' Editors Letter

It's only blooming Christmas... What a wonderful year – we've managed to find some of Dorset's finest artisans over 2014. Hopefully with our little 'coffee table' slice of this beautiful part of the country we've managed to raise some awareness, some eyebrows, but above all, some smiles. We've moved into events, bringing you a taste, a smell and a vision of our features, and laid them out on stalls, in fields and country estates across Dorset. The feedback on these has been nothing short of mind-blowing, and to the gang that help us achieve these feats – my gosh we love you! So here it is, our second Xmas edition, built on the love of local food, we've gone all out feasting, spas and relaxation, steering away from the tinsel and the baubles and aiming squarely for the refined feel you've all become so used to. I hope you all enjoy the read. We'll raise a small dram in your honour over the Arkadian festive season, wish you all a healthy, wealthy New Year, and we'll catch you on the flip-side for a lot more from the Arkadia Gang!

I love Christmas – a house full of friends and family, a celebratory 12 months behind us. What a year it’s been, a late Indian summer that’s only just faded and a surge in the property market to boot. DRAWN Sculpture by the Lakes launches its latest venture, The Gallery with DRAWN, an exhibition curated by leading British sculptor and owner, Simon Gudgeon. The selling exhibition, which runs from 8 November – 16 December 2014, includes drawings from an impressive line up of international artists, some of whom have never exhibited in the UK before. DRAWN will feature works from Andrew Denman (USA), Zoey Frank (USA) and Giorgia Oldano (Italy), as well as Guy Combes (Kenya), Jonathan Pointer (UK), Angela French (UK) and Terry Miller (USA), as selected and curated by Simon Gudgeon. All works are previously unseen, and will be offered for sale at prices ranging from £300 to £3,000. Simon Gudgeon says; “For the inaugural gallery exhibition, drawing had to be the place to start. It is the solid skill that underpins all of the arts. The gallery will host a minimum of three exhibitions a year, showcasing the work of the best artists I come across, many of whom are under represented here in the UK, I can’t wait to show our visitors the incredible artists I have met." www.sculpturebythelakes.co.uk

'Board' in the office? Then slope off to Snowtrax!

Between us, Danny and I have tried our hand at various sports that involve a high speed descent. Skiing and skateboarding were both on the list, even skydiving – Danny, not me, you wouldn’t get me up there! But neither of us had ever tried snowboarding. So, with boyish excitement triumphing over trepidation, we set out for Snowtrax in Hurn to find out what we’d been missing. As we pulled up outside the centre, in a beautiful setting, not far from Christchurch, we wondered how there could possibly be a dry ski slope in an area that appeared to be fairly flat, but as we stepped inside, the view over the slopes hit us. The landscape drops away dramatically behind the centre, with the main ski slope off to the right, a slope for ski-bobs (imagine a child’s tricycle with skis instead of wheels) on the left and a ‘travelator’ in the middle to get you back up again. I don’t think either of us expected the complex to be quite that big, or that steep! We met our instructor, Adam, an ex-PE teacher with a wealth of snowboarding experience and he was soon talking us through the equipment as he kitted us out for our first lesson. We learned about the boards themselves and about the boots and how the bindings work. Lastly we put on our gloves and wrist guards, and we were ready to go. We made our way down to a nursery area at the base of the main slope, where Adam introduced us to the basics, including how to fall properly, which may sound rather strange but it’s advice that would prevent a serious injury in the event of a tumble – and there would be tumbles! Adam was a great instructor and we were soon on our way, boarding down the slope, literally best foot forward. This is a sport that’s all about control – about telling the board when to go, when to stop and which direction to take. The thrill of snowboarding at this level is mastering that control of the board, not hurtling downhill without knowing how to stop! arkadia magazine


Taking it in turns, we began learning the art of descending head on, with the board at 90 degrees to the slope. This proved to be more difficult than it looked but we both got the hang of it after a few attempts and quite a few falls! The trick is to keep your head up, don’t look at your feet and adjust the angle of the board until you slowly move downhill – just like riding an escalator. This proved to be very entertaining – the look of smugness on our faces as we got it right being wiped right off by the next dramatic fail!

