KEITH MAJOR

I FIRST MET BLAINE TRUMP properly this past October. Of course, I’ve known who she is for much longer than that. She has been a fixture on New York City’s philanthropy scene for a long time and has always been pictured looking pin neat, pretty and immaculate. However, when I started chatting to her at our A-List party I found my first impressions were misleading. Although she’s certainly very good-looking, she’s a lot more fun and lively than those pictures suggest. Approachable and down-to-earth, she’s not one to give a pat answer to any question, and her dedication to her charity, God’s Love We Deliver, is more than lip service. The organization was founded in response to the AIDS crisis in 1986, and Blaine got involved only a year later, when the crisis was at its peak and long before it was fashionable to help those with AIDS. She’s the real deal, and if living in Miami appears to have grounded her, then her natural charm and graciousness adds a lot to the mix. Whatever magic Blaine’s found in Florida, we wish she’d share. I don’t know about you, but at this time of year looking out at the never-ending series of gray, freezing days, I can’t stop thinking of spending a little time in the sun, which is why Florida is at its most appealing this time of year.

“Approachable and down-to-earth, Blaine’s not one to give a pat answer to any question . . .” The first story is about, the 50th anniversary of the Offshore Sailing School, it introduces us to Steve and Doris Colgate, who could have had a much more conventional life in New York City, but instead decided to pursue their dreams of owning a sailing school in the Caribbean. Their story is as romantic as it is adventurous. The second is dedicated to the burgeoning art scene in Saint Barths. Known mainly for its pristine beaches, taut bikini bodies and Russian oligarchs, Saint Barths has now become a place where people buy contemporary art (must be all that lovely rosé they drink at lunch—you can see where my mind is

heading). Instead of coming back with a couple of cockleshells, you can now come back with a Richard Prince print, and there is even talk of an art fair to follow on from Art Basel Miami. An art fair on a beautiful beach: sign me up! Daisy Prince

The Jewel Above the Crown

Home to a developer, a Knickerbocker, an Islamic art dealer, a swindler and a prominent Persian Jewish family, 24 East 81st Street is now the most expensive private house in Manhattan.

T

he Daily News broke the story in November that the most expensive townhouse in the history of Manhattan was coming on the market. When it did, co-owner Henry Hay, a real estate investor, priced 24 East 81st Street at $63 million—$10 million more than the record price J. Christopher Flowers paid for the Harkness Mansion on East 75th Street eight years earlier. Though East Side mansions have yet to break into the pricing mesosphere (its outer limit is still set at $88 million by the Weill-to-Rybolovlev penthouse sale at 15 Central Park West), Hay’s 24-room house is certainly a top-shelf trophy. Six stories plus a penthouse with several terraces, the 1901 Buchman & Fox neo-Renaissance mansion, with elaborate neo-Gothic and neoclassical details, has almost 18,000 square feet of interior space, sporting rooms with extra-high ceilings, tall doors, big windows, herringbone floors, eleven fireplaces and a sweeping central staircase. All the place lacks is a name, so let’s call it Hay House. Though a well-born and accomplished cast has plied its parlors, none held on to it long enough to give it a name before Hay and his family acquired the building in 1978. The Persian family’s company had been one of the world’s three top producers of cashmere, and its patriarch, Lotfallah Hay, represented Iran’s Jewish community in the last Parliament under Reza Pahlavi, then the shah. But like many Jews, some of its younger members foresaw the day they would have to leave Iran, which would soon become an Islamic state. The building, then as now, was an apartment house. Today, it is best known for housing the Crown, a clubby East Side restaurant, on its ground floor. But it was built as the home of its developer, Jeremiah C. Lyons, a star of the real estate firmament who fell quickly, as real estate stars so often do, and is now pretty much forgotten. In his prime, Lyons developed many Fifth and Madison Avenue

Today, it is best known for housing the Crown, a clubby East Side restaurant, on its ground floor. But it was built as the home of its developer, a star of the real estate firmament who fell quickly, as real estate stars so often do. The kitchen

buildings and East Side mansions. But in 1907, his company was put into involuntary bankruptcy by claims from a plumber, a painter and an ironworker. Six days later, its treasurer committed suicide by throwing himself in front of an uptown subway at 14th Street. Lyons hadn’t lived in his mansion for several years at that point. Since 1905, he’d leased it to General Lloyd S. Bryce, a son of a Civil War major. A former congressman, and married to the daughter of a New York City mayor, he’d edited a magazine and served as U.S. envoy to the Netherlands and Luxembourg under President William Howard Taft. Bryce left East 81st Street after Lyons sold the house to Julien Stevens Ulman, a leather exporter and director of the Manila Railway Company. A year before his death in 1920, Ulman was named a special deputy commissioner of the New York Police, charged with running stores where cops could buy cut-rate goods. He and his wife, a descendant of a Knickerbocker family whose ancestors included the first rector of Trinity Church and a founder of Columbia University, who was also the first British consul in New York, had entertained lavishly in their home, and she continued to do so after inheriting it (along with an estate valued “into the millions,” according to the New York Times), with a special penchant for debutante dances. Their daughter married a Standard Oil man whose family had once owned great swaths of Glen Cove, Long Island.

