HELLO

C

entury City has had a great start to 2022 with our popular Century City Sports Festival returning for the 13th time after a one-year hiatus. The energetic touch rugby teams ignited the festival on the Friday afternoon and evening, with another seven exciting sporting codes to follow. On Saturday morning, I enjoyed seeing all the pre-dawn preparations and the energy building as runners started arriving for the Century City Express with Discovery Vitality. Standing at the finish line, it was exhilarating to see the winners blaze through, and the determination of every runner who received a medal. The return of the Century City Sports Festival brought together amateur athletes from a variety of sporting codes and is the first of many events we are planning for the year ahead. Our Natural Goods Market is already gearing up for its 4th time since we can host it again, and we’re looking forward to welcoming regulars and newbies to the popular Night Market. See our Hip & Happening events page (page 28) and watch our social media channels and newsletters for updates.

The energy was palpable as all the runners were excited to attend a group race event again, despite only being able to field 2,000 runners. As per previous races, participants started just after Manhattan Park and ended on Central Park, however, a section of the new Ratanga Park was included in Saturday’s course.

OUR SMART CITY

SMART URBAN PRECINCT MANAGEMENT

Let’s look at the key focus areas of Urban Precinct Management within Century City, and some of the smart practices we have implemented:

TAKING C ARE OF OUR CIT Y

Centrally managing a precinct such as Century City involves an intricate network between management of the four key elements, which are Urban Management Services, Traffic Management, Disaster Management, and Incident Management. “Our various teams ensure that all infrastructure maintenance is taken care of, as well as area cleaning, landscaping and general repairs, and maintenance of the areas under our control,” says Gordon Ralph, Facilities & Infrastructure Manager at Century City Property Owners’ Association (CCPOA).

SMART WATER MANAGEMENT 1.

Urban Precinct Management is the foundation of any well-run precinct and it also serves as the juncture where the other segments, namely safety and security, environmental sustainability, communication, and community, converge. Being so multi-faceted, it has an array of touchpoints and focus areas that must be managed and controlled efficiently to ensure a successful whole.

2.

3. 4.

Ralph explains that it is therefore vital that all the teams within CCPOA have synergy and that communication with stakeholders and the community remains a priority.

5.

“As a Smart City, we look at managing Century City as a world-class precinct through the lens of always aiming to improve the way we do things. We achieve this with the assistance of technology where possible, while always aiming for responsible environmental sustainability.”

11

CCPOA supplies property owners with treated effluent water that is used for irrigation and, in all green buildings, for air-conditioning (HVAC), and flushing of toilets. A fully automated irrigation system, controlled by a telemetry system, services the entire precinct’s common area landscaping. A network of canal recirculation pumps assists in maintaining the water quality of the 8.5km of canals across the precinct. Water Quality Management Plan in place with Specialist River and Wetland Consultant advising with water quality monitoring in the canals, storm water detention pond, and wetland system. The canal and wetland system are part of the storm water management system. This is a huge savings to the developer during the construction of buildings when compared to other precinct developers.

SMART URBAN PRECINCT MANAGEMENT

SMART ENERGY MANAGEMENT 1. 2.

3.

LED lights are utilised in all new street light installations. Electric vehicle charging stations are available at various car dealerships. BMW Century City has two charging stations available to the public, and Mercedes offers two charging stations by appointment. Porsche Century City has one charging station for exclusive use by Porche owners. Solar system management for CCPOA buildings.

SMART COMMUNICATION 1. 2. 3.

Digital radio communication network is utilised for security and maintenance purposes. Free community WiFi in partnership with Century City Connect. American Tower Corporation SA agreement to provide the best cellular coverage with least aesthetic intrusion.

SMART TRAFFIC AND PUBLIC MOVEMENT MANAGEMENT 1. 2. 3.

4.

5.

6.

