22nd Annual Thursday through Sunday September 15-18, 2011 Hours: Thursday, September 15 10am – 9pm Friday, September 16 10am – 9pm Saturday, September 17 10am – 9pm Sunday, September 18 10am – 6pm Admission: $10/person Free for children you can carry. Toddlers and young children are the parents’ responsibility. Please supervise your children closely. Strollers must be left at the door. Tickets will be on sale at every home during the Parade. One ticket is good for admission to all of the homes on any of the days. You will be asked to remove your shoes while touring each home. We suggest you wear slip-ons. Shoe covers will be provided at the first home you visit and are yours to keep. Please do not sit on the furniture. Please ask permission before you take pictures or measurements of the rooms.

Welcome to the 2011 Parade of Homes. The past few years have provided economic challenges for the Missoula community and the local building industry. However, challenges are often accompanied by opportunities. This year, the Parade of Homes Tour is comprised of unique projects which provide a wide range of examples of today’s housing choices under the Big Sky. The diversity of these homes truly showcases the creativity, ingenuity, and craftsmanship of our builders and their supporting subcontractors and suppliers. This fall, the Missoula Building Industry Association presents five unique projects. They include two high end custom homes: a western style ranch home and a maintenance free luxury townhome. The traditional, yet modern, log home is definitely worth the drive and the two remodel projects provide beautiful examples of how you can recreate your existing home. These projects provide many ideas and examples of how working with a builder can help create a space custom designed for your needs. Whether you start from the ground up or you want to remodel your existing space, we have professionals who can make those plans a reality. I would also like to thank the Missoula community for supporting the first Missoula Student Built House raffle. The second Student Built House is currently under construction and will be presented during the 2012 Parade of Homes. Call the MBIA office for details on the house raffle and project updates. The Building Futures Program is excited to announce the construction of their second Student Built House. This home will be located in a new area in the Linda Vista Subdivision. The groundbreaking ceremony was held June 14 and construction will begin this fall. The Building Futures Program is community partnership of the Missoula Building Industry Association, the College of Technology and The Flagship Program.

Students from the carpentry program at the College of Technology and the high school Flagship program will be working on the house along with their supervisors and instructors. Many local businesses have donated time and materials towards this project, and the Building Futures Committee appreciates their generosity. The first Student Built House was successfully raffled off on January 2, 2011, and this house will also be raffled off. Raffle tickets will be available this fall for $100 each. Proceeds from the raffle will go toward funding future projects and awarding scholarships to eligible students who were involved. Make Every Room in Your Home Look Better

For Less – With Lighting!

There’s good news for homeowners wanting to freshen up their décor without splurging on new furniture or a costly renovation. A few simple – and budget-friendly – changes in any room’s lighting will make a noticeable difference! Regardless of which room needs updating, the correct lighting choice is the most significant single factor in a room’s decorative appeal. “You can even achieve the look of custom lighting on a limited budget,” says certified lighting designer Joe Rey-Barreau, an education consultant for the ALA and an associate professor at the University of Kentucky’s School of Interior Design. “I find the best way is to use sconces whenever possible. The majority are very reasonably priced. The ideal type of sconces for achieving the best effects are either very small – which brings attention to them – or versions that direct the light upward.” Libbe Milicia, director/decorative product development for Progress Lighting, agrees that putting extra illumination on the wall can make a significant impact. “Adjustable swing-arm lamps are available in direct-wire and plug-in models for maximum flexibility. Not only do they serve as decorative elements, but they also add an extra layer of light,” she says. “Consumers have a ‘less is more’ attitude today, so the products purchased must represent quality, functionality and performance”, says Milicia. “Wall sconces can function as tableside reading lamps in place of a traditional table or floor lamps to suit less-cluttered interiors.” If dual functionality is the goal, consider one of the new energy-efficient ceiling fans. “There are some amazingly interesting light kits for ceiling fans that can create a focal point in any space,” Rey-Barreau says. Those that have indirect light shining above the motor offer a lot of visual appeal and can make a room look larger. Another good technique is to hang mini-chandeliers in numerous areas of the home. “Many small-size chandeliers are affordable and provide a lot of aesthetic bang for the buck. I recommend using only chandeliers with shades; decorative lighting should not have the bulbs visible,” Rey-Barreau says.

