Building 40 years of history PJ Burns Builder is an award winning residential and commercial builder first established on the Sunshine Coast. Founded by Rick Burns in 1978, he started building homes in the Kawana district as back then building in Mountain Creek was considered almost too far. In 1980, Rick was joined by his brother Steve Burns and from there the company went from strength to strength. Their father Noel Burns was their inspiration. He was solely in charge of the original development from Currimundi to Mooloolaba and was General Manager of the Kawana Waters Development from its inception in 1965 until his retirement in 1980.

In 1978, Rick Burns, at the age 24, founded PJ Burns Builder. Together with wife Jan and their one employee Earl, Rick designed and constructed his first home; a small, three-bedroom, one bathroom, brick veneer, family home with a single garage in Currimundi (Currimundi was part of Kawana Estates at the time). Rick sold this home the same year, for just under $30,000 (house and land), and it still stands proud today. Brothers Rick and Steve’s interest in construction is hereditary. Their father Noel Burns, ‘AKA Mr. Kawana’, is renowned around the Sunshine Coast for his involvement in the Kawana Waters development from as early as 1965. Rick started out as a surveyor with FM Mason and Co. Surveyors, before working for Hodgkins and Laverick Architects and Network Finance Limited. In 1975 he began studying Applied Science (Building) at the Institute of Technology in Sydney, while working for Graeme Evans and Co. Builders, and continued his hands-on knowledge of building. In 1980, Rick’s brother Steve, who had been working with Kawana Estates, joined the team and with his interest in marketing and finance, the company went from strength to strength. John Harding joined the team in 1991 and is, today, still at his post as Company Secretary. Although not a blood relation, the Burns’ see John as the family you choose. Construction on the Sunshine Coast in the 1980’s and 1990’s was booming, with young families moving interstate looking for a sea change. The land options were limitless, mortgages were easy to obtain and a new family home was affordable. And the Burns brothers were right there in the middle of it. The 2000’s kept Rick and Steve busy as they extended into the Gympie, Hervey Bay, Bundaberg and Brisbane Regions. PJ Burns

The family values and principles that Rick built his company on decades ago have become the foundation for one of Queensland’s most respected homebuilders. then took on some larger commercial projects such as ‘Pier One’ in Urangan and the re-construction of the Heritage Listed Childers Backpacker and Memorial. Since the late 1990’s, all four of Rick’s daughters, Courtney, Amanda, Sarah and Caitlin, have been involved in the business. The eldest three have qualifications in building and construction and are following in their father’s footsteps, fast becoming leaders in the industry.

“Designing and building a home is an art, and a responsibility which we do not take lightly,” says Rick Burns, and this is evident from the moment you step inside a PJ Burns Builder home. PJ Burns are acknowledged for their excellence in building and were presented with their first of many accolades in 1993, for the best Display Home up to $85,000. Beside the corporate side of business, PJ Burns also developed a company culture and lifestyle, which remains today. Rick and Steve laugh as they recall the good times; on the jobs, the annual Fraser Island Trips, the ‘team bonding’ trip to Africa, and offering the choice of a ute or Harley Davidson motorcycle to their supervisors. The stories are hilarious, some could be printed, others you’ll have to ask them about. Rick and Steve are humbled as they look back at their journey and consider how significant the relationships are to the businesses longevity “including the team, suppliers, subcontractors, clients and all who have joined in their adventures over the years.” The family values and principles that Rick built his company on decades ago have become the foundation for one of Queensland’s most respected homebuilders.

When did you build your first home with pJ Burns? April 2011. there seems to be so many options on the Coast Why did you initially choose pJ Burns? After an extremely bad building experience with another builder we decided to research heavily before choosing the builder for our next house. After hearing great reviews about PJ Burns, we walked into their Peregian Springs display home on the Easter weekend and were extremely happy. It was a refreshing change to have a sales person that knew what he was talking about. He wasn’t pushy but at the same time he made every effort to do the best he could for us. Within one week we had a meeting with their in-house architect, who was fabulous. After one meeting he presented us with a plan which was exactly what we were after, he listened. We only had to make a few small changes and everything was good to go. From there on everything ran smoothly. Nothing was too much trouble for PJ Burns. We are quite fussy and they are prepared to make any changes and are even willing to let you supply your own finishes if you are after something special. We also loved the fact that the sales person was with us every step of the way. Most builder’s salesmen sign you up and then forget you exist. They even met with us to see the slab when it was poured.