In 1929, the house was reported sold to a developer with plans to assemble a large parcel for a 40-story building, but four years later, the Ulmans were again in possession when it passed to Hagop K. Kevorkian, 61, who would be its most prominent owner. An Armenian archaeologist, art dealer and collector, he was a prominent figure in the world of Islamic art, specializing in selling pieces to museums and collectors on behalf of Middle Eastern governments. His clients included J. P. Morgan and, later, the Metropolitan Museum of Art, and years later his personal foundation would be a source of both objects and financial support for said museum’s Islamic department. The Met cites the calligraphic Mughal Emperor’s Album, made for Jahangir and Shah Jahan, as one of the most important Kevorkian finds in its coffers. Kevorkian used the mansion as both home and gallery for eight years before selling it to the Bentley School, an elementary and middle school that was later merged with the Dwight School. But four years later, it was back in the hands of Kevorkian’s foundation, which converted it into thirteen apartments, four of them small studios. Over the next 30 years, the building was sold several times, mostly to real estate operators. Tenants included George Tiffany, a veteran of the two world wars who was found dead in his bed in 1946; Peter Malcolm, an IBM executive; and William Singer, once described as New York’s foremost stock swindler, arrested nine times and convicted four—the last in 1960, for forgery and grand larceny to the tune of more than $700,000; he and a former Westchester judge used counterfeit stock certificates as collateral for a loan used to lease and refurbish the Shelton Towers Hotel, on Lexington Avenue and 49th Street, which they hoped to flip for a quick profit. The Hays bought the townhouse for about $580,000 in 1978, and “made it less of an apartment building,” says Henry Hay, ending up with only the Crown and two renters in residence. “We bought a few out,” he adds, paying one of them about a half a million collars to leave about twenty-five years ago, a record at the time, Hay believes. Another, once the mistress of a CBS executive, left at age 98. And at one point, representatives of the Mexican government “came to rent it with sixteen people,” including a general and a minister, Hay says. “They built it out without permits and left in the middle of the night.” Presumably, the Hay family will stage a more dignified exit. At their asking price, they’ll be able to afford it. ✦

legantly clad in a black sweater and slacks, Blaine Trump luxuriates on one of her oversize chaise lounges in her Manhattan pied-a-terre. She is chatty and welcoming, eager to talk about her fun, active new life in Miami; her beloved charity, God’s Love We Deliver; and how this apartment in the Gainsborough Studios on Central Park South suits her New York needs to a T. It has been nearly ten years since Trump’s painful, public split after 21 years of marriage to Donald’s younger brother, Robert Trump, and her discovery that what she most needs is sunshine, an active life, art, basketball and casual get-togethers with good friends has been a real eye-opener for her. A longtime major fixture on New York’s social circuit, she hasn’t entirely cut the cord, but says she’s getting to the point where she rarely even puts on an evening dress anymore—a loss for the rest of us, since she was uniformly stunning in them. Blaine Trump has returned to her sunny Southern roots, and, it seems, found her bliss. “When I found myself single again,” she says, offering a candied nut, “I went to Miami because I wanted to get strong physically and mentally. It felt like I was going home. It was really the beginning of a wonderful new life.”

Trump moved to Miami full-time eight years ago, and these days returns to New York once in the spring, once in the fall, when she hosts the gala for God’s Love, and for the Christmas holidays to see her son, Christopher Retchin-Trump. But it is clearly Miami that has helped her regain her strength after a series of personal losses, and has now captured her heart. “It’s so stimulating,” she says. “There’s a wonderful mix of different cultures and points of view, and Art Basel has really notched up the art scene. There’s everything there: great chefs, great architects, great ballet.” And, it needs to be said, great basketball, even if her beloved Miami Heat has lost LeBron James and some of their dominance this year. An avid basketball fan, Trump met her current life partner, entrepreneur Steve Simon, at a Miami Heat game, and they’ve been enjoying those games together ever since. hey are increasingly involved with the burgeoning contemporary art scene in Miami as well. “We got excited about supporting the young artists flooding into the Wynwood section of Miami, so we bought a building to house studios for them,” Trump says. This year they asked the provocative French street artist Kashink, who is known for questioning gender assumptions and protesting the French government’s stance on gay marriage, to paint their wall for them. “She did a big wall of wedding cakes with androgynous faces,” Trump says. The love of art runs long and deep for Trump. Both her mother and grandmother were collectors, and her parents’ Kyoto screen hangs on one wall of her Central Park South apartment. Two 16th-century Chinese temple rubbings hang over the chaises. A fur-clad bust of Hercules given to her by her late friend Bill Blass enjoys a prominent spot in the living room. The apartment itself, in the landmarked Gainsborough Studios, has an artistic pedigree. A group of successful New York artists erected the building in 1908 as combined live/work spaces, with huge double-height windows facing the park for inspiration. Trump had her eye on the building for a long time, and when a realtor told her this 2,500-square-foot apartment was available, she jumped at the chance. Her friend, Alabama-based designer Richard Keith Langham, commented that she had “what every New Yorker wants, a ballroom and a bedroom,” and outfitted the space in the “calm, monochromatic tones” she requested. She moved in a year ago, after what she described as a great deal of “editing” of her life and belongings. “I love editing,” she says. “I’ve edited my life in a lot of ways.” It made a big change from her former longtime Manhattan dwelling in a glass tower.

