EXECUTIVE SUMMARY

At Bergmeyer, respect for and consideration of the earth’s natural resources is a core value, evident in the design of our projects and inherent in our internal operations. Our commitment to sustainable design and environmental stewardship drives the firm’s efforts to incorporate environmental responsibility, high-performance design, building systems integration, and sustainable strategies into all of our projects. We do our utmost to educate our clients, our industry partners, and our employees about environmentally-sound design, building, and business practices and to be at the forefront in the practice of sustainable design.

As part of the 2030 Commitment, Bergmeyer published our first Sustainability Action Plan in the fall of 2012. This Spring 2014 Sustainability Report and Action Plan details our successes and our progress since that time. We report on the goals we have met, describe our ongoing efforts, and set new goals for the coming year.

Bergmeyer signed on to the American Institute of Architect’s (AIA) 2030 Commitment in June 2011 and has adopted the 2030 Challenge, pledging that all new buildings, developments, and major renovations the firm designs will be carbon neutral by 2030 and will not use fossil fuel, greenhouse gas-emitting energy to operate.

SUSTAINABLE DESIGN GOALS While we are aware of the environmental impact of our own operations, we recognize that the buildings and spaces we design will have a far greater impact on the future. Sustainable principles and strategies are incorporated into all our projects, and each of our projects goes through a sustainability goal-setting process. In alignment with our 2030 goals, our projects are designed to reduce the amount of fossil-fuel-based energy required through a combination of passive building practices and active technological advances. Above and beyond our 2030 goals, we strive to reduce the amount of potable water used and to eliminate the use of products and materials containing hazardous chemicals on our projects. We are working to develop a process whereby each project will set goals for energy and water use and carbon emissions.

From the outset of each project, whether pursuing a green building certification or not, our clients are encouraged to incorporate sustainability measures that will reduce their bottom line and create a healthier, more productive environment for building occupants and users.

OUR ACCOMPLISHMENTS

By celebrating our accomplishments – while staying focused on our goals for the future – we can see how far we’ve come and how far we have yet to go. Although we have achieved results in several aspects of our practice, many of these will progress and continue to be expanded upon in the future through ongoing efforts. INVESTED IN A SUSTAINABILITY DIRECTOR Bergmeyer has invested in a sustainability director who is focused on engaging, educating, and supporting staff and clients on sustainability and LEED-related issues and integrating sustainability into all that we do. DEVELOPED AN EMPLOYEE ORIENTATION THAT EMPHASIZES OUR COMMITMENT TO SUSTAINABILITY As part of the employee training process, the sustainability director meets with new hires to make them aware of how sustainability is fully integrated into firm activities. From a tour of our recycling collection areas to a primer on our AIA 2030 Commitment, we ingrain early on that Bergmeyer’s goal is for all employees to work collectively towards a more sustainable workplace and built environment. SUPPORTED STAFF EDUCATION Bergmeyer staff members attended the Boston Society of Architect’s (BSA) inaugural AIA+2030 Professional Series, a year-long, ten-part professional development course that provided specific ways to help us make our built environment energy efficient and meet the 2030 Challenge. Courses included Aggressively Passive: Employing Passive Systems for Load Reduction and Right Sized: Equipment and Controls for Super-Efficient Building Systems. Bergmeyer has also purchased a firm-wide subscription to BuildingGreen.com. All staff members have access to the information-loaded website, which allows them to stay up-to-date

on current sustainable design trends and offers opportunities for earning continuing education units (CEUs) to meet AIA and US Green Building Council (USGBC) credential maintenance requirements. HOSTED EVENTS ON SUSTAINABILITY AND LEED TOPICS The sustainability director, in conjunction with the firm’s education team, has created a monthly sustainability education series that focuses on topics ranging from materials transparency to best practices for reducing lighting power density. As part of our 2030 Commitment, we have instituted in-house training sessions for staff focused on the energy and greenhouse gas issues the firm is tackling as part of our 2030 goals. SUPPORTED LEED ACCREDITATION FOR STAFF Bergmeyer encourages technical staff to become LEED Accredited Professionals and to use that knowledge in their design and specification efforts on behalf of our clients. The firm provides resources and support to staff who wish to pursue LEED Green Associate and LEED AP accreditation.

