Ashburton’s $40m complex revealed

It’s taken three years of hard, behind-thescenes work, but Ashburton’s $40 million, inner-town Eastfield development is about to become public property.

When completed the multi-purpose development will include a medical centre, serviced apartments, hospitality and retail businesses, multi-level car parking and a residential complex.

It is bold in concept and design and has been designed to maximise sunlight and outdoor spaces and to provide shelter from easterly and nor’west winds.

Eastfield has grown from the vision of landowners within the Burnett, Cass and Tancred street block who wanted to create a unique development that would provide a range of services for the community to-

day and into the future, Eastfield Investments chairman Brian Davidson said.

“We’ve been working on this for three years and through the planning process for more than 18 months. We’ve drawn on a wide cross-section of local and national experience to develop this integrated masterplan,” Mr Davidson said.

With the plans completed, the Eastfield board wants to gather ideas from the community.

“We want public input. We’re not just putting this up, we want to embrace the public and take them with us. We now have a concept we can take to potential tenants, and we want to hear from people on our plans – and their plans,” Mr Davidson said.

Chicago cop a big All Blacks fan There probably aren’t too many Americans who could pick an All Black in casual clothing, but it was no problem for one Chicago cop. Rugby fan Dan Jarvis, 45, couldn’t believe his luck when he stumbled upon some of the “rock star” All Blacks on the streets of the Windy City. Two days before the weekend game, the officer for the Chicago police mounted patrol unit was driving his horses in a trailer past the All Blacks’ hotel in the central city when he spotted the All Blacks. “We saw a couple of them on the street and I said, ‘Hold on a second.’ I played rugby here in the States for about 20 years. I have been a fan of New Zealand for a long time. I could pick out the tighthead props, the wingers, anyone,” he told the Herald over the weekend.

DeVito is not a 1D fan Danny Devito has not become a fan of One Direction despite starring in their latest music video for Steal My Girl. The funnyman was recruited to play the director of their promo but admits he does not listen to the boyband’s music and simply took the job to win favour with the younger members of his family. When asked if he likes their songs by a journalist at Britain’s The Sun newspaper, DeVito replied, “No, no I’m a Bob Dylan fan ... I have many, many young kids in my family who would just beat me up if I didn’t do it ... I saw it as an opportunity to take a picture of them with (me). That’s what I did!

Giving town ‘heart it deserves’ A $40 million plan to redevelop part of central Ashburton will enliven the central business district and give the town the heart it deserves, district mayor Angus McKay says.

The Eastfield development would also re-emphasise the central business district after years of large-space retail development away from the middle of town, Mr McKay said yesterday.

“As a concept it is fantastic. It will liven up the future of the CBD in a way that Ashburton deserves.”

Mr McKay and other district councillors were yesterday updated on the 10,548m2 development planned for the area between Burnett, Cass and Tancred streets.

They saw the much-anticipated concept plans and they further heard how Eastfield De-

velopment Limited wanted to refocus the town centre on its mixed-use development.

The land is owned by a group of investors. The council is among them – it owns the Tancred Street arcade, the old Millies bar site and car parking.

The Canterbury earthquakes provided a once in a lifetime opportunity to renew a substantial part of town, but that development had to be considered and

appropriate.

The council’s planning and environmental services departments had assisted the developers where they could, as they would do with others, Mr McKay said.

District planning manager Ian Hyde said the proposal was still in the concept phase and that it was highly likely potentially non-conforming aspects of it would be considered as

part of the resource consent process.

Eastfield Developments Ltd chairman Brian Davidson said the project had been in the planning stages for 18 months and that the company was working closely with the council and neighbouring landowners.

The master plan allows for a staged development, with initial construction to begin in the middle of next year.

More than $120 million worth of commercial, community and health related building work is under way or on the drawing board for Ashburton over the next two years.

Projects range from the nearly completed EA Networks stadium that will come in with a build price tag of $32 million plus through to the $40 million Eastfield inner town development that is likely to come on stream around 2019.

Work is about to start on an 80 bed aged care hospital at the Lochlea Lifestyle Village,

anticipated to cost several million to build, a $20 million dollar investment in the form of a new Countdown Supermarket is planned and a new medical hub in Allenton, likely to carry a multi-million price tag, is also on the drawing board.

And that does not take into account the value of developments that are already underway: Westburn Courts, a fourtenant commercial complex planned for West Street and developments on a Robert Grice owned site on East Street.

“While the landowners are the key investors currently, they’re happy for their investment to be watered down by others.

Eastfield doesn’t just have to be about the landowners,” he said.

The development will be based around a large central square that is sheltered from the wind, with building heights designed to provide maximum sunlight. There will be office and commercial spaces with a small amount of boutique retail to complement the existing business area and multi-level car parking to service the development.

Determining the amount of retail space in the complex had been an interesting challenge, Mr Davidson said.

“It’s under 30 per cent because the board has been really strong on not wanting to move tenants from other parts of town.

If that happened we would have failed. We’re looking at this as boutique retail.”

velopment will involve an integrated medical facility featuring doctors’ surgeries, a pharmacy, physiotherapist and other specialist services.

Mr Davidson said the board knew it was difficult to get medical providers to come to Ashburton but new purpose-built facilities would be a strong magnet.

Research showed that Ashburton was underserviced in terms of medical resources, with just one medical related business per 379 people compared to the national average of one per 211, Mr Davidson said.

“We see this as a great opportunity to provide increased health services for local people.”

The developers were also keen to address the district’s accommodation shortage, particularly for apartments that could be sold or rented and for short term occupancy serviced apartments, he said.

The development will include 22 two and three bedroom apartments and 55 serviced apartments.

“By providing more choice for tourists to the region and offering an attractive inner town option for professionals we’ll be

bringing more life and activity to this part of the town.”