After this we moved on to attempting the same manoeuvre backwards! This is a weird concept to get your head round – looking uphill, travelling slowly (or at least that’s the plan) downhill, without looking back at where you are going. We got there in the end, both eventually managing a few successful runs, which qualified us for some time on the lower section of the main slope, learning how to steer the board. After some more thrills and the inevitable spills, it was time to go, but we vowed that we would be back soon for another session. Snowtrax is the perfect place to learn how to snowboard and the lesson was great fun too. We left feeling that we were well on our way to mastering this sport and also feeling like we’d had a real work-out! Luckily, our skills were fairly evenly matched so the ride home was spent discussing when to go back for a second lesson, rather than the stony silence that would have occurred had one of us seriously out-boarded the other!

The wild,wild West of Dorset Blacksmithstress... even the word conjures up mystical, magical feelings. Stout wrought iron gates, dark secret places where magic dwells in corners of light and the sound of a gentle roar above the forest floor. In fact, that’s not too far off the truth… We meet up to talk to West Dorset blacksmithstress, Colleen du Pon, in her little hideaway just out the back of the Symondsbury Estate. Colleen has been working in the county for nigh on 7 years and we’ve been dying to chat to her for a while now. When we finally got our chance, I rushed over with Kris to take some shots, of what I consider to be the most skilful of work and the kind of artisan craft that we are so glad to be surrounded by, in our ever-growing social media world. We knew it wouldn’t be long before I dragged my weary ‘togga’ Kris off to find this land they call Miles Cross Farm. Here in her lair, the beautiful and, quite frankly, charming lady creates objects from wrought iron or steel – forging, hammering, bending and cutting away in the midst of her little hideaway. Quite clearly not from these shores with such a fab moniker, Canadian born Colleen (actually born in Southampton, Canada) moved to the UK to do a course in silversmithing at Camberwell College of Art. The self-taught jeweller picked up a level of skill that brought her into the forged metal world, choosing ‘the dark side’ as she puts it. Colleen loves working on ‘big scale’ everything, such as her horses head. Even the notepad she sketches her clients’ commissions into is huge. The passion is always there for Colleen and her love for iron work is still being developed – the talk of a new ‘power hammer’ clearly leaves me bewildered and puts a rosy glint in the corner of her eye! Getting inspiration from a scholarship year, Colleen travelled to India, getting the opportunity to work alongside a nomadic tribe called ‘Gaduliga Loha’ meaning ‘Iron Cart’, seeing how they work and bringing these dimensions into her work today. The last 7 years have been solid, building her client base locally through word of mouth, helped by the location of her stall outside Leaker’s Bakery on Saturdays at Bridport Market. This little piggy...

