Can you feel it? It’s that time of year again where the leaves start turning, the evenings feel a bit more crisp and we fall back into our regular routines. I don’t know about you, but this summer has completely flown by and I’m in disbelief that we’re at the beginning of a new school year. We have been so fortunate to enjoy some great summer weather and I’m not sure that I’m ready to gear up for colder months. But, as with the shifting seasons of the year, change is always upon us.

Speaking of change, we’ve had a LOT of exciting changes at the Bismarck-Mandan Chamber EDC over the past couple of months, and we are very excited to welcome our new President and CEO, Brenda Nagel!

Brenda is a lifelong resident of Bismarck and is a familiar face to many of you here in our community. As a two time alum of University of Mary, Brenda spent her professional career with a few of our primary sector employers throughout the Bismarck-Mandan region—including CHI St. Alexius and Aetna. Most recently, Brenda served as the Vice President for Public Affairs & Enrollment Management with the University of Mary, where she grew annual student enrollment to the largest on-record. In addition to her professional roles, Brenda also served as the Chair of the Board of Directors for the Chamber of Commerce from 2017 to 2018. To say she understands the many facets of our community, not to mention our organization, would be an understatement. We are proud to have her leadership on-board and are excited for the years to come.

As we celebrate new leadership at the Chamber EDC, we’re also looking forward to celebrating the best of our communities at the upcoming Celebrate Bismarck-Mandan on September 28th! We have so much to be proud of in our region, and we appreciate an opportunity to express gratitude for all the great businesses and leaders within our community. I hope you’ll make plans to join us as we celebrate the entrepreneurs, businesses, and emerging leaders that will be recognized at this event.

As we round the bend into the final few months of the year, we’re celebrating a lot of change at the Chamber EDC… and we’re excited! There is so much to look forward to and we appreciate having you be a part of it. Thank you for your continued membership, your continued involvement, and for your support of the Bismarck-Mandan Chamber EDC.

NAGEL NAMED NEW CHAMBER EDC PRESIDENT & CEO

Brenda Nagel has been a valuable asset to the Bismarck Mandan Chamber EDC and other local businesses for nearly 20 years. There’s no reason to think the Linton native and lifelong Bismarck resident will be any less valuable in her new role as president and CEO of the Chamber EDC.

Nagel was encouraged to pursue her new job when outgoing Chamber EDC President Brian Ritter announced his resignation to pursue other opportunities effective July 14. Three days later, Nagel moved into the role.

FEATURE | CONNECTION 4 4 Connection
New Chamber EDC President & CEO, Brenda Nagel, officially took the reigns on July 17th.

“I never thought about applying for the job because I had a job I loved at the University of Mary,” Nagel said. “When I started getting calls, I started to think about it and pray about it. As people from the community reached out, I wondered if I was being called to do this and can I make a lasting impact on my community?”

Nagel has had a hand in many things over the last 30 years. She previously worked for the University of Mary where she was vice president for public affairs. There, she helped her team recruit what very well might be the largest incoming freshman class for UMary, with 60% plus of those students coming from out of state. Before that, Nagel worked for 25 years for US Healthcare and eventually Aetna CVS Health, from which she retired in 2017 as senior director of operations.

Nagel and her husband – mostly her husband, she said –also farm canola, soybeans, corn and sunflowers primarily in Emmons County.

From that diverse background, Nagel has gained the perspective to consider economic development on several fronts, including job development, workforce retention and agriculture. Her goal is to communicate the Chamber EDC’s efforts across all segments to build a stronger BismarckMandan.

At US Healthcare and then Aetna, Nagel got a firsthand look at how economic development efforts can impact a community in a big way.

“You want to talk about economic development, I’m a product of economic development,” Nagel said. “US Healthcare was brought to Bismarck as a call center for an HMO. There were a lot of skeptical people. I worked there for 25 years and when I left there six years ago, there were over 600 people working for Aetna. We were a service center that people admired.”

At roughly the same time Nagel took the job at UMary in 2017, she also was serving as Chamber board chair when the idea of bringing the Bismarck-Mandan Development Association and the Chamber together first gained a foothold.

Nagel sees a challenge and potential in the number of out-of-state students coming through UMary, Bismarck State College and United Tribes Technical College.