There was already a need for accommodation for people who were on job contracts in Ashburton for several months and the serviced apartments would meet this niche market, and having people living in the heart of town would also create a safer night-time environment, he said.

A hospitality centre will run down the Burnett Street side of the development, with premises opening through to the sunny, sheltered central courtyard.

This is likely to include a cafébar and several smaller eateries.

The parking building will offer 142 spaces.

Plans were drawn up during an intensive two-day workshop involving architect Bill Skews, retail geography specialist Michael Cullen from Urbacity and urban designer Craig Pocock.

The Eastfield board then did its own study to ensure the plan was workable and talked to potential tenants and financiers to ensure the project was viable.

Conceptually the Eastfield project was huge, but the board was confident it would be achieved and that it would succeed, he said.

“Think what was at Lake Hood 10 years ago. This started as a response to the damage of the earthqukes in 2010 and 2011 and has evolved to represent a new era of development for our town and our region.”

Work is likely to start by the middle of next year and while it will take some time to complete, possibly three or four years, Mr Davidson said the board wanted to avoid the centre of town looking like a building site for too long.

Council parks costs claim

The Ashburton District Council has stopped short of accepting a proposal from Ashburton Art Gallery and Heritage Centre neighbours to pay more than $20,000 toward costs incurred in their battle with the council.

It has acknowledged residents had a right to appeal the resource consent for the centre and that they were not the sole cause of the delays that pushed the project to a $3 million cost over-run.

It has also acknowledged they co-operated over aspects of the project and that the full submissions – and warnings as to costs and design – presented during the consent process will be part of a project review.

But documents released by the council late yesterday show it has only offered to reimburse

the costs of engaging a QC to twice write to the council, subject to the council’s chief executive reviewing the invoice.

The offer is one of eight points decided in a closed-door council meeting last week.

They are detailed in a letter from Ashburton Mayor Angus McKay to Alister Argyle, the Ashburton lawyer and facility neighbour who last month offered a settlement to the council.

The neighbours’ offer included the council acknowledging a series of issues relating to the facility and its consent, and the council paying $20,000 plus GST towards neighbours’ costs “in relation to this matter”.

The offer was pitched to avoid a trip to the High Court to settle a dispute that grew from the council not establishing residents’ only parking

near the new facility.

It agreed to do so in a side agreement forged after neighbours appealed to the Environment Court and subsequent mediation led to an agreement providing residents-only parking during events.

In his letter, Mr Argyle said legal advice suggested the council would “face a claim for damages to which it does not have a defence” if the agreement was not given effect.

But in legal advice provided to the council, which the council also released late yesterday, Cavell Leitch lawyer Aidan Prebble says the neighbours face “obstacles” convincing the court they will suffer losses due to the side agreement not being enforced.

Whether to pay the $20,000 was ultimately a matter for the council – but payment to resolve a potentially costly High

Court proceeding “which also brings into play reputational issues” should be carefully weighed.

“Our assessment is that any such claim has problems to overcome. However, this does not mean that the residents will not proceed with a claim,” Mr Prebble wrote.

“What is known is that if such a proceeding required a full hearing including witnesses for several days then the legal and witness costs will greatly exceed the amount requested by way of ex-gratia payment.”

Neither Mr Argyle nor Mr McKay could be contacted late yesterday.

In his letter, Mr McKay says he hopes the council’s position satisfies the neighbours’ concerns and the dispute as to the removal of the residents’ only parking provisions is at an end.

Only the hardy turn out for opening Windy conditions turned away many Lake Coleridge anglers at the high country fishing season opening weekend.

North Canterbury Fish and Game field officer Steve Terry said the “ferocious and cool” nor’west meant “only the hearty few” turned out for an annual opening day fishing competition in the Coleridge lakes area.

It attracted more than 220 entrants, when normally it would see around 500 anglers out on the water.

The fish were still there though, and the first angler back from Lake Selfe was Wayne Swift who weighed in the winning brown trout at 2.93kg.

Fellow angler Ross Carrie said the wind did not ruin a great day out with his family. The high country waterways remain open through until the end of April.

Shooting charge A father who allegedly accidentally shot his toddler son in the head with an air rifle has been charged with careless use of a firearm. The 17-month-old boy’s father had been getting his air rifle from a bedroom wardrobe at a house in Temuka on October 3 when the toddler appeared to have been shot in the back of the head, police said at the time. The boy was taken to Auckland’s Starship Hospital.

He has since returned home, and is reported to be making a good recovery. Police said a 26-year-old Temuka man had been charged with careless use of a firearm, and would appear in Timaru District Court “in due course”.

A 9-month-old baby boy is fighting for his life after he was injured in a driveway incident in Putaruru, Waikato. The baby was airlifted to Waikato Hospital on a Westpac Rescue Helicopter with his mother about 3.15pm.

“The patient is in a critical, life threatening condition,” said a St John spokeswoman. The child was initially treated by St John Putaruru staff for abrasions to the head and torso. The Spokeswoman said the boy was taken to the hospital for further evaluation.

Feedback on hydroslide pours in to council There has been a rush of feedback on whether or not to build a hydroslide at the $34 million EA Networks Centre.

The consultation documents were released on Thursday and as of yesterday morning more than 390 survey forms had been completed.

Of these, 306 were submit-

ted online via the Ashburton District Council’s website; 45 were posted hard-copies and 40 were dropped off at the council offices.

Consultation on the hydroslide option finishes on December 1. The process will help the council decide what, if anything, to include in its long

term plan next year.

The centre will open with four pools, a spa pool, a steam room, a café, lazy river, a water playground and a toddlers’ pool.