In Miami, she and Simon live on a high floor at the Setai, built ten years ago in Miami Beach. Neighbors like New Yorker and publicist Paul Wilmot stop by, and plans are refreshingly last-minute. Other Miami friends include lots of New York migrants: Calvin Klein, Richard and Karen LeFrak, Naeem and Ranjana Khan, Pat and Chris Riley, and Wally and Suzy Wahib, to name just a few. “When my friends ask what they should wear to my house for dinner, I say, white jeans and a nice top. That’s all you really need in Miami,” she says. Simon and Trump also have an apartment in downtown Miami, near the American Airlines stadium for their basketball fix and near the Pérez Museum for culture. At 5’9”, a height that Trump (née Martha Lindley Blaine Beard) attained at all of 12 years old, she was a pretty good hoopster herself. Born in Florida to Jean and Josephus Beard, she spent time in South Carolina and Alabama, then left the States when she was 9, and spent the formative portion of her youth in Japan, where her IBM executive father’s work took the family. She stood out “like a tall poppy,” she once said, both suffering and enjoying her unusual height. On the volleyball and basketball courts, it was a distinct advantage, though, and her love of the active life and sports was born. Of course, like any other young girl, she wanted to be a ballerina, too. he charity started as a little grassroots organization on the Upper West Side during the height of the AIDS crisis in 1986, when, lacking any treatment options, desperately ill people were being sent home to die. The concept was simple enough: deliver nutritious meals to this burgeoning population of severely weakened homebound people. Trump got involved a year later, and it transformed both her and the organization’s lives. “Here we are in 2015, and we recently delivered our 15 millionth meal,” she says proudly. Along the way, the mission morphed into one of offering sustenance to anyone who is critically ill, which God’s Love does for close to 5,000 people, often coordinating with their doctors for appropriate nutrition. A few years ago, the charity bought a building from the city in SoHo for its headquarters. Trump’s dear friend (and favorite designer) Michael Kors gave a huge gift to God’s Love, and the newly renovated facility will bear his name. “I am constantly struck by how generous New Yorkers are,” Trump says, citing some of the many friends who have helped her along the way, from Jim McMullen, who closed his restaurant to hold a fundraiser, to Anna Wintour, who was the first to write about God’s Love back in 1988. Michael Kors has been involved for more than 20 years and says he is “amazed by the efforts of everyone involved and the progress they are making to end the local hunger crisis.” About Trump he adds: “Blaine is the ultimate trifecta—she is compassionate, loyal and smart.” It’s a wonderful cause, and it sure doesn’t hurt to have the seemingly universally adored Trump in your corner. Her numerous friends practically fall over themselves to say nice things about her. “She’s a very bright, beautiful and ballsy lady,” coach Pat Riley writes in an email. “She gets things done. I believe Blaine will become a philanthropic force in Miami. In God’s Love We Deliver she proves she really cares, and far surpasses anything one can do to help people who are down.” “Blaine is my best friend,” says Lynda Carter, aka Wonder Woman. “That makes me one of the most fortunate people on the planet.” “There isn’t a more beautiful lady—inside and out,” says Pauline Pitt, who adds that she has never seen Trump happier. Aileen Mehle, the former society columnist Suzy Knickerbocker, has known and loved Trump for 20 years, and the two women are still as close as ever. “When I first met her, I thought, like everyone else, that she was lovely looking,” Mehle says. “But it’s her interior that impressed me. She’s good. And BLAINE TRUMP’S I don’t mean she’s a goodie-goodie. She’s full of life, full of fun, and a MIAMI FAVORITES little naughty. T

here’s a new art market emerging down south, and it’s not Miami. Catering to the well-to-do set who frequent Côte d’Azur beaches, Swiss chalets and Ibiza nightclubs, Saint Barths is blooming into an international hub of art galleries and the buyers who follow. The days of collecting seashells are over, replaced with five-figure Richard Prince prints, the latest souvenirs from the Caribbean. If you’re lucky, your hotel of choice may even play host to an art gallery in its lobby. With ample Caribbean sunshine and bottomless glasses of rosé, you’ll never find yourself wondering whether or not your latest purchase was really a sound art investment. Everything you’ve heard about Saint Barths is true. It’s beautiful, secluded and expensive. These days the entire resort lifestyle is packaged and presented to the modern traveler, whose standards today are higher than ever, and whose expectations include more than just a beautiful hotel room with a view. To stand out from the pack, hotels must now include excellent service, five-star gastronomy, a state-of-the-art spa and gym facilities. But the coup de grâce seems to be the addition of art galleries, which are now being offered as the latest amenities for guests. On an island that is already home to the best names in designer brands, a burgeoning art scene feels like a natural evolution.