If You Want the Job Done Right,

Hire a Professional Remodeler Any homeowner planning to remodel wants nothing less than a professional job. Who wouldn’t want the best quality in terms of workmanship and materials when it comes to improving their most prized and most valuable asset? However, when it comes to selecting a remodeler, too many buyers conveniently forget the time-proven adage that “you get what you pay for.” The dilemma that confronts many homeowners is their desire for a top-notch job at the lowest possible price. With price as their primary focus, they ignore other criteria that may carry more weight in producing a successfully completed project and a smooth working relationship with the remodeler. It’s understandable that price is a major consideration when it comes to remodeling. The cost of remodeling has increased as the demand for remodeling grows. Higher costs of materials and scarcity of skilled labor are just two factors contributing to price hikes. Homeowners need to understand that remodeling is a service and not merely a product. This service encompasses the intangibles that make up the process of remodeling – how everything comes together and results in a satisfying experience and an acceptable finished product. The materials and products that go into it can’t define a professional job alone. The nature of remodeling as a service becomes even more pronounced when you consider that inevitable you’ll be sharing your home with the remodelers’ crews for weeks or even months, depending on the scale of the project. All remodeling involves some degree of inconvenience, but inconvenience can easily turn into a nightmare if you remodeler doesn’t put your family’s comfort and concerns first. Rather than selecting a remodeler based on where one bid falls compared to others, shift you focus to finding a professional remodeler; then go about getting a bid on your job. If the bid is higher than what you budgeted,

work with the remodeler to decide where you can cut back or what you can postpone to keep the project on budget. Some important characteristics you should be looking for to ensure that you hire a professional remodeler are: • Experience – Ask how long the remodeler has been in business. Longevity suggests financial stability, which is necessary for the remodeler to finish the job and still be available if a problems crop up after the job is completed. Also, the more jobs the company has completed, the more expertise the remodeler will bring to your project and the hidden surprises that remodeling typically entails. • Reputation – Look to the remodelers’ former and current customers to gauge the company’s reputation. Obtain the names and phone numbers of customers you can call to get their impressions of the company’s work and customer service. • Business Credentials – A good place to start your search for a remodeler is with your local builders association and it’s affiliated local Remodelers Council. Groups like these help to keep their members informed about new products, construction techniques, business practices and industry issues. Participation demonstrates a remodeler’s commitment to professionalism and to the remodeling industry. Many trade groups also confer professional credentials, such as Certified Graduate Remodeler (CGR), to those who meet their requirements, which is a positive indicator of the remodeler’s reputation. • License and Insurance – Ask to see a copy of the remodeler’s contractor license. It is also important to verify that the remodeler carries workers’ compensation and liability insurance. Have the remodeler show you copies of both insurance certificates to protect yourself from liability in situations involving job site injuries or property damage resulting the work being done on your home. If your goal is a professional remodeling project, then your best bet is to hire a professional remodeler. The extra cost will pay for itself in the satisfaction you receive while the project is in progress and during the many years you will enjoy the completed project. Baby Boomers Don’t Have to Budget -ifThey Remodel Right

Baby boomers people born in the post-World War II years between 1946 and 1964 – are entering or nearing retirement age. And research shows that Americans have a strong preference to remain in their current residence for as long as possible as they grow older, meaning they will need to remodel or adapt their homes to meet their changing abilities and circumstances. This is called aging-in-place. Aging-in-place is generally defined as living in one’s home safely, comfortably and independently, regardless of age, income or level of mobility. It can be an agonizing decision to have to choose whether to move or stay put. Older Americans have always been the least inclined to move, compared to home owners of any other age group. Research from the National Association of Home Builders (NAHB found that more than 50 percent of those ages 55 or older