The council estimates a basic hydroslide will cost about $1 million to buy and install and another $90,000 a year to op-

erate. At the other end of the scale, a signature slide and a standard slide together will cost about $2.5 million and another $133,000 to run.

The council’s Long Term Plan forecasts a total rate increase of more than 6 per cent in the coming year without adding a hydroslide.

A Cobden resident arrived home at the weekend after days away to find an unwelcome prickly present and a mess of broken glass. It appears someone had thrown a hedgehog through the front window of the Lynch Street house.

The bizarre incident occurred some time between Thursday and Saturday. Whether the hedgehog was alive at the time of the act has not yet been determined, but it was dead when the property owner arrived home. No other damage to the house was apparent and it seemed whoever threw the hedgehog did not enter the property.

Ashburton has experienced a horror weekend of vandalism and graffiti, with ratepayers left footing the bill once again.

Over the weekend, two limestone sculptures on the East Street Green belonging to the Ashburton District Council

were tagged with lewd images and writing.

The Ashburton Guardian understands a number of fences at Ashburton residential properties were also spray-painted with graffiti, some over a metre high.

David Askin said he was “gutted” about the vandalism, which he found “very frustrating”.

“It’s a real shame,” he said.

Mr Askin said somebody had been cleaning the sculptures today, which will add to an already exorbitant vandalism clean-up bill which could reach $100,000 by the end of the year.

The Ashburton District Council is so concerned at the level of vandalism around the district, chief executive Andrew Dalziel now keeps a running tally of repair costs.

As part of its anti-vandalism drive, the council spends almost $40,000 a year on closed circuit television cameras (CCTV) in

Ashburton, and Rakaia residents set up a residents’ patrol several years ago in a bid to stamp out vandalism.

Ashburton Police said they had not been informed of any incidents at the time of print, but Senior Sergeant Scott Banfield said vandalism was a “big thing for Ashburton”.

Neck wound proves fatal By imran ali A promising rugby league player who died during a mass brawl in Auckland last weekend will be buried beside his father in Ahipara tomorrow.

Luke Tipene, 17, died after a brawl involving up to 40 people erupted outside a Grey Lynn house during a party on Saturday night.

A post-mortem examination found he suffered a fatal stab wound, understood to be to his neck.

A teen appeared in Auckland Youth Court yesterday charged with Tipene’s murder and was remanded in custody to re-appear in the High Court on November 19.

Tipene’s body was taken to the Glenora Bears clubrooms yesterday, where friends and family paid their respects.

He is survived by his mother, twin sister Kristina and elder sisters Davina, 24, Shawn, 19, and a younger sibling Waikeri, 7.

■ ASHBURTON’S OLDEST RESIDENT

Rita marks 104th birthday

Ashburton resident Rita Turtill was born in 1910, the same year as a saint and a sinner - Bonnie Parker of Bonnie and Clyde fame and Mother Teresa – turned 104 years old yesterday.

Dressed in blue, her lipstick in place and flanked by flowers and presents, Mrs Turtill marked the momentous occasion by celebrating surrounded by friends and family at Cameron Courts.

The banter flew thick and fast during the celebrations, with friends telling her to “sit down and be a good girl” when it was time to cut the cake. Mrs Turtill even began singing her own rendition of happy birthday to herself much to the amusement of friends and family.

Believed to be the oldest Ashburton resident, her earliest memory is of starting school nearly 100 years ago.

Mrs Turtill grew up in Ashburton and attended Ashburton Borough School as a young girl.

Not a social media buff, Mrs Turtill

communicates with daughter Judy Glen who lives in Australia via phone calls, on an “ordinary phone” as she called it.

Family had come from all over to celebrate with Mrs Turtill, her niece Jill Gillespie was accompanied by her husband Ken and one of the youngest members of the family, great-great-nephew Daniel Lamb also popped in after school to wish her a happy birthday.

Mrs Turtill appeared to have thoroughly enjoyed her day and marvelled at the fact so many had joined her to celebrate.

“It’s lovely, I am more than enjoying it.

It is a delight, a privilege.”

Mrs Turtill faced a lot of illness as a child, including an abscess on the lung but said she had kept good health since then.

When asked about the secret to a long and happy life she replied, “hard work and keeping yourself fit. Oh yes, and plenty of fun”. Mrs Turtill has no plans yet for her 105th birthday and joked that she just wanted to still be here.

In brief Dog attack A young girl is believed to have been trick-or-treating when she was attacked by a dog in Auckland on the night of Halloween. An Auckland Council spokeswoman said a dog attack in Papakura had been reported to the council on Friday evening.

The girl was taken to Middlemore Hospital, where she was in a stable condition after undergoing surgery, a hospital spokeswoman said. In a Facebook post, Lorraine Clement said a 6-year-old girl had been attacked by a “dangerous dog” in Papakura. Ms Clement said the girl had undergone two operations in hospital. The dog and its owner had “done a runner”, she said.

Three men have been arrested following a Christchurch street brawl at the weekend in which police say pot plants, a spade, baseball bat and a metal street sign pole were used as weapons.

The Saturday night fracas in the Dallington area involved two groups of men, police said.

Three men were injured, with one hospitalised with an 11cm cut to his head and significant cuts and bruises to his body. Another was knocked out and treated for a minor head wound and cut.

Mid Canterbury general practitioner Dr Gayle O’Duffy was elected as a Pegasus Health Board GP representative last week.

Dr O’Duffy, based at the Methven Medical Centre, replaced Christchurch GP Dr Martin Seers who stood down after 18 years on the board and seven years as chairman.

She was recommended for the position

by Dr Seers because of her involvement with rural health.

The Methven Medical Centre joined the Pegasus Health Primary Health Organisation (PHO) on July 1 this year, along with Kaikoura and two practices in Rangiora. Dr O’Duffy said it was great the PHO now had more rural representation.

