Home Renovations Remodeling Requires Research

eing at home on a normal day can make one dislike certain elements of their home, but it can be easy to ignore when there’s a whole world out there demanding one’s attention. But now? Being home more than ever, those little annoyances and unappealing paint colors can really make taking action seem necessary. People who have stopped to think about their home and how they live in it are keeping local remodeling professionals extremely busy during the time of corona.

“The longer people are home the more they want their projects done now, and they are realizing function is extremely important, whether it’s for aging in place or everyday life,” says Kristen 6

no-threshold showers to allow people to step or even wheel right into their bathtub or shower. Larger doorways, lower electrical outlets, and other smart home devices are also part of universal homes people can live into as their mobility changes through aging. On the other end of the spectrum, Meetze notes that spa-like bathroom luxuries like steam showers and app-controlled heated floors are big now. Before taking grand plans to a contractor, go back and do more research. Jim Evatt of Palmetto Construction and Renovations is big on directing potential clients to do their homework before selecting a contractor. “They may want to reach out to the local building industry association to get references, and they may want to seek out online references, plus I encourage prospective clients to talk to current clients we are working for,” he says. One roadblock to the ideal home remodel experience these days is getting all of the materials in a timely manner. “HVAC units, electrical components, all kinds of things have been delayed,” says Timothy Kehoe of Kehoe Constructors. “We write a COVID caveat into our contracts to help us deal with unknown COVID delays and cost increases.” COVID itself is causing time delays beyond materials deliveries too. Kehoe says his company has been busy despite it, and has done several projects in unoccupied homes, or commercial projects where part of the building was blocked off for his crew for the utmost safety. “We all wear masks, wash our hands a lot, and they are all ready to go get tested at any time,” says Kehoe. After careful research on contractors references, safety protocols, and a commitment to flexibility on the timeline — go back and do more research to stay ahead of the game. Evatt says the process of renovating a home should be enjoyable. “A lot of people have heard horror stories about remodeling and they don’t all go that way, they don’t have to,” says Evatt. “Make wise choices about who you have come to work in your home, those who will be instrumental in making sure the project is successful.” u 8

Outdoor Kitchens Are Part of the New Home Paradise PLAN FOR YOUR PERFECT OUTDOOR COOKING SPACE

ith home being the ideal place to be for most of 2020 and into 2021, people are looking to get beyond the walls of their home and are going into their yards more than ever. Outdoor kitchens have become havens for people who want to cook somewhere different, live more of their lives under the blue sky, and invest in their homes as their own personal slice of paradise. Before plugging a fridge in under the pergola, there are some things to consider before tackling an outdoor kitchen project. 10 Columbia Homes Magazine | Spring 2021 | biacolumbia.com

The scope of what is considered an outdoor kitchen can vary, but industry experts agree that a cooking source and counter space can be enough to constitute an outdoor kitchen. Others say that an outdoor kitchen is just a small piece of an overall outdoor living plan. “Most people go for something simple, rarely do we see sinks and kegerators and the full-blown deal, most just want a nice area that looks built-in and cohesive,” says Bonnie Hale, co-owner of Tranquil Escapes. As far as trends in outdoor kitchens, the demand for them across all income levels is evident. “It’s gotten to the point where we’re not just working on super high-end projects, everyone is conscious of having a nice outdoor space in their yard,” says Hal Bowers of Bowers Landscaping and Irrigation. “Entry-level subdivisions have homes with screened-in porches, patios, and sitting walls as part of the design.”

Other outdoor kitchen trends include giving the space a staycation vibe. “People are wanting more of the turn-key resort feel, an experience in the backyard they could have if they went on a vacation,” says Bowers, who speculates people are investing money they would have spent on trips on their homes now. Focusing on the outdoor dining space is huge too this year. “Since a lot of people can’t go out to eat, they want to go into their own yards without having to go too far,” says Wendell Furtick of Saluda Hills Landscaping. He’s seen people wanting more than just two or three bar stools outdoors, which is more typical of past designs. For anyone considering an outdoor kitchen as the springboard for a whole backyard redo, or as an addition to their pre-existing outdoor space, thinking about placement is key. “You usually want to put it near the closest access door to your kitchen, not clear out in a large yard towards the end because you’re bringing food in and out,” says Hale.

If COVID times make an outdoor kitchen seem like more of a reality and need than ever before, take time to sit outside and envision how the space would actually be used. Think about the views the person cooking and the people eating would have. Measure how many steps there are between the outdoor

Y

our home should be a place of comfort and safety for you and your family. It should also be welcoming to friends, neighbors and extended family for get-togethers and holidays. Unfortunately, most homes are not designed or built with an all-inclusive perspective, and this means that many people are left out or trapped inside of homes. But there is a way to design and build that is inclusive of people of all ages and abilities. Homes can be constructed so that everyone can easily get in and out of them, move around freely and enjoy being in the home with a minimum of effort. This style of construction goes by many names — Universal Design and accessible homes are just a few — and it’s not a new concept or difficult to implement.

