Bananaquit Gardens This is the perfect family home for settling in the BVI. With its old-world charm and practicality, this is a property that has been lived in, loved and cherished, and promises to be so for future occupants. Once you step through the stone wall entrance overlooking Hodge’s Creek a vista of breathtaking views, cooling trade winds and self-sufficient living present themselves to you. This hillside home has a warm and earthy character derived from its mixture of wood and stone. Built in 1972, this 3-bedroom/2.5-bathroom home emphasizes family living. The two-storey buildings have hacienda-style arches that extend up to the roof. All of the wooden doors are opened to the living room and the terra cotta tiling cools the area quickly. The living-room ceiling is low, unlike that of the atrium, which has a rounded stair case with an accent wall and all-wooden floors in the sleeping quarters. The master suite is separated from the other two bedrooms, which serve as children’s rooms. All areas face the sea and light streams into the property through the high overhead trees, affording shade and protection.

Two Egrets Nestled on a hilltop overlooking Road Harbour and the Sir Francis Drake Channel is this charming private residence. The view extends from Virgin Gorda to Norman Island. This West-Indian style house faces the trade winds and is a short drive to Road Town and has easy access to several sandy beaches on the north shore. The main house is three bedrooms and two bathrooms. There are four creatively positioned outside dining areas: in a gazebo; in a covered patio; under a cascading water fountain; and, at the pool-side. A one bed self-contained guest house is close by. The property is landscaped with a wide variety of flowering vines, bushes and trees, all of which require only minimal care. There is a large grassy area which could be converted to a play ground or tennis court. All doors and windows have hurricane shutters and the 12-inch reinforced concrete construction testifies it’s ability to withstand the worst storms. The kitchen has been recently renovated and there is now a generator to supply electricity in case of power failure.

Welcome to the June issue of Property Guide

Advertising Sales Owen Waters :: owen@alookingglass.com

For this issue, I went on my first BVI Property Guide photo shoot to Sage Park House. I tried my best to stay out of Yacht Shots photographer Gemma Salamun’s way as Trish Dobson from Caribbean Realty told us about the property. I fell in love with the house and wanted nothing more than to curl up in the family room with a book and a glass of wine. In fact, I did gently perch on the couch for a moment and had to resist sinking back into the cushions. I have a feeling that’s one of the hazards of working for Property Guide—falling in love with each home we feature. Or, rather, that could be an advantage. In this case, because I want to attract the perfect owner who will appreciate the house’s many dimensions that I somehow got acquainted with during the short time I spent inside its walls. The fact is, homes in the BVI tend to have an aesthetic that appeals to me overall; whether beside the surf with the sound of waves reminding me of nature’s give and take or up in the hills where the sea is muted and distant but seemingly infinite. Houses here tend to incorporate their surroundings with seamless transitions between the inside and out. Up the hill from Sage Park House, Romney Park Landing delighted me with the most vibrant purple orchid blossoms. I’m surprised I even noticed them, considering it was almost impossible to stop staring at the cerulean blue vistas that were visible from the wraparound deck. Aside from appealing flora, landscapes, seascapes and architecture, the BVI is also home to one-of-a-kind events. In this issue, Property Guide invites you to meet the stellar winemakers whose wine will be featured at the second annual Winemakers Dinners benefit—several elite, unique evenings for food and wine lovers that take place in various select locations in the BVI. Take advantage of the knowledge of these brilliant, talented individuals, and stock your wine fridge with internationally acclaimed wines. Once you’ve decided to join us in paradise, our expert contributors are happy to provide you with information on local architects, mortgage advice and interior design, as well.

STATE OF THE Market Residential Financing in the BVI: Alive and Kicking The sky is probably blue, and the sun is more than likely shining. So why even bother bringing up the horrible subject of mortgages? Why spoil your day or possibly your vacation? Because here in the BVI, believe it or not, we actually have some good news on the subject. If you are considering purchasing property in the BVI, residential mortgages are readily available for both local and overseas purchasers. Hearing that from a realtor probably isn’t overly convincing so perhaps a word or two from the banks themselves might help.

