he Ursuline Academy Master Plan was created to guide the institution in the development of the north end of its campus, including the programming of the old Gymnasium and the Primary Building. Faced with the need to remodel the old Gymnasium and Primary Building (which were flooded during Hurricane Katrina), Ursuline Academy administrators saw the opportunity to engage stakeholders from the school community in programming workshops to determine uses for these buildings and surrounding outdoor spaces.

Through a series of workshops with the school’s leadership, alumni, teachers, students, and staff, Concordia facilitated the process of constructing a collaborative plan to determine future options for the development of the Primary and old Gymnasium buildings, as well as the open spaces on the north end of the campus. The main issues addressed on the plan are the conversion of the Primary building into an Early Childhood Center, the redevelopment of the old Gymnasium building to incorporate multiple activities, the expansion and re-design of the early childhood playground, and the redesign of the sports fields located on the northeast end of the campus. Furthermore, the Master Plan addresses the creation of additional parking on the east side of the campus (Nashville St.), and incorporation of ADA guidelines to the buildings. The Ursuline Academy Master Plan accommodates the current needs and reflects the evolving vision of the Ursuline Academy campus held by administrators, staff, alumni, and students. It is the hope of the Ursuline Academy community that the facilities’ reorganization proposed in this Master Plan will continue to support the delivery of outstanding education.

Existing Conditions T

he north end of the Ursuline School campus currently houses the old gymnasium building, the Primary Building, as well as the recently built Marjory Barbier Ourso Athletic Center. These facilities are surrounded by outdoor spaces which are interconnected through a number of covered walkways (see site plan). Outdoor spaces include the early education playground, vegetable garden, and sports fields. The north end of the Ursuline School campus suffered multiple damages as a result of Hurricane Katrina and is currenly undergoing repairs.

Primary Building First Floor The Primary Building is divided into two main areas: the shop that occupies the double height space on the north end of the building and classrooms that occupy the first floor on the south side of the building. The entire first floor of the Primary Building was flooded during Hurricane Katrina and will require complete restoration and repair. The first floor of the Primary building has been gutted. The metal studs of the interior walls remain.

Primary Building Second Floor The second floor is currently divided into four art classrooms connected by a central hall, which is also used as a locker room. Support areas such as the kitchen, bathrooms, and the kiln room (former shower room) are also accessible from the central hall.

Old Gymnasium First Floor The first floor on the gymnasium is currently undergoing repairs. The main gymnasium area includes a basketball/volleyball court as well as a stage area which is accessible from both sides of the building. A fitness room is located behind the stage.

Old Gymnasium Second Floor The second floor of the old gymnasium houses two large classrooms, which are currently not in use.

Programmatic Options T

wo exploratory meetings were held to assess programmatic possibilities for the targeted buildings and outdoor spaces.

Meeting One: Old Gymnasium The purpose of the first meeting was to understand the programmatic needs for the old gymnasium building and its adjacent outdoor spaces. Concordia guided the participants through a brainstorming exercise to determine future uses for the old gymnasium building considering the current activities held there, as well as space needed to accommodate additional activities. The following are suggestions for the activity areas gathered from the discussion: Space Cardiovascular Room Training Space Coach Offices Health Bar / Coffee Shop

Description The existing weight room should be expanded to incorporate a cardiovascular room. Training space should be included in the building. This space should be in close proximity to the weight room and connected to the trainer’s office. Permanent office space for coaches should be located in the Old Gym building. A gathering space, possibly a health bar, could be located in the building or on adjacent outdoor spaces.

Space for Basketball, The gymnasium space (court) will be preserved for these activities. Volleyball, and Cheerleading A dance practice room should be included in the building, possibly on Dance Practice Room the second floor. This space could be shared with other activities. Multi-Purpose Classroom, These spaces could be shared by multiple activities. Conference Room, Event Space, Multimedia Room Storage, and Uniform Possible location on the second floor. Storage Changing rooms for visitor teams need to be incorporated into the Locker Room building. A laundry room should be included in the building, possibly on the Laundry Room second floor. Gymnastics / Music Practice Space for music rehearsals and gymnastics should be included in the building. These spaces could be shared with other activities. Space A swimming pool could potentially be located on the side of the old Swimming Pool (Optional) gymnasium building. If the swimming pool is built, changing rooms should be added. Space for after school study and extra-curricular activities is needed. After School Study Room Students expressed the desire to add a rock-climbing wall to the old Rock-climbing Wall gym. Alumni Memorabilia (Hall of Space for alumni memorabilia and alumni meetings could be Fame) incorporated into the building, possibly on the second floor. Existing facilities include the weight room and the gym. The gym, which Weight Room and is used mainly by middle school students, should be maintained for its Basketball Court current use. The weight room should be expanded to incorporate a training room and an office for the trainer. Meeting Two: Primary Building The purpose of this meeting was to understand and elaborate on the programmatic options for the reconfiguration of the Primary Building and surrounding spaces.