have lived in their homes longer than 10 years. Many older home owners would prefer to stay close to friends and family, value the community that they have been a part of for many years and don’t want to start over someplace new. Also, some may have to stay where they presently live because of financial concerns and limitations imposed by living on fixed incomes. Very simply, “getting around” is the key to making a house compatible to the needs of the aging-in-place occupant. Remodelers report that the most common projects for their aging-in-place clients are making more accessible accommodations, installing brighter lighting, widening doors and hallways, adding railings or grab bars to prevent falls, changing floor coverings to add traction and eliminate slippery surfaces, and installing ease –of-reach and bend systems. Home builders and remodelers are ready for this large population that will seek their services to help them live conveniently and safely in the home and community where they feel most comfortable. he Stoneybrook II at Water’s Edge shows how the interiors of the townhomes at Water’s Edge can be customized to fit an owner’s individual needs and tastes. Whereas the original Stoneybrook model was finished in a traditional craftsman theme, the Stoneybrook II has been finished with a more contemporary and Asian theme. The home is approached through an intimate entry court with bamboo fencing. You enter the home through a custom oak door with art-glass accents into an entry vestibule with slate flooring that is carried up the adjacent wall as a backdrop for floor-to-ceiling bamboo accents. Off the hallway is a guest bedroom featuring a custom Murphy bed and its own full bath featuring a unique art-glass window into the hallway. Halfway down the hallway you will find an elevator that provides access to the second level. At end of the hallway is the great room; combining kitchen, living and dining areas with an expanse of windows overlooking a two level patio and the Clark Fork River beyond. The kitchen has extensive custom bamboo cabinetry. An island with a lower granite and custom maple slab countertop separates the kitchen from the living room, which is a dramatic two-story space accentuated by two large, curved log beams. A unique electric fireplace with a bed of glowing coals is surrounded by custom bamboo cabinetry that includes a TV concealed behind sliding doors and flanked by built-in display shelves. Appliances include a gas cooktop with hood, French door refrigerator/ freezer, double wall mounted conventional/convection/microwave combination ovens and dishwasher, all in Jenn-Air’s oiled bronze finish. The dining room includes a wall of built-in glass doored bamboo cabinets with a granite-topped sidebar with mirror above. The hallways, stairs, kitchen, living and dining rooms all have beautiful maple hardwood floors. Across from the kitchen the hallway leading to the master suite is flanked by a built-in pantry on one side and foldaway doors hiding the laundry alcove on the other. The foyer serving the master bedroom, bath and walk-in closet includes a lighted accent panel and a paper birch tree. Entry into the master bedroom is through an oversized, partially translucent custom door riding on concealed barn door hardware. The master bedroom has large windows and a glass door overlooking the patio and the river. The spacious master bath includes a walk-in shower, a soaking tub in a tiled deck and his and her vanities. An oversized walk-in closet is well appointed with maple shelving, double-level rods and baskets for convenient storage. At the top of the cable-railed stairway is a loft overlooking the curved log beams that form a backdrop to the living area below. There are spectacular views of the river from this space, which will be used as an office by the owners. This level also includes a spacious guest bedroom with a full bath with a round Shoji screened accent window between the bath and loft area. The home has a six-source audio system with individual room controls, a 3 zone Ruud 90% efficient furnace/air conditioner and radiant heat under the tiled floors in all bathrooms. Over 550 square feet of outdoor living space is provided in a two-level, walled patio overlooking the river and the expansive, HOA maintained common area that meanders throughout Water’s Edge. Kitchen Lighting If you’re looking to add some visual oomph for the kitchen without springing for new cabinets, countertops or appliances, try colorful pendants. These highly affordable fixtures are perfect for putting aesthetic and functional punch in dining rooms and entertainment areas, according to Rey-Barreau. Not enamored with pendants? No problem. Milicia suggests another cost-conscious option: interior hanging lanterns. “There are many functional – yet decorative – models that would enliven a kitchen. “You can hang the lanterns individually over a breakfast nook for extra light, or place them in multiples of two or more over the kitchen island. It’s a fresh approach that earns points for style in a non-traditional fashion,” she says. “If you want to have less energy consumption and a lower budget, consider a linear chandelier, which will cover more surface area than pendants while achieving maximum performance.” Another way to update a kitchen is to use a small chandelier with glass or fabric shades. “Shades are critical because they control glare, and also direct light down to the surface of the island,” say Ray-Barreau. “You could also use one over the breakfast nook.” Installing LED under cabinet lighting is one of Rey-Barreau’s favorite ways to increase functional illumination at the countertop work area. “One of the most interesting styles is very tiny ‘tape’ LEDs where single LEDs are actually embedded on a roll of tape that can be attached to the underside of the cabinet,” he says. “The tape has an adhesive on one side, so it’s as simple as putting Scotch® tape on a surface.” (continued on pg. 42) Missoula Building Industry Association 23