Samy Ghachem, general manager of Le Sereno, claims, “Seeing art in a hotel provides a better ability to picture it in a living environment.” What better clientele could you ask for? It’s an international community, an “entire spectrum of old and new wealth that makes this island a chilled-out place where people have time to indulge,” says gallery owner Fergus McCaffrey. Many of these international guests make it a point to come back every year, including Roman Abramovich (best known for his New Year’s bash on the island), Paul Allen, Sir Norman Foster, Jay-Z and “new money” Russians, all docking their yachts in Gustavia Harbor.

Commerce is not the only force driving traffic to Saint Barths. There’s a conflux of cultures at play, from the French colonial influence brought to the island in the 17th century to the native Caribbean flavor, all contributing to an environment of creativity for artists and prospective gallerists. Local artists and old residents draw from the spirit of the island, specifically citing the Caribbean light as a great source of inspiration. Fabrice Moizan of Eden Rock, speaks of this spirit: “All types of ‘art de vivre’ meet in Saint Barths: exceptional service, gastronomy, and naturally art is one of the topics that guests and visitors coming to Saint Barths are now looking for.” Natalie Clifford, director of Space Gallery, who recently exhibited photography by ballet dancer and choreographer Mikhail Baryshnikov, proclaims that it is also due in part because of “the wonderful light that artists do not fail to notice.”

S

o what is it exactly? Traditionally the island has been a secret getaway for many artists since the 1960s. In the earlier part of the 20th century, Saint Martin played host to great American artists such as Jasper Johns and Cy Twombly, but as the rapid development of hotels and casinos began to encroach upon that island’s idyllic beauty, Saint Barths earned favor as the next untapped land. What followed was a creative exodus for many artists, including Francesco Clemente, Ellsworth Kelly and Jean-Michel Basquiat, all enjoying the island for its splendor as a getaway for both work and vacation. Is there a pattern in the works? Many speculate that Saint Martin’s fate will befall Saint Barths as its once coveted seclusion falls prey to the growing hotel industry. (Case in point: the creation of an eco-resort by André Balazs on the island’s protected Saline Beach). One of the island’s first contemporary galleries is the Eden Rock. Created more than 25 years ago, the gallery originally partnered with Larry Gagosian, a regular of the resort. Works by Harmony Korine, Jean-Charles de Castelbajac and Douglas White decorate Eden Rock’s walls for a seamless integration into hotel life. Within the past year Eden Rock has partnered with Galerie Perrotin, featuring the work of famed Brooklyn-based artists KAWS. Attesting to the magical light of Saint Barths, KAWS’ show “Permanent Vacation” gave special emphasis to the island’s unique color palette. Richard Prince has also paid homage to the island and its similitude to Thomas More’s Utopia. Prince cites that the inspiration for his 2008 exhibition “Canal Zone” is “about a guy who lands in Saint Barths, gets off the plane, is immediately told that there’s been a nuclear holocaust in the rest of the world, and he looks at his family and says ‘We can’t go back.’” There are others like Prince who adopt similar messages of a postapocalyptic paradise. Last summer French street artist Ludo caused controversy by spray painting on ships, buildings and public spaces. Using the urban landscape as his medium, Ludo presented the juxtaposition of the natural world with weapons of warfare in a series titled Nature’s Revenge. The Saint Barths tourism committee is also playing a major role in the rise of galleries and has recently developed a committee dedicated

entirely to art, called Art Saint Barth. According to Moizan of Eden Rock, this committee is “willing to develop an art fair one day, just like this year’s new gourmet festival: Taste of St. Barths.” An Art Basel in the Caribbean does not sound too far off, but until there are concrete plans for the future of the Saint Barths art market, it seems clear that many purchases made by the well-to-do may be more impulse buys than anything else. The future looks promising for the artistic community, but there are ominous undertones: as moguls and artists alike are constantly seeking out the secluded corners of the globe, Saint Barths might become an Art Basel Miami, a place where people come for the parties but rarely purchase the art. ✦ FEBRUARY 2015 • AVENUE MAGAZINE • AVENUE ON THE BEACH | 71