Bergmeyer met its original goal of increasing the number of LEED Accredited staff by 10% annually. More than 65% of our technical staff are LEED APs. The firm’s ongoing goal is to continue to increase the number of LEED Accredited staff until at least 90% of technical staff are LEED Accredited Professionals. CREATED INTEGRATED DESIGN TEAMS Bergmeyer promotes a design culture and process that is multidisciplinary, collaborative, and goal-orientated, and the firm has made significant progress towards creating more integrated design teams and in bringing all the team members to the table early on in the process. Bergmeyer has developed new standard processes and updated existing ones, including a revised QA/QC process, that are helping to facilitate active design integration and interdisciplinary cooperation on all projects. DEVELOPED A PROJECT TOOLKIT FOR PROJECT MANAGERS Bergmeyer’s Sustainability Checklist is a comprehensive catalog of design topics and strategies that can be customized for each individual project depending upon the scope. It is supplemented by talking points and an appendix that provide more in-depth data and information. The Sustainability Checklist is required for each project and is incorporated into project closeout procedures to ensure that applicable sustainability metrics such as lighting power density and projected energy use intensity are tracked. Future tools include a best practices guide for integrated design/sustainability charrettes and procedures for analyzing Request for Proposals (RFPs) for sustainable design opportunities.

FULLY INTEGRATED BUILDING INFORMATION MODELING TOOLS The firm uses BIM for all our of our design processes, allowing us to fully understand the design and manipulate it to improve upon it in the design phase. We make use of the tools BIM offers us to bring integration to the entire design process and estimate energy use, potential climate issues, and overall building performance. We continue to maintain the model throughout construction in order to document all construction-phase modifications. BECAME LEADERS IN THE DESIGN AND IMPLEMENTATION OF LED LIGHTING A large part of Bergmeyer’s work is interior architecture, and we have made significant progress towards meeting our 2030 goals through energy-efficient lighting design. Based on our recommendations, a number of our clients have integrated LEDs into their projects, and the subsequent energy savings and lower lighting power density have benefitted both their bottom line and our progress towards achieving our 2030 goals. INCREASED PAPERLESS OPTIONS We strive to pursue paperless options for our employee benefits, communication, document management, accounting and payroll, and Business Information Management systems. We use the company Intranet for benefits information, on-line forms, and employee information. We will continue to explore ways to make more of our work paper-free. DEVELOPED RELATIONSHIPS WITH SUPPLIERS Developed relationships with suppliers who are actively engaged in sustainability initiatives. The firm purchases office supplies with recycled content or sourced from sustainably

managed forests, office equipment that is Energy Star rated, cleaning products that don’t contain hazardous chemicals, and utilizes caterers who appreciate and work within our sustainable catering guidelines. We encourage suppliers and vendors to make improvements in their own operations. We also research opportunities for relationships with new vendors and suppliers who are actively pursuing sustainability agendas. ENCOURAGED OUR EMPLOYEES TO REDUCE CONSUMPTION Bergmeyer encourages employees to consume less by thinking about what they print, sorting their recycling, reusing kitchen dishware, and taking mass transit, biking, or walking to work. We offer our employees pre-tax plans to incentivize them to take mass transit, especially as our office is strategically located within walking distance of a number of subway, bus, commuter rail, and water taxi stops. REDUCED THE VOLUME OF ARCHITECTURAL SAMPLES IN OUR LIBRARY In an effort to reduce the number of samples we order, we are migrating certain materials and product binders to a virtual library. By using a customized web portal to search for products and store all of our vendor information, designers are able to narrow down their options and only order samples of their selections – eliminating the need for a full physical inventory of each product line in-house. Information on sustainable products is included in the database. Our goal is to eventually reduce the size of our physical library by 70 percent.

REPURPOSED ARCHITECTURAL SAMPLES We have participated in the annual Save A Sample event, which creates a second life for unused fabrics, finish cards, and brochures collected from design firms. The materials are donated to local design schools, where they provide the students with access to the newest architectural materials and finishes available. Bergmeyer also donated materials to KidsBuild!, a BSA program that encourages children to understand and formulate ideas about architecture.

