Letters From Leadership Last year, the AMA Board of Directors set a goal to grow our membership to more than 250,000 units and I’m proud to share that we have already exceeded that goal! Thanks to the leadership of our board and focus of the AMA team, we have grown to become the fourth largest trade association in Arizona, and one of the nation’s largest National Apartment Association affiliates. Our industry’s growth demonstrates the need for a strong association and dynamic leadership at the state and local levels. Our membership continues to thrive because of our industry-focused programming, engaging business networking, and proactive advocacy support that are the backbone of our Association. The demand for apartment communities around Arizona has created another secondary need for our members - continuing education. Each year, the Education Committee and the professional AMA staff work to identify leading issues within our industry and create impactful courses for your team members. These hands-on, real-world trainings help us build a more capable and competitive workforce. The AMA also offers unique networking opportunities for our Associate and Regular members. The Associate Member Council brings together members to tour new and expanding apartment communities. Big Hearts connects our association to community causes. Special events like the Golf Tournament and Dinner Meetings bring us together to learn more about other members and expand our professional networks. One of my favorite parts of the AMA is our recognition programs. The Association celebrates the accomplishments of our company teams within our membership. The professional certifications, leadership training through Lyceum, and our signature Tribute Awards program focus on acknowledging the talent and contributions within our industry. This year, the Tributes Committee received a record number of nominations, highlighting the growth and excellence within our membership! We hope that you find this resource guide to be a valuable tool that will help in the operation of your companies, properties, and businesses. 2018 will be a year of reflection, evaluation and recommendation for AMA. No different than in previous years we will be looking to our board and committee leaders to reflect on the AMA’s priorities, and ensure that we are focusing on our founding principles while providing all our members with the benefits, education and networking opportunities that are valuable to them. We are always looking for ways to continually improve our association in effort to keep up with, or even outpace, the emerging and everchanging trends across the country. We look to all board, committee and member leaders to continue to propel this organization to the next level as we have over the past 50 years. Our organization’s strength is truly in its membership. I have had the great fortune and privilege to work for the AMA and its members for almost 20 years. The AMA is a world class organization because of our amazing and talented members. As we all enter 2018, please take a few minutes to contemplate how you can best serve the AMA this year, and make a commitment to do just that. Government Affairs AMA’s Government relations team is dedicated solely to the Arizona rental housing industry. We advocate for support of local and state regulations that are beneficial to the industry, and we work to defeat harmful legislation.

RECENT AMA LEGISLATIVE VICTORY

The AMA was successful in passing legislation that allows apartment owners to provide unlimited referral fees (in the form of rent credits) to their residents. Prior to the new law, owners were limited to providing only a $200 rent credit to residents up to five times per year. The new law maintains all of the existing restrictions that prohibit the tenant from showing a residential dwelling unit and discussing the leasing terms and conditions with a prospective lessee, and prohibiting the tenant from participating in the negotiation of a lease with a prospective tenant.

2018 POLICY PRIORITIES

The AMA will focus on several areas at the State Capitol in 2018. • Landlord and Tenant. Clarify the landlord’s obligations related to a tenant’s abandoned personal property and abandoned pets. • Development Incentives. Preserve key economic incentive tools for new apartment development. • Defeating harmful legislation or attempts to negatively amend the Arizona Landlord Tenant Act.

AMA Political Action Committee The Arizona Multihousing Association Political Action Committee (AMAPAC) raises funds to support elected officials who support the multihousing industry. AMAPAC accepts contributions from individuals only. By law, corporations cannot make contributions to AMAPAC, and contributions to AMAPAC are not tax deductible.

Arizona Multihousing Community Foundation - Big Hearts From humble beginnings, the AMA Big Hearts campaigns have gone on to help those less fortunate and to help build stronger communities. As a member of the AMA and as chair of Big Hearts, I am proud, as all members should be, of the work we have done and the many families and individuals we have helped through the generosity of the AMA membership. - Tina Greco Burns Pest Elimination

Since 2005, the Big Hearts Committee and dedicated members of the AMA have raised nearly $900,000 to benefit at risk families and children of Arizona through our non-profit, the Arizona Multihousing Charitable Foundation (AMCF). In 2018, the funds raised through AMCF will be distributed to UMOM New Day Center and Autism Speaks in Phoenix, Our Family Services and Tucson Homeless Connect in Tucson, and the Julie Hurst Scholarship Foundation statewide. Members of the Big Hearts Committee host annual fundraising events such as the Bowl-A-Thon, Car Raffle, Silent Auction, Dollar-A-Door campaign, Gaslight Theatre, El Tour de Tucson, and Annual Fun Run.

Social Responsibility Project S.A.F.E.

Project S.A.F.E. stands for Safety Awareness Family Education. Project S.A.F.E is the AMA’s premier community program for properties to bridge the gap between their residents and the surrounding community by providing high-quality safety education in a fun, family friendly environment. Everyone can agree that a safe and secure home is critical to Arizona families. This program protects not only the residents and staff, but also protects the assets of our owners. It is a win for all involved. During the Project S.A.F.E. season from March 1st through August 31st, properties hold events that bring their residents together to educate them on important and timely community safety concerns. The wide variety of topics range from ID theft to cyber bullying identification and prevention as well as community and personal safety. After the events have concluded, the AMA recognizes the “Best Of” properties. Project S.A.F.E. is a proven, valuable program for property managers, staff and residents alike. Residents and managers who have participated in Project S.A.F.E. have attributed many success stories directly to their participation in this program – from saving a drowning child to preventing a fire in a senior community. Social Responsibility Arizona Smoke-Free and Healthy Arizona Worksites Program A smoke free property is healthier for the residents and the staff who work there. Smoke-free properties are less expensive to maintain, are safer, and cost less to flip. In the last three years the AMA has partnered with Maricopa County to educate members on the benefits of smoke-free. Using tobacco-cessation funding, the AMA is contracted to provide education and assistance to apartment owners, developers and managers regarding the dangers and health risks of smoking and to capitalize on the cost savings of going smoke-free. New this year, the AMA is partnering with the Healthy Arizona Worksite Program (HAWP) which provides free training, tools and resources to educate our members and encourage employee health and wellness. Community Coalitions The mission of the Community Coalition Program is to lay a foundation of community awareness & involvement by providing educational meetings and networking to address the needs of the families and individuals who live and work within rental housing. The AMA Community Coalition program is a combined effort between the volunteer representatives from area properties, known as Coalition Coordinators, and the AMA. Meetings are scheduled over the lunch hour, and speakers are invited to share topics, issues and resources that are relevant to community safety.

Earning your Certified Apartment Manager credential allows you to demonstrate that you have the knowledge and skills to manage an apartment community and achieve owners’ investment goals.