t takes a certain character to become a sailor. Aside from the physical toll, there is a mental resilience required, and seasoned sailors will often remark that deep discipline and respect of the high seas is necessary to succeed. Hemingway said, “Man is never lost at sea,” and Steve Colgate is one such man. His interests led him to charter a course far more adventurous than he could have ever imagined. Since its inception 50 years ago, the Offshore Sailing School has become America’s foremost sailing academy. With his wife of 46 years, Doris, the pair own and operate facilities in New York, South Florida and the Caribbean. Growing up, Steve had no interest in running an empire like the one his ancestor William Colgate started in the 19th century. As Doris remembers it, “His godmother was a Tiffany, and she kept telling him to get a real job and get into the stock market and what the others [in his family] were doing. But it was something he’d said over and over again that he just didn’t want to do.” It was quite a legacy. In 1806 William Colgate created the William Colgate Company in New York. An English manufacturer from Kent, he immigrated to the United States and opened a starch, soap and candle factory on Dutch Street in downtown Manhattan. By the early 20th century, William Colgate’s descendants would incorporate the brand, and by 1911 more than two million tubes of Colgate toothpaste would be distributed worldwide. By 1926 competing companies Palmolive and Peet merged to become Palmolive-Peet Company, and two years later in a heated corporate takeover Colgate-Palmolive-Peet Company was formed. Steve remembers how corporate anxieties loomed over his childhood. In the 1920s Colgate’s father, Gilbert, who was on the board, sold all his stock in the Palmolive-Peet takeover: he did not want anything more to do with the company. My great-great—I don’t know how many ‘greats’—grandfather founded it, and that’s who we looked toward.” In 1953 Peet was dropped from the name of the brand, making it Colgate-Palmolive to this day. The company is now valued at $59.02 billion dollars and is ranked number 64 among the World’s Most Valued Brands, according to Forbes. The name Colgate remains as part of the brand’s heritage, as well as Colgate University. His family’s past wealth does not haunt him; it is clear that Steve’s aspirations for the high seas far exceeded any ambitions in the board-

room. Steve had the best education America had to offer, and he matriculated at the Buckley School in New York, Saint Paul’s in New Hampshire and Yale. Life on the high seas began when Steve was nineteen years old, when his mother suggested a trip to Havana, Cuba, for a transatlantic yacht race aboard the Mare Nostrum, to San Sebastián, Spain. When Colgate proved his worth, the yacht’s owner, Spanish millionaire Enrique Urrutia, invited him to crew on his next journey: the Fastnet Race from Cowes to Plymouth, England. From then on, Steve was a proven sailor, competing worldwide in the Pan American Games; the 1968 Olympics in Acapulco, Mexico, and the America’s Cup trials, where he competed against Ted Turner. In 1979, years after his first experience, Colgate revisited and won the disastrous Fastnet Race that took the lives of fifteen other sailors in its torrential storms. His precautionary methods in the race would become standard protocol for sailors in similar situations to this day. Including enforcing the use of safety tethers, to prevent crew members from being flung overboard. Creating the sailing school, according to Steve, was “so peaceful, athletic, it was cerebral, competitive, the people: it just had everything.” He would then go on to pen books such as Fundamentals of Sailing, Cruising and Racing, and this textbook remains a critical learning tool FEBRUARY 2015 • AVENUE MAGAZINE • AVENUE ON THE BEACH | 75

in the curriculum for certification from the National Academy of Sailing. Colgate met his wife, Doris, in 1968, while she was working for a yachting magazine and assigned to cover his Offshore Sailing School’s racing course in the Bahamas. Over the Bahamian sunset they fell in love. Originally from Bethesda, Maryland, Doris was the daughter of a biochemist who was also on the board of the National Institutes of Health. He pressed upon her the importance of philanthropy, and as a result became involved with the Leukemia and Lymphoma Society, the American Heart Association and the Leukemia Cup Regatta, which has raised more than $50 million to date. She paved a trail in the predominantly male sport of sailing and founded the National Women’s Sailing Association in 1990. In 1991 she started a mentoring program for at-risk girls called AdventureSail, and in 1997 the notfor-profit Women’s Sailing Foundation. Together this married couple of 46 years speak fondly of journeys to the Great Barrier Islands, Greece, the French Riviera and Cape Horn and reminisce about places as remote as Tonga in the South Pacific. On their next trip they hope to venture down south for a trip through the Panama Canal. These days the Offshore Sailing School offers various courses for all types of sailors, from novice to advanced, including a Fast Track to Cruising course, which offers the fastest way to achieve skills and certifications within one week. There are additional courses offered called Live Aboard, where the participant experiences the fun of living on board a boat that cruises between ports in Florida to the British Virgin Islands. Corporate trips are also a popular option, and schools such as Emory and Wharton have included the Offshore Sailing School’s courses into their MBA programs. For the 50th anniversary of the Offshore Sailing School, Steve and Doris aim to grow their business with continued partnerships with luxury resorts. Although primarily based in Fort Myers, Florida, their presence in the Caribbean has been unrivaled since 1973. They are now looking into the world of chartering, catering custom and private adventures for clientele. Undoubtedly the future for Offshore Sailing School will stretch across the oceans’ horizons for many years to come. ✦

AVENUE: The resurrection of South Florida’s residential real estate market certainly can be credited, in part, to the progressive payment program that has now taken shape in the last four years. Carlos, your company, the Melo Group, was one of the founders of this new model. How did it come about, and how has it changed the market? CARLOS: In 2011 we saw that the market was in good shape for buyers. We saw that the buyers were from South America and Europe, where most of the time there are no banks needed to do construction. Domestically the banks were still not offering loans, but a majority of these new buyers were paying with cash; they didn’t need the loans. So, our solution was similar. We could fund part of the cost, and the buyer the other part. In the end, it comes down to trust. If the buyers are confident in the developer, they provide the money, and the developer delivers the residences.