“Anyone who lives here knows we have an amazing community,” Nagel said. “We have to keep this a community in which people want to move here. We have three higher ed institutions in this community bringing and building a workforce. We have to figure out as Bismarck, Mandan, Burleigh and Morton how we build a thriving place where young people can be educated and want to stay here. We want them to find their place here.”

Nagel said the Chamber EDC’s recent strategic planning and additional planning from an economic development perspective is a starting point for her goals and objectives.

“It would behoove me to take that plan and make sure we are working on it and implementing it,” Nagel explained. “We have many members and key people in the community that helped create the plan. I have a new strategic plan to follow through on to show our members we are doing something for them.”

Nagel’s vision for the Chamber EDC is three-fold. Develop and implement a strong communication strategy, provide mentorship for the Chamber EDC staff and work closely with the public and private sector to create a strong value proposition for economic development and growth.

Membership has always been a strength for the Chamber EDC but we must focus on communicating and showing value to our members. The needs of our small business membership is quite different than the largest employers in Bismarck and Mandan. In developing a communication strategy we’ll need to define goals and how our messaging needs to reach our target audience along with seriously looking at which communication channels we want to use to communicate. Crafting compelling messages that are appropriate for our different levels of membership is key and then we must regularly assess and adjust our strategy based on feedback and results.

When it comes to mentoring the Chamber EDC staff, it boils down to identifying what each member of the team aspires to become and then helping them to reach their career goals. A strong and well mentored staff positions our Chamber EDC to be a respected and trusted resource in carrying out our strategic plan and working with our membership. We are lucky to have a solid staff base to start with so we will just keep building on the existing strength.

FEATURE | CONNECTION 6 4 Connection
Among the many responsibilities Brenda now has, she is also over seeing the remodel of the Chamber EDC building.

Finally, creating a strong value proposition for economic development and growth requires collaboration between the public and private sector. Establishing partnerships, resources and aligning goals will lead to effective outcomes. In order to accomplish this we will need transparent communication, leveraging the strengths of each sector and creating a conducive policy environment. Regular engagement, open dialogue and clear roles will help us to ensure successful collaboration that benefits Bismarck, Mandan, Burleigh and Morton Counties and drives economic progress.

Our community is a great place to live and do business but in order to continue attracting young people that want to build a family and a career here, we will need to do even better and I am confident that our Chamber EDC, with the support of our membership, will be able to accomplish what is needed to reach our goals.

Nagel admits she needs time to feel out exactly what the communities expect from her and the Chamber EDC going forward in the name of ecoanomic development.

“The understanding of what’s expected from our communities from an economic development perspective is something for me to better understand. What does our community expect of us in the form of economic development, but it’s also staying connected to our membership and understanding their needs.”

Nagel plans to connect with members she has never met and said she already has been scheduling personal meetings to reach out. Communication, she said, is a key part of the process.

“We do a really great job communicating with our membership and with the community but we can do better,” Nagel said. “When our members are deciding to continue their membership or sponsor this or that, they look at the cost of it. We need to make sure that we are communicating every day and all day the right type of messages. We have an opportunity to strengthen our brand.

Nagel said one area that could be enhanced is the Chamber EDC’s Connection magazine. “It’s the same layout and look that it’s been for a very long time, and it works and it’s good. But it can be even better,” Nagel pointed out. “I’ll be looking at our communication strategy. That’s one thing I know I can definitely leave my mark on.

“Brian left this place in a very good position.” Nagel added. “The plan is that I can take our Chamber EDC to the next level, to work with the community and build a legacy. To take a team that is really solid and help them grow our community, that’s an amazing opportunity to be a part of.”

TWO DECADES OF

TRUENORTH STEEL

Tell us about yourself and your role within your business.

A: I was born in North Dakota and grew up on a farm with a wonderful family. I moved away for a short while, but when I had an opportunity to move back, I jumped at the chance to return. North Dakota was always home to me. I’ve been at TrueNorth Steel for the past 15 years. I currently serve as the Site Operations Manager for TrueNorth Steel - Mandan, and I also oversee the structural steel product line.

MEMBER SINCE 2019

Briefly tell us the history behind TrueNorth Steel and how you got started.

A: In the late 2000s, I was managing a fabrication business in Gillette, WY, and I heard the announcement that TrueNorth Steel had acquired a steel fabrication company in Rapid City, SD, a little over 100 miles from where I was working. As I read up on the news of the acquisition, I learned that TrueNorth Steel was founded in 1945 but had been steadily growing and was now seeking an Operations Manager for their new Rapid City, SD location as well as for their Mandan, ND location. I realized this was the opportunity I had been looking for! Upon interviewing, it became clear that TrueNorth Steel's leadership shared the same values and philosophies as I do—I truly believe this career opportunity was the answer to my prayers. I joined the company in March of 2008, and every day since, I still find my job fun and challenging!