The whole build process went very smoothly from start to finish and we ended up with a beautiful quality built home. What have been some of your fondest memories and experiences with pJ Burns throughout the years? After building my first two houses with PJ, they phoned me up and offered me a job. I worked for the company for four years and had a lot of memorable moments as part of the PJ Burns team. What keeps you coming back to build with pJ Burns? The quality and service of the first build ensured I would look no further when building my next house. What’s unique or different about the company? Good old-fashioned family service. What advice would you give to someone about to build their first home? Make sure you do your research – there are lots of ways to cut the cost of building a home and a lot of them are structural that the average person doesn’t see. Any builder can add shiny fittings to make a house look good but it is the structural integrity of a home that is important.

RIck & StEVE’S StoRIES The mobile revolution The building industry without vital modern technology is difficult to imagine, but Rick and Steve Burns remember a time before the introduction of computers and mobile phones. They can vividly recall the first call they ever made. Rick tells the story, “I remember the first mobile phone we owned, 007715566 was the number. It was called the 007 series mobile phone and was only available in cars. Prior to that, on building sites, you’d have to go to the phone box to make a call. “We were sitting on a job and rang the roofing company to say, these roof tilers should be here, they aren’t here. Where are they? They said to us, maybe when you get back to the job, they’ll have turned up. I said, mate, I’m sitting at the job. They said, oh wow, have you got one of those mobile phones?” And word was out. The second mobile phone release was the first that was actually mobile, “It came with a box with a handle and reception was patchy, but it changed the job sites forever. When the phone d we’d go rang, the horn would honk, and running over from the job to tryy and catch it,” Rick said.

It reinforced for us, that in business, embrace your employees as part of your family. Rick and Steve paid $4500 for their third phone. “It was a Mitsibushi, but you could buy a car for that price.” Steve laughed that they’d see other guys with early model phones walk into the pub, put them next to their beer and make a big deal about it. “They were quite rare for a few years, it is a different world these days.” Steve said. PJ Burns’ last subcontractor without a mobile phone retired at the end of last year. Until the last day, he’d wait at the Kawana Waters Hotel for word of a job, PJ Burns staff knew if you couldn’t catch him on his home phone there was always a chance at the pub. “The birth of the mobile phone was the end of another era in building.”

Home built in two weeks It was three weeks before Christmas in 1981 and the building industry was wrapping up after another big year. Rick and Steve had just purchased a block on the Nicklin Way, a few houses south of Kawana Shopping World, and decided that th hey still had time to complete one final build before the year was o out. With the help of their suppliers and trades who were more th han happy to spend a few fun weeks together, and the council, w pushed everything through to make it possible, they did it! By who C Christmas Eve the three bedroom brick home was complete. Rick recalls the excitement of the job, “It was a hive of activity frrom early until late. I remember the Electrician was onsite every day to lend a hand. It was back in the day where the music would b blare all day and we all just got into it. All of the trades loved it and itt was a great way to end the year. “ “Even with time constraints, the home was built to our usual high standard and is still there today. I’m sure the owners have no id dea that the home they are living in has such a good story to tell.”

Ingenious ideas Over the years, PJ Burns Builder have come up with some ingenious ideas to entertain themselves and their staff. They’ve had a fleet of convertible Capri’s and decked out one car with hub caps in the shape of teddy bears. In about 1990, Steve Burns had a brainwave to provide company supervisors with the option of Harley Davidson’s instead of their regular work vehicle. It was a financial decision and a fun decision. “We worked out they could be fully tax deductable as they would purely be used for work, not family outings on the weekends.” PJ Burns Builder was the first company to lease a motorbike in Queensland and had to persuade the finance company to get on board. They started with three Fat Boys and the supervisors were hooked. By the time they’d been through around 20 Harley’s, Morgan and Wacker in Brisbane sent a letter of introduction to the Harley Davidson factory in America on Steve’s behalf. When Steve flew over, they walked in and were immediately ushered in for a private tour of the entire factory, including meeting the staff on the production line. Steve says, “For a company with 1000 plus staff, they were all so proud and respectful of their job, co-workers and employer. That trip taught me a lot about business, you can have a huge company, but they all felt like family.” “It reinforced for us, that in business, embrace your employees as part of your family.”