Live traffic updates are available on the website, updating every minute. Pedestrian and vehicle wayfinding signage system in place. Running and cycling routes are available across the precinct, which promotes the health and wellbeing of the community. It also forms part of our 15-minute Smart City, which means that you can walk or cycle to any destination within the precinct not using a fuel-driven vehicle. Having access to fast and efficient transport through the MyCiTi bus network throughout Century City smartly alleviates parking problems, lessens carbon emissions, and gets you where you want to be, faster. Century City has two Public Transport Interchanges (PTI) where Golden Arrow Bus Services, MyCiTi Buses, and the taxi associations converge. These PTI’s are managed and cleaned by the CCPOA. Free WiFi is available at the PTIs as well as at some MyCiTi stops and 24 hours security guards are deployed at these interchanges. E-parking open parking areas provide alternative, safe, and secure parking for office workers and entry and egress is controlled by smart card.

12

SMART FACILITIES MANAGEMENT AND INCIDENT REPORTING 1.

2.

Pavement and bridge management system in place to monitor and predict maintenance requirements to extend the lifespan of these valuable assets. Incident desk management system for maintenance recording and monitoring. From our Security Operations Centre (SOC), we are connected through various touch points to internal and external role players in managing our urban precinct.

“We continuously look for smart ways to do what we do,” says Ralph. “Even though we have successfully implemented elements that work decades ago, we never stop innovating and improving.”

SMART SAFET Y & SECURIT Y LOWEST CRIME R AT E S I N 5 Y E A R S

“With Century City already a low crime precinct, we are delighted to report that our overall crime incidents, and in particular the theft and robbery incidents, have dropped significantly by 70% since 2017,” said Marinus Boshoff, Safety & Security Manager at Century City Property Owners’ Association (CCPOA) in a recent Safety and Security statistics feedback presentation to directors where the incident statistics in Century City from 2017 to date were shared.

Century City’s expanded & integrated security solution (read more here) in partnership with preferred security service providers, Securitas, and Zonewatch Security, offers commercial and residential property owners and tenants a single, dynamic, and cost effective 24/7 security solution that includes CCTV monitoring-by-exception, intruder detection, alarm monitoring, and armed response, all co-ordinated from the Century City Security Operations Centre (SOC).

“We unfortunately can’t claim to be a 100% crime-free zone, but we do pride ourselves on our comparatively low crime statistics, which is in no small part a result of the zero-tolerance approach to crime that has been adopted since Century City’s inception. In addition, the success rate in apprehending those who commit crimes in Century City is well above the norm. Our smart initiatives, such as our LPR camera upgrades, have already shown an increase in successes of both monitoring and apprehension.”

It is through this partnership with property owners that preventative measures can be perfected. Boshoff explains, “We currently have 14 large properties/ developments that have signed up for the expanded and integrated security solution, which is already showing great success. This amounts to an additional 184 cameras that feed into the SOC, which is a substantial leap in terms of the ability to monitor and report. We have seen the best response from residential complexes and are currently focusing on signing up the smaller businesses in the precinct. Rabie Property Group, the main developer of the precinct, has their buildings’ cameras feeding through to the SOC, with some in progress. We also have the co-operation of all the largest residential developments.”

Residential housebreak and theft showed the most significant improvement, with only a few isolated incidents recorded in 2021. “Our business areas reported very few break-ins during 2021, with one or two buildings clearly being targeted,” explains Boshoff. “From our live data, we are able to immediately pinpoint buildings and areas that are out of the ordinary and we can, together with the owners of those buildings and businesses, implement preventative measures.”

13

SMART SAFETY & SECURITY

Due to the increased and improved monitoring through various smart initiatives (read more here), the SOC can detect suspicious persons and suspicious vehicles more effectively, and these can be reported speedily to the authorities. “Crime in the common areas of the precinct is virtually zero,” explains Boshoff. “Working with the various property owners and stakeholders, we can combine our efforts and effectively monitor and identify culprits. Through multiple touch points and technology, we can control these environments quite well.” The only substantial increase in the precinct over the last year is vehicle accidents, both motor vehicle and motorcycle. This has increased to 146 incidents over the last year, and equal to that of 2019. Boshoff explains that the most accidents are reported at two main entrances to the precinct on Century Boulevard, namely the BMW / Colosseum circle and the Steelbridge intersection from the N1.“We urge drivers to not take chances at these interchanges. Rather err on the side of caution when crossing from one lane to the other and adhere to traffic light signals.”