MEMBER PROFILE | CONNECTION 8 4 Connection
TrueNorth Steel has been a Chamber EDC member since 2019. Luke Richter

How has the growth of Bismarck-Mandan impacted TrueNorth Steel?

A: TrueNorth Steel provides steel-based product solutions for various industries, both regionally and nationwide. The continued growth of the BismarckMandan metro area and region has allowed TrueNorth Steel to serve the local market with our products—we are proud to have fabricated countless steel structures (buildings and bridges), stormwater systems, and steel tanks for customers and contractors right here in our backyard.

Additionally, the growth of the Bismarck-Mandan metro and region has allowed us to attract top talent. Our highly skilled production staff and non-production employees are our most significant assets. Our people are the secret to our company’s success. TrueNorth Steel’s committed team--especially our Mandan crew--is proud to work for a company dedicated to bettering the communities in which we live and work.

What trends are taking place in your industry?

A: TrueNorth Steel – Mandan specializes in structural and miscellaneous steel for new commercial and industrial building projects. Recent trends in the steel construction industry deal with various technological advancements that have helped shorten the construction buildout cycle. This new type of tech will continue to enhance buildout cycles over time. We generally embrace new technology and advise our industry partners to stay invested in these new technologies to remain competitive.

Have there been any monumental changes within your industry that you’ve had to deal with?

A: Economic downturns are always a challenge in the steel construction industry. For example, after successfully navigating the decline in construction following the 2008 recession and then the turbulent energy markets of 2010, TrueNorth Steel proved resiliency in these unstable markets thanks to the company’s dedication to agile product management and development of a competitive edge via in-house transportation logistics and engineering services. Since then, we’ve learned to fully leverage diversity in our product lines.

TrueNorth Steel is fortunate to have private ownership and an executive leadership team with the vision and ability to adapt to market needs. Pivoting resources to meet market needs allows our company to support employees during economic booms and downturns. Markets continue to be dynamic each year, but we are ready for it. We know steel.

What does the future TrueNorth Steel look like and the industry as a whole look like to you?

A: The steel fabrication industry has so much to offer. There is excellent opportunity for anyone that wants to grow professionally and enjoy stability and satisfaction in their career! TrueNorth Steel has more than doubled the number of employees since I joined the organization over 15 years ago. TrueNorth Steel has manufacturing facilities and offices in 10 locations across six different states stretching as far south as Lubbock, TX. Construction is not an industry that will be replaced by artificial intelligence any time soon. We will continue to build America beam by beam for many years to come, and we are proud of it.

TrueNorth Steel became a Chamber EDC member in 2019, why do you continue to renew?

A: The Chamber EDC is a great organization that keeps us in touch with all our community's exciting changes and developments. Our fellow members provide a wealth of knowledge and support. I enjoy the opportunity to network with other business leaders and learn from one another.

What should other Chamber EDC members know about TrueNorth Steel that may assist them?

A: TrueNorth Steel manufactures steel-based construction and storage product solutions for various industries, including commercial construction and architecture, infrastructure, stormwater management, agriculture, and energy. We have been in business for over 75 years and continue to grow and innovate to meet market needs. We take pride in the communities that we live and work in, and we are here to support fellow Chamber EDC members and our communities.

CHAMBER EDC ASSISTS LOCAL BUSINESSES

Chamber EDC staff assisted with the business expansion of three local businesses. Bismarck Aero, Knutson Companies, and EPIC Homes all utilized the Bismarck Vision Fund to provide the local match of Bank of North Dakota’s Flex PACE interest buydown program. The Bismarck Vision Fund offers the local match as a loan that is repaid back to the fund.

Bismarck Aero’s project will provide new and additional hangar space at the Bismarck Airport. The hangar space will replace the WWII Hangar that contains 12,995 square feet of aircraft storage with a 23,000 square foot hangar. Both Knutson Companies and EPIC Homes projects will be new owner-occupied buildings that will allow both companies to grow their operations and teams locally in Bismarck Mandan.