The Purbecks stand alone as one of Dorset’s natural treasures. It takes a special place to complement its landscape and shorelines, and that is exactly what The Pig on the Beach Hotel at Studland does, spectacularly well. Once the seaside villa of the Bankes family, of Kingston Lacy fame, the beautiful Victorian building is an eccentric collection of gothic revival features that are guaranteed to make an impression. October days can be fresh. I was greeted with a big smile, an open fire and a warm cup. I paused, smelt the wood-smoke and watched guests meander towards the coastal path. There was a gentle chattering amongst the cool, young staff who, dressed in shirts, jeans and Converse trainers, attended to guests. The aristocratic lounge and its eclectic pieces have been lovingly restored and with so much character in the bricks and mortar of this 23 bedroom hotel, the chic subtlety of the interior is just right. The Pig’s therapist, Christine, introduced herself and invited me for a 60-minute, de-stress massage in one of the hotel’s two lovingly restored shepherd’s hut treatment rooms. The huts sit in the elegant grounds of the house and share their space with the local wildlife. The simplicity works. Old industrial farming tools hang like artwork on the wooden walls and the candlelight plays on the soft fluffy towels. I drifted away to sounds of waves crashing, and the odd bleat. Fully restored, I sat for lunch in the sunny conservatory. The windowsills were abundant with homegrown herb boxes and the room filled with gentle nattering. The kitchen celebrates its ‘25 Mile Menu’. The produce is carefully selected from local suppliers, including The Pig’s own veg garden, and delivered to the table. Tasty offers of ‘Piggy Bits’ included Saddleback Crackling, and Soused Wild Sea Bass and ‘Literally Picked This Morning’ – a generous list of meat, fish and vegetarian choices. I stretched myself and decided on the house specialty: Bath Chap with Roasted Beetroot, served with a crackling crust – the jaw does come with it, so not for the squeamish. For those who want that countryside experience, on a plate, I would heartily recommend this wonderful place. I left The Pig, small box of petits fours in hand and a promise to wander back one day. Lisa Osman, founder of All Hallows School for Cooks and Makers shares her love of local! All Hallows, our Georgian farmhouse is surrounded by an Area of Outstanding Natural Beauty and this wonderful setting has inspired our new food and lifestyle school. From a morning around the kitchen table learning how to make cheese, to a more challenging week-long course, staying in one of our welcoming guest rooms overlooking the walled garden, All Hallows is a place where teaching is a part of everyday life and learning is a pleasure. We also love sunny afternoons in the walled garden making willow nests and wreaths – a perfect little place for hens to gather. Ideas and inspiration for the party season - Canapés Canapés were traditionally a bread based, one-bite savoury appetiser served with drinks at the beginning of a meal or for a cocktail party. Ideas have definitely moved on since then and ‘tasty morsels’ of the most superb flavours are now served on a variety of contemporary platters of glass, slate and wood and often decorated with fresh flowers and shells. For a fresh approach, a more relaxed idea is to opt for a more rustic look. Try serving mulled cider alongside homemade sausage rolls and skewers of slow cooked pork. Or you may like to make jugs of a cocktail, such as Bloody Mary and serve quails eggs, cheese straws or baby baked potatoes with sour cream, and for a fresh bite at any time of year, crudités are always a good choice with your own-made dips. Both menus would work well with a cheeseboard, allowing your guests to help themselves as they wish. Canapé Tips for Festive Parties If you are preparing the food yourself, keep the menu simple. Beg, borrow or bribe a willing teenager to help with the serving and clearing. Make a list of everything you think you will need. Include plenty of ice and buckets to keep wine cool. This will ensure the fridge is clear for food. You will also need twice as many glasses per guest as you imagine you’ll need! Take into account any dietary requirements. A good choice of meat, dairy/vegetarian and fish canapés are always the ideal. But, despite their size, canapés are very labour intensive, so if you are employing a caterer, and you have a clear budget, opt for just three or four types of canapé within your menu. Increase the quantity (not variety) of canapés that are served as this will save preparation time and, of course, costs. If cooking everything yourself, choose recipes that you are comfortable with, that will store well and can be safely prepared ahead of your guests’ arrival – your guests have come to see you!