AVENUE: JP, the Related Group clearly embraced this new model very quickly. How did you begin to introduce it? JP: We began with smaller projects; the first one was MyBrickell. I think we were selling it at $250, $260 a square foot, and it just became such a huge a success. From there on, we continued to roll the progressive model out for our other projects. And today, it’s still the norm, the typical way of financing these new projects. AVENUE: Gil, you and your father, Michael, have decades of experience here. How have you embraced this payment model? GIL: We took a slightly different approach to it; our business model worked at 30 percent, rather than the usual 50 percent. I didn’t feel that a 50 percent requirement was a comfortable way to sell. What was interesting was how

quickly we experienced a slowing in countries where it became more difficult to get the money out. Venezuela, Argentina, Russia—I didn’t want to be reliant on these buyers to finish my building. Personally, I’d rather go back to a bank loan situation and know that I have enough money to finish a project, so this way we can just focus on sales. AVENUE: David, as far as Grove at Grand Bay and your other Terra Group projects, where you’re in the six-to-eight-milliondollar range, is it a challenge acquiring three million dollars in advance of breaking ground? DAVID: I think the deposit structure is positive. I think Carlos is right—the trust in the developers is incredibly important. It reflects a notion of “Listen, I have 50 percent of my money up, and so does everyone else,” creating a sense of a stronger development.

AVENUE: Bradley happens to be a fourthgeneration developer. His project, Riva, is one of the first developments to come to the revived Fort Lauderdale market, where the progressive payment model has also taken hold. How are you beginning to see that shape your market? BRADLEY: Well, I want to begin by thanking all of you guys for bringing it up to 50 percent down in Miami [laughs], making our 35 percent deposit structure seem like such a bargain. It actually did make a big difference in establishing the model in Fort Lauderdale. We have always been very conservative, taking what I thought was a high-level deposit—of 30 percent, even in the early run-up—when others were taking 5, 10 and 20 percent deposits. So for local buyers, we went from being the highest deposit to being the lowest today. And in Fort Lauderdale, local end-users are who

we appeal to more than anything else. But, we’ve seen a change in conversation in the last several months, as more Latin American and European buyers are now coming to Fort Lauderdale. AVENUE: In the Fort Lauderdale area, Nitin Motwani’s family and associates just broke ground on their Paramount project. How are you beginning to see the landscape in the Fort Lauderdale area begin to change? NITIN: Historically Fort Lauderdale Beach was only filled with condo hotels. There was no actual residential development except for Related’s Beach Club, which was a decade old at that point. We saw the immediate demand rising. What we found a year ago, when we launched sales—buyers, and especially buyers’ attorneys, were very skeptical in Broward because they were not yet familiar with it. I like to say to my friends

at Related, we helped pave the way for their 50 percent deposits. [laughter] And we appreciate them coming up to the Fort Lauderdale market, because we do think that market is maturing, that it’s heading in that direction. AVENUE: If you were talking to a prospective buyer located in the New York area, and he has a financial advisor, what’s the argument as to why 35—50 percent plus is comfortable, when that model doesn’t exist in New York? NITIN: I think buyers, especially in the luxury market, like to know that the other people buying can afford to be there, and they join a combo of investors. They like to know what kind of people will be there. I think it also gives people comfort that there will be a building that’s built and is of the quality that they signed on for.

You have an enormous range of assets that we didn’t have before. The challenge that comes with it is controlling the flow of information—making sure that you’re projecting what you want to project, and giving the proper materials and information to the world so that your story and your brand don’t get lost.

AVENUE: Let’s chat about visualization. Today we are seeing incredibly detailed renderings for new projects that may still be in early planning phases—some stand in for developments, sales centers, that won’t be ready for many months beyond. Do you see any danger attached to doing these renderings with such detail as you go to market, knowing full well many critical decisions have yet to be made?

JP: Well, until you have a completely designed building and the interior designer has come in, the landscape architect has come in . . . you’re never going to have the perfect scenario. Instead what you try to do with a rendering is give your product a sense of quality. You try to show the feel and touch and the lifestyle. And then eventually when you go through design, it might end up being different, sure. But it should still maintain the same look and feel.

DAVID: One thing I think that we’re all going to start seeing now is end loans. I would speculate that half of the buyers are going to close cash, all cash, and the other half are going need that financing. And I think if you have 50 percent in, there’s a higher probability of that person closing and finding financing. CARLOS: We have seen a big difference between the buyers whom we encounter today and the buyers of seven years ago— they are much more refined, and they know what they want. They aren’t looking to flip units; they’re going to keep them for themselves. They are increasingly more interested in what kind of product they are buying. NITIN: Right. In an earlier era, it was a commodity. Now, it’s a home.