the Builder McCollum Builders and Design, owned and operated by Doug McCollum, has been in business since 2004, but Doug has been involved in the building industry for over twenty years. Born and raised in the Nine Mile Valley, Doug is proud to be a local builder helping the community he grew up in succeed. Doug spent time studying architecture at MSU. He has furthered his education by being a member of the National Home Builders Association, Missoula Building Industry Association and Design Institute for Builders. Doug’s first official entry in the Parade of Homes was in 2005, entitled “The Continental”. In 2009, He entered “The Fishin’ Log”, an extensive remodel project encompassing a home, shop and landscape design that won him Best Overall Design, the Craftsmanship Award, and Memorable Design in the remodel category while tying for Best Kitchen. McCollum Builders and Design’s main focus over the years has been on new design/build homes for energy efficient one floor living with special attention to the “baby boomer” generation. Doug enjoys remodel projects as well and has recently branched out into light commercial and design construction. ou’ve met The Remingtons, you’ve met The Winchesters, now meet The Sharps. The Sharps location offers both old growth tree privacy and magnificent views of Lolo Peak. The original home was built in the mid-70’s and was 4176 sq.ft. The extensive remodel added 4700 sq. ft. of new living space. The home originally was a classic split level with sunken living room and had seven different levels throughout the home. The Sharps was designed and remodeled around old growth trees, with attention to handicap accessibility and two home based businesses. The features of this design give birth to an “aging in place” home. The new addition removed four levels of the original home and replaced it with one level. The wider hallways offer ease of movement and accessibility throughout the home. The seamless walk from the street to the front door was designed with handicap accessibility in mind. The wide tile entry corridor offers exciting options around various corners. Turn right onto the oak hardwood floors which will lead you to the beautiful centrally located living room which envelopes the original fireplace and a new bay window looking onto the water feature in the yard and access to the deck. The hardwood floors continue around into the dining room, which is great for dinners with friends and family. The kitchen is open to the dining room and has a lowered eating bar accessible by wheelchair and a great space for two. The beautiful oak cabinets compliment the new stainless steel appliances. The kitchen sink has a wonderful view out the front yard and across to the wooded park. The original two story structure part of the home continues on to the right. When turning left off the entry way there is the drop area or entrance to the garage. The Master suite encompasses the back portion of the home, giving the owners a wonderful private area. This master suite can be accessed off the living room or through the master closet. The bedroom is carpeted and the peacefulness and quietness is enhanced by the beautiful views out the bedroom windows and onto the private deck. The Sharps has a unique requirement; to incorporate two home based businesses, each with specific needs. Just to the left of the drop area is the entrance to one work area for the supply based business and large storage room. Bathroom Lighting The typical master bath renovation is costly, but installing some new lighting is not only much cheaper, but can yield just as much impact to anyone using that space. “I always recommend at least three layers of light,” Rey-Barreau says. “The primary one would be at the vanity, which is best achieved with lighting above and on the sides of the mirror. Although not my preference, small recessed lighting above the mirror can also create a very dramatic effect.” If you like the look of recessed, Milicia suggests mounting the downlights 24 to 36 inches on the centers between your face and mirror. She also suggests placing wall sconces on either side of the mirror to help reduce shadows that could be cast on the face and to supplement the ambient lighting. How much illumination is enough? Rey-Barreau says the lighting at the vanity should be approximately 120 watts of incandescent at the top of the mirror and 60 watts on each side. If you’re using compact fluorescent bulbs, that would be approximately 30 watts at the top and 15 watts on the sides. The second layer of lighting he advises is to have an overhead fixture. “The most dramatic would be one that is close to the ceiling and provides both direct and indirect light,” Rey-Barreau suggests. This is not a standard feature in many builder homes and is a highly functional amenity. Milicia adds, “Accent lighting with natural textures will offer a pampered touch to any vanity and provide more bang for the buck.”

