On Wednesday, I was part of a professional panel at a First Home Buyer’s Seminar. I was asked to come along and give advice by the Mid Canterbury Young Professionals group.

July is a good time to... Prune and spray your fruit trees. Once they’ve finished fruiting and you’ve finished eating the fruit, prune the trees and spray with conquer oil (available from your local garden centre) to combat sooty mould, spider mites, thrips aphids and white fly; and spray with copper to prevent curly leaf. While you’ve got the pruning tools out, finish the last of your roses too. Roses start shooting in August, so to get them ready I suggest adding some lime to the soil to sweeten it (any rain will wash the fertiliser in). While you’re tending to your roses - add some organic manure too. You could also add some compost and lime to the soil of your vege garden. If the soil is quite wet, wait until it has dried out a bit. If you haven’t planted your shallots and garlic yet you’ve still got time - but get them in quick! Planning on planting potatoes? Get your soil ready by digging it over and adding some lime. If you’re not going to plant any winter veges and you want to improve the quality of your garden bed, try planting a cover crop like lupin or mustard. These plants will help provide a natural fertiliser for your soil by adding nitrogen. If you’re planting a cover crop somewhere you have previously grown a member of the brassica family (like broccoli and cabbage) then

we recommend planting lupin. Unlike mustard, lupin is not a member of the brassica family so if there’s any club root in the soil it won’t encourage further growth. When the cover crop has matured, dig it into the soil. This will get the soil all ready for next season’s planting. When spring comes simply dig in the plants to your soil. If you think your vege garden could do with some improving. July is a great time to take it to the ‘next level’. A raised vege garden makes it easier for your plants to grow (because you can fill it with good quality potting mix, compost and or mulch) and it makes it easier for you to garden (there’s less need to dig over like you would with a regular garden bed, and it’s higher off the ground so less bending and back-breaking required). You can use something like old railway sleepers to build your garden higher or try building

some planter boxes like the ones pictured. Once you’ve finished your raised vegetable and herb garden, fill it with quality potting mix, compost and/or mulch - basically any good garden feed you’ve got. Then replant it with Awapuni seedlings like spinach and broccoli. If you have compost you should be turning it over around now. Keep your compost covered to protect it from the heavy winter rain by using a sheet of polythene or some old corrugated iron. Add some

lime - to stop it smelling - and some blood and bone to give it fertiliser. Your herbaceous perennials will probably have gone dormant (no leaves) by now, so dig them up, split the plants apart and replant them - great for expanding your garden. Even if they are still flowering, it’s still fine to split them at this time. Rake the leaves off your lawn. Lastly, make sure you deadhead your annuals - like polyanthus and primulas - so they don’t get mushy in the middle.

ADVICE

Subdividing – getting it right Subdividing your town section can return financial benefits, and, if it is done well, add to the overall appeal of your area. If you are giving consideration to subdividing, the Ashburton District Council has a few things you will need to keep in mind.

How small can I subdivide my property to? The minimum site size varies between different zones, and you can find out your zone from the council’s district plan planning maps.

What is a subdivision? A subdivision is the division of a parcel of land, or lot, into sections. This results in the creation of new lots, each with its own distinct title. The most common type of subdivision is fee simple or freehold, which involves the creation of separate titles.

The minimum lot size is subject to a range of criteria including whether there are buildings existing on the site.

How do I apply to subdivide my property? You will need a subdivision consent, and the council recommends you apply for this using a qualified surveyor. A land-use consent could also be required, particularly if the new boundary is closer to the existing house than is permitted in the district plan. If there is no sewer network in the area, you may need to discuss with Environment Canterbury whether you can install a septic tank or other disposal system on the subdivided site.

The Ashburton District Council encourages freehold subdivision, although the opportunity exists to create other forms of titles.

Sometimes these can be covered or removed and if they cannot be found, a surveyor will need to be employed to determine where the legal boundary actually is. Winter a great time for hygge Brrrr … it’s time to wrap up warm and embrace the hygge trend. Pronounced “hoo-guh”, this Danish concept is growing in popularity. It translates roughly into English as cosiness, and is said to derive from an old Norwegian term meaning well-being. For interiors, the trend is a home which embraces simplicity, is free of clutter, and features harmonious colours and calm spaces. The ambience of candles, the warmth of nubby woollens and mixed textures, blond wood, ug boots, sheepskin rugs, a sense of spaciousness – these are some of the hygge characteristics. And winter is the most hygge time of year. Canterbury Home Show experts advise mixing textures such as white cotton sheets and chunky knitted blankets in the bedroom, with soft colours to bring warmth and a feel of relaxation. And in main living areas introducing hidden storage options keeps an open feel. In the bathroom, home owners are advised to go for indulgence and rejuvenation, through ambient lighting, earthy tones, candles around the bath and hooks for fluffy bathrobes on the door.
