What does a dollar cost us when we borrow it?

Interest rates and compound interest is an amazing thing. Interest costs every borrower more than what they really think. We don’t think of this when we buy a home or what the total cost of the money we borrow at that time, as we tend to get caught up in the emotions of buying a new or first home. It pays to talk to a mortgage broker when you’re purchasing a new property or thinking of refinancing or consolidating debt. This is because your broker can give you independent advice around mortgages and your borrowings and tell you the true cost of those borrowings and which lender is the appropriate one for you. Have you ever thought what a dollar borrowed today will cost you in 25 years? In this example, $1 borrowed over 25 years at a floating interest rate of 5.45%pa, the floating interest rate I can get for clients today. Over the 25 years this dollar will cost the borrower 83 cents in interest, you will pay the bank $1.83 for every dollar that you borrow. Now multiply that dollar by 250,000 an average borrowing in Ashburton and you’ll pay the bank back $457,500, with $207,500 of this being interest.

If you’re paying too high an interest rate on your loan, it is really costing you. This example

is just the variance in floating rates and not even looking at fixed interest rates and terms. I’ve heard it said before, “my bank’s interest rate is a bit higher than others but the service is good”. Yes; we all want good service but shouldn’t that be a given and you shouldn’t have to pay thousands to get that service. Even if you are paying 0.10% per annum over a 25 year term on a $250,000 loan you’d pay an extra $4,479 - now that’s a lot of money to pay away. The service would have to be pretty good, although in the above example you’re actually paying $30,000 over the 25 years “that could be a new car”.

The cost of a dollar is very important and this is why independent advice is important when looking to borrow money, especially when it is a big ticket item, which your home is. I recommend that before buying, refinancing or consolidating your debt you should get that advice and know exactly what every dollar is costing you. Making every dollar work for you. Bunching grass spreads by producing new shoots from the base of the plant, thereby spreading slowly outwards from the original seed site. Creeping grasses spread by sending out stems that creep along the ground. New plants then sprout at intervals along these stems. The toughness of these grasses makes

them useful for high traffic areas.

Flatten the area by filling in any dips with topsoil and flatten. Till the soil until it is a fine crumbly texture to a depth of about 15cm. If your soil is of poor quality you may need to purchase and spread topsoil to provide a sufficient growing base for your grass. Fertilise the soil with an appropriate lawn fertiliser. Divide your lawn seed in half. Walk lengthways over the area, sowing your seed by hand or with a handheld applicator. Take the second half of your lawn seed and sow it while walking crossways over the area. This crossing-over technique ensures good, even coverage.

Water well, using a fine spray that will not displace the seed. Your aim during this time is to keep the seeds moist enough to germinate. The best approach is to water lightly and often – once or twice a day. After germination, as the seedlings become strong and take hold, water more thoroughly and less often. This will train the roots to grow deeply and strengthen the resulting lawn. Some lawn seed comes coated with bird repellent. This may have advantages, but it is also slower to germinate and may allow weeds to establish themselves before the grass can take hold. This type of seed is also twice the weight of uncoated seed and so, per kilogram, will cover only half the area. Once your lawn has taken hold strongly and the grass has reached a length of about 5cm you can begin mowing. The first few mows should only lightly trim the grass, taking just the tips off the blades – this will encourage the grass to thicken.