An important rebuild for Childers At the time of the horrific Childers Backpacker fire in June 2000, PJ Burns was building Coral Cove, and a regular at the town. After negotiations between the owner of the property and the council broke down, Isis council contacted Steve Burns asking them to meet and discuss the future of the icon. They were looking for a memorial to those lost, a complete rebuild of the Palace to its early 1900’s style, and a brand new, state-of-the-art backpacker to be built behind the original building.

Team bonding The PJ Burns annual Christmas Party was an institution. What started as a “Tour De Tin Can” in 1993 quickly relocated to Fraser Island in shacks that could accommodate 50 people. Within a couple of years, they’d outgrown the second location and ended up at Indian Head, where they could build a small village to accommodate over one hundred people for a week. The idea of the Fraser Island Christmas Party, from a business perspective, was a leveller. The company managers, bank managers, labourers, suppliers, local police and subcontractors were all as one, for one week each year. Rick Burns said, “When you were on Fraser, you were comrades. We built the accommodation together, lived, ate and drank together. It reminded people of what we could achieve as a group, and to focus on the bigger picture.” When they came back to the Coast, all of the extended PJ Burns family had a better relationship because of it.

While it would be one of the biggest tasks PJ Burns had undertaken and certainly the most emotional, they decided they were the people for the job. Steve still tears up talking about the first days onsite clearing through the personal belongings that had all been left exactly as they were when the fire broke out. He personally, carefully, bagged up the items with a hope that they would make it back to those who survived and the families of those who had been lost. The contract on the memorial was $1.2 million. It was a heritage listed rebuild that required a lot of detail, and so they began the painstaking task of refurbishing the entire building

Steve explained, “To give an example, the original handrails had to be perfectly replicated but raised in height to meet today’s standards.” Steve tells, “The detailed metal ceilings came from Toowoomba. The lead lights in the front window had to be completely restored by a company in Eumundi. The quality of workmanship involved in the rebuild was outstanding, even today, everywhere you look, it is amazing.” “Overall, it was devastating to think about what happened on the site, but a rebuild we were so happy to be involved with. “It is important for us to give something back, but also to prove to ourselves that we are capable of anything.” Official ceremony with John Howard.

PJ Burns Builder supplied the beer and food for the week, and it took a lot to fill them up. They’d drink 300 cartons of cans in the early days, the setup progressing to include kegs in later years, and they’d drink through at least 60. Although it was free to go along, it was invitation only, and ended up being a big fundraiser for a couple of the emergency services on the island. Over the years they bought satellite phones, defibrillation machines, and helped build a new fire station. Steve said, “We were doing good things for the community, building relationships and having fun. It was a time before heavy regulations were imposed on businesses, and now a great memory.”

a cracking year for awards standard and the need for a brick veneer home has dropped dramatically. Lightweight cladding, which has been around for a while, is increasing in popularity for its ability to achieve a more modern and innovative design within a tighter footprint.

It’s exciting times for PJ Burns Builder with a highly successful 2017 awards season. Last year they picked up four local awards, the Sunshine Coast Presidents Award, $251,000 - $350,000 individual home, $551,000 - $650,000 individual home and best residential kitchen. They then went on to win best individual home $551,000 - $650,0000 at the Queensland State awards.

Design is particularly prudent these days given the reducing lot sizes within estates. PJ Burns Builder has been focusing heavily on smart design to maximise site possibilities.

Building homes from $120,000 secondary dwellings to $1 million-plus dream homes, Rick Burns said the awards were confirmation that they could succeed at delivering a home to budget across the board.

Secondary dwellings are on the radar for a lot of locals and PJ Burns Builder has noticed the shift. “Secondary dwellings are available to most people with blocks over 600 sq m,” Courtney said, “A compliant dwelling can be quite simple and cost-effective or more extravagant with modern design and materials, costing as much as any dwelling twice its size. For a lot of people though, it’s a great passive income available on a block you already own.”