“Ashburton falls into the in between, it is not considered rural by government definition but certainly is not an urban centre,” she said.

Dr O’Duffy is also involved in the Canterbury Clinical Network Alliance Leadership Team and said she is experienced with medicine on a planning as well as a distribution level.

In terms of how the state of rural health is tracking at the moment she thinks it is a lot better than it was 10 years ago because the involvement of PHOs. uted to practices by the PHOs. When asked what could be done to help state of rural health locally Dr O’Duffy said GPs need to portray being a GP as a desirable pathway.

“Often it is seen as the poor cousin of medicine,” she said.

There are several government initiatives in place to support GPs including putting more funding into GP training.

Dr O’Duffy’s new role as GP representative will not affect her current role as a GP at the Methven Medical Centre.

Currently she works shortened hours and will fit her new role in around her day-to-day work.

The network has completed a study on absconders from Victorian institutions.

The submission addendum argues the government of Victoria should be held “vicariously liable for the conduct of Victorian police” just as they have been in other cases.

Leonie Sheedy, executive officer of CLAN who is leading the delegation, told AAP yester-

day: “The complicity of police has always concerned us.”

The research uncovered that 7544 children absconded, mostly from state-run homes in Victoria in 51 years.

Police returned them to abusive conditions, no questions asked, even when in one week in 1960, 15 children ran away in Victoria.

Victoria was chosen for the research because police gazettes in other states are sealed for 60 years.

CLAN wants them made available.

“We knew children ran away from orphanages but we did not know the extent until we started to collate the information in Victoria,” Ms Sheedy said.

She said CLAN would also tell the UN about a 15-year-old boy charged with buggery by NSW police in the 1970s when he complained of being “farmed out” to pedophiles by his carer.

“I want the UN to acknowledge that what happened to children in orphanages was torture, it was degrading treatment, and our country must acknowledge this and must set up a reparation fund to help repair people’s shattered lives,” Ms - AAP Sheedy said.

Ormsby prepares to leave Indonesian jail

By GABrielle Dunlevy Former Sydney woman Leeza Ormsby is packing her bags and preparing to leave Bali’s Kerobokan Prison after serving nine months for being caught with half a marijuana joint.

The New Zealander was caught up in a drug raid while holidaying on the island in February.

She told the court she had a history of drug use and the judges treated her leniently, sentencing her to 10 months in jail in July.

Minus the time she had already been in custody, and a one month cut to her sentence for good behaviour, she will be released on November 12, her lawyer Ari Soenardi says.

“Last time I met here was about two weeks ago.

“She was glad with the news and she’d started packing her things,” he said.

“She’s been preparing to go home ... she’s excited to be released sooner.”

Allegations of police complicity in the abuse of children in care in Australia will be put to the United Nations this week.

A delegation from Care Leavers Australian Network (CLAN) flies to Geneva today to meet the UN Committee Against Torture.

The meeting on Friday is a follow-up to a detailed CLAN submission to the UN outlining evidence of torture or cruel, inhuman and degrading treatment in Australian orphanages, children’s homes and foster care.

The submission details firsthand accounts of corporal punishment with whips, canes and sticks, sexual assaults including rape, and also tells how in some homes electric shock was used to punish children.

It also recounts deaths in care.

It is estimated up to 500,000 Australian children were in care in institutions run by churches and the state in the 20th century.

Govt denies malware North Korea’s state media has criticised South Korea’s spy agency for alleging Pyongyang hacked tens of thousands of smartphones in the South using malware disguised in mobile gaming apps.

The South’s National Intelligence Service (NIS) reportedly said in a report to parliament last week that North Korea attempted to hack more than 20,000 South Korean smartphones from May to September. The agency said it had worked with the owners of South Korean websites and government officials to remove the applications and block relevant hacking channels.

China lines up drones China has developed a highly accurate laser weapon system that can shoot down light drones at low altitude. The machine has a two-kilometre range and can bring down “various small aircraft” within five seconds of locating its target, the official Xinhua news agency said, quoting a statement by the China Academy of Engineering Physics, one of the developers. Xinhua showed pictures of large metal boxes in camouflage paint and the wreckage of a small drone, some of it burning.

Mass killings in Iraq

The lawyer understood Ormsby, who spent her 38th birthday behind bars, would be deported back to New Zealand. She could have been jailed for up to 12 years under Indonesian law.

Ormsby remained in a cramped police cell for months while officers unsuccessfully

tried to link her to MDMA and hashish that police say they found in the villa they raided.

Police had been tipped off about an earlier “drugs party” at the property.

Ormsby maintained she only stumbled on the raid when she went to collect her laptop and

towel from the villa, where her friends had stayed.

No one was charged over the other drugs.

Sydney musician Azaria Byrne came forward as the person who had booked the villa but had already returned to Australia at - AAP the time of the raid.

The Islamic State group has carried out a fresh wave of mass killings, executing more than 200 members of an Iraqi tribe which took up arms against the jihadists. Women and children were said to be among scores of Albu Nimr tribespeople executed over the past 10 days in western Iraq’s Anbar province.

Reports of the killings came with the country on edge as hundreds of thousands of Shiites prepare to travel to shrine city Karbala this week for a major annual pilgrimage.

IS, a Sunni extremist group that has seized large parts of Iraq and Syria, is expected to target Ashura pilgrims, and 19 people died in attacks on Sunday.

Giving new life to CBD Stu Oldham

I

t has already been dubbed a place to be proud of and all the planning suggests a $40 million plan to revitalise central Ashburton will be just that.

The Eastfield development between Burnett, Cass and Tancred streets is another unequivocal statement of confidence that this is a great town in which to do business.