And with the huge segment of our population known as Baby Boomers all over 55 years old, this type of construction has been gaining in popularity with buyers, builders and product suppliers alike. Thanks to better education of design, acceptance of need and product innovations, what once looked cold and clinical is now normal and hard to notice. By implementing the right options and techniques a home built for everyone looks like any other home, and it works a lot better. Five years ago, the Remodelers Council of the Building Industry Association of Central SC (BIA) saw a need to help builders and remodelers implement

accessible design into their homes, and developed the Universal Living Certification program. A checklist guides the builder/remodeler through basic, mandatory accessibility functions of a home to make it “visitable” by all — ease of entry from the outside and an accessible bathroom on the entry floor. From there, the program offers options to make the home livable for all on one floor or throughout the entire home. By following the checklist and having the home checked by a third-party verifier, the home receives a certification of Bronze, Silver or Gold based on what is included in the home. The program is growing every year as builders and consumers learn about the program. Pool Construction Makes a Splash in the Midlands

ess people than ever before are jealous of their neighbor’s pool or hot tub — because they’ve turned wishing into action and have gotten one put in themselves! The pool industry has seen a definite spike in activity, starting around March 2020, when kids were sent home to do virtual learning across the state.

Jack Oliver of Jack Oliver’s Pool, Spa & Patio knows that first hand. “Our business has been ballistic with no sign of slowing down!” he exclaims. “The pandemic has caused the pool industry to have its best time ever. People with 16

pools made their neighbors and families jealous, especially ones with kids.” Oliver’s business does pool construction, pool maintenance, and remodeling of pools, plus they have a 13,000 square foot storefront with full size patio furniture, hot tubs, and swimming pool

supplies. He says the retail side of the business has been just as busy as the construction and maintenance side. It’s a surefire sign people are looking to their backyards and outdoor living space to maximize what they can do while staying on their home turf. As for what’s changed in the pool industry beyond sheer demand, Oliver notes the trends are shifting. People don’t want traditional pools with eight foot deep ends and diving boards as much anymore. Instead, they are looking for sun ledges, fountains, and special resort-like water features in their modern pool designs to create an outdoor oasis feel in their own backyard. “What we’ve seen is the American consumers shift

With high demand comes a higher cost and of course, a longer wait time. “We are booked nine to ten months out on signed contracts for concrete pool construction,” says Oliver. “Be prepared to wait and be prepared to pay a premium.” Unfortunately, the hot tub industry is seeing similar delays, but it’s more due to supply chain issues caused by COVID. 18

Oliver says the industry — which is based in California, with factories in Mexico — have had to deal with closures that have created a backlog and a subsequent long wait time for hot tubs and saunas too. COVID has caused a lot of changes in the pool and spa industry. One of those has encouraged pool and spa stores to hurry and create online sales portals so customers can order chemicals and other pool supplies while still supporting local businesses from the comfort of their

homes. “It’s been an interesting time and we’ve all had to learn to adapt to the situation,” says Oliver. For anyone considering how they’ll cool off in the summer heat, sooner than later may be the ideal time to call a pool construction company to come out and give estimates on both price and timeline, as they may only continue to increase as people continue to stay home more and invest in their homes and its family entertainment value. u

he first entry is a Craftsman-style house in Irmo, SC. The main living space is a wide open living room that ties in seamlessly to the kitchen. The space has wide-planked rustic hardwood floors create a grounding effect under the vaulted ceiling and natural cypress beams and accent over the range. The great room feels airy and ethereal with pale colors, white shaker cabinets, and a dusty blue kitchen island with plenty

of space for the family to share Saturday morning brunch together. The masonry fireplace in the great room adds a sense of warmth and texture to the room. White shiplap over the hearth and tall white bookshelves provide a beautiful area to display family treasures. The room opens onto a screened in porch with another fireplace.

ext up is a two-story Craftsmanstyle home located in Lexington, SC. From the front, this home charms family and visitors with white Hardiplank siding, board and batten accents, functioning shutters, doublehung windows, and wide trim. Copper gas lanterns flank the front entryway leading to a stunning open-concept twostory foyer and great room with a gas fireplace and lighted built-in shelves. This five-bedroom home also has four and a half baths and a finished room over the garage, or FROG. The master bedroom sits on the main floor accentuated by a lighted tray ceiling illuminated by

rope lighting. And the luxurious master bathroom has two expansive vanities with extra-long counters and a window alcove with a stand-alone deep soaking tub. The backyard feels like a resort paradise with a forty-foot long fiberglass pool lined with stones and featuring a twelve-foot long waterfall feature and a

Certified High Performance (CHiP) Home Program The green home certification program of the High Performance Building Council of the BIA of Central SC is the Certified High Performance (CHiP) Home Program. This program is based on the ANSI-approved National Green Building Standard™ (ICC 700-2012). The first certification was awarded on April 24, 2012 and there are now over 8,400 CHiP Homes. In the CHiP Home Program the house is certified, not the builder. Each house has to reach minimums across seven different areas to qualify for the certification. The builder has flexibility in how to reach each of these goals, which lends to affordability and ease of use. However, the work must be checked by a third-party verifier before the home is certified.