14

SMART ENVIRONMENTAL SUSTAINABILIT Y IN TAKA ISL AND GOES OFF THE GRID

In line with our Smart Environmental Sustainability goals, Intaka Island has gone off the electricity grid from 2 March 2022. The installation also forms part of the Intaka Educational exhibits, with the equipment displayed in the Energy Cube. The previous installation has been in place for several years and only supplied power to part of the building.

NEWS School Groups Return

Little visitors are our favourite visitors and we’re ecstatic to be hosting school groups in our Intaka Eco-Centre again after a long absence.

On 9 March 2022, Nural Huda Nursery School brought their 4- to 6-year-olds for an educational outing. We have a special programme for pre-schoolers that includes teaching them the basics about birds, an island walk where they do junior birding, and a fun boat ride around the island.

One of the schools we recently welcomed back was Elkanah Sunningdale’s grade twos. The rangers took them on a guided walk along the island where they saw many bird species, including malachite and pied kingfishers. They also enjoyed an educational boat ride along the Century City canals and learnt about aquatic organisms during an educational activity called ‘pond dipping’.

“The guides managed quite well for our age group of 4 to 6-year-olds. Content knowledge and informative. The children enjoyed the experiences and asked lots of questions,” was the feedback received from the teachers. We’re currently fully booked for March, with schools visiting daily, so please do get in touch with us to secure your dates.

The teachers had the following to say about their outing: “We had a great morning. Organised, professional, and interesting.”

Caracal Sightings

Intaka Island is currently home to a caracal, a medium-sized wild cat that seems to be enjoying its time within our wetland ecosystem. Caracals are usually nocturnal, highly secretive, and difficult to observe, but Intaka’s caracal has been sighted during daylight on our camera trap, as well as by visitors and residents of Century City.

Captured by CCTV Other animals that have been spotted recently include field mice, giant mountain tortoises (Mus musculus), gevlekte skaapsteker snakes (Psammophylax rhombeatus), water mongoose (Atilax paludinosus) and cape grey mongoose (Galerella pulverulenta), who have all been photographed and shared on our social media pages.

WHAT IS THE CENTURY CITY ART TRAIL? The Century City Art Trail at this stage comprises 30 different art exhibits, predominantly outdoor. Some of these exhibits have been commissioned by various corporate citizens of Century City and executed by community-based and other artists. It also includes a number of scientific and technological exhibits. Pedestrian level information plaques have been erected to explain each piece. Additional exhibits and partnerships are being sought so we can continually add to the excitement and experience of the Century City Art Trail. WHAT IS THE CENTURY CITY ARTS FOUNDATION? The Century City Arts Foundation (CCAF), which has Public Benefit Organisation Status, was formed with the aim of making Century City a destination for art. It aims to preserve, foster, and communicate the arts in Century City by providing facilities, opportunities, a platform, and a forum for both established and aspirant artists across all art genres. It celebrates South Africa’s diversity and its 11 official languages, each of which is represented by a decorative column, the diameter of which is proportionate to the percentage of South Africans who speak it as a first language. Of interest, Zulu is the most widely spoken, followed by isiXhosa, Afrikaans, and then English. Impromptu Pavilion is an interactive artwork where people can sit inside the tall columns or on the wooden pavilion. It has become a photographic favourite of the community and visitors alike.

ARTISTS WANTED

ARTISTS WANTED!

THE CENTURY CITY ARTS FOUNDATION IS LOOKING FOR PROPOSALS FOR A SITE SPECIFIC ORIGINAL AND DURABLE PUBLIC WORK OF ART. We are looking for an artist or group of artists to develop a distinctive outdoor work of art that communicates and promotes the uniqueness of the site, and the proximity to and interaction with water through the use of design, spaces, colour, and subject matter for public viewing of all ages. Artists are invited to submit a proposal for this exciting opportunity to transform a pedestrian walkway through the provision of a large-scale, outdoor art piece as part of the Century City Art Trail. The space designated for this piece of urban art is the pedestrian underpass beneath Century Boulevard between Stay Easy Hotel and the new Ratanga Park. With the redevelopment of the Ratanga Junction Theme Park into a new precinct with significant residential complexes and the new Urban Park, the underpass will become an important pedestrian thoroughfare with significant foot traffic. It is recognised that the area will over time become a gateway to the new precinct and there will be an opportunity for the whole underpass to be activated with buskers, vendors, an art gallery, et cetera.

