URCHASING a prime piece of land is the first step in building your dream home. And, with greater interest from investors and owners-occupiers, land prices in many parts of Victoria are showing solid growth. The latest REIV data shows the price of vacant residential land has risen significantly in a number of regional towns, from Gippsland to the state’s west. In the year to June 30, the commuter town of Gisborne recorded the state’s largest annual price increase for vacant land, up more than 30 per cent to a median of $313,000. This was followed by Portarlington on the Bellarine Peninsula, where the price of vacant land increased 20 per cent over the year to a median of $215,000. Vacant residential land was also in popular with buyers in the Geelong suburb of Mount Duneed with the median price rising 12 per cent over the year to $190,950 – a $20,000 increase. Similar median price growth for the same property type was also recorded in Wodonga, in the far north east, and closer to Melbourne in the commuter town of Beveridge, both locations up 11 per cent to $130,000 and $187,000 respectively. Solid price increases for vacant land were also experienced in Yarrawonga, up nine per cent to a median of $117,570; Bannockburn near Geelong, up seven per cent to $163,500; Cowes, up six per cent to $149,000; and Warrnambool, up six per cent to $150,000. Meanwhile, Drouin in south east Victoria recorded the highest turnover of vacant land with more than 300 sales in the year to June 30. Other areas experiencing a high number of land sales over the year included Armstrong Creek, with 268 sales and Torquay, with 231 sales. Thanks to a generous donation from Regent’s Park developers, Liz and Tony Knox, with support from the City of Greater Bendigo, a hugely successful community barbecue was held on Monday at Jenny’s Early Learning Centre in Regent Park Estate. The day commenced with children from the Centre and residents from Regent Park enthusiastically planting hundreds of native shrubs along the communal walkway which connects the spacious central park through Taylors Lane to Strathfieldsaye’s shopping hub. Regent Park Estate kindly donated the indigenous plants to assist with sustainability.

Liz said community spirit was important when developing a large subdivision and involving the Strathfieldsaye Lions Club helped to bring the local community together. It was wonderful to see the children from Jenny’s Early Learning Centre learning about plants and participating hands-on with the fun of planting, under the supervision of City of Greater Bendigo parks staff. Regent Park residents enjoyed a wonderful day together while improving their community space. Jenny’s Early Learning Centre is now taking enrolments for 2017.