It is still no more than parcels of land – collectively a big parcel for a 10,548m2 development – but it is already eyed with envy by developers and planners elsewhere.

We should not overlook the fact that this is a project proposed by a group of local landowners who, anywhere else, would be content to look after their own interests.

It would be almost inconceivable in cities north and south of here for competing landowners to set immediate self-interest aside to propose something that could benefit everyone.

The proposal will also have far-reaching – and positive – implications for the rest of the central business area and for the way the centre of town is planned into the future.

The district council has worked alongside the landowners for many months and as a general matter of policy, has been keen to encourage integrated development of CBD sites.

That this will take shape in a project that will set retailers, hospitality businesses and offices alongside a medical centre and accommodation surely validates this approach.

The proposal is as ambitious as it is innovative – and not only

by Mid Canterbury standards.

Apartments will make this a truly mixed-use proposal and, if successful, will help restore some of the vibrancy that the central business district has lost over recent years.

The centre of town might one day have what is called a 24-hour economy, with shops and services open into the small hours to provide for the people who visit and live there.

The landowners are local and they have the stated aim of complementing nearby business.

This approach is crucial if the CBD is to retain its character and current tenants.

It is an ambitious project and planned well, it could reinvigorate the heart of Ashburton.

hen I was growing up, my mum imprinted on me that everything was okay to eat but only if you did so in moderation.

That word, ‘moderation,’ has gone out the window because we Kiwis don’t do it easily. As a people we seem to be either full-on for something or full-on against something.

Take the science on saturated fats. For decades we’ve been told to cut them out or seriously minimise them. Yet new scientific evidence has emerged, which highlights that not all saturated fats “are bad” but other dietary factors may be in play.

Now comes research from southern California’s Loma Linda University Medical School, which got worldwide attention following a four-year project into how diet affects sperm.

This studied Southern California’s Seventh-Day Adventists, who not only believe meat is impure, but whose members live a decade longer than the average American.

Researchers wanted to learn why. They quite reasonably assumed the diet of these vegetarian males would be reflected in quality sperm. The result was the opposite. Not only were their sperm counts lower than for meat eaters, they were less active too.

I don’t want this to be an all-out assault on vegetarians but you have to wonder if meat substitutes may be a factor.

According to Britain’s The Telegraph, these researchers also found that omnipresent soy contains phytoestrogens, which is like the female hormone, oestrogen.

So what’s their advice if you are a vegetarian bloke trying for a baby? Cut out the soy for at least 74 days beforehand.

While I am no researcher I would think the higher life span of these Californian SeventhDay Adventists may be more down to the absence of other problematic substances.

about the benefits of other modern processed foods like high fructose corn syrup. As a species we have been hunting gathering for 200,000 years and some of these highly processed foods are ‘blink of an eye’ innovations.

As a confirmed omnivore what I know is that I have a sound diet by eating meat, vegetables and fruit in moderation.

I know you can generally find Vitamin B12 in meat, whether that’s red, white or fish, as well as eggs and milk.

You need Vitamin B12 for healthy red blood cells and if you don’t have enough of them, you risk anaemia.

Another fact I know is that meat, eggs and dairy products can provide you with most of your protein needs. For sure, you can get protein from nuts and legumes, but what you cannot easily get from these products is iron.

Like how vitamins and nutrients from milk are easily absorbed, iron from meat is more easily absorbed than iron from plants. Also, as our fishing brethren tell us, high levels of the omega-3 fatty acids found

in fish is good for you.

As a farmer of grass-fed beef I am pleased to say this also offers Omega-3 and other benefits like conjugated linoleic acids.

Yet if you eat only meat you’d be doing your health a massive disservice. We have evolved as omnivores over 200,000 years, so we’re just as happy happily chomping down on a t-bone steak as we are on the accompanying ‘three veg’.

The reality is only 29 per cent of our planet is covered by land and of the planet’s surface, only about 11 per cent is suitable for growing any kind of food, whether that’s a sheep or a bean spout.

When you look at it like this, you wonder why our cities aren’t more like Wellington.

That is built on land unsuited to farming as opposed to Auckland, where fantastically fertile flat land is trapped under acre upon acre of concrete and tarmac.

This also makes the point that all the land which can be used for farming, isn’t necessarily suited to intensive vegetable production. That fertile

volcanic soil in Auckland, now under housing, isn’t like the soils supporting much of the world’s grassland or savannah.

My point is made with that in-joke involving the American sales taster. When offered grassfed lamb a customer says, ‘sorry I am vegetarian,’ so the taster replies, ‘don’t worry, so was the lamb’.

Vegetarian livestock can eat grasses and fodder we simply cannot and do this off soils and terrain unsuited to intensive vegetable production.

These animals then convert that into protein and products we can either eat or wear. It makes you think, doesn’t it.

This brings me back to my mother’s advice: to eat in moderation. Having fruit and vegetables in your diet is essential for without them our health will suffer. Adding meat provides vitamins, nutrients and fats we need to prosper and above all, they are delicious too.

As a farmer with a family we all appreciate our ‘meat and veg’ equally.

Revenue rises in first quarter Countdown, the New Zealand supermarket chain owned by Australian retailer Woolworths, increased revenue 1.1 per cent in the first quarter of its financial year as it benefited from sales at new stores.

Sales at New Zealand supermarkets rose to $1.5 billion in the 14 weeks ended October 5, from $1.48 billion in the year earlier period, Sydney-based Woolworths said in a statement.

Comparable sales for the quarter, which excludes the impact of store openings and closures, fell 0.1 per cent, impacted by flat inflation and continued subdued grocery industry market conditions, the company said.

Inventis restructures ailing NZ unit

By Suze Metherell Inventis, the ASX-listed furniture and technology company, has restructured its unprofitable New Zealand unit, after talks to sell the business to the local management and another external buyer fell through.

