measured, but it all goes back to your own preferences. On the other hand, commissioned art can hold a different purpose. Rosa says that from an investment standpoint, commissioned art should never be personalized, and he equates it to collecting autographs. A personal portrait is like a personalized autograph. The same applies to art. He states that if you know the artist and you really collect the artist, then you will be happy with what the artist creates from his heart and mind. However, there are parameters that should be stated up front. For instance, most payments are made in three or four installments with a completion date, sometimes up to a year, agreed upon in advance. In her work, Calvert aims to help clients identify their own style rather than influence them by promoting a single artist or genre. “Every collection is totally different.

I don’t have any kind of inventory and I specialize in whatever you need me to specialize in,” Calvert said. “I approach it the way some interior designers and architects do, by getting to know the client. I ask, ‘Do you have a budget or a theme in mind?’ Based on that, I spend time thinking about what might work, thinking about artists and calling dealers. It’s constant resourcing.” She’s found that in ensuing consultations with clients who are new to collecting art, showing is more effective than telling. That’s because it can be difficult for some clients to accurately put into words the genre and feeling they have in mind. So she brings images of her suggested pieces. “Most do not have the language or vocabulary to describe what they’re thinking, so it almost becomes an art history lesson,” she said. At that point, determining an aesthetic happens pretty quickly. Some people are surprised to find where their personal tastes land and are happy to be exposed and introduced to art that’s new to them, such as art labeled as ‘contemporary.’ “That doesn’t mean ‘weird and crazy’ or ‘my kid could do that,’” Calvert is quick to point out. “’Contemporary’ first and foremost means the artists are alive. They


work in a variety of styles, some traditional and some abstract or conceptual.” While more serious collectors have a focus, such as a period or style or a particular artist or media, most people buying art for their homes simply buy what they like. Maybe you like abstract collages or handcolored photographs. Whatever it is, embrace the visual work that most catches your eye. “You gotta love it,” Calvert said. “If you’re a new collector and you’re on the fence about a piece you find and it’s going in a special spot in your home, buy what you love and you’ll be happy with it. It’s a gut check, so give it some thought. You can always ask if a gallery will hold it for a certain amount of time. Ask for the right of first refusal.” Find a piece that speaks to you but it’s a bit pricey? You can sometimes arrange payment terms with a gallery. Rosa explains, “If you love it, find a way. Most galleries will allow noninterest payments — you just have to ask. If you love the painting but can’t afford it, let them know.” Remember also that as you develop as a collector, there may be pieces of which you grow tired. And that’s OK. You can always put something away for a while and see how you feel about it later on. When searching for art, ask yourself: • Is this something that you want to look at every day? • Does it bring back a memory or make you feel good even if you don’t know why? • Or maybe it’s very provocative or compelling — it doesn’t have to be joy, but is it an emotional response you could live with every day? Rosa recommends the same line of questioning, and to leave yourself open to being surprised. He recalls a surprising farewell gift he received when he moved to Texas. “When I moved from Santa Fe, I was given a bronze sculpted spider as a gift from an artist,” he recalls. “He said, ‘I know you hate spiders but I’m giving this to you because I wanted to show you to face your fears.’ I teared up. Art is emotional. I still have that spider and it’s a constant reminder for me to face my fears.”

MEMBER-GUEST RECAP What an incredible finish to the C-Star MemberGuest tournament last fall! David Garcia and DeeTiller captured the championship this year with a stunning Shoot-Out victory. They defeated General Paul Hester and his guest Vince Evans on the last hole when David sunk an uphill 12 footer for the win. This came after General Hester made an uphill 20 foot putt to force David to make! We had the usual drama throughout the Shoot-Out as this particular format lends itself to a ton of excitement and fun for all of the teams participating as well as the spectators! Eddie Pelz stares intently as his dad’s high-arcing flop shot carries the front-left bunker of a green meticulously patterned after the treacherous 14th at Pebble Beach. Eddie’s ball is sitting pretty, just five feet past a tightly-tucked pin. Dave Pelz’s ball, though, lands soft then takes two rabbit hops and sticks a foot from the pin. Eddie can only laugh, realizing the perils of challenging the man some say “invented” the short game in (literally) his own backyard. 52 | JANUARY/FEBRUARY 2016