for Home Buyers

There are incredible opportunities to buy a home in today’s market. Interest rates are at historic lows, prices are competitive and there is a large selection of homes available to choose from. Whether you would like more space to accommodate a growing family or less to better suit an empty nester lifestyle, the current buyer’s market makes it an ideal time to make a change. But what if you have to sell your current home before you buy a new one? While the buyer’s market means when you buy your new house you will be able to get more for your money than a few years ago, it also means you will have to make sure your existing home is presented in its most attractive light in order to attract potential buyers. Here are some tips to help you improve your chances of attracting a buyer: • Start with a realistic price. Thoroughly research what homes comparable to yours have sold for in the past year, as well as what the asking price is for the homes that are currently for sale. If you are working with a Realtor, they can do this for you. A price that’s too high may keep your home on the market so long that buyers will assume there are problems. • Curb appeal is critical. Some prospective buyers never get out of the car before deciding that a run-down house is not for them. Keep your lawn neatly mowed and seed bare spots, mulch all the garden beds and plant colorful annuals, and paint or touch up fences, trim and the house itself, if it needs it. Fix anything sub-par that’s visible from the street. • Clean, clean, clean. From the minute buyers arrive at your front door; make sure that everything they see is super clean. Put out a new welcome mat. Thoroughly clean carpets, floors, baseboards, curtains, windows, and especially all the surfaces and appliances in your bathrooms and kitchens. Repaint the walls if they are scuffed or stained. • Don’t forget odor. The home should both look and smell clean and welcoming. Open windows in good weather to encourage fresh air to circulate. Use scented cleaners or air fresheners. Some sellers even pop a batch of cookies into the oven or simmer spiced cider on the stove if they know a potential buyer is coming. • Make sure everything works. Fix everything from the merely cosmetic such as burned-out light bulbs, to things that could raise red flags with buyers such as broken sink disposals and leaky faucets. If you don’t fix it, their home inspector will find it. • Clutter kills sales. Make sure beds are made, toys are put away, bookshelves are neatly organized, and counters are cleared of personal items. If your house is too full – and that includes attics and basements – prospective buyers will have trouble visualizing their furnishings and possessions fitting in the space. Consider temporarily moving some furniture or boxes to the homes of friends or family, rent a storage facility, or even have a yard sale. Prospective buyers can see that buying a house that’s already attractive and in good working order will make their lives easier – and could help you get into the home of your dreams that much sooner. Preventative Fall Maintenance Tips for You Home The children have gone back to school, professional football is back on Monday nights and the summer’s heat wave is behind us – all signs that the fall season has finally arrived. Taking on some preventative Home maintenance projects now will help safeguard you home investment. Here are a few areas of your home to pay special attention to in the next couple of months:

Check Roof Insulation Heat rises, causing heat from your home to escape through any vulnerable areas of the roof. The most efficient way to stop that loss is by installing ceiling and roof insulation with the appropriate R-value. The R-value refers to the ability of any material to resist the passage of heat.

Check for Gaps in Your Home’s Exterior Heated air also can escape from gaps that develop where building materials meet. Inspect areas where building materials may have pulled apart and caulk or seal any gaps that have formed. Check places where exterior siding meets windows and doors, around roof and foundation lines, around chimneys and where pipes protrude through walls or roofs. 48 Missoula Building Industry Association


Inspect Your Heating System Consider replacing an older or inefficient heating unit with a unit with a higher efficiency rating. If your system already is efficient, be sure to inspect and clean it regularly. Be sure that filters are clean and that you change them monthly. A timer model thermostat that can turn the heat down while you sleep or when no one is at home can help save you money.

Examine Windows Ensure that your storm windows and doors are effectively keeping warm air in and cold air out. Look for any cracks around glass, sashes and window frames. If you live in a home built in the last 15 years or so, you likely have double or triple-paned windows and low-emissivity (Low-E) glass. Both of these products increase your energy efficiency and can lower your energy bills.

Don’t Forget To Clean Gutters and Downspouts Gutters and downspouts are easy traps for leaves and pine needles, and squirrels often use them to store food. Be sure to clean gutters thoroughly, and pay special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes and cracks. Touch up any sections showing signs of rust with rustproof paint. Performing routine home maintenance is essential and well worth the time and effort to keep energy bills low, protect your investment, keep your family safe and prolong the life of your home. the Designer Working with the home owner Sara Simkowitz and David and Lindsey Knudson , I have been able to be part of a very unique project, The Urban Retreat. Taking a much remodeled home from the 60’s and 70’s and 90’s to the next century and still keep that very special Missoula Funk has been a challenge with much reward. In collaboration with Architect Greg Midgett from Paradigm Architects, the home owners and contractor Joe Stanford, JS Custom Homes, we have created a home truly representative of the new and hip of what’s happening in the Missoula Building Industry. The home is buffeted from busy Stephens Ave. by tall hedges and has a secret garden effect with a contemporary rustic style. The remodeled portion if the project blends seamlessly with the existing structure. I was able to use the home owners own furniture with only a few additions and stage a complete and comfortable home. My 20 years experience in design and product selection with SueB Design and Pierce Flooring and Design, has helped to create a truly innovative project. Thanks to all involved for a truly wonderful outcome.

building Safe Neighborhoods by Dave Martin.

