The outcome of a property sale is often determined within the first few minutes of a potential purchaser viewing your home. Carefully considered presentation can be the difference between an acceptable result and a great result. While some homes will require very little additional input with respect to how they are presented, others will need to consider the use of space and decoration to attract the interest of the market.

A well-connected agent will have access to a range of professionals that can assist with having your property looking spick and span and with everything in good working condition. From home staging and interior design to builders and landscapers and everything in between. Hire an agent who appreciates the importance of presentation.

Selling to Kiwis Kiwis. We are a unique bunch. I hate to generalise, but here I go anyway. The tendency of the New Zealand consumer is that we fall in love with something and then try and talk our way out of purchasing. With regard to real estate, the situation is often the same. A buyer may

make their initial inspection and absolutely love the property. They have decided they are interested and now set about talking themselves out of buying. The buyer now switches their mindset to “let’s look for issues” mode. Often it can come down to presentation. Don’t let presentation be the tipping point between a successful sale or the buyer walking away. It may sound trivial, but if a buyer can see that you have neglected to simply have the property clean, tidy and presentable, they may start to question what else may have been neglected.

Agent presentation It might be worth a quick mention on

how your agent is presented. If you, the vendor, are making an effort to have your property looking its best, wouldn’t you expect the salesperson representing your property to do the same?

Presentation is the key We may not admit it at first, but we do tend to judge things by the way they are presented – it is human nature. When considering putting your home on the market, contemplate how you may be able to make your property more attractive to the market. More often than not, a huge change can be achieved at very little cost and as I said above, it can be the difference between an acceptable result and a great one!

Auckland leads price rises Despite a nationwide drop in sales volumes, Auckland is one of four regions to hit record high median sale prices in October, while the national median price eased by $5,000 to $510,000, according to the latest figures released today by REINZ, source of the most recent, complete and accurate real estate data in New Zealand. Data released by REINZ for October 2016 shows that Auckland’s median house price has risen 16% year-on-year to $868,000 - lifting $119,750 over the year. This rise also represents a 5% increase on September 2016, and a seasonally adjusted 4% on September (up 17% year-onyear). Three other regions posted record median sale prices in October with Northland reaching $399,000, Waikato/Bay of Plenty lifting to $460,750 and Southland equalling its record high of $225,000 reached in January 2008. At the same time, the national median price was $510,000, up 10.9% year-on-year, although down slightly (1%) on the record $515,000 in September 2016. All of this occurred in spite

of a nationwide drop in sales volumes. The number of sales for October 2016 was 6,727, a fall of 9% on September. Compared to October 2015, sales volumes nationally fell 14% with Auckland experiencing a 16% drop and Waikato/Bay of Plenty seeing a 25% decrease. Real Estate Institute of New Zealand (REINZ) spokesperson Bryan Thomson says: “Auckland experienced a lot of strength in the upper end of the market but the lower end appears to be wavering due to the impact of LVRs. The national sales volumes fell by 14% in October compared to the same time last year and the number of properties for sale as measured by realestate.co.nz has fallen by almost 7,400 over the past year. “Our data suggests that the impact of the revised LVR rules is having more of an effect on lower-priced sales compared to higher priced sales, with a surge in the percentage of sales over $1million and a noticeable decline in the number of sales below $400,000 compared to 12 months ago. Some of this change may be reflective of the overall

uplift in prices over the past year as the market for higher-priced properties is continuing as normal, but the market for lower priced properties is becoming more difficult for both buyers and sellers. “There is some evidence that the normal spring ‘bounce’ in the number of listings has so far been quite weak this year. One possible reason for this is that the revised rules could be making it harder for people to know whether to sell, as they wonder if there are buyers about, so they hold their properties back from the market. This could have the result that we’re seeing, which is that supply falls but the demand is still there, so prices keep rising.”

Sales volumes declining There were 6,727 unconditional residential sales in October, a 14% decrease on October 2015 and a 9% decrease on September. On a seasonally adjusted basis, the number of sales fell 2% from September to October indicating that sales were lower than what

would be expected for this time of year.

Median prices jump, led by the regions The national median house price rose $50,000 (+11%) to $510,000 from October 2015 to October 2016. Compared to September the national median house price fell $5,000 (-1%). Central Otago Lakes recorded the largest percentage increase in median price compared to October 2015, at 42%, followed by Waikato/Bay of Plenty at 21% and Auckland at 16.%.