SANFORD BISMARCK IS NATIONALLY RECOGNIZED FOR ITS COMMITMENT TO PROVIDING HIGH-QUALITY STROKE CARE

Sanford Medical Center Bismarck has received the American Heart Association’s Get With The Guidelines Gold Plus stroke quality achievement award for its commitment to ensuring stroke patients receive the most appropriate treatment according to nationally recognized, research-based guidelines, ultimately leading to more lives saved and reduced disability.

Stroke is the No. 5 cause of death and a leading cause of disability in the United State. Stroke occurs when a blood vessel that carries oxygen and nutrients to the brain is either blocked by a clot or bursts. When that happens, part of the brain cannot get the blood and oxygen it needs, so brain cells die. Early stroke detection and treatment are key to improving survival, minimizing disability and accelerating recovery times.

Get With The Guidelines put the expertise of the American Heart Association and American Stroke Association to work for hospitals nationwide, helping ensure patient care is aligned with the latest research- and evidence-based guidelines. Get With The Guidelines - Stroke is an in-hospital program for improving stroke care by promoting consistent adherence to these guidelines, which can minimize the long-term effects of a stroke and even prevent death.

Each year, program participants qualify for the award by demonstrating how their organization has committed to providing quality care for stroke patients. In addition to following treatment guidelines, Get With The Guidelines participants also educate patients to help them manage their health and recovery at home.

Sanford Bismarck received the American Heart Association’s Stroke Gold Plus: Elite Honor Roll award. To qualify for this recognition, hospitals must meet many best practice initiatives to ensure timely care delivery and stroke intervention leading to improved patient outcomes.

In addition, Sanford Bismarck also received the American Heart Association’s Target: Type 2 Diabetes Honor Roll award. Target: Type 2 Diabetes aims to ensure patients with Type 2 diabetes, who might be at higher risk for complications, receive the most up-to-date, evidence-based care when hospitalized due to stroke.

BSC AWARDED $150K TO SUPPORT DIGITAL OUTREACH TO ADULT STUDENTS

Bismarck State College (BSC) has been awarded a $150,000 grant from Lumina Foundation to improve and expand its digital presence and mobile outreach capabilities to support the engagement and enrollment of adult students, which includes under-represented populations, working students and parenting students.

“The timing of this award aligns with BSC’s strategic direction as a polytechnic institution to remove barriers for adult students so they can achieve their educational goals through affordable, hands-on learning,” says BSC President Doug Jensen.

According to Lumina, BSC demonstrated a commitment and clear vision for utilizing the grant funds to benefit this specific student population. Part of the BSC plan includes ensuring that mobile, online, and communication tools, including the BSC website, clearly outline pathways for adult learners, answer their specific questions, and direct them toward opportunities to find community and to be supported in their education at BSC.

“Our student body demographics are very broad. We have supports in place to engage with traditional students, but an adult learner’s path to enrollment looks different,” says BSC Vice President for Student Affairs Kaylyn Bondy.

“Our goal is to engage and meet every student where they are by providing them the specific support they need to successfully complete their career pathway at BSC.”

BASIN ELECTRIC, MEMBERS DISCUSS STRENGTH OF THE COOPERATIVE AT 2023 ANNUAL MEETING

Nearly 900 member cooperative employees, directors, public officials, utility representatives, and guests attended Basin Electric’s 2023 Annual Meeting of its membership on Aug. 16. The meeting focused on the many benefits of being part of the Basin Electric cooperative family. “Cooperative Strong” was chosen as the theme for Basin Electric’s 62nd Annual Meeting to highlight that there is strength in numbers and every member is responsible for making the cooperative strong.

Basin Electric’s focus is providing reliable, affordable, and responsible energy for its 141 members spanning nine states. The meeting’s speakers reviewed Basin Electric’s current operations, financial strength, and continued commitment to its members.

The cooperative’s board President Wayne Peltier, representing Basin Electric member Minnesota Valley Cooperative Light and Power Association in Montevideo, Minn., talked about the cooperative’s value to its members. “Our theme this year is Cooperative Strong. And we are strong,” Peltier said.

“Basin Electric’s membership is growing – and thriving –largely thanks to the reliable and affordable electricity we provide. The main goal of cooperative generation and transmission (G&T) cooperatives like Basin Electric is to develop generation for rural America. That is something we have done since day one and continue to this day.”