Philip Downie will be acting chief executive for the Auckland-based Damba and Gregory Commercial Furniture NZ business, replacing managing director Bruce Roberts who resigned effective Friday, the Sydneybased company said in an announcement to the ASX. Roberts joined Inventis’s local unit in October last year, with the goal “to rejuvenate the Damba brand and to develop this within the New Zealand

marketplace,” according to his LinkedIn profile.

Inventis reported a loss of A$1.82 million in the year ended June 30, from a profit of A$2.95 million a year earlier, its annual report shows. Sales fell 18 per cent to A$16.8 million while its furniture division, which includes the kiwi operations, reported an earnings before interest, tax, depreciation and amortisation loss of A$1.2 million, widening from an Ebitda-loss of A$600,000 a year earlier.

Sales in New Zealand, which make up 16 per cent of all total revenue, fell 3.3 per cent to A$2.84 million, while Australian sales fell 21 per cent to A$14 million in the year.

The company attributed its annual loss, excluding one off

restructuring costs in Australia, “entirely to the poor performance of our New Zealand subsidiary”.

It has since restructured the business after failing to flog it off to an undisclosed potential buyer, and then to Roberts in a management buyout.

“To ensure sustainable profitable results, the board reanalysed the New Zealand operations and has been working diligently to, align expenditure with income; ensure on time delivery of goods and services to our clients; protect its supply chain by working more closely with its suppliers and other stakeholders to increase gross profit margin,” Investis executive chairman Tony Noun said in a statement. - BusinessDesk

Shares resume trading after late filing

By Suze Metherell Shares of Pyne Gould Corp, which is controlled by managing director George Kerr, have resumed trading after filing its late annual report, which was tagged by auditors and showed a bigger decline in profit than in the preliminary results released in August.

The Guernsey-based firm’s annual report was tagged by auditor PwC, which qualified its opinion in relation to Pyne Gould subsidiary Torchlight

Group’s 28 per cent stake of the Torchlight Fund LP. Torchlight Fund’s own statements have been delayed by the audit of its 100 per cent investment in Australian real estate investor RCL. In giving its qualified opinion, PwC said it was unable to obtain sufficient information about Pyne Gould’s investment in Torchlight Group and Torchlight Fund. Pyne Gould placed a carrying value of $52.3 million on Torchlight Fund, and $43.4 million on Torchlight Group as at June 30.

The annual report also restated lower annual earnings of $18.4 million in the 12 months ended June 30, from $20.1 million Pyne Gould reported in August, a bigger decline from $45.2 million a year earlier. The company maintained it was considering restoring its 50 per cent of net profit after tax dividend policy as it is “ahead of its restructuring objectives and is confident in both the financial strength and strategic direction of the company,” Kerr said in the report.

Selling, buying or investing in rural properties?

BY MICHELLE NELSON Innovative Ashburton fuel storage company Sebco is looking for new ways to improve efficiencies, safety and productivity.

Having recently relocated to new, purpose-built facilities in the Ashburton Industrial Park, Ed and Leah Harrison have turned their attention to identifying where waste could be eliminated and capability improved.

To achieve this the Harrisons have enlisted the help of Simply Lean, a lean manufacturing programme supported through the NZTE Regional Business Partnership, and run locally by Grow Mid Canterbury’s business development manager René Artz.

“What it’s done is allow us to find simple ways to put efficiencies in place,” Mr Harrison said.

“We started with the process about three months ago and we’ve noticed a difference in terms of how we are structuring things. In terms of output, we can see the benefits will happen but it will take time.”

Mid Canty shearers in fine form

Rakaia shearers Tony Coster and Grant Smith were in good form at the Ashburton A&P Show on Saturday, taking first and second places in the open machine shearing finals.

Both men are former New Zealand representatives in their sport.

Third place went to Southland shearer Leon Samuels, who performed well on time, shearing 15 sheep in 14 minutes 48 seconds.

Dobbs, who came out of a 20year break in competition shearing last season, beat his 2014 world championship teammate Brian Thomson by 11 points.

Agricultural student and 2014 New Zealand intermediate champion Darren Alexander,

from Taranaki, won his first senior final, beating another Rakaia shearer Corey Smith. Third place getter was Patrick Mulvihill.

In the intermediate event Corey White showed his winning form, taking first place from

Hugh Delacy, who pushed Vanni Stringer into third.

In the junior event all eyes were on the girls, with Emily Te Kapa taking her second junior title from Kelly Macdonald with a five point lead. Rawiri Goss took third spot on the junior podium.

Smith gets in behind wool Respected wool trader Craig Smith will continue to promote the importance of wool as a natural, renewable, biodegradable resource in his new role with PGG Wrightson Wool.

Mr Smith has been appointed as business development manager and will service the company’s fine and strong wool businesses, based out of Christchurch. He will focus on strengthening existing relationships and generating new business.

His international career includes 10 years with a firm of well-known wool merchants and exporters in sole charge of their Japanese markets.

PGG Wrightson Wool general manager Cedric Bayley said Mr Smith enjoys working at the forefront of the wool industry and is keen to expand his influence in promoting wool and its commercial viability.

“He is totally passionate about the product and has been his whole life, having grown up on the family sheep and beef farm in the Central Hawke’s Bay, founded by his great grandfather, Doug Smith,” Mr Bayley said.

“Craig has carried his wool message to high places having visited Clarence House in London for tea with Prince Charles in June this year as part of a Campaign for Wool promotion.”

“He understands that this is a twoway street and as consumers make the move back to natural fibre – so too the farming community will need to grow their sheep numbers to maintain supply. “Whether sharing tea with you in your wool shed or in the gardens of Clarence House – the subject matter will be the same – to get in behind wool and make sheep farming more profitable,” Mr Bayley said.