Make a time plan for the preparations, share the workload and delegate. If your partner has a tendency to leave getting changed to the last minute – tell a fib about the arrival time! There is nothing more stressful than making the finishing touches to your beautifully cooked food and there is nobody to answer the door to the first arrivals. Alternatively ask a close friend to arrive early so they can keep everything calm. Make sure that the canapés or nibbles are easy to eat, whilst holding a drink and talking to other guests. Provide plenty of cocktail sticks, napkins and containers for used sticks. For a two hour drinks party, instead of lunch, we suggest serving between 10 and 14 canapés per person. Or, include a selection of cheese and charcuterie, which will look stunning and lessen your workload. You may like your guests to linger, alternatively if you prefer the occasion to have a definite end, include both times on the invitation. A good idea is to serve trays of demi tasse cups filled with freshly brewed coffee alongside some homemade truffles, towards ‘going home’ time. A polite but very clear message to say thank you for coming! Digestive biscuits Like all homemade baking this recipe creates a biscuit quite different when compared to shop bought varieties. The texture has more crunchiness and the flavour is a delicious balance of sweet and savoury. We love this recipe because the biscuits are so versatile. Ideal for canapé bases but also perfect to serve with cheese. Or try dipping the freshly baked and cooled biscuits into melted chocolate. Allow the chocolate to set and then wrap the biscuits and tie with a ribbon for a homemade gift. 110g (4oz) oatmeal 110g (4oz) wholemeal flour 110g (4oz) light brown sugar 1 teaspoon baking powder 110g (4oz) butter, cubed One tablespoon milk 2 baking sheets or trays lined with parchment or silicone paper Cling film Set oven to 180˚C or gas Mark 4. Add all of the dry ingredients to a bowl. Add the butter and rub together using your fingertips or whizz in the food processor. Add the milk and bring the mixture together using your hands. Divide the mixture in half. Roll each half between two sheets of cling film evenly to 3mm thickness and chill if necessary. Cut out into your favourite shapes, depending on how you wish to serve them. Using a palette knife, carefully transfer the digestives to lined baking sheets or trays. Cook on middle shelf of an electric or gas oven for 15-18 minutes or in the bottom oven of the AGA. Cool on a rack and store in an airtight tin when cold. Get ahead... Make the biscuit mixture, but shape into a disc and wrap well. Freeze for up to 1 month. How to serve as a canapé base Top with cream cheese or mascarpone, flavoured with fresh herbs. Blend Dorset Blue Vinny with sour cream and chopped walnuts or apricot. Or add a slice of Chalke Valley Dorset White and top with a matchstick of spiced poached pear.

snik Demonstrating excellence in figurative and representational works through the unlikely medium of spray paint and stencil, Snik creates powerful pieces balancing greyscale with vivid bursts of colour. Recognised and shortlisted by one of the UK’s most prestigious arts prizes, The ThreadNeedle. Initially inspired by the graffiti scene, Snik has been working with stencil and spray can for the past ten years, producing as many on-street works as in the gallery. We have been following these two talented artists on the social media circuit for some time and we recently got the opportunity to ask a few questions and give you, the reader, a chance to see why we are so impressed here at Arkadia. Colour is paramount and is informed by a defining trait of the Italian Renaissance; a stark contrast of light and shadow (Chiaroscuro). The result is a powerful and dramatic scene, or images, often frozen in a moment of dynamic action.


The composition reveals no obvious narrative or distraction, our focus is the form emerging from the black abyss of the canvas. The viewer, like the character depicted, belongs to this moment. Snik hand cuts, up to nine layers at a time, working with different mediums, techniques, paints and varnishes. They exhibit worldwide and following their inaugural solo show in 2011, have a serious following of admirers and collectors worldwide.

With the Great British Bake Off inspiring a nation, a new book about to hit the shelves and a tour taking to the road, we thought it was about time we had a chat with Paul Hollywood, to find out a little more about TV’s baking star…

Paul and I can both remember growing up on shows like The Galloping Gourmet, which was extremely popular at the time, but these days cookery shows like GBBO enjoy cult status. But what is it about baking that has captured the public’s imagination? “I think it’s because it’s accessible,” says Paul. “Nine times out of ten, you’ll find that you already have the ingredients you need in the cupboard. If you want to zhoosh it up a bit, you might need to pop to the shops, but the basic ingredients are usually right there. It’s so cheap to bake too – the average cake will cost around 60-70p to make and it will serve eight people. You’d have trouble cooking a meal for that. I love reminding people just how easy it is to bake something and there’s also a great feeling of nostalgia attached to baking.”