ENSURED OPERATING AN ENERGY-EFFICIENT PHYSICAL PLANT Bergmeyer worked with the owner of our building to develop a building-wide recycling program, and we continue to work closely with them to report and reduce waste. Office energy usage as well as waste generation is tracked. OPTIMIZED OPPORTUNITIES TO SHARE OUR KNOWLEDGE Bergmeyer’s staff is committed to sharing our knowledge and helping to educate others about the impact of the built environment and the importance of sustainable design. Staff members have appeared on a resilient design panel at the CREW Network’s annual convention and served on the AIA’s Materials Knowledge Working Group. Staff have also written articles on the new focus on materials transparency, the importance of women in sustainable design, and the need for collective mobilization towards the 2030 targets, among other topics. Bergmeyer strives to take full advantage of social media and Internet-based publication sites to create, promote, and distribute original content on sustainable design topics. We regularly use social media to provide news about developments in the field of sustainable design. One of our principals writes a monthly blog dedicated to the AIA 2030 Commitment and the challenges, successes, and opportunities the firm has faced since signing on. PROMOTED PROFESSIONAL AND CIVIC ENGAGEMENT During the past 18 months, Bergmeyer provided opportunities for staff to engage in a range of community and volunteer activities, including TedXBeaconStreet, Rebuilding Together, the International Interior Design Association (IIDA) charitable fundraising fashion show, the United Way, and pro-bono projects with local non-profits.

Some of our original goals are enduring and involve ongoing development, refinement, and implementation. Others are long-term, and we continue to make strides towards achieving them.

At Bergmeyer, we like to think holistically about sustainability. We don’t define “sustainability” as merely involving our design work; we also consider how it impacts every area of our practice and all of the people who work here. We strive to integrate sustainability into everything we do, whether it’s through ongoing staff education or community involvement and advocacy efforts. Ensure that designers and technical staff are invested in the firm’s sustainable design goals and are equipped with the necessary knowledge and skills to create sustainable, healthy spaces.

EDUCATE OUR STAFF ON PROGRESSIVE ENERGY CODES Educate our staff so that they are knowledgeable about progressive building energy codes, including the International Energy Conservation Code, the Massachusetts “Stretch Code,” California’s Title 24, ASHRAE standards, and the International Green Construction Code. Having a knowledgeable staff creates value for our clients and allows us to design high-performing, energy-efficient spaces. PROVIDE OUR STAFF WITH EXPERTISE Provide our staff with the expertise to assist clients in securing available incentives and rebates. Educate our staff so that they can work with our clients to apply for and secure rebates and incentives, which can be used as a way to partially fund sustainable efforts for a project. By tracking existing projects that have been able to capitalize on incentive and rebate programs and utilizing reporting data, new clients are encouraged to pursue more sustainable strategies than they otherwise might, particularly for lighting and mechanical systems. PROVIDE MULTIPLE LEARNING OPPORTUNITIES FOR STAFF Expose our staff to other projects in the office to ensure lessons learned. Projects tours around the office, knowledgesharing through an internal knowledge base, and a methodical project closeout and wrap-up process contribute to a holistic awareness of project successes and opportunities. Require that Lunch & Learn events provide learning credits from professional organizations like AIA, IDCEL, and GBCI. Through certified learning programs, we ensure that staff will get the best education on the most relevant topics in the industry.

DESIGN PROCESS

OVERALL MISSION

Consider sustainability and environmental issues as part of an integrated design approach on each of our projects and in the design, construction, use, and reuse of buildings and the built environment.

HOLD A SUSTAINABILITY VISIONING SESSION Hold a sustainability visioning session for every project regardless of plans for LEED or other green building certifications. Conduct a visioning session early in the process with the client and full design team to establish baselines and goals and develop strategies for achieving them. Utilize the 2030 Commitment, LEED, and Living Building Challenge matrix as baselines for setting goals. ENGAGE WITH THE SUSTAINABLE PERFORMANCE INSTITUTE Engage with the Sustainable Performance Institute (SPI) to gauge our successes and ongoing challenges with integrating sustainability fully into our practice. As LEED is for buildings, SPI is for firms. Bergmeyer utilizes SPI’s assessment, education, and consulting services to evaluate the firm’s commitment to sustainability. This process involves gathering internal feedback, surveying clients to gauge their perception of our use of sustainable design, and comparing us to other leaders in our field. The detailed evaluation is then distilled into a roadmap for achieving even greater integration of sustainability into our firm’s practice and operations.