Auction sales up, Auckland auctions decline There were 1,475 dwellings sold by auction nationally in October, representing 22% of all sales and a decrease of 436 (-23%) on the number of auctions in October 2015. Transactions in Auckland represented 56% of national auction sales, with the number of auctions in Waikato/Bay of Plenty representing 18% of national

auction sales. The number of auction sales outside of Auckland, Wellington, Canterbury/ Westland and Waikato/Bay of Plenty increased 82% compared to October 2015. Pressure on stock grows, inventory and days to sell falls The number of properties available for sale across all regions in New Zealand fell 7,391 (-24%) between October 2015 and October 2016. Wellington has the fewest properties for sale with six weeks of supply, closely followed by Hawke’s Bay with under 10 weeks supply, Otago and Nelson/Marlborough with 11 weeks of supply. The number of days to sell eased one day to 32 days compared to October 2015, although the regions have seen some significant movements with five regions seeing an increase in the number of days to sell and seven regions a decrease. Otago and Nelson/Marlborough had the shortest number of days to sell in October at 23 days followed by Wellington and Manawatu/Wanganui at 27 days.

I received the following telephone call. “I read your article and thought I’d give you a call. I think what you say is Bull S…!!” “Wow,” I thought. “Where are you coming from?” The answer was the guy (in this article we’ll call him Paul), thought I was acting for the financial institution he was currently banking with and not giving my clients a range of financial institutions. He was really disappointed with his bank and was very angry, and was directing his anger at me. It seemed because I’d quoted an interest rate in my ad in the paper and he’d seen his bank advertising that rate, from this he thought I was employed by his bank. Paul was still in a long term fixed rate and wanted to change to a lower rate but was told it would cost him a break fee and in Paul’s case upward of $3000. Paul had fixed for a very long term a couple of years ago thinking he was getting a very good rate at the time although it was higher than shorter term fixed rates,

he believed at the time interest rates would go back up. Paul was wrong and he was now paying a rate that is much higher than what is offered in the market today. When Paul fixed his mortgage he took no advice at the time other than going into the bank and getting the interest rate offered by the bank for a long term. He thought that he was in control of his destiny and fixed his rate and was happy at the time. Unbeknown to him was that interest

It really highlighted to me and to Paul that he should have taken some advice and gone and seen a mortgage broker for that advice. This wouldn’t have cost him anything and he would have received more than one option and the advice of a specialist in the market. This is the real benefit of a mortgage broker as we’re paid by the bank for the loans, even if you stay with your current bank, so the advice is independent and free for the client. There aren’t too many businesses you can go to and get free advice on what can be the biggest transaction of your life.

To no avail; I’m sorry to say as he’d already tried and to be fair the relationship was somewhat strained. Kitchen organisation Kitchens can often simultaneously be everyone’s favourite and least favourite room in the house. While it is the place where you can create and enjoy food, it can also become a storage and organisational nightmare! Here are some cheap and easy ways to bring a little organisation to your kitchen space.

Drawer organisation You know the deal, you open up the drawer with your whisks and your wooden spoons and it is just awful to look at. But this is a super easy and effective way to organise the messy draw in your life. All you will need is sticking tape, cardboard, scissors and a

length of wrapping paper you like the look of. First of all measure the length and width of your drawer, cut a piece of the wrapping paper to fit and stick it down with some cello tape in the corners. Next, measure three diagonal lines across your drawer, make sure to measure one for the opposing corners, to create a starting off point. From the middle separator, measure an equal distance on either side and measure the diagonal there as well. Once you have measured out your diagonals, cut out your cardboard to fit. Next, wrap your cardboard in the wrapping paper and insert into your drawer. Organise your cutlery into all the sections and

DIY tea wreath If you are looking for a fun and interesting way to spice up your kitchen and display your teabags, this could be the DIY answer for you. It’s super easy and doesn’t require too much time and effort. It is more suited to individually packaged tea but you can use plain teabags as well. For this, you will need two pieces of cardboard, patterned paper that matches your kitchen aesthetic, wooden pegs, a hot glue gun and a ribbon to hang the wreath up with. together to give the wreath more integrity and stability. Next, cut your cardboard into a wreath shape (a circle will probably be your best bet.) Make sure the circle is about the same width as the length of the pegs. Next, cover your cardboard circle in patterned paper. The easiest way to do this would be trace the outline of the outside and inside circle and cut outside of the lines by about 2.5 centimetres to give yourself a gluing margin. On the inside ring, cut small slits around the edge, up to the line drawn that matches the inside ring of the wreath. Do the same on the outside ring. Glue all of the tabs you have created down and while they are drying,

decorate your pegs. You can do this in a number of ways, either using the same paper you used to cover the wreath or you can do whatever you think would look the best in your kitchen. Start hot gluing your clothes pegs to your wreath. Continue until the whole wreath is covered in evenly spaced clothes pegs. Make sure that the ‘mouth’ of the clothes pegs face the outside of the wreath (otherwise you’ll have a whole jumble of tea bags in the centre of the wreath and people won’t be able to see which kinds you have). Hang up your wreath and clip your tea up to show off what you have.

And, while they have a reputation as a culinary delicacy, to the novice it can be hard to tell how they should be eaten at all. Despite all of this, artichokes are actually a very easy plant to grow. Possibly that’s to make up for the fact they do require a bit of work to cook … and eat! So, if you’ve ever wondered about growing artichokes I can tell you, wonder no more – just