A combination of traditional and modern styles

BVI Style by Steve Fox, OBM International

OBMI’s original office was set up in Bermuda in the 1930s. Bermuda’s strong architectural identity is rooted in the practical responses of builders to the island’s climate and the locally available materials, which resulted in a unique and very special “Bermuda style.” This heritage demanded respect, and our founder, Wil Onions, became known for his inventive reinterpretation of the traditions of the local vernacular cottage architecture for the contemporary era. In the sixties, the practice ventured into the Caribbean region. The British Virgin Islands office was established in 1967 at a time when tourism and international business were brand new to the

Working as architects in the British Virgin Islands, we’re often asked if there is a BVI style and if OBMI has a signature style. of the challenges of the site: its terrain, location, orientation and climate. These challenges can be transcended, and opportunities can be created, for every home design to become an individual, sitespecific building in harmony with its surroundings. The environment of the BVI presents us with a myriad of interesting factors which need to be addressed: steep slopes, remote locations, irregular topography, boulders, hurricanes, earthquakes, corrosive salt air, sudden heavy rainfall, intense sun, unfriendly insects… and it’s our design response to these factors, more than simple aesthetic considerations, which can combine to give us a BVI style. Given the fact that almost every site in the islands has a spectacular view and beautiful surroundings, most projects offer a great opportunity for architects to really enjoy what we do. In addition to these environmental issues, every client has their own specific parameters, such as the number and size of rooms and the budget available for finishes and fittings. And many owners have a particular preference for a “look” for their new home—from Japanese or Mexican to Balinese or Mediterranean, contemporary or traditional. Put all these factors into the mix, and it’s inevitable that every home we design will be unique.

So, when we’re asked the question about style, please forgive us if we don’t give you a simple response! PG

Green Living in the Virgin Islands RECYCLED COUnTERTOPS My obsession with all things home and garden keeps leading me to new and sustainable alternatives to common home items such as flooring, furniture, decorative items and more recently, countertops. Whenever you begin to talk about kitchen design or renovations, you immediately hear people talk about their intentions for granite countertops. I have to admit, granite makes a kitchen look clean and finished. Anyone would feel inspired to be the next Iron Chef in a granitecountertop kitchen. The opportunity to feel like a champion, if just in the culinary world of your family, comes at a heavy cost to the environment. The amount of energy used to transform the undressed stone makes it less desirable to some environmentally conscious homeowners. Though granite is a natural material, the processes to acquire it damages our planet. In California, Vetrazzo turns recycled glass into beautiful countertops. A glass scientist who turned his passion for the environment into a sustainable business started the company in the mid-nineties.

All the glass used in making their countertops is recycled and makes up 85% of the final material by weight. The company uses glass from community recycling programmes as well as postindustrial items from demolished buildings and even decommissioned traffic lights. Every 9’x5’ countertop reuses 1,000 bottles and 550 pounds of glass. Even more beautiful than the thought of utilising old beer and vodka bottles to make a beautiful countertop is the variety of colours that the Vetrazzo countertops come in. This gives you the added advantage of utilising colours like cool whites, deep blues and crisp greens when thinking about decorating your kitchen around the beauty of your environmentally conscious countertop. If you are in the market for a sustainable kitchen, we hope you consider the option of a more sustainable countertop—maybe at first the thought won’t inspire you to be the next Iron Chef, but sometimes the challenger wins. What’s in a Design?

by Owen Waters with Thor Downing

Established in 1969, Roger Downing & Partner Company, Limited have a full complement of “in-house” design professionals. Rather than the number of publications they have been mentioned in, they are more proud of the 30 or more year long relationships they enjoy with clients. With a plethora of skills ranging from the architect and engineer to the interior designer, RDP maintain a strong environmental conscience. As I sit with Thor Downing, we open a dialogue on the styles of the BVI, and I question him on his firm’s particular style of building.Their base philosophy stems generally from an organic approach to design, starting with a very careful treatment and respect for the site and environmental considerations. In his opinion, there are too many cases of transplanted styles, such as Asian and Mediterranean, and what is lost is the Caribbean regional identity and the chance to truly start developing a BVI style. This he sees as a challenge to all designers and clients here. The term vernacular style is defined as the ordinary or common building style of a region,