AVENUE: How do you cater to different kinds of buyers, whether domestic or international, for example? GIL: Of course the sales office is still the most important component. It’s the home where buyers get to finally see the project come to life. So for us, instead of using

How formidable is it today? BRADLEY: Tremendously. It makes it much easier to reach out to the world. You also have a lot more of a collaborative effort with

the Internet to market our Porsche Design Tower, we used it to find out who our buyers would be. We identified 1,500 potential customers worldwide, based on net worth, interests, etc., and we created a personalized box of materials that we sent out to these people. And we got 60 buyers out of it. It was truly amazing.

In Miami it’s the opposite: 65 percent, if not more, of the buyers are international. So our two sales centers for Fort Lauderdale and Miami are entirely different for this exact reason. You cater to each differently. In Miami we are building a state-of-the-art sales center on-site, which is going to have a lot of “wow” factor. On the other hand, in Fort Lauderdale, it’s more about “What do the kitchens look like, what do the bathrooms look like, show me the model of the unit.” It was just a different process, because it’s a different buyer. AVENUE: Are you experiencing that now as well, Bradley?

AVENUE: Let’s talk about sales centers today, and the virtual sales center of today—and tomorrow. What is the importance of them? NITIN: I think the sales center experience is critical as a first impression. Today, especially in the high end, the buyers’ know they’re going to get the great finishes, the great kitchens or the great bathrooms. So we’re putting more importance on that, educating the buyer on the product, the hardware, appliances and finishes. The buyers are much more sophisticated. It’s forcing us, I think, to make a lot more decisions and to provide much more detail about the interiors and about the whole experience and the proportions of scale of our projects.

But circumstances don’t always allow for this. How much more challenging is it when your sales center is off-site?

BRADLEY: Very much so. Very much so. Especially at our waterfront Riva project in Fort Lauderdale, where we are competing and contrasting to other condominiums, with buyers going from one to the next, and researching each. The most important value of the sales center is bringing people to the location and showing them where they’ll be living. Showing the detailed ambiance—and making sure that the finishes we show are the ones we deliver—is incredibly important to the buyers, who want to know exactly what’s going to be there, at a level of detail and information like never before.

NITIN: In our Paramount project in Fort Lauderdale, we didn’t have the luxury of doing it on-site. In Miami, we have a sales center that we’re building on-site because we own land obviously adjacent, so we know it can be there permanently. The difference this time is that now we have partners in the retail and commercial segments as well, and they are trying to sell the location as much as we are. I think that’s the one thing that’s different this time around, that condos are just part of the story in Miami, not the only story. There are three big retail projects going on in downtown alone. Miami isn’t just about condos anymore, and that makes the issue of having an on-site or off-site sales center a little less crucial. No matter where you look in Miami, the market is hot. The hospitality’s on fire, the retail’s on fire, commercial lessees are looking at office spaces very aggressively in Miami again, and so on. I think our market has matured to a whole different level, and that’s great for everyone. ✦

he average apartment sale price of $1,728,831 was up 8 percent from a year ago and broke the record for the highest average price. At $960,000, the median price, which measures the middle of the market and is less impacted by high-end sales, was 10 percent higher than a year ago. The number of closings was down 17 percent, which is due mostly to the scarcity of resale inventory and continued price sensitivity on the part of buyers, which creates a more value-driven market. The average price for a cooperative was $1,174,683, up 3 percent The average price for a condominium was $2,421,658, up 9.6 percent. The average price for new developments rose 11 percent, in part due to four closings of more than $40 million this quarter. The current absorption rate in Manhattan is just 3.9 months, with some neighborhoods as low as 2.7 months; historically, a rate of 6.9 months indicates a balanced market. I believe this all bodes well for a very active market in 2015. All properties, from simple studios to glamorous penthouses, sell—and sell well—if priced properly. ✦

But when the Gardiners Bay winds turn sharp and cold, he is easily persuaded to put his show on the road and head for warmer climes. This month, he checks in from a new travel love—the gentle British overseas territory of Anguilla.

I can’t travel without

A refreshing change

I grew up outside New York City, and I continue to spend a lot of time—in all seasons— in the Adirondacks, about six hours north of Manhattan. So I do tend to fancy myself a bit of a “rugged individualist,” one who’s happy in rustic situations and who is unfazed by very tough winter weather. But whatever basis those conceits may have once had . . . well, let’s just say they’re now disintegrating pretty rapidly. So I was overjoyed by a December trip to the glorious Ani Villas on glorious Anguilla.