What Do Building Certification Programs Do? Building certification programs like our CHiP Home Program exist to promote sustainable practices and changes to our built environment that bring our buildings into and/or closer into balance with the limits of our natural resources and planet’s ecosystems. They also give builders and consumers easy-to-follow guidelines and checklists to accomplish that goal on every build project.

Why Should I Buy a CHiP Home? The answer to this question varies from person to person. Most people, whether they are building professionals or owners involved in the construction of a new home, use certification programs for help in the design process to ensure that they are considering and incorporating all the design and building principles appropriate to their home. Some, whether occupants or building professionals, are looking for scientific testing and an independent, third-party verification that their home is achieving green standards. Some seek certification as they believe it will be of value economically through reduced operations and maintenance costs and/or because a healthier indoor environment should translate to better health. or the past 19 years, remodelers in the Midlands of South Carolina have been invited to enter their top remodeling projects in the Columbia Remodelers Awards (CRA) program to compete for awards in a variety of categories. Despite the setbacks and obstacles presented by a worldwide pandemic in 2020, remodeling continued and entries were submitted for the 19th annual CRAs. We are pleased to present the winners here, and we hope that these projects will spark your imagination and give you insight into what professional remodelers can do for your home right here in the Midlands. The Kitchens

We received five kitchen remodel projects in three categories (plus another five kitchens included in two other categories), so it’s easy to say that the kitchen is a very important space in every home. Each of these projects is unique but we did see some commonality arise between some of them. For instance, it was striking how much additional space our remodelers were able to incorporate into the kitchen without adding to the overall footprint of the home. It’s one thing to change out surfaces and appliances for a new look, but an entirely different thing to take out walls and reimagine two previously separate spaces into one brand-new kitchen. This takes real talent and our judges liked what they saw.

The designers reconfigured the space into a cozy, spa-like grotto with well-defined spaces and much more closet room. Their second entry was a lofted bedroom/bathroom combo with a tile-tunnel of a shower that had to go. Again, the designers had to reimagine two spaces and redesign both to work together anew. In both cases, the end results are complete transformations from what they were before, and much more in-line with today’s standards.

The Bathrooms

While the kitchen was becoming a gathering spot for families and the entertainment hub of the home, the master bathroom was becoming an oasis for the owners. The space was growing larger and more spa-like as time went on. But, as we see across the four bathroom renovation projects this year, many offthe-shelf designs were uninspired and some previous remodeling attempts were downright scary! Bathrooms are benefitting from creative designs and plenty of new products and materials, and we’ve got some great examples for you this year. Outdoor Living

Outdoor living areas have become mainstream over the past 15 to 20 years, and the South has been a leader in this trend thanks to pleasant weather nearly year round. Believe it or not, this wasn’t even a category for the first four years of the CRA program, but we saw that many of our members were helping clients with their outdoor spaces and they were doing some remarkable work. From backyard getaways in the heart of downtown Columbia to sweeping outdoor pavilions on Lake Murray, we’ve seen a little bit of everything. We received two entries this year and both are from the shores of Lake Murray, but they are different in every other way. Palmetto Construction & Renovations showed us a full addition of a covered patio featuring a large masonry fireplace with mounted television, an outdoor kitchen and a beautiful stained cypress tongue and groove ceiling. Kehoe Constructors, LLC took the award this year with their renovation of a split-level lake-facing outdoor area. The existing split-levels made entertaining and enjoying the space difficult. The remodelers raised the lower deck to match the upper, reworked the stairs to the dock, added cable railing to maximize lake views and even carved out some much needed underdeck storage for lake toys.

Full Renovations

Did you ever look around your house and think “this just doesn’t work anymore”? If so, it’s time to call a professional and start work on your full renovation. Our remodelers turned in four examples of homes that were out of date, out of style and they were out of patience. embers of the Building Industry Association of Central South Carolina were recognized with the REGAL Award for Community Service sponsored by The State newspaper. “We are proud to have recognized industry members offering generous support of our community for the past 32 years and very pleased to recognize the BIA Construction Team for Camp Cole as the recipient of the 2020 REGAL Award for Community Service,” said Michelle Long, representing The State newspaper. Camp Cole and the Building Industry Association of Central South Carolina have been working together to create a safe, accessible, and inspirational gathering place where groups can connect, share, encourage and shine. Camp Cole is building a camp and retreat for children, teens, and adults with illnesses, disabilities, and life challenges. The campus will be completely accessible for all abilities and equipped with a state of the art medical facility. With a large 40-acre campus on Garners Ferry Road, Camp Cole will be able to provide safe

he 54th annual Carolina Classic Home & Garden Show was held March 13-15, 2020. The show is put on by the Building Industry Association of Central SC (BIA) and presented by Burgin Roofing. Over 200 exhibitors in all areas of home building, remodeling, decorating and landscaping filled three buildings plus outdoor areas of the SC State Fairgrounds. The show was held amid uncertainty concerning the novel coronavirus pandemic. Although all precautions were taken to ensure the sanitization of the venue, attendance was markedly down from previous years. The Home Show Chairman, Bill Earle of Great Southern Homes, and other Home Show Committee members walked the show after all of the displays were set up and gave an award to what they felt met the criteria for best display in each building, outdoor areas and for the overall show.