ADVOCATE FOR ENERGY MODELING Advocate for energy modeling on all new construction and major renovation projects. Encourage clients with suitable projects to conduct early-stage energy modeling in order to shape and inform the building’s overall energy strategy and the resulting design. Our goal is to have all of our new construction and major renovation projects pursue energy modeling by 2015. INTEGRATE THE TRIPLE BOTTOM LINE Use a wide lens to gauge the impact of our projects. Does the project have a positive impact on its community and are there ways we can help the client make decisions that will bring about constructive change? Are the building methods and products being specified helping to provide jobs and revenue to a community? Think beyond the economic aspects and the materials specified and consider the social equity aspect of the choices we make on our projects.

USE MINIMAL MEANS FOR A MAXIMUM IMPACT Make intelligent decisions on how to use resources within a design. Advocate for passive solutions within the design along with the active solutions. Use a constrained budget as an opportunity to have a thoughtful, focused design. Utilize payback analyses to make selections on materials and systems.

Engage our employees to actively think about how we purchase and consume resources as an organization. REDUCE OUR OFFICE WASTE STREAM Continue to conduct our annual waste audit, and use the results to improve our in-house recycling program in order to further reduce our waste stream. Institute a composting program in order to reduce our paper towel and food waste by 90%. COMMUNICATE OUR COMMITMENT TO SUSTAINABILITY Take every opportunity to communicate our commitment to sustainability and sustainable operations in our dealings with the new owner and the property manager of our building. Encourage them to work with other tenants to improve the environmental performance of the building, reducing the amount of energy consumed and recyclable waste sent to landfill.

DEVELOP RESOURCES TO SUPPORT THE VALUE OF OUR SUSTAINABLE DESIGN SERVICES Harvest information from existing projects on project costs, operating costs, and occupant satisfaction and productivity to communicate the value of sustainable design to both our current and potential clients. This information will also be used to refine our processes and those of our consultants. TRACK ENERGY USE DATA Track energy use data to establish metrics in order to increase the performance of our clients’ future projects. Since 2011, Bergmeyer has tracked the predicted energy use intensity and lighting power density of all of the firm’s projects. We continue our efforts to track actual building performance data with information from our repeat clients. By tracking utility bills to monitor energy usage, we can develop a database of past and current projects that includes the sustainable practices (e.g., increased insulation, PVs, upgraded HVAC equipment, etc.), predicted energy savings, actual energy savings, initial cost, operating cost savings, and payback period, further allowing us to up-sell sustainable practices for future projects. Bergmeyer is also working with TLC Engineering to construct a building energy model for a client’s existing 96,000 square foot retail store and to make recommendations for efficiency

improvements. The proposed energy conservation measures – along with their associated costs and returns on investment – will be presented to the client with the goal of incorporating them into future designs to help reduce the energy consumption and costs across their building portfolio. EVALUATE BUSINESS PARTNERS Evaluate business partners to ensure that the consultants and collaborators we work with share our commitment to environmental stewardship. Ensure that we are doing business with consultants who have the knowledge and ability to back up their sustainability claims and the motivation to think creatively and go the extra mile. Develop a list of preferred vendors and consultants that provide products and services that are in line with the Bergmeyer sustainability agenda.

DELIVER BUSINESS CASE INFORMATION Deliver business case information in a way that will be useful to our staff, consultants, and clients. Bergmeyer has designed new permanent displays highlighting the financial and social benefits of investing in sustainable design. Case studies documenting the savings clients have achieved through sustainable design strategies illustrate the value to all staff, clients and visitors. Business case information will also be available in-house on our Intranet, available to our clients for their use in understanding projected energy consumption in their new projects, and presented at an annual meeting so that staff can see the results of their endeavors to meet the firm’s 2030 Commitment goals.