The conversion of the Primary Building into an Early Childhood Education Center addresses the following goals:

he following are the proposed site and building layouts for the north end of the campus including the Early Childhood Education Center, the old gymnasium building, and outdoor spaces.

Outdoor Spaces The plan provides for a more organized and well connected north end of campus. The covered walkways are extended and organized so that all buildings are interconnected.

Sport Fields The proposed sports fields for the north end of campus include a softball field, a 150’ running practice track, and a long jump pit.

Outdoor Storage Space / Shaded Area A porch/gallery is proposed to be built on the north side of the old gymnasium building. This porch will provide shading during practice and games, as well as house storage spaces and additional locker space. It will also enhance the facade of the old gymnasium to the Claiborne side.

Swimming Pool An open swimming pool could potentially be located on the south side of the old gymnasium building. If the swimming pool is built, changing rooms will be placed in the old gymnasium building.

Additional Parking Five additional parking spots will be located on the east side of the new gymnasium building. The property line will be verified in the schematic design phase.

Early Childhood Playgrounds The Early Childhood Education playground located on the west side of the Early Childhood Education Center will be completely redesigned to incorporate multiple activities for kindergarten students and toddlers. Storage space and a covered lunch area will be part of the playground area. There will be direct access to the restrooms from the playgound. Additionally, the outdoor area located on the south side of the building will be turned into a playground and vegetable garden. This playground will have direct access from the toddler classrooms.

OLD GYMNASIUM

First Floor

First Floor

A open plan layout organized around a “Town Square” common area is proposed for the Early Childhood Education Center with classrooms or “centers” separated by furniture and movable walls. Some of these areas, such as the black box theatre and the science lab, will be shared by all students while other areas will primarily be used by toddlers or kindergarten students. The different sections will use one of the rooms as their main classroom or gathering space and then rotate by the other “centers” throughout the day. The toddler area is organized in a more traditional way. The two toddler classrooms are separated from the “town square” common space by movable walls.

The first floor of the old gymnasium will house the weight room, the sports court (volleyball/basketball court), and a training room and trainers’ office. The sports court area will be used for multiple activities such as cheerleading practice, music practice, etc. The circulation will be redesigned to provide direct access from the new gymnasium to all activity areas on the building’s second floor. It will also provide access to the outdoor swimming pool. Additional bathrooms will be placed close to the weight room area and in the front of the building with direct access from the sports court.

This type of open layout provides for maximum flexibility, allows for expansion, and avoids duplication of activity areas. It can also be modified at minimum expense in case the programmatic needs change. This model encourages more planning and communication among teachers. Careful scheduling and coordination of activities will determine the success of this model. Several measures have been taken to address the possibility of flooding. First, the structure and finishings of walls and interior partitions will be made of submersible inorganic materials, which are not affected by exposure to water. The fixed furniture will be made of submersible materials as well. Second, storage rooms will be located on the second floor of the building. A small-sized elevator will be added to the building so materials, furniture, and equipment can be lifted and stored on the second floor in case of a hurricane event. And finally, fixed equipment such as ovens, microwave ovens, and storage rooms will be placed high above the floor so that they will not be damaged in case of flooding.

The raised stage area will be demolished and turned into a weight room and the second floor (the current space over the stage) will be expanded.

Second Floor The second floor houses two multi-purpose rooms, locker rooms, and storage rooms . These rooms will be used for yoga classes, dance classes, gatherings, and after school activities. The main multi-purpose room, which overlooks the sports court, also includes a kitchenette and can be divided by a movable wall.

Second Floor The second floor houses the teachers’ work room, the library and testing room, the kitchen, the laundry room, and storage rooms. The storage rooms are dimensioned so that they can be turned into additional classrooms and support facilities in case the program expands to incorporate additional sections.