the “grass roots” identity that stems from the culture of the area. This is an evolving, dynamic aspect of a country and speaks volumes about the story of a place and the culture. Research of ancient and historical buildings can be looked at for inspiration and ideas when developing a style or This is an evolving, dynamic aspect of movement in architecture. For example, the simplicity a country and speaks volumes about of the Arawak Huts the story of a place and the culture can tell us a great deal about that culture. The cylindrical design is a very efficient shape in regards to both structural integrity and use of materials. The traditional Caribbean design uses simple, open-plan rooms with openings on both

sides and porch roofs for maximizing ventilation. These styles are based normally on the basic environmental issues of the particular region. Ecological design, which is a globally recognized necessity, shall also return to these ancient principles, thus the circle starts again. When asked about the design process, Thor insists that one of the most critical factors is the concept. After having listened carefully to the client’s desires and advising them, it is then essential to have all the key members’ input at this stage. The concept provides the platform for the most efficient process. RDP also believe that artisans need to play a greater role in

the design and construction process. There is a huge amount of talent being neglected on these islands, talent that can become an essential part of producing an exportable commodity and hopefully reinvent the vernacular style of the region. As to the future outlook on the property market of the BVI, RDP are always positive, even in these uncertain times. Designs shall most certainly benefit by becoming far more ecologically considerate and less demanding on the energy and resources. They are looking forward to the next 40 years of the BVI’s evolution. PG

Winemakers Dinners Feature International Wine Superstars by Traci O'Dea

Those who have the privilege to attend the 2009 Winemakers Dinners, an event sponsored by the BVI Tourist Board and organized by the BVI Charitable Fund, will not only be treated to great food and wine, but also the company and expertise of some of the best winemakers in the world. While delighting attendees with perfectly matched food and wine, the organizers hope to promote the BVI as a premiere tourist destination that offers exclusive, one-of-akind events while also raising money for local BVI charities such as the BVI Red Cross, St Mary’s School, St George’s School and the Youth Empowerment Program (YEP). Part of the exclusivity of the event is based on the winemakers who will be in attendance. At no other event in the world do these award-winning, dedicated, passionate winemakers come together for the purpose of sharing their wines with such a small group of fortunate guests.

Pio Cesare estates, family owned in Alba, Italy since 1881, is currently helmed by winemaker Pio Boffa. Under his leadership, some of the finest wines of Italy are being crafted, most notably his 2004 Barolo, which Wine Spectator awarded Number Six in its Top 100 of 2008, calling it a “big, juicy, chewy wine.” The Muga wines—riojas, rosadas, blancos and cavas—are considered among the best in Spain, a fact that is evidenced by regular accolades in every wine publication. The charming Manuel Muga, grandson of founder Isaac Muga Martinez, currently runs the vineyard with his brother Jorge. They take pride in producing both classic and contemporary wines. Former international fashion model Sandra Tavares da Silva is the winemaker for two Portuguese wineries, including Wine & Soul, which she and her husband own in Douro, Portugal—a region hailed by Food & Wine magazine as “the next must-visit wine country.” The same article called Wine & Soul’s 2005 Pintas “full of explosive wild black raspberry flavors lifted by floral aromas and supported by fine-grained, powerful tannins.” Jorge Serôdio Borges, Sandra’s husband and partner in Wine & Soul, is also the winemaker for Quinta Do Passadouro, a traditional vineyard in Douro where the grapes are still foot-trodden. Sommelier Olivier Poussier calls the Passadouro Reserva red 2003 a “fleshy, almost sap-like wine” that

“enchants the palate with its elegant, savory frame.” Borges was voted 2009 Winemaker of the Year by Essencio do Vinho. German wine patriarch Wilhelm Haag has been making Riesling since 1957 when he was twenty years old. Vineyards Fritz Haag and Schloss Lieser, both in the Mosel region. are currently run by Wilhelm’s sons Oliver and Thomas, respectively. In 2008, WeinGourmet magazine made an exception to their rule of choosing a Wine of the Year and instead selected Fritz Haag’s entire collection as Collection of the Year. In the 1990s, Bernard Kirsten took over Weingut Kirsten, also located in the Mosel region of Germany. Due to the steep hills and rocky slate soil, mechanization is impossible, so the wines are literally hand crafted. Gault Millau WeinGuide awarded the winery three grapes, among other “producers who have been making consistently high quality wines for many years.” California winemaker Jon Priest, from Etude, maintains a philosophy to produce “wine that is grown, not made.” This philosophy results in awardwinning and sought-after wines. Etude’s 2005 Deer Camp Estate Pinot Noir Carneros received a rating of 96 from Wine Enthusiast who said, “This is one for the cellar…it shows powerfully ripe blackberry, cherry, cassis and coffee flavors that have been well oaked.”

