The vendor may ask for a Rollover Clause to be inserted into the contract which means if the vendor receives another offer which they believe is more beneficial they can evoke the rollover and give the buyer three working days to go unconditional. This puts huge pressure on the first home buyer and most often they cannot complete the sale, leaving them with expenses from the builder, valuer and solicitor. To avoid all the expense and cost, I strongly recommend the buyers start the process of mortgage application before starting to look at property and finding something they really want only to miss out because of the time-frame required.