USE LEED AS A FRAMEWORK TO COMMUNICATE OUR COMMITMENT TO THE 2030 CHALLENGE Our 40 certified and 5 registered LEED projects have and will continue to provide us with a way to inform and educate our clients about energy reduction and resource management. The LEED framework offers us an ideal opportunity for discussing these topics on a broader scale and to encourage clients to integrate strategies that address these issues even on their projects that don’t pursue LEED certification. PROVIDE SUSTAINABILITY AND LEED CONSULTING SERVICES Through working with other organizations and project owners on their sustainable and/or LEED projects, we have the opportunity to bring the issues of energy reduction and resource management to a wider audience than solely our own clients. REASSESS PAST DESIGNS Develop a model for reviewing and evaluating previous project designs to inform new projects in the early phases of design. Past designs will be evaluated based on multiple criteria, including whether the design is working for the client, the users and the community; whether it has proved to be an economically and environmentally intelligent choice, and whether there have been any unintended consequences as a result of the design.

CONDUCT REGULAR ASSESSMENTS Conduct regular assessment of our progress meeting the goals outlined in this plan. Bergmeyer’s AIA 2030 Commitment Team will continue to meet monthly to gauge our progress towards meeting our 2030 goals and will issue an annual Sustainability Report & Action Plan, evaluating our progress and setting new goals.

PARTICIPATE IN DATA COMPILATION AND ANALYSIS Participate in the BSA’s annual 2030 data compilation and analysis. In 2013, the BSA Committee on the Environment began collecting AIA reporting data from Boston-area firms to aggregate and report on the progress they were making in meeting the AIA 2030 Commitment target. Bergmeyer was one of nine firms to participate in the first year of the project and will continue to take part by providing data annually to the BSA.

Setting goals is an important component of taking the big picture view, looking to the future, and strategizing about the opportunities ahead. ADVOCATE FOR MATERIALS TRANSPARENCY Bergmeyer has sent a letter to vendors and manufacturers encouraging them to provide increased materials transparency and Health Product Declarations (HPDs) for their products. HPDs are an impartial tool for reporting on product contents and each ingredient’s impact on human and ecological health. Over the coming year, we will continue to conduct research to increase our knowledge in this area and to stay abreast of trends and developments. We will also continue to advocate for increased transparency for building products.

CONDUCT POST-OCCUPANCY EVALUATIONS Conduct post-occupancy evaluations leveraging long term relationships and clients with multiple projects. As a part of our basic services, include a post-occupancy evaluation phase whereby we can begin to collect data from occupants as to the positive and negative aspects of each space that we design, with an emphasis on requesting feedback relative to the sustainable elements incorporated within a project.

DEVELOP EXPERTISE IN GREEN LEASING Become experts in the area of green leasing so that we can help guide our clients as they negotiate with landlords. Engage early on with our clients in order to help them find opportunities for increasing their bottom line while also improving the energy efficiency of their projects. Identify scenarios where the advantages of sustainability and efficiency benefit our clients and incentivize the landlord to make efficiency improvements.

CONSIDER TECHNICAL SPECIALISTS Identify technical specialists to be considered for a full-time staff role. This potential staff member would be responsible for evaluating our current engineering consultants, conducting peer reviews, providing energy modeling capabilities, and spearheading our efforts to build the business case for our sustainable projects. Explore how our competitors approach this and understand other models in similar practices.

DEVELOP SUSTAINABILITY GUIDELINES Develop sustainability guidelines for consultants and partners. Making sure that sustainability is integrated into every project extends beyond providing resources to keep our staff educated; we also need to provide similar resources for the variety of partners that help drive the project from inception to completion. The provision of sustainability guidelines to external project participants can ensure that everyone fully understands and incorporates the Bergmeyer sustainability agenda during project execution.

PARTNER WITH SUSTAINABLE CLIENTS AND ORGANIZATIONS Add sustainability as a filter for go/no-go discussions. Market to clients who share our passion for environmental stewardship and use the research we have compiled to convert existing clients who believe in building conventionally into sustainablyminded clients. Move towards working primarily with clients who incorporate sustainability goals into their projects and programs.