With the delay between the filming and screening of GBBO, I’ve often wondered if it’s like living in a permanent state of Déjà vu, especially when it comes to situations like ‘Bingate’, which became headline news after the episode was screened earlier this year. “The length of time between filming an episode and the time it is shown on TV is around 2½ months,” explains Paul. “It was a bit like Déjà vu to start off with, but after doing the show for five years, you get used to it and it becomes a way of life. I do sometimes have to think ‘Can I answer that yet?’ or ‘Oh, hold on, how do I answer that?’ when I get asked about particular incidents.” Talking of ‘Bingate’, I had to ask if Diana was really to blame for Ian’s Baked Alaska failure. “No,” Paul insisted, “Ian was way behind and it was never going to work anyway. There just wasn’t enough time for him to finish. There was no way that his ice cream being out of the freezer for such a short time made any difference!” One of the attractions of GBBO is the on-screen relationship that exists between Paul and co-host Mary Berry, but are they still friends when the camera stops rolling? “Mary really is as lovely as she seems and we get on really well,” Paul reassured me. “You can’t act the way we work together on screen – we just genuinely get on that well. I really don’t know why the relationship works – but it does! We have a right laugh and always look after each other and if we stay behind after the show, we’ll always go out for a meal together afterwards.” Speaking to Paul about his new book, Paul Hollywood’s British Baking, which is packed full of favourite recipes such as Cornish pasties and Bakewell tarts, I asked if we would ever run out of new things to try. “The interesting thing about that question is that there are no new recipes,” replied Paul. “If someone tells you they’ve invented a new recipe, don’t listen, it will just be a modern spin on an old recipe. In the book, I’m revisiting classic dishes – just putting new twists to them. The only area where we are seeing something new is flavour combinations. We all like to try new combinations and that is something that keeps these classics alive.”


Soda bread Ireland’s most famous bread is made with two of its oldest foods, wheat and buttermilk. The acid in the buttermilk reacts with the bicarbonate of soda and creates the rise. If you have kids, do teach them how to make soda bread, because it’s great to be able to put a loaf on the table within 45 minutes. Once you’ve mastered it, try adding some grated Wexford cheese (vintage Irish Cheddar) and chopped raw onion to the dough. Makes 1 small loaf 250g plain white flour 250g plain wholemeal flour 1 tsp salt 1 tsp bicarbonate of soda About 400ml buttermilk 1. Heat the oven to 200°C/Gas 6. Line a baking tray with baking parchment. 2. Put the flours, salt and bicarbonate of soda into a large bowl and mix well. Make a well in the centre and pour in half the buttermilk. Using your fingers or a round-bladed knife, draw the flour into the buttermilk. Continue to add the buttermilk until all the flour has been absorbed and you have a sticky dough. You may not need all the buttermilk – it depends on the flour you use. 3. Tip the dough out onto a lightly floured surface, shape it into a ball and flatten it slightly with the palm of your hand. It is important to work quickly, as once the buttermilk is added it begins to react with the bicarbonate of soda. 4. Put the dough on the baking tray. Mark into quarters with a large, sharp knife, cutting deeply through the loaf, almost but not quite through to the base. Dust the top with flour. 5. Bake for 30 minutes or until the loaf is golden brown and sounds hollow when tapped on the base. Leave to cool on a wire rack. Eat on the day of baking – or toast it the next day.

