Over 16 Years Experience As A Licensed Real Estate Agent/Broker Question: How do I know if I am being taken advantage of with a “We Buy Houses” scam? Great question! For starters you must know how to spot scams to be able to avoid them. There are a lot of people in today’s economic environment that must sell their house fast for one reason or another such as a job change, debt problems, divorce, death, relocation or even health reasons. If you are looking to sell fast here are a few scams to be on the lookout for so you don’t become a victim. 1. Contract Bait and Switch. This is where a buyer makes a verbal offer to you and then comes back later with a written contract with much different details than what you originally agreed to. This could ultimately have you in a court battle for years and prevent you from selling during that time. 2. Equity Skimmers. This is where the buyer has you transfer your deed to them and then has you make rent payments to them or have you move out so they can rent the property to someone else. They will usually make the payments to your mortgage company until they are no longer colleccting rent or profiting at which time they then quit making payments to the mortgage company and you then get foreclosed on.3. Liberian FSBO. Here is a newer twist to the Nigerian Scam or the 419 scam. It’s where a person from outside the U.S. sees your house on a For Sale by Owner site and contacts you. The buyer tells you this compelling story that makes you feel good about helping them while selling your house. You then find out they just wanted access to your bank account so they can transfer your funds to themselves before you find out anything has happened. I hoped this helped.