Spend a little time with this Austin-based father-son duo and you’ll quickly gather they both genuinely love golf: playing the game, teaching it, studying it and talking about it. What might surprise is they care a lot more about YOUR scores than their own. “Just imagine how good a wedge player a golfer could become if they had (a good place to practice) in the backyard, Eddie,” says the elder Pelz, who has coached 10 professionals to 20 major wins, written two of the best-selling golf instruction books in history and dedicated the last 40 years to “understanding the game better so I can I teach it more simply.” The green modeled after #14 at Pebble Beach is just one awe-inspiring golf feature in Dave’s private paradise, a setting called “The World’s Greatest Backyard (for a Golfer)” by the Wall Street Journal. The now-famous, nearly-three-acre backyard complex also features tributes to the

17th at Pebble Beach, the island-green 17th at TPC Sawgrass, the 12th and 13th at Augusta National and the Road Hole at St. Andrews in addition to purpose-built target greens and several specially-designed putting stations. The short-game facility is “wall-to-wall” with SYNLawn synthetic turf that never requires watering or mowing, and that features a special patent-pending ShotStopper underlayment, allowing the putting surfaces to receive shots like real bent- and Bermuda grass greens. For the former NASA physicist turned short game guru, this golfer’s wonderland isn’t just a place to play. To Dave, it’s his “laboratory,” a place he can research golf shots, teach players and easily engage in his quest to find out just how good a golfer can become. “How much do you think you could improve your handicap if you got up every morning and practiced


for an hour with good feedback?” In the synthetic turf industry, that “good feedback” hasn’t always been a given. When Dave and Eddie began working with SYNLawn Golf (the leading manufacturer and installer of synthetic turf) in 2009, they only agreed to get involved if they could be instrumental in making sure all of the company’s backyard green installations gave their owners greens and hitting areas that bounced, rolled, behaved and looked like real golf course conditions. In the past six years, the Pelz team has helped SYNLawn put industryleading best practices in place for installations that look and perform uncannily like real grass golf greens and hitting surfaces. Three years ago, after photos and videos of Pelz’s backyard went viral on the web and people began asking what they could do to get quality putting greens in their yards, Eddie launched an Austin-San Antonio branch of SYNLawn, called Dave Pelz SYNScapes, and has seen the business grow each of the years since the launch. “People are water conscious in Central Texas. We’re kind of a problem solver for a lot of home and business owners who want a beautiful, sustainable outdoor space they can enjoy year-round,” Eddie says. For Eddie’s golfing clients, working with a Pelz is a chance to get creative and ensure the green designs provide quality practice conditions. “We started Dave Pelz SYNScapes to give people the best installations on the most realistic, true-toreal-golf surfaces so they could have the best practice experiences. It’s got to be true to what golfers see on the course,” Eddie says. “We’ve been amazed at the kind of jobs we’ve been able to do, from simple greens to full golf holes, rooftop jobs and custom-designed indoor learning centers like the facility we installed for the University of Arkansas golf teams. There really aren’t many limits to what we can do and with each installation we increase access to the great game of golf — for the whole family.” When Cordillera Ranch’s C-Star members visited the Pelz backyard this past fall for a Member-Guest outing, there were more than a few dropped jaws and cell phones popping out to capture the panoramic scale and creative design

Pelz designed a series of special skill-oriented games to allow the group to see the entire property. “I couldn’t believe how well nearly 100 people fit into the space with very little crowding. It was a fun group to get to know and there were quite a few good wedge players!” Dave says. Dave and Eddie are often asked “What does it take to get something like this built?” The price tag remains undisclosed and the construction took nearly two years, but the expertise the Dave Pelz SYNScapes team developed in the process now goes into every installation they do. “What I did with SYNLawn in my yard certainly goes to the extreme. It’s my dream home and a dream come true to