What are we looking for? • To create a piece of original public art that recognises and embraces the location’s unique outdoor environment, including the proximity to and interaction with water • To beautify and enhance a currently less interesting space for the benefit of all who pass by • To offer an interesting and exciting addition to the Century City Art Trail

Artist eligibility Get in touch with us

The Request for proposal open to all artists or teams of artists interested in creating the public artwork, for completion preferably in the second half of 2022.

Interested? Get in touch with us for all the Request for Proposal details by calling Tatum Sieni on 021-552 6889 or emailing her at tatum@centurycity.co.za.

Artists with public art experience and reviewable portfolios are eligible. Community groups and youth and student artists can work with an eligible artist on the project.

DID YOU KNOW?

who invented the hamburger

The exact origin of the hamburger may never be known with any certainty. Most historians believe that it was invented by a cook who placed a Hamburg steak between two slices of bread in a small town in Texas, and others credit the founder of White Castle for developing the “hamburger Sandwich.” Considerable evidence suggests that either the United States or Germany (the city of Hamburg) was the first country where two slices of bread and a ground beef steak were combined into a “hamburger sandwich” and sold. All claims for invention occur between 1885 and 1904, making it probable that the hamburger was created sometime during these two decades.

CURRO CENTURY CIT Y

OPENS PLOVER FIELD On 15 March, Curro Century City Independent School launched their brand new astro, the aptly named Plover Field. Overdue by several months, the installation of the astro was delayed by none other than a plover family. “In July 2021, the Executive Head of Curro Century City Independent School, Colleen Bentley, contacted the Century City Property Owners’ Association (CCPOA), very concerned about a pair of Blacksmith lapwings or Blacksmith plovers (Vanellus armatus), also known as kiewiet, that had nested in the middle of their sports field,” says Louise de Roubaix, Environmental and Horticulture Manager at CCPOA. “Simultaneously, we started receiving calls from concerned residents overlooking the field and seeing the large machines come in. I visited the site to further investigate and found two eggs, snug in a nest at the back end of the construction site. We immediately ensured the nest was demarcated and surrounds cordoned off to ensure no disturbance.”

Blacksmith Plover (Vanellus armatus)

The opening of the long-awaited sports field, now known as Plover Field, was an exciting occasion as both staff members and learners finally got the chance to visit the newly opened field. After the opening ceremony, the primary school also hosted their interhouse athletics, effectively christening Curro Century City’s new field.

Plover eggs normally take up to 28 days to hatch and any big machine will cause a disturbance, forcing the parents to abandon the nest. De Roubaix explains that it’s very important not to disturb any nest with either eggs or chicks. “It was mutually agreed between the CCPOA, Curro Century City, TurfTech contractor, and residents, that construction be delayed for a couple of weeks to give the eggs time to hatch and the chicks to safely settle. The site was continuously monitored by the CCPOA Environmental & Horticulture Division and early in September 2021 the plover chick successfully hatched.”

OUR COMMUNITY

In her speech addressing the crowd of learners and guests at the opening, Executive Head of Curro Century City Independent School, Colleen Bentley, drew inspiration from the very bird that had caused so much excitement. “We all know the story of the plover, or kiewiet pair, whose nest delayed the start of this project by three weeks because they nested in the middle of the field, and today we pay them homage by naming this field after them. What we learned from those feisty birds, besides patience, was symbolic of the kind of grit we want our athletes to develop. They owned their space, they were determined to defend it, they were protective of their young, and they were loud in their support of their chicks. Be like the plovers! Be proud of who you are – hold your heads up high and own your place on the field or on the track.” “Give your all to achieve the best you can on the field or in your race. Defend your position with all you have – never give up. Be good models for younger athletes and protect and support them loudly and enthusiastically.” “This is another great example of how conservation, development, education, and the community can come together to ensure that development is done in an environmentally sustainable manner,” concluded De Roubaix.
