Hempel launches new coating solution for heavy duty equipment and truck OEMs

Worldwide coatings manufacturer Hempel has launched a new epoxy primer for heavy duty equipment and trucks – Hempaprime Shield 700 HS.

Bell Equipment Global worked with Flowcrete South Africa to find a durable and wear resistant floor coating for the first phase of an extensive refurbishment at its Richards Bay facility.

This new coating is specifically designed to improve productivity and quality for original equipment manufacturers (OEMs) by reducing production times and maximising service life. Hempaprime Shield 700 HS is specifically designed to optimise production. A two-component high solids epoxy primer with exceptional adhesion to ferrous metals and substrates that delivers long term corrosion resistance in the harshest environments. It is fast drying and has short minimum overcoat intervals without compromising the high-volume solids content. This robust coating provides improved crack and wrinkle resistance even at a high dry film thickness (DFT) and dries to a smooth finish without the need for sanding.

With over 60 year’s experience in the manufacturing, distribution and support of material handling equipment to a broad spectrum of industries, Bell Equipment Global produce world-class machinery, and wanted its facility to look world-class as well. The flooring was not only important from a health and safety view point, but it also needed to be aesthetically pleasing so that clients could be shown around the plant on a regular basis. Therefore, the choice of flooring supplier was carefully considered, with Flowcrete South Africa coming out on top. Although originally requesting a self-levelling epoxy, Bell Equipment Global was convinced to use Peran PTS for phase one.

Two Kenyan firms feted at the International Property Awards Two Kenyan based property development firms, Innovative Planning & Design Consultants (IPDC) together with Hayer One Group, were honoured at the International Property Awards, held at the London Marriott Hotel Grosvenor Square Hotel.

The awards were handed to Jatinder Thethy, Founder and Principal Architect at IPDC and Chetan Hayer, the CEO of Hayer One Group for the development of the Best Commercial High Rise Architecture (The Address) and the Best Residential High Rise Architecture (The Marquis). The two buildings, the address and the Marquis, were competing against other projects of the same caliber from Dubai, Africa and Arabia. The Address Located along Waiyaki Way in Westlands, the Address was designed by IPDC for the developer, Hayer One Group.

Why cybercriminals are eyeing smart buildings Smart buildings use technology to control a wide range of variables within their respective environments with the aim of providing more comfort. The risk of a security incident taking place in an intelligent building is linked to the motivations of cyber criminals. Carey van Vlaanderen, CEO at ESET South Africa.

I

n countries like the United States, the growth of smart buildings is estimated to reach 16.6% by 2020 compared to 2014, although this expansion is not limited to the US but rather is taking place on a global scale. This growth is largely due to the fact we live in a world increasingly permeated by technology, in which process automation and the search for energy efficiency contribute not only to sustainability, but also to cost reduction – a goal pursued in all industries, public and private alike. Naturally, the construction industry is no exception, says Carey van Vlaanderen, CEO at ESET South Africa. Smart buildings use technology to control a wide range of variables within their respective environments with the aim of providing more comfort and contributing to the health and productivity of the people inside them. To do so, they use so-called Building Automation Systems (BAS).

The low cost of IoT devices for buildings and the advances of technology for building automation systems is leading to changes with an impact on security.

With the arrival of the Internet of Things (IoT), smart buildings have redefined themselves. With the information they obtain from smart sensors, their technological equipment is used to analyse, predict, diagnose and maintain the various environments within them, as well as to automate processes and monitor numerous operational variables in real time. Ambient temperature, lighting, security cameras, elevators, parking and water management are just some of the automatable services currently supported by the

technology.At first glance, we may not see any security risk in these smart buildings. It is likely, however, that at some point the entire smart network is connected to a single database, and that is where the risk is. Particularly if we consider that many IoT devices are manufactured by different suppliers, who may not have paid due attention to security considerations during their design and manufacturing process. Possibility of a smart building being attacked The risk of a security incident taking place in an intelligent building is linked to the motivations of cyber criminals, who mainly seek to achieve economic gain through their actions, as well as to impact and spread fear. There are already some tools such as Shodan that allow anybody to discover vulnerable and/or unsecured IoT devices connected publicly to the internet. If you run a search using the tool, you can find thousands of building automation systems in its lists, complete with information that could be used by an attacker to compromise a device. In February 2019, around 35,000 building automation systems worldwide appeared in Shodan within public reach via the internet. This means that someone could take control of a BAS after finding it through a search. If, for example, a criminal used Shodan for building automation systems to attack, they will find IP addresses.