With decades of experience behind them, it is no wonder that PJ Burns Builder has remained a leader in the industry. “It’s exciting times for the building industry, everyone has their own ideas,” Courtney said. “Gone are the days of a single-colour render home. Now you are only limited by your imagination and your budget.” They have recently finished a knock-down rebuild in Minyama, next door to an original PJ Burns Builder home. Rick said it was only a matter of time before they were knocking down one of their own to make way for a brand-new PJ Burns Builder home.

Women in Building award – Courtney Burns Winner of the 2017 Women in Building award – Courtney Burns, from PJ Burns Builder – says building is in her blood. But that’s somewhat of an understatement with a Sunshine Coast-based family construction business dating back to 1978, including grandfather Noel Burns (who developed Kawana into what it is today), father Rick Burns and two sisters in the business. But Courtney, now 35, says she needed to get a few years under her belt elsewhere (you might remember her cheerful voice and famous laugh from local radio Mix FM and Zinc FM) before returning to the family business. “My heart was always back in the building industry,” Courtney says. “After my third baby [she has five children now with husband Hayden], I left radio and went into the construction industry. I worked my way through the company asking myself ‘what can I learn that I don’t know yet.’”

Courtney’s progression included finishing a Diploma in Building and Construction and she now also has a low rise Builders Licence. “Housing is what I love – it’s very different to commercial construction, it’s very personal. We treat each build like someone’s baby and keep a real personal touch.”

Once a bit further into the negotiations, we enjoyed the BIMx app and the advice from your architect. In fact, Joel made great suggestions re the roof, which we requested and now thoroughly enjoy. We had nowhere before the chance to look at such display, walk digitally through the house and see the proposed home layout in three dimensions. Having agreed to include a ‘Good Faith Clause’ in our contract document, we assume, proved to be a good idea, in fact we had really no arguments throughout the building process. We had very few variations, no delays and were ahead of the scheduled practical completion date. PJ Burns Builder, as represented by you Courtney, are an excellent choice of builder, being flexible, professional, reliable and easy to deal with. Two of these were our own design (drawn on graph paper) and the third is a modified version of one of their designs. As clients, our experience with your company has been wonderful. Our Future PJ Burns Builder have comfortably remained for 40 years in an industry often fraught with danger due to increasing costs and ebbs and flows in the property market. The mix of hard work, strong relationships and a business plan based on customer satisfaction has contributed to the company’s ongoing success.

So, what does the future hold for PJ Burns Builder? More of the same, according to Rick Burns. There are a few key interests that have started to shape the future of PJ Burns Builder.

RECyCling and CaRing aBOut tHE planEt From the business cards they print, to the climate designed plans as well as the choice of building products and skip bin waste onsite, PJ Burns Builder care about the planet according to Sarah Burns. “If there is a small decision we can make, for little or no money, that will benefit the environment, it’s an easy choice,” Sarah says. PJ Burns Builder business cards are now made from recycled t-shirts, after researching better options for their branding requirements. They are proud of the fact their local skip bin provider, Chilli Bins, recycle 99% of waste that is removed from their site.

tECHnOlOgy Rick has always been ahead of the game when it comes to technology, encouraging forward thinking, particularly with

the younger staff. The workflow and estimating programs at PJ Burns Builder have been created in-house, and the company have focused their attention on bringing their plans to life with 3D goggles and printers within head office. Sarah believes there is limitless potential for interactive design and the use of digital products to enhance the building experience. Things that are now part of everyday life at PJ Burns Builder are drones, apps, 3D modelling and interactive technology.

tHE nExt gEnERatiOn The Burns’ goal is for PJ Burns Builder to stay within the family for another 40 years. Courtney, Amanda and Sarah say their common values, loyalty and commitment are as strong now as they were with Rick and Steve in the early years. There are seven grandchildren now, with Courtney and Amanda’s kids aged between two and seven years of age. Here are their thoughts on the future of this successful family company.

What’s the best thing about the pJ Burns Builder office: Building with LEGO. What do you want to be when you grow up: A teacher. While future planning is always on their minds, Amanda Burns says they’re not worried about the future as it hasn’t arrived. The family philosophy has always been to live in the present and make it beautiful.