Does he get knickers thrown on stage mid-bake? After the laughter subsides, Paul explains: “I was a bit shocked when we first started the tour. We’d go to leave via the stage door and there would be 80 people waiting for me. I wasn’t expecting that! The audience reaction is always really nice, we have a good laugh and people are always really generous with their comments about the show.” So what is next for Mr Hollywood? Paul didn’t give the game away completely but he did say that he was working on a project with the BBC about another of his passions – a passion that would see him leave for the Isle of Man later that day. When love comes to town... images - sarah Broome Event - Arkadia On a beautiful autumn day, on Sunday 28 September, the National Trust’s Kingston Lacy played host to the Autumn Fair from Arkadia Events, which attracted record-breaking visitor numbers to the estate. The grounds proved the perfect location for this event, which included stands from some of the region’s finest producers – from arts and crafts to plants and food and drink – in short, the best of local artisan fare. Though busy, the event had a relaxed feel, courtesy of the diverse range of stands and the eclectic array of classic vehicles serving the very best in food and drink – very much an Arkadia Events trademark. There were foraging walks, cookery demos, vintage tractors, and activities from the National Trust to amuse the children, all set against the stunning backdrop of Kingston Lacy House. In fact, there was so much going on that it was hard to know where to turn first! Arkadia Events will be holding a series of six events next year and we do hope you’ll join us. Whether you make, bake, sew or grow, or just like spending a chilled out day in the company of those who do, come and join us in 2015. It’s a weary traveller that sits under a cold tarp in the crisp country air and settles in for a solid night’s sleep, the long hard road aching through your bones, the wind blowing around your wagon… The Romany life certainly has its attractions – the romantic notion of hitching up your caravan and heading where your horse takes you. If only there was a more practical alternative to satisfy the wanderlust that lies within. We caught up with a man who may just have the answer – Chris Ward of Wildwood Design. Chris builds and restores bow top wagons and drays, and is also the inventor of the towable wagon or ‘Twagon’ as it is better known. Chris learnt his trade at the prestigious Lyme Regis Boat Building Academy, later honing his craft at the boatyard of shipbuilders and riggers, T. Nielsen of Gloucester Docks, and at Bristol's Slipway Cooperative. Leaving the boatbuilding world behind, Chris moved on to timber framing before combining all his skills in the pursuit of wagon building. Inspired by time spent working for communities reliant on their horse drawn vehicles, Chris started his own business, Wildwood Design. It wasn’t long before he had come up with the idea of the Twagon – the perfect combination of traditional design and modern-day practicality. The Twagon is a faithful copy of a bow top wagon, considerably larger inside than a horse drawn bow top, with ample room for a double bed, storage, sitting area and kitchen. The beauty of Chris’s design is that it is mounted on a caravan chassis, yet weighs only 950 kilos, making it easy to tow behind your car, just like a modern caravan. Of course, it is also a pleasure to look at and the perfect home away from home. I can’t imagine a better start to a holiday than paying Chris a visit at Broadwindsor, to collect my shiny new Twagon, en route to a stunning location tucked away, far off the beaten track. TIME TO PLAN Sarah Talbot - Garden Designer

As I wrote this article, it was early evening on a glorious October day; soft blue sky peppered with pink drifts of cloud, black pencil lines of homeward birds etching across a fiery sun as it dipped behind smoky-grey Dorset hills and, I felt the urge to wax lyrical, for we are very privileged to live in such a beautiful place! How then, to capture a little of this natural beauty and encapsulate it in a garden. Well, Christmas is a-coming and soon the turkey’s goose will have been well and truly cooked – so it’s the ideal moment, to plan your garden in time for next spring and summer. As with all good plans, you need dreamers, tacticians, experts and builders to make it happen; to take the concept and the dream of your garden from imagination, to paper and finally, to the reality of it on the ground. The way it works? Well, it’s friendly, informative, efficient and full of passion, always with attention to detail. The ‘finish’ of a garden is all about the skill of those laying the paving slabs, the joints and the colour of the mortar, the quality of the carpentry, the precision of building a design where circles and angles are perfectly formed. But, this is achieved only after the creation of a beautiful design that fulfils the client’s brief. Even ‘Farmhouse Garden in Sussex’ then the understanding between Designer and Landscaper of when, where and whether to ‘tweak’, is vital. I work with several excellent, local landscapers and in particular, with Alan Horley and you can see images of our current projects on my website. Next come the pretties, the plants in all their finery, chosen specifically to fit the client’s preference and style, as well as the soil and local conditions. The perfect execution of all these aspects not only gives a garden balance, harmony and rhythm, proportion and scale – it gives it pizazz! everal years ago Barbara Cossins, owner of The Langton Arms pub in Tarrant Monkton was facing the same dilemma as many other pub owners. Not enough customers and way too many overheads. The recession was in full swing and 100’s of businesses were going into administration every month. Her challenge was to find an additional income stream that would bolster the pub through the lean times, trade on her core food skills and also add to the local community.