MARKET REPORT DAIRY

More concerns about lack of rainfall in eastern parts of the SI as records show soil moisture levels are 50 per cent of the norm after a dry four months, and weather analysts are predicting cooler than normal temperatures for November.

Dryland areas are changing colour and hope is reliant on rain coming from downpours that often occur with thunder and lightning at this time of year.

NI areas are now averaging grass growth rates over 30kg/dm per day while in the south they are languishing in the mid 20s and in some eastern areas the rate is plateauing with the dry.

While NZ milk flows are close to the record peak, the rest of the world has also turned on the milk tap with European production 4.4 per cent ahead of last year and looking for alternative markets with the Russian ban.

More market signals reflecting the weak dairy climate in the adjustment downward for this season’s forecast by Open Country to $4.70-$4.90/kg ms.

Pasture quality in the north is starting to decline with managers minimising the impact with silage harvesting, topping and rotation length, and insect scientists warning that black beetle larvae have overwintered well and could be a problem this summer.

LAMB

As the month moves into November early lamb harvesting starts and lamb schedules lift but published contracts are still well ahead of the spot market.

Since the Silver Ferns announcement of their profit result and CEO retirement, commentators have been praiseworthy of Keith Cooper’s time at the helm and innovative achievements in the red meat sector.

However, pressure remains for the new chairman and CEO to keep paying off debt and look for a new capital injection to allow this company to address industry rationalisation farmers have been

calling for.

Prime spring lambs offered at saleyards have been in strong demand as local trade schedules at $6.50-$6.60 have kept export processors honest.

WOOL

A small North Island wool sale of mainly hogget and second shear wools saw a 92 per cent clearance with the buyers dominated by Chinese interest.

Wools of NZ state that volatility is the enemy in wool prices and they are looking to implement a stable price mechanism to resolve this issue.

They also report they are on target for profit this year and are now handling 5 million kgs of wool which is five times what they were handling a year ago.

BEEF

More big schedule rises this week with some companies paying more for bull beef than prime, as the US quota is filled for the first time in 20 years.

Prime steers at the saleyards continue to break record price levels and at Tuakau last week, heavy steers sold for 318-320c/kg lwt as some beasts sold for $2500 a head.

More sales of dairy beef weaners are now being marketed and are returning premium values on last year, reflective of the beef upturn.

DEER

Schedules eased this week as the shipping deadlines for Europe arrive and prices adjust for the frozen component.

Deer Industry NZ this week highlighted the sector’s goal of producing chilled product all year around, as they look to move away from the reliance of the seasonal supplied European game market.

They have implemented the first stage of the plan to give farmers the tools to produce “more, heavier and earlier” through its Advanced Parties group from where the industry can follow.

1C grated parmesan ■ For the polenta, bring the water to boil in a large saucepan.

Whisk the polenta and cook for 45 minutes, stirring to prevent lumps. Season and add butter.

Spread the polenta on a wet surface and smooth evenly into a 1.25cm thick layer. Cool.

■ For the meat sauce, heat the oil in a sauté pan and add the onion, celery, carrot, garlic and herbs.

Sauté until the onions are soft.

Add the beef and sauté for 10 minutes. Add the tomatoes, salt and pepper. Cover and simmer for 30 minutes.

■ For the white sauce, melt the butter in a saucepan. Stir in the flour and cook gently for 2 minutes. Stir in the milk and cook until thick. Season and add nutmeg.

■ Preheat the oven to 175°C. With a 6.5cm circle cutter, cut the polenta. Arrange a layer in the bottom of a buttered, 22cm baking dish or several, smaller individual dishes. Spread half the white sauce over the polenta circles.

Spread over half the meat sauce.

Repeat with remaining layers.

Sprinkle parmesan on top and bake for 20-30 minutes or until bubbling and golden.

A disappearing occupation

T

his photograph comes from the Arthur Clarke Collection, which has provided some good stories in the past. Observant older readers may guess the occupation of the gentleman as a chimney sweep. (The giveaway is the large brush tucked behind his back) With open fires and even logburners becoming a thing of the past we don’t have the need for such men as much as we used to. Most of us have heard the tales of small boys being forced to clean large industrial flues by crawling up inside them, but my memories of more modern times was that it was a rather clean process with lots of sheets and vacuum cleaners. Even cleaning the old coal range we had wasn’t too bad.

Our family seemed to live in fear of having chimney fires and I can remember a few rather impressive ones with flames bellowing out the top of the chimney and pieces of the brickwork falling in flaming heaps on the hearth and carpet.

For that reason we had our flues cleaned regularly, although we also always had a large supply of salt on hand to quell the flames should

they get too high. My grandmother, who didn’t seem to really worry about such dramas, said that often her brothers would put petrol or kerosene on the flames to make sure the chimney had a good clean once a month or so!

Her father, who was less flamboyant, employed the use of a large fowl; a goose was preferred but anything would do. He simply threw the poor bird up the chimney and as it flapped its way to the top it would remove most of the soot.

While it is known that the man (pictured left) was a sweep, identifying who he was is a bit of a problem.

In the photo album he is listed as Steve Crum. I cannot locate any Steves as a sweep or otherwise. What is interesting, however, is that Albert Crum, member of the well-known bricklaying Crum family, was listed as a sweep in 1882.

We do know the photo was taken in West Street, outside the office of Richard Bird, an architect and builder who was at one time Ashburton’s mayor, and the man who Bird Street is named after.

If anyone has any information about who this man is I would be pleased to find out.

Snippets from Mrs Beaton on how to manage your household

love books; I gather them about me like old friends.

Cooking, however, is not a pleasure. It is ironic, therefore, that one of the books I really treasure is Mrs Beaton’s Book of Household Management. I have a replica, but to own an original would be quite a thrill.

