ften, master communities need to rejigger their plans as the real estate market and buyer preferences shift and swing. But 20 years in, Spring Creek in Louisa County is still right on target. The original zoning for the community in 2001 allowed for 1,200 homes over 950 acres. After 20 years, there have been 700 homes completed or under construction and demand is accelerating. Dan Girouad, Broker with Spring Creek Realty, says, “Interest in living in Spring Creek is only growing. A typical year for us has been around 40 new homes. We’re up 50 percent this year. By the end of 2021, we’ll have 60 new homes sold.” What’s the draw? “It’s different things to different people, but Spring Creek offers something for everyone. Usually, at the top of the list is resort-style living and location. But there’s so much more.”

Golf is the driving reason people move to Spring Creek for only about half of the buyers. Whether you play or not, the course is beautiful and offers an attractive landscape and views for anyone living on or near it. The other half of buyers come for everything else this resort-style community offers.”

If your schools are good, you’ll get businesses and families. And right now, our schools are second to none. As Spring Creek continues to grow year over year, more businesses find it attractive to be right outside the gates. The Spring Creek Business Park is a 155acre site with frontage on I-64. The Best Western Hotel was the original entry in the business park. Medical, dental, and veterinarian practices are now joined by other businesses. “Businesses look at a 15-mile radius for the number of roofs and the income of the people living there to determine whether or not to locate in an area,” says Barnes. “We already have strong health care providers, restaurants, hotel and other businesses in the park. Choose Your Style Given that there are 700 homes already in the ground or under construction, buyers have many different options to consider when looking for just the right home. Townhomes, villas, estate-style or cottage-style homes are all available, appealing to a wide range of buyers and household sizes. In addition to the style of house, Spring Creek offers three types of lots: golf, neighborhood, and conservation. As each new phase opens, the three lot types become available for new construction, with an average size of one-third of an acre. Buyers can be close to the action with a golf course lot starting at $175,000. Maybe being surrounded with friends and neighbors is more appealing on a neighborhood lot starting at $80,000. Or enjoy nature with a conservation lot starting at $90,000 that backs up to the trees.

Girouard says Spring Creek is very attractive to people moving from other areas, especially Northern Virginia. “They’re familiar with the area. Maybe they want to be close to Charlottesville and find that this offers the perfect lifestyle and convenience to what Charlottesville offers, at a great price. Their

money goes a lot further here than it does outside of D.C.” Mahan sees the same trend. “A lot of folks are moving from larger cities. That may be in response to the pandemic, or they are just at a stage in life where they have more options. But people are looking for more green space, and the resort-style living at Spring Creek is so appealing. “I see a lot of families, people downsizing, UVA alumnae returning to the area, and people just discovering the area from Northern Virginia. It’s the whole gamut. And that’s reflected in the demographics of Spring Creek.” While your housing dollar goes further at Spring Creek than many urban areas, there’s more to consider than just the list price. Homeowners at Spring Creek benefit from a real estate tax rate in Louisa County of only $0.72 per $100 of assessed value. Compare that to the Albemarle County rate of $0.854 per $100 of assessed value; and Charlottesville’s $0.95

per $100 of value. Barnes says, “We have only raised the mill levy once in the past 20 years. We like to live within our means here.” As Spring Creek continues to evolve, Girouard doesn’t expect any real significant changes. One reason is that the original plans were spot on. “We plan on staying the course here. The market and demand are strong for what we offer at Spring Creek. We’ll continue to do what we do better and stay attuned to what buyers want. Our homebuilders are among the best in the area so each year our new construction reflects the very latest in the housing market. “One thing we are working on is how we market our golf club to potential new members. We signed on with a new marketing agent from the golf end of the operation to attract more golfers to the community. With the quality of course we offer, we think we can penetrate the market a bit more and see an increase in our golf memberships.” In the past two years, there have been