Basin Electric Interim General Manager and CEO Todd Brickhouse focused on the three cooperative-wide goals that have been developed to effectively serve its member-owners. “I can proudly say there is only one Basin Electric,” Brickhouse said. “As the largest G&T in the country and one of the largest electric utilities, we have an obligation to ourselves, to our members, and to our industry to do things safely, reliably, and affordably.” Brickhouse invited three of the cooperative’s executives to the stage to address the three goals: safety, reliability, and affordability.

Miles McGrew, Basin Electric senior vice president and chief human relations officer, addressed the safety goal. “The smartest people on earth and the best companies in the world all acknowledge the importance of safety in the workplace,” he said. “It is and must always be a core value. Our safety metrics are well on their way to being numbers we can be proud of, but safety is about more than numbers and metrics. It’s about people, and our true goal is to make sure our employees go home safely to their families at the end of every day.”

Gavin McCollam, Basin Electric senior vice president and chief operating officer, addressed reliability and said, “The men and women who are on the front lines of our reliability efforts, and by that, I mean the people who operate and maintain your generation and transmission assets, work very, very hard to keep those assets online. That is our ultimate goal and my personal commitment to all of you –that we will do everything we can to keep reliability simple, so that when you flip the switch, the lights come on.”

Katrina Wald, Basin Electric interim vice president and CFO, highlighted the strong year the cooperative had financially in 2022 and how that impacts affordable rates “Basin Electric creates value by investing in assets and in people, our most important asset,” she said. “Basin Electric also creates value by mitigating risks and returning value to our members through bill credits and the distribution of capital credits. All of these factors are important in maintaining stable and affordable rates.”

Q: HOW CAN I SUCCESSFULLY SHOWCASE MY COMPETITIVE EDGE TO STAND OUT FROM THE COMPETITION?

A: Many business owners are busy with day-to-day tasks, making it hard for them to identify, let alone communicate, the unique value they offer to their target market. To make your marketing work, it's crucial to pinpoint what sets you apart –what makes people choose your business over competitors.

But how do you do this authentically, without resorting to clichés like claiming to have the 'best customer service'?

Our team at HexaHive has been working hard over the last year, crafting a guide that's tailor-made for businesses of any shape, size, and industry. This guide helps you strategically create a story that truly connects with your audience, then provides the framework on HOW to reach your ideal clients effectively.

Q: WHAT IS OWNER FINANCING FOR COMMERCIAL PROPERTY?

A: Owner Financing offers an alternative to traditional commercial property financing. As interest rates continue to climb, buyers see their lending power is decreasing as they qualify for less. Some sellers have shifted to owner financing whereby they (the seller/owner) of the commercial property actually accepts the monthly payments for the mortgage on the property. Some sellers are financing the entire loan amount or just a portion of the loan. The owner holds the promissory note on the property and if the buyer defaults, the owner can foreclose on the property. Each month, the buyer submits the payment directly to the seller. The Seller realizes the capital gains on the property over time instead of a lump sum as is the case with a traditional sale. The buyer qualifies for a higher purchase price or doesn’t need any bank financing in this scenario. With soaring interest rates and tighter financing terms, owner financing has been another tool to close transactions.

We have helped several clients and families acquire commercial real estate, hold and manage that property and establish legacy cash flows for generations. We’d love the opportunity to work with you. Each option has specific benefits and we can advise you of your options. Call us at (701) 222-0232 or email to george@risepropertybrokers.com.

MY EMPLOYER WANTS ME TO SIGN A NON-COMPETE AGREEMENT. WHAT SHOULD I DO?

A: North Dakota law generally prohibits contracts which restrict a person from “exercising a lawful profession, trade, or business of any kind.” N.D.C.C. § 9-08-06. However, there are exceptions to this general rule.

First, if you are selling the “goodwill” of a business, the partners, members or shareholders of the business may agree with the buyer to refrain from carrying on a similar business within a reasonable geographic area and for a reasonable length of time. If you are selling the goodwill of your business, this means that you are receiving additional consideration for the business brand, reputation, customer base and vendor contacts.

The second exception applies to a dissolution of a business or the dissociation of a partner or member. In this case, the partners or members may agree to not carry on a similar business within a reasonable geographic area of where the business currently operates. As you can see, the exceptions to the general rule are very narrow and only apply in these limited circumstances. Accordingly, if your employer requests that you sign a non-compete agreement as a condition of employment in North Dakota, you should have an experienced attorney review the agreement for compliance with North Dakota law.