be able to hit shots any time I want to my favorite greens in golf. But, I did this to show people what’s possible,” Dave says. “People can take elements of what’s here and apply to their personal spaces — no matter how small. If you’re hitting an eight-foot putt on a good realistic surface, you’re accessing golf and you’re going to improve. Cordillera Ranch Roasted Akaushi Chateaubriand By Chef Isaac Cantu, Executive Chef, The Clubs of Cordillera Ranch 16oz Center cut Akaushi Tenderloin 6oz Chateau Roasted Yukon Gold Potatoes 6oz Confit of Baby Yellow Beets 4oz Bearnaise 4oz Caramelized Shallot Demi Glace Tenderloin: Season the tenderloin generously with coarse salt and cracked black pepper all around the meat. A little olive oil can also be applied to help the seasoning adhere. Allow to set for at least 15 minutes. In a large sauté pan, pour about two ounces of grapeseed oil. Allow this to warm. Place the tenderloin into the pan once the oil is almost at a smoking point. Sear the tenderloin on each side for about three minutes. There should be a nice brown crust all the around the steak. Remove from heat and add two tablespoons of unsalted butter. With a spoon, baste the tenderloin for about two minutes. Herbs can be added at this point for aromatics. Place the whole pan with the tenderloin into the oven. Have the oven set to about 400 degrees, and roast for eight minutes. Remove the steak from the pan and allow to rest for at least four minutes before slicing. Chateau Potatoes: When shopping at the supermarket, look for the smallest Yukon gold potatoes that are available. With a paring knife, peel the skin off the potatoes while shaping into a small olive shape. Store the peeled potatoes in water while bringing a small pot of salted water to boil. When the water is at a high rumble, add peeled potatoes. Boil for 10 minutes, or until the tip of the paring knife goes to center with little resistance. To warm, place potatoes in a small sauté pan with whole butter. Warm through at a low heat. Season with salt, pepper and parsley. Demi Glace: In a small sauce pot, start by sweating two tablespoons of chopped garlic and one-half cup of sliced shallots. Cook at a medium temperature until the shallots are caramelized. Add four cups of red wine and a sprig of thyme. Allow to reduce until all liquid is gone. Add five cups of veal stock and reduce at a low temperature, by half. Slowly whisk in two tablespoons of butter, season with salt and pepper and strain through a fine chinoise before serving.

The Club will be opening the new Outfitter Center in 2016, a long time in the making. For the first 10 years of the Club’s existence, the Outfitter Center has operated out of the historic Stagecoach House at the end of Swede Springs, just above Swede Creek Lake. As quaint and charming as it has been, our operation quickly outgrew the small place and we’ve been planning a new Outfitter Center for some time.

The ideal location was our first challenge. With a long-term approach as to the best location considering what Cordillera Ranch will look like in 15-20 years, we looked at several options and concluded the center of the community near the river would be an ideal location. The chosen location is just off 3351 near the “east gate,” a short two minute drive to the river crossing at Edge Falls Rd. Around 90 percent of our river club trips end at Edge Falls Rd., and it’s much more efficient for an outfitter to be near the take out compared to the launch site. In classic Hill Country fashion, the new Outfitter Center will blend local materials and aesthetics into a space that captures the imagination of the outdoor lifestyle. Dig a bit deeper, however, and you’ll discover a “home base” for one of the finest outfitter programs in Texas. From the Outfitter Center, our staff will coordinate and conduct guided fishing excursions of all forms, from fly fishing for reds on the Texas coast, to catching bass on the Guadalupe River and Canyon Lake, to heading south to the Devils River for smallmouth bass, and beyond. Should you prefer to fish on your own, the Outfitter Center will offer a private storage and launch service for your personal boat

— giving all Cordillera Ranch members access and use of our most precious resource, the river. Many owners have discovered the rejuvenating and cardiovascular attributes of kayaking the river. Losing weight requires both exercise and eating better — basically adapting a healthier lifestyle. The most recommended way to prevent illness and disease is also to adapt a healthier lifestyle. So, with millions of people following all of the latest and greatest diet and exercise programs we read about on a weekly basis, why is it not working? You would think that all the issues related to losing weight, staying healthy and preventing illness would by now have been resolved. I have a very personal opinion about the flaws in this. All of those diet and exercise programs are based on someone else’s thoughts and opinions and lifestyles. The only way to really resolve this issue is to create a program individualized for each person that is efficient, effective, enjoyable and doable. First, it is important to find a way to include fitness in your daily life by doing activities that you enjoy. That can be playing with your child or pet, grooving to your favorite tunes or chasing your partner around the house, just to suggest a few. Or start with these very simple but effective exercises that can be done anywhere. With three levels of intensity, they are designed to accommodate different levels of fitness. Equally as important is making healthy food changes. To accomplish this, you might consider hiring a professional with experience in fitness and