If they copy those IP addresses into the address bar of a web browser, in many cases this will bring up an interface for gaining access, where they need to enter a username and password. If the password is a default password of if it can be cracked easily through a brute force attack, the attacker will gain access to the system monitoring panel, which contains information similar to the companies located in the smart building. Once the attackers have access to this public information and can monitor, for example, how the air conditioning works, they could make a phone call pretending to be from the maintenance company and say they are going to send a technician. At the same time, the attackers could request remote access, which would give them access to the server and allow them to control the building.

Siegeware: a very real threat Cybercriminals are already carrying out such attacks when they have the opportunity. This kind of attack is siegeware, or “the codeenabled ability to make a credible extortion demand based on digitally impaired building functionality” In conclusion, the low cost of IoT devices for buildings and the advances of technology for building automation systems is leading to changes with an impact on security. This drive toward automation and the use of smart devices to gather data – in order to give a building’s users more comfort and to make more efficient use of resources such as energy – is also leading to increased security risks.

Once they have control, they could alter the building’s heating or air conditioning or

As a result, the possibility of a cybercriminal launching a ransomware attack on a smart building is already a reality. Considerations to keep in mind There are a number of security considerations and requirements to keep in mind: • Review the devices’ security specifications and work on the basis of the ‘security by design’ concept. • Set a suitable budget for security. • Choose partners that have knowledge of security issues. • Install software for managing vulnerabilities. • Ensure cooperation between the different areas and/or departments. For operational issues: • Update the devices regularly. • Implement a replacement plan for when devices’ support life cycles end. • Exercise a precaution in respect of connected devices. • Monitor connected devices.

The Leonardo: Carlton Centre’s Successor in South Africa’s skyline

B

efore the end of this year, the US $210m Leonardo, in Sandton South Africa is set to become South Africa’s tallest building, replacing the Carlton Centre, a 50-storey building approximately 223 meters tall, in downtown Johannesburg. The Leonardo, is a 55 floor mixed-use property development which stands at a height of 234 meters (768 ft.) on a 3 200 m2 piece of land, located in 75 Maude Street, approximately 100 meters from the Johannesburg Stock Exchange in Sandton, South Africa.

Its architectural Design is a brainchild of South Africa’s Co-Arc International Architects and the building is developed by Nedbank Property Partners in collaboration with Legacy Group and JSE-listed Aveng Grinaker-LTA as the contractor. In January this year, the Leonardo was declared by a US-based news corporation as ‘one of the most anticipated buildings in the world in 2019 alongside other exclusive projects like the world’s largest underwater restaurant in Norway dubbed Under and Beijing’s new Daxing airport.

Features of the Leonardo The development includes two levels of public areas off the street linked by an escalator to an interactive lobby space which will be home to the reception area for the 230 apartments that rise up to the 41st level; penthouse suites with their own gardens and 7 500 Msq of sectional title offices. The building will also feature a landscaped garden, restaurants, a bar, a crèche, a gym and a spa which will be linked by shuttle lifts directly into the parking garage. Legacy development have bought 10 floors in the building where they plan to establish a luxury hotel in the future. Above the development floors there are eight penthouses and the Leonardo suite, reaching from the 49th to the 55th levels. In addition the building will also feature 1900 Msq under-roof living space and 1300 Msq of outdoor patios and gardens, with a 20 meter lap pool and gym area. Verticalization of Africa’s urban cities Verticalization of the urban landscape is an answer to demographic growth and pressure to limited and decreasing available space for residential and other social and economic purposes. This is especially true in developing countries, witnessing rapid urban growth. Verticalization as a matter of fact, is also an architectural and esthetic choice. It is an economic footprint of globalization in urban contexts, but also a planning tool to upgrade urban cities. Currently, there is a plethora of upcoming construction projects expected to add the dazzle in Africa’s major cities skylines. In Kenya, there is the Pinnacle Tower in Upper Hill, Nairobi. The 300 meters (1000 feet) development consists of two adjacent towers. The shorter tower, at 46 floors will house the 257-room, five-star Upper Hill Hilton Hotel, the third Hilton franchise in Nairobi and the 50th on the African continent. The taller tower, with 70 floors, will feature eleven floors of commercial office space, nine floors of upscale rental retail space, and 46 floors with 210 upscale 1, 2 and 3-bedroom, serviced residential apartments. Elsewhere in Morocco, the Al Noor Tower in Casablanca is set to take up the mantle of tallest building in Africa. Designed to represent the 54 countries of Africa by measuring exactly 540 meters (1,800 feet), the proposed building will be another masterpiece to behold in Africa’s skyline. South Africa has nine out of 20 of the continent’s tallest buildings, amounting to 1,277 meters in total and 5,000 steps up a staircase. While most of these buildings were erected in the 1900s and early 2000s, records have stayed the same. The Leonardo was initially set out to be a mixed-use building with 33 floors but has since escalated to dominating the South African skyscraper inventory. The development will not only provide investment opportunities for South Africa, but it will celebrate African authenticity. Set to be completed in the year of Leonardo Da Vinci’s 500th death anniversary, African art will be the center-piece of the tower.

