OWNER’S STATEMENT Bledisloe Property Group is a privately owned property investment business specialising in the repositioning and long term ownership and management of strategic commercial assets. Bledisloe has won multiple awards for its refurbishment projects across Australasia. Taking an inter-generational investment view, employing industry leading design consultants and contractors is critical to deliver quality long-term assets. The regeneration of the western corridor of Auckland CBD and the excellent access to amenities, main arterials and transport, makes the property a fantastic prospect. ARCHITECT’S STATEMENT The refurbishment of 33 Federal Street is a forward-thinking response in a prime CBD location in the centre of Auckland’s commercial hub. Monk Mackenzie Architects have taken the existing podium and created a public plaza that provides a clear and generous extension to St Patrick’s square. The redesigned deck podium contains substantial landscape elements, a water feature and seating along with a custom Brett Graham art piece. From the redeveloped public podium, tenants are welcomed into a reconfigured and modernised lobby creating a strong sense of address and identity for the tech-focused redevelopment - replete with immersive digital artwork and wayfinding.

Subtle integrated lighting will give the plaza an elegant evening mode with a gently glowing pool and uplit artwork and landscape. The existing floor plates have been stripped back and apportioned with fine glazed partitions and large timber volumes complemented by contemporary furniture and fittings to maximise their generous 400sqm footprint and amplify the buildings strong northerly aspect. The large open-plan floor plates retain the industrial character of the former office building while providing sufficiently modern amenity through upgraded structure and services. This upgrade afforded Knight Associates the opportunity to refine the inherent spatial qualities and circulation within the building while offsetting robust industrial materials against richer tactile surfaces with a strong sense of permeance. 33 Federal Street is a distinctive redevelopment that revitalises a premier inner-city address and forges a new signature for tenants and the surrounding milieu.