A match made in heaven... skincare made upstairs! Flora and Fauna have always been an amazing double act, so it is no surprise that Enchanted Plants and Sparrow get on so well, and at The Commons, the junction of Shaftesbury’s High Street and Bell Street, Jemma Cannon and Sarah Eggett have created two beautiful shops in one. In October 2014, both businesses celebrated their first anniversary of being in the new premises, having moved from nearby Swans Yard. Sarah describes Sparrow as offering: “British contemporary design, inspired by the countryside,” and on the beautifully arranged shelves you’ll find an array of gorgeous items, all designed and manufactured in Britain. The range is just amazing and features lampshades, cards, cosmetics bags from Anorak, cushions, wooden toys and quirky gift ideas like Mibo’s ‘Sew Your Own Gorilla’ kits, as well as beautiful British made jewellery. You’ll also find the work of some very local artists and creators here, such as wood sculptor Darren Wheeler and Raw Exclusive animal prints from Weymouth. Sarah also runs popular craft workshops, including: felting, lampshade making and patchwork, as well as a rapidly growing crochet movement. The workshops take place on the first floor and as you turn at the top of the stairs you’ll be amazed by the space up there, once again filled with wonderful products from both Sarah and Jemma. Jemma is a modern-day alchemist with a degree in Medicinal Plants and a passion for the chemistry of her ingredients. Upstairs in the Enchanted Plants kitchen, she creates organic soaps and balms and wonderful skincare products by blending organic plant oils. Jemma describes the soap making process as: “Messy and non-glamorous,” but the results are beautiful handmade products with a low impact on the environment. This is key to everything Jemma does, from insisting on only the finest organic ingredients to using natural fragrances and colours. Enchanted Plants are also corporate patrons of Plantlife, the wild plant conservation charity, who exist to speak up for our wild flowers, plants and fungi. As well as selling from the shop, Jemma supplies around 20 discerning hotels with her handmade soaps, which are allowed to cure for six weeks, ensuring that they are wonderfully mild and also long-lasting. Amongst the other products that Jemma has on offer, you’ll find beautiful rapeseed blend candles. These are made using refined rapeseed oil, which has a much smaller carbon footprint but still produces a candle of the finest quality, at a very affordable price. Like Sparrow, there is a big focus on local suppliers and Jemma is keen to champion local artisans, such as ceramicists Catherine Broadway of Child Okeford and Yo Thom of Fontmell Magna. It really doesn’t get any more local than that. Looking forward to Christmas, Jemma will be offering spiced carrot and tangerine soap, English grown peppermint stars, and wooden Christmas trees from Lucy Ball. ON LETTING YOUR PROPERTY

I have just let my property privately; do I have to protect the tenant’s deposit? Yes! Landlords are required to register tenancy deposits for all assured shorthold tenancies under one of the three government-authorised tenancy deposit schemes. Failure to comply with this requirement may have serious financial consequences. To save money would it be better if I just managed my property myself? Before you decide, ask yourself this; Do you really have time to spare? This is an ongoing job that can take up 15% of your time. Letting and managing a property can be very time consuming, it is not just about collecting the monthly rent. Managing a property means you need to have time available during the working day to arrange tradesmen and arrange repairs for your tenants. Not to mention carrying out regular management visits to ensure your investment is protected. Is there any need to have an inventory done if my property is let unfurnished? Absolutely, a detailed inventory or schedule of condition (if unfurnished) is imperative. An inventory records the contents and condition of the property in detail at the commencement of the tenancy. This document is usually signed by the tenant in order to ensure that the property is returned in the same condition it was provided.
