The Latest Trends for Home Construction in 2018
This year, single-family home construction is expected to grow across the U.S. Luxury home builders in Naperville and other Chicago suburbs are offering both ready-tomove-in homes as well as custom homes, with a variety of amenities available. New home builders in Naperville, for example, are offering thousands of dollars in free options and upgrades for buyers. The 2018 trends in new home construction are not just about style, but about floor plans, size, location, and the buying power of firsttime homeowners as well. Suburban Living Many potential home buyers can’t afford to live in urban areas and make the decision to buy a home in suburban areas instead. Today’s first-time homebuyers are much more research-oriented than past generations, so they’re acutely aware of the money saved by purchasing a house in the suburbs. Millennials may not have the funds for large down payments and extreme renovations, so many are opting for custom or newly constructed, ready-to-move-in homes. Retirees are seeking to trade in bigger homes for smaller versions, moving out of the often-crowded and bustling urban centers and building homes in the suburban areas instead. Size Is Important Today’s homebuyers are purchasing homes that fit their needs and their lifestyles, whether they’re seeking a starter home, a new home with more room to accommodate a growing family, or downsizing in preparation for retirement. Many aren’t interested in sprawling homes, but in floorplans that make the most of the space available. Open floor plans are a popular feature in today’s luxury and custom-built homes. Trends toward smaller homes with amenities like side and front porches are still in demand but have decreased a bit from 2017. JAN-FEB-MAR 2018
Style Choices Contemporary-style homes will still be in demand this year, say home construction analysts. Most homebuyers are seeking low-maintenance, single-story homes. They’re also asking for home designs with larger windows, and more of them. As technology continues to play a bigger role in day-to-day life and in the home, new innovations such as smart glass windows are expected to be a growing demand for new home construction. Accent and dark sky compliant lighting—lighting that diminishes the amount of blue light and glare in the exterior nighttime environment—will also be featured more in custom homes due to higher demand from homebuyers. Solar panels are considered not so much an option, but a requirement. Interior Style Less ornate, more comfort—that’s the trend for new home construction. Today’s homebuyers are seeking quality construction and materials, and layouts that make sense. Floors that make a bold statement are trending in 2018, say custom home builders in Naperville. Wide hallways to accommodate strollers and wheelchairs alike fit demands of both Millennials and Baby Boomers. Color schemes will focus on grays and blues, and allwhite kitchens are fading from the trend list this year. Earthy tones and reclaimed wood are expected to be popular requests in custom-built homes. Producing 65 percent lower emissions than a standard low-NOx furnace, it offers 80 percent efficiency and is a part of the Dave Lennox Signature Collection of highefficiency HVAC products. It includes a two-stage gas valve and a variable-speed blower motor that allow the furnace to quietly adjust airflow and heating output.
Best Home Technology Product: Onelink Safe and Sound Smoke/CO alarm by BRK Brands Inc. BRK Brands claims the Onelink Safe & Sound is the first announced smoke and CO alarm with the ability to process voice commands. Its location detection allows OneLink to alert homeowners of dangers in their area. It has a built-in Google Assistant and Amazon Alexa, allowing users to control other smart devices through the alarm. It also has the ability to connect to other hardwired home alarms and activate them when it detects danger.
Best Indoor Living Product: Home Automation Hub by Eaton The Home Automation Hub from Eaton allows homeowners, builders and contractors to integrate into their smart home systems and control a variety of smart devices. Best Outdoor Living Product (tie): AeroTherm Innovative Coatings by Advance Coatings Group AeroTherm is an internal insulation that reflects heat within the room and prevents it from escaping into the building structure. It is applied straight to a ceiling, floor, or wall surface. A coat one millimeter thick will save up to 35 percent of energy use, the company says. AeroTherm helps to eliminate cold spots, condensation, and mold. It can be painted or wallpapered over.
Best Outdoor Living Product (tie): Aquor House Hydrant by Aquor Water Systems The House Hydrant V2 from Aquor builds on the in-wall faucet system of the company’s V1. It can be connected under full pressure, and its O-ring connection system ensures a leak-proof seal, even at high water pressures. It drains upon disconnection to prevent freezing, and is made of maintenancefree stainless steel. The V2 adds an atmospheric vacuum breaker for anti-siphon protection.
Best Window and Door Product: VELUX Active by VELUX America Inc. The VELUX Active system allows homeowners to pair home automation with skylights to allow natural light and fresh air into the home, the company says. The system monitors CO2, humidity, and temperature, and automatically opens VELUX skylights two-to-three times daily to remove stale, harmful air. The controls are operable by a smartphone app or with Apple HomeKit, allowing homeowners to open and close skylights remotely.