CORDILLERA RANCH POA

An extensive road repair project is underway at Cordillera Ranch. Construction started on December 2, 2015, and marked the beginning of a series of road repairs estimated to cost $1.3 million. Several areas throughout Cordillera Ranch will be included with the most substantial construction being the repairs and overlay of Cordillera Trace from Clubs Drive to Kruetzberg Road. Road closures will only take place during working hours with each area re-opened for traffic each evening. Two-way traffic will be maintained during working hours through the use of pilot cars and flaggers with radios, but this will create delays for any vehicles choosing to travel through the repair areas. Much of the work is temperature and weather dependent so schedules are subject to change, but preliminary dates are detailed below and instructions on how to avoid these areas are suggested. 62 | JANUARY/FEBRUARY 2016

MAIN ENTRANCE AT HWY 46 (Entrance Side, only) The entrance side will be closed from Hwy 46 to the mail center beginning Wednesday, December 2 for five to seven days, weather and temperature dependent. Cars will enter and exit on the exit side following a pilot car with flaggers stationed at the mail center and on Hwy 46 to maintain two-way traffic. Traffic on Hwy 46 will need to be stopped and will create delays for vehicles traveling eastbound and westbound on Hwy 46. To minimize traffic delays and backup, it is recommended that residents and Club Members use the Rio Cordillera/FM 3351 gate or the Joe Klar Road gate to enter and exit the community. During working hours guard operations will move to the North Gate (2nd gate inside the main entrance on Cordillera Trace just below the Visitor’s Center) to provide access to visitors. The Rio Cordillera/FM 3351 gate will remain open during working hours to prevent large back-ups on FM 3351. Contractors have been encouraged to use the FM 3351 entrance. It is recommended that any visitors that do not need directions to residents’ homes enter this gate during this time.

CORDILLERA TRACE BETWEEN PARK RIDGE AND INDIAN BLUFF This section is tentatively scheduled to start the week of December 14 and will take approximately two to three weeks. This will involve closing one side of Cordillera Trace during working hours while two-way traffic is maintained on the other side through flaggers and a pilot car. It


is imperative that vehicles travel slowly down the hill from the Visitor’s Center as they will need to come to a stop before the bottom of the hill. No more than a few minutes of wait time is expected but residents are advised to enter and exit through the Rio Cordillera/FM 3351 gate or the Joe Klar Road gate to minimize traffic back-up.

CORDILLERA TRACE WEST OF CLUBS DRIVE TO KRUETZBERG ROAD

Work is slated to begin in January and continue through February and will involve two phases with repairs of a number of small patches followed by a complete overlay of asphalt. This phase will be done as weather permits and in small sections so delays are not likely to be significant. Two-way traffic will be maintained around the work area through the use of flaggers with radios.

RIVERWOOD, RIVERWALK, ARROYO, RIVER CROSSING, GRANADILLA, PERSIMMON AND VERDE POINT These roads will be seal-coated and striped over a period of two to three weeks between December 2015 and March 2016, weather dependent. As dates are finalized, residents will be notified via email and with door flyers for the affected homes. This will involve the closing of one side of each road in sections while two-way traffic around the work is maintained by flaggers with radios. There will be a portion of one day where

residents will not be able to enter or leave their driveway for a few hours while the seal-coat cures enough to allow traffic. Only one side of the street will be done in a day and residents will be notified of their specific day ahead of time. The one day of work will involve prep work in the morning, the shooting of the seal-coat around mid-day, with access allowed in the late afternoon/early evening.