Living in a dream

Anguilla is kind of a dream, generally. The easy twenty-minute boat ride from St. Maarten is just enough of a hop to have kept the island protected from heavy development and commercialism, and the atmosphere is as warm and easygoing as anywhere I’ve experienced in the West Indies. It feels like a place for couples or families or close friends to reconnect in a magnificent setting. And the Ani Villas are a place where that proposition can be most fully realized: simple, private, serene. And with absolutely exquisite service. With two large villas sleeping a comfortable maximum of just over twenty, they’re really like private homes—or a small compound. That kind of intimacy means there’s no leeway for anyone on the staff to have a bad day. There just isn’t any margin for error. And the beauty of it is that they don’t have bad days—or nights. I felt happy, cared for, and so comfortable every minute I was there. None of it would work if the staff didn’t have their hearts fully into making a home for guests, and it’s just a lovely thing to feel the care and excellence they bring to the Villas. It’s hard to think of a better place for a business retreat, a family reunion or a small wedding.

I kind of live by my curiosity, and there’s nothing like travel to inspire deeper, more agitated curiosity about the world. I’ve never once left a destination—in the States or abroad— without feeling that more questions were raised than answered. That’s thrilling to me: Who lives there? Why? How do they make their lives? How does this place work as an economy and a culture? What are the arts, the foods, the social practices that extend from that culture? The more I see, the less I take for granted. To-do list?! Do reading and sunning count? The Villas themselves are tough to leave, but the Ani staff can arrange and then cater a picnic on virtually any beach on Anguilla. It feels downright imperial to have a staff prepare a tent, a table, and chairs—and then serve a delicious meal by the water. Staff-led boat trips for snorkeling or sightseeing, or for even more remote swimming sites, mean that the entire island is in easy reach almost at a moment’s notice. And the same is true in the evening. We ate beautiful dinners at the Villas, but when we had the itch to get out and people-watch, the Ani staff put together a wonderful evening out for us at the newly restored Malliouhana. The place was glorious and had distilled a real Slim Aarons kind of glamour into its layout and decor. In that instance, Ani had functioned as a highest calibre concierge service. I find that sense of collaboration with other resorts generous and inspiring.

Fleeting pleasure

Well, I do have a persistent weakness for Cuban cigars, and I enjoy the little mischievous rush that comes as an American enjoying them abroad. Looks like the clock is ticking on that . . . ✦

Japan—rural northern Japan, especially— would have to be at the top, followed closely by Argentina. And I always crave more time in London . . .

But it’s the hospitality and warmth of the people who inhabit the island that make this place unparalleled to other tropical destinations.

When visiting Turks and Caicos, book a boat ride with Island Vibes for a unique experience of conch fishing. You can literally jump off the boat, dive for some fresh conch in the ocean and enjoy a wonderfully fresh ceviche on white beaches, prepared by the captain and his crew. The conch fry on Thursday nights is also a big draw for locals if you’re looking for a more authentic and down-to-earth experience. Grace Bay Club also offers free bike rentals, so feel free to roam around this beautiful island or book a massage on the beach. If you’re craving for a late night snack, indulge in off-menu items such as chocolate salt sprinkled over a frozen banana from room service. I went to Turks and Caicos for the fourth annual Caribbean Food & Wine Festival. This weeklong celebration of Caribbean culture and cuisine brought together both Michelin-star and local chefs and welcomed chefs such as Leah Cohen of New York’s Pig and Khao, and David LeFevre, formerly of Spain’s El Bulli and now of California’s Manhattan Beach Post. Every meal was accompanied by wine pairings from renowned vintners such as the Weingut Salzl Seewinkelhof in Austria. This not-for-profit event raises funds for the Department of Youth Affars and the island’s Little Chefs mentorship program, which supports and encourages young local chefs to pursue careers in hospitality. The festival also offers a gourmet safari excursion, a local street food fair and dinner under the stars, where you can enjoy a meal with the premier and the first lady of Turks and Caicos.

The International Debutante Ball celebrated its 60th anniversary at the Waldorf Astoria, with 47 young women from around the world and 12 states making their bows to society. Anne Eisenhower, the granddaughter of President Dwight D. Eisenhower, who made her own debut at the ball, served as one of the honorary chairman. In the 20th century, Consuelo Vanderbilt, the wife of the Duke of Marlborough, noted, “In the Jet Set Age, it’s a small world.” The duchess inspired the ball by reminiscing about her own debut in 1895, recalling how it took her two weeks to get to England to be presented to Queen Victoria and Albert Edward, Prince of Wales, and another week of “exhausting” travel to Paris for a party in her honor. “Girls don’t realize what a wonderful opportunity they have today to fly around the globe to attend each other’s parties,” she once said. That remark sparked Margaret Stewart Hedberg’s aunt, Beatrice Dinsmore Joyce, a socialite and humanitarian with a flair for parties and pageantry, to create the first International Debutante Ball in 1954. This year the cognoscenti declared Caroline Bell Cooper, a soigné blond rose from Texas, “the belle of the ball” and “The Deb of the Year.” Other beauties coming out included the Archduchess Isabella Maria Luisa von HabsburgLothringen, who represented Austria; Miss Leah Lane and Miss Alexandra Lothringen Rose, both from New York; Joanne McGuire from Scotland; and Chloe Rose Bianca Campoamor from Spain, who is directly descended from the last king of Granada.