As part of an occasional treat, at least for me, I would like to share some of the hints and snippets of information that I have gleaned from Isabella Beaton:

Household staff Inherited, or more correctly indoctrinated, from my mother, who worked fulltime I might add, is an intense satisfaction gained from housework.

When you examine Isabella Beaton’s list of staff one would need to run a large house it

shows how much work goes into housework, even today.

Depending on the size of the establishment, you should have a housekeeper, lady’s maid (to attend to duties such as mending, hair and make-up etc), cook, upper housemaid, upper laundry maid, maid of all work, under housemaid, stillroom maid (who is in charge of the preserves, drinks and bottled goods), under laundry maid, kitchen maid, scullery maid.

As to wages, Isabella gives two price ranges, the higher one being if tea, sugar and beer weren’t included as daily rations.

Looking at the list it explains why housework is rather taxing, especially if you are the only one doing it.

Soups and stocks Mrs Beaton’s book of household management has quite

a section on soups, including a variety of stocks to use as bases. Some soups were quite a surprise – such as almond soup (made with egg yolk and cream), apple soup, egg soup (comprising stock, egg and flour).

Seafood soups included eel and turtle (made either with real turtle or mock turtle made from a calf ’s head). While these didn’t really inspire me I could be tempted to try the bread soup made of bread crusts and butter.

As part of the duties of the mistress of the house, Mrs Beaton included caring for the lower classes and in her collection of recipes were soups made of cheap ingredients that could be dispensed to the poor. One such example was the Prince of Wales soup, which was really turnip and one lump of sugar, which was given to the poor of an entire village, in honour of

the 21st birthday of the prince.

It is apparent that soup can really be made from anything, but I think I will stick to vegetable (but without the egg as Mrs Beaton suggests).

How to engage servants.

Mrs Beaton, in her book on Household Management, states that one should never accept references from an unknown quarter. It is wise, she says, to interview the former mistress so you can truly gauge the qualities of any servant you are about to employ.

This is fine in an established community, but what about Ashburton in the early days?

in Lyttelton. As migrant ships reduced in intensity, people turned to the Female Refuge.

This was an institution, established largely by the Anglican Church, which gave accommodation to unemployed domestic servants.

While it provided cheap and safe lodging, it also protected the moral welfare of both the young single ladies (who might fall into “bad habits”) as well as Canterbury itself.

Locally, people wanting servants could place an advertisement in the Guardian, or work through a registry office.

Like an unemployment centre, ladies such as Mrs Adams in the Saunders Building, would match up those wanting work with those needing domestic assistance.

C. A. Mills in 1904 even included male servants on his books. What would Mrs Beaton think of that?!

while James Skinner also had a battle on his hands to take third from his younger brother Luke, who secured fourth place. Oliver Davidson and Jenna Borthwick rounded out the top six.

In division two, Kenny Johnstone claimed honours from Andy Skinner and Keryn O’Donnell.

Next week the club travels to Methven to contest the Peach Cups.

But the TAB’s biggest bets have been on Auckland Cup winner Who Shot Thebarman, owned by the O’Leary brothers.

Veteran still a force on court

It’s been a long time between drinks, but Deane Taylor has added to his list of Mid Canterbury tennis titles once more.

Deane - recently turned 54 - and wife Jo teamed up in Sunday’s Gala Cup mixed doubles championships. After surviving a tight match first up against Phil Crozier and Karen Tait, they made their way through to the final which they won in another nail-biter against Peter Leonard and his daughter Ashleigh.

The Taylors won the first set in a tie-break, before the Leonards saw off a couple of match points in the second to win it in a tie-break. The Taylors then won the third set super tie-break 10-7.

These days, Deane called himself a social tennis player.

But in his hey-day he was one of the district’s best.

Sunday’s win followed a win for the Taylors in the Gala Cup mixed doubles in 2006 - beating Neil Fowler and Dianna Leonard in the final - and came al-

most 30 years after Deane won his first Gala Cup title.

Among his Gala Cup wins were men’s singles titles in 1985, 87, 88, 90, 92 and 98, but these days the extent of his tennis playing was largely the Thursday night Sunset Doubles competition.

He still loved the sport though and was over the moon with Sunday’s win.

Making this victory even more special was the fact that it was against a player he’s had many torrid battles with over

the years, another veteran of Mid Canterbury tennis Peter Leonard and his daughter Ashleigh.

His lack of competitive tennis in recent years was evident, in the fact he’d never played a super tie-break before (up to 10, win by two, instead of the normal up to seven).

On Sunday he played two of them, in the first game and the final.

Like all matches on Sunday, the final was played in tough conditions, with a blustery nor-

west wreaking havoc with the ball’s flight.

“When you don’t play much those conditions make it really hard,” Deane said.

“It can be a great leveller, and the margin of error is so small.”

He credited Jo with much of their combined success, but 30 years after his first win, Deane has proved he’s still a force to be reckoned with on the court.

“I haven’t got any injuries which is quite fortunate, apart from age,” Deane joked.

South Rakaia Hotel publican Peter Harrison said the cup was

a big occasion for his hotel each year, and he was expecting about 100 people.

There would be a best dressed and best hat competition, champagne and race day platters.

“It’s definitely about food and enjoying the day’s racing, an emphasis on getting dressed up, and to entice the ladies in.”

The town had a strong racing community and was a big punting

town, and many turned up after work, often knocking off early.

Many attended the New Zealand Cup in person, so took the opportunity to see an event such as the Melbourne Cup in their

home town live on television.

For the main race at 5pm, Harrison would be by-passing the favourite Admire Rakti and betting on Who Shot Thebarman, “because I like the name of it”.