The need for sustainable water treatment systems in Africa

astewater management has become one of the major challenges that most countries face due to the scarcity of water resources. However, the few countries that manage to deal with this issue give priority to urban centers leaving the smaller communities to look for other ways in which they can get clean water. According to Isaac Karani CEO and Founder of Elikham Systems, a company which equips buildings with water recycling systems, that treats wastewater at the point of production and make it safe for reuse by a click of a button; the global market for wastewater recycling and reuse reached nearly US $12.2bn in 2016 and is estimated to reach US $22.3bn by 2021.

This market expansion is in response to growing demand from cities and industry for water against a backdrop of increased urbanization, population growth, and climate variability, the result of which is greater water scarcity at a time of increasing global demand. Effective wastewater treatment Waste water treatment can only be effective if the key processes are taken into consideration. These involve a primary waste water treatment process where screening is done to remove any object that is present in the water. This can be the small particles or large objects.

Each of the process requires special equipment such as generators, different types of water pumps, water neutralizing and oxidizing filters, separators in case there is oil in the water and sludge treatment equipment. Sustainable wastewater treatment systems Most practices for water and wastewater treatment across Africa are typically insufficient to ensure safe water and basic sanitation. Irrespective of technical solution, it is essential that the residents use the system correctly. Therefore, information about the system is crucial. Users should be able to feel confident that the treatment system will function as promised and that stated objectives are fulfilled. It is not sufficient to have a reliable system if the user perceives it as unreliable, unhygienic or deficient in any other way. There’s a huge space for improvement in the market. But with the team of various consultants, we managed to achieve that and make the whole building very different from what was initially there.” Arch Kimethu acknowledges that time was a constraint given the new discoveries the team was making when the contractor was already on site. “We had to work around the clock”. The budget was a major issue with all the variations arising from new discoveries while demolishing and excavating. “But we did our best and managed to deliver the best outcome to the client within his budget.”

Paragon’s Hilton Garden Inn in Mbabane, Eswatini

H

ilton Garden Inn in Mbabane Eswatini is one of Paragon Group’s first projects for an international hotel chain which won Best International Project at the SAPOA Awards.

The 124-room, eight-storey development in the heart of the capital has been designed specifically as an iconic building for Hilton’s entry into the Eswatini market.

The project The main spaces of the hotel have been designed to create vertical separation and privacy between public and private or guest amenities.

Situated up against a hill to the south of the city centre, the building and its landscape deck provide unobstructed views across the valley towards the city. This prominent location, combined with the unique design of the building, gives the hotel a presence unique in the urban context of Mbabane. The project, which was completed in April this year, has been carried out in conjunction with Steve Hall Development Consultants, for the Buna

Reception and the main hotel entrance are located adjacent to the on-grade, on-site guest parking, where guests are greeted with a generous porte-cochere entry. The main guest parking is located to the rear of the site, while additional parking is provided in an existing parkade close by. The entrance to the building is reinforced by a full-height internal atrium that forms the central and primary focus space of the building, overlooked by all the guest-room corridors.

The central atrium, which houses the restaurant, bar, lounge, and conference break-out facilities, also features skylights. These spaces also link to the ground-floor landscaping and deck spaces via two large sliding folding doors. The guestrooms are all accessed via full-height glass scenic lifts leading from the ground-floor lobby. Guest amenities are housed at the first floor, and include a guest laundry and fitness centre that looks out onto the landscaped pool deck, a dedicated guest amenity with a lap pool, lowlevel children’s swim area and garden.

Movenpick Hotels & Resorts expansion in Sub-Saharan Africa gathers pace with new development in Ethiopia