RIO CORDILLERA AT THE FM 3351 GATE

This project is slated for February or March 2016 and is dependent on completion of the other phases. The entire area on both sides from FM 3351 to Sendero Ridge will have a full-depth repair done with a new asphalt overlay. This work will take approximately two weeks and will involve the closing of one side at a time while two-way traffic is maintained on the open side through the use of flaggers with radios. The gates will be locked open during this time. Throughout the process and if changes should occur, residents and members will receive continuous communication and updates. Involved, passionate parents want to see their children excel in education, so they come together and do all they can to support students, classroom teachers and staff.

In a nutshell, that describes the reason for the Boerne Education Foundation (BEF), which a group of parents launched in 1997 to provide teaching tools that were above and beyond what the Boerne Independent School District (BISD) budget could afford. “BEF is the district’s greatest source of funding outside of its basic operating budget,” says foundation president Angie Lemmons. “It provides our schools with everything from much-needed classroom tools like microscopes and calculators to

‘out-of-the-box’ items like the Star Lab — a type of mobile planetarium, and the robotics program.” Lemmons notes that BEF touches every one of the 7,800 students and 550 teachers at nine schools in the Boerne district. Through several funding programs, BEF provided a total of $246,000 to Boerne schools this year, bringing the foundation’s inception-to-date distributions to over $2.1 million. “In the fall of each year, we distribute per-capita funding to each school based

on their enrollment,” she explains. “We also supply each teacher with a $50 supply gift card to help outfit his or her classroom with materials for the new year. In January of each year, we award Teacher Impact Grants (TIGs), which were traditionally for ‘above and beyond’ items. Increasingly, as the district has been forced to make budget cuts due to school financing, grants also have been awarded for standard teaching tools like computers and library resources.” To accomplish its mission, BEF sponsors an Annual Giving Campaign in the fall that solicits donations from organizations and individuals and also hosts the Rock On Gala, a popular spring fundraiser offering an evening of food, music and fun. “Rock On 2016 will be held Saturday, April 16, at the Cana Ballroom,” Lemmons says. “The Cana Ballroom sits on one of the highest hills in Boerne and offers a spectacular view of the Hill Country. It was the venue for last spring’s event and is back by popular demand. The Rock On Gala will feature delicious appetizer stations and dinner by the award-winning caterer Don Strange of Texas, silent and live auctions, plus music and dancing.” Dedicated men and women comprising the BEF Board of Directors donate their time year-round to make the Rock On Gala and other BEF initiatives successful. We also have one employee, Leslie Pickus, who serves as the director of the foundation and provides essential support for all of our efforts, from administration and donor recognition to event planning.” Lemmons points with pride to several standout examples of how BEF has made an impact in the Boerne schools. “One is the robotics program that was requested by two teachers at Boerne Middle School North,” Lemmons says. “BEF funded the class set of Lego EV3 Robotics kits for the new program that is

being offered this school year. It is really exciting to put this type of technology into the hands of students who may be the engineers of our future.” Another example is the purchase of iPads for the Life Skills Department that help students with cognitive delays and related challenges strive to become as independent as possible. Life Skills teachers have loaded the iPads with specially designed apps that teach simple skills that can lead to better functionality and even employment in their adult years. “In addition, there’s our contribution to the ITSA program, which stands for Information Technology and Security Academy,” she says. “Upon completion of this two-year program, students have both advanced placement credit for college, plus computer technology certification that allows them to be work-force ready if that is their career path.” Lemmons got involved with BEF because of her desire to enhance educational opportunities for her three children. “I’ve always enjoyed helping at my children’s schools,” she recalls. “I’ve done everything from 1st grade room mom to high school PTO president. But my years on the board of BEF stand out as the most fulfilling because

this organization helps so many kids. It’s also been great to work with all the really exceptional people on the board — from other moms like me to great teachers to businessmen who run major corporations. The diversity of our board is what keeps us moving forward to constantly improve what we can do for our schools. “We endeavor to enhance education not only for kids at every grade level, but even more importantly, for kids at every learning ability — whether they are college-bound, work-force bound or just need to be able to take care of themselves independently. It makes me happy to know that every child in BISD is benefitting from what BEF provides and it is leaving our students better-prepared for whatever they will do next.”