I recently asked my new neighbors why they moved to Montana and they immediately gave me a whole litany of reasons including the fresh air, the economy, the gracious people and very close to the top of the list was “Safety”. As VP of Product Management and CTO of a local Technology/Phone/Security company I was curious about their perception of safety in our wonderful community. After posing a few questions and listening to their comments what struck me most is that they, like so many of us, perceive Montana as a safe place because of the image of our western culture. As Montanans we love to hunt fish and enjoy the many abundant outdoor activities that our great state has to offer and we do it with pride and great gusto. I like the idea that Montanans are seen as proud, strong, self sufficient citizens but as we approach the inevitable one million people mark I have to stop and ask….. How we will be changed? In the business technology world, we must embrace change quickly to succeed so I tend to adapt that same philosophy in my personal life. Yes, security systems are now an affordable option but they are not the catch-all for home safety and personal security. When our company began selling security systems last year I used it as an opportunity to reach out to my grown children and after a great discussion I came away with a simple check list shared below. I encourage everyone to use this list as a starting point for a family conversation about making a home safety and security plan even if you think you will never use it!

Know your neighbors. They are your eyes and ears when you are not home Trust your instincts. If something doesn’t seem “right” that odd car in the neighborhood an opened gate etc, check it out or report it. Lock your doors and your car doors. Just make it a daily/nightly habit. Don’t make it easy for potential thieves. Be responsible when you leave for vacation. Notify the newspaper delivery folks and others that you will be gone. Re-visit your “Fire exit” plan; will it work for any other disaster such as a neighborhood evacuation?

Making Sure Your Home is Properly For many people, their home is their greatest asset, so it is critical to avoid being underinsured. To protect your investment from disasters, homeowners should update their insurance regularly to include improvements, major purchases and increased rebuilding costs. To properly insure your home it is important to ask your Insurance agent four key questions.

1. Do I have enough insurance to rebuild my home? Your policy needs to cover the costs of rebuilding your home at current construction costs. – Replacement cost - Most policies cover replacement cost for damage to the structure. A replacement cost policy pays for the repair or replacement of damaged property with materials of similar kind and quality. – Extended Replacement Cost - This type of policy provides additional insurance coverage up to 50 percent over the limits in your policy, which could be critical if there is a widespread disaster that pushes up the cost of building materials and labor. – Flood Insurance - Standard home insurance policies provide coverage for disasters such as fire, lightning, and storms. They do not include flood. Flood insurance is available separately.

2. Do I have enough insurance to replace all of my possessions?

– Most homeowners’ insurance policies provide coverage of your personal possessions for approximately 50 to 70 percent of the amount of insurance you have on the structure of your home. The best way to determine if this enough coverage is to conduct a home inventory.

3. Do I have enough coverage for additional living expenses?

– Coverage for additional living expense differs from company to company. Some companies have time limits others are written at a percentage of the structure limits.

4. Do I have enough Insurance to protect my assets?

– It is also important to have adequate liability protection. This covers you against lawsuits for bodily injury or property damage that you, your family, or your pets may cause to others. Liability insurance pays for both the cost of defending you in court and for any damages a court rules you must pay, up to the limits of your policy. It is important to purchase enough liability insurance to protect your assets.

Plant fall bulbs now to get flowers in the spring (tulips, daffodils, crocus, grape hyacinth, snow drop, dwarf iris and others). 4. Protect tree trunks against antler rubs in the fall. 5. Fertilize your lawn in early fall or early spring. 6. A favorite fall ripening apple is the MacIntosh. 7. Rey-Barreau recommends wall-mounted picture lights. “These can be either permanently installed or they can be plugged into an outlet (with the wire concealed by a decorative cover),” he explains. “This type of lighting brings a high level of sophistication, and also creates a soft type of indirect light as it illuminates the painting or print.” Similarly, wall sconces on either side of the bed add a fresh visual element while performing double-duty as task lighting, according to Milicia. Decorative accents such as styles featuring hand-forged ironwork or textured forged leaves will bring a romantic, rustic flair to the space, she says. In sprucing up any room in your home consider how you use table lamps as well, Rey-Barreau says. “How many do you use in a room? What types? Table lamps can create a more diverse quality of light, and adding a few accent lamps in a room can really change the quality of a space,” he adds.