JUNE 2009 BVI PROPERTY GUIDE ALOOKINGGLASS PUBLISHING | www.bviguides.com

Situated in the hill above Romney Park, Sage Park House manages to be both pristinely elegant and cozily informal. I can imagine savouring a five-course meal in the Federal-style dining room as easily as I can imagine playing a game of Scrabble on the floor of the sunken family room. A wooden gate and cement entranceway, dripping with bougainvillea, open to a private drive and impressive retaining wall. A white picket fence adorns both sides of the house, and the deep red roof contrasts with the azure sea. The main entrance of the house, accessible from the tiled, two-vehicle carport, opens to a majestic foyer with a cathedral ceiling. Escheresque staircases that lead either up to the bedrooms, down to the main floor or even further down to the family room, wrap around an enormous, built-in planter, full of tropical greenery. A steady but gentle indoor breeze blows fresh air in all directions. The ceramic-tiled floors and ceiling fans throughout the house keep it cool without being crisp. The staircase up leads to the bright and airy master bedroom, which feels regal in dimensions only. The king-sized, spindle-carved four-poster bed invites breakfast in bed or a lie-in. The far wall mostly consists of windows and French doors which open to a private balcony and views of the Romney Park valley, the Sir Francis Drake Channel and St John. The master suite includes a palatial bathroom with Jacuzzi tub, separate shower stall and double sinks atop matching vanities. Also in the master suite is a dressing room, fit for royalty, with walls of hanging space and storage. The second upstairs suite also boasts a walk-in closet that separates the bedroom and bathroom. The seafoam green walls contrast with the painted white wooden ceilings and the natural woods of the furniture, including another four-poster, a slightly more modest version of the master bed. The full bathroom, as white as sea-polished coral, refreshes and invigorates—a perfect place to start the day with a brisk shower or end it with a warm soak in the tub. A hallway leads back to the towering foyer and a staircase down to the main level that includes the kitchen, scullery, dining room, game room and powder room. Sturdy solid wood cupboards and acrylic countertops grace the airy kitchen, fully equipped with a dishwasher, double-door refrigerator/freezer combo and all the other necessities. Beyond the kitchen, a scullery houses a washer and dryer, and a side door opens to the vegetable garden.

The majestic tiled foyer

A cutout archway between the kitchen and dining room shows off the large, formal table and eight scroll-back chairs. The arch shape is mimicked in the glass doors of the traditional, formidable china cabinet. The dining room, with its close access to the kitchen, begs for entertaining and large family meals. After dinner, the game room, with large Olhausen slate pool table, dart board and flatscreen TV, encourages the festivities

The view and breeze beckon

The family room is the centerpiece of the house—the architecture, décor and even the descending hillside contribute to a feeling of being gently nudged into the sunken room to laze around. Once there, overstuffed couches, shelves full of books and games, a large flat-screen TV and soft area rugs increase the desire to decompress. A handsome, wooden chair rail separates the walls into soothing green on the bottom and

the valley and across the Channel to St John upstages the otherwise impressive terra cotta tiles, columns, wooden ceiling and white railings reminiscent of the white picket fence in the front of the house. Slat-backed benches invite lingering as the breeze, the same breeze that cools the entire house, smells hillside sweet. Directly off the family room, the large guest bedroom with full en suite bathroom has cathedral ceilings, calming sage walls, an oversized closet with overhead cabinets and appealing dark-wood furniture. If it’s possible to break free from the pull of the family room and balcony, the multi-level grounds of Sage Park House offer lush vegetation, beautiful landscaping and a large vegetable garden. A stone staircase beside the wooden deck on the side of the house leads up to a small yard that could easily accommodate a moderate-sized swimming pool. On the other side of the house, a vegetable

garden grows up the hill and is easily accessed from the kitchen. Between the carport and side yard is a fenced, cemented area which could be used as a play area, kennel or hot-tub locale. With its optically engaging foyer, dining room equipped for entertaining, sunken

Romney Park Landing by Owen Waters

You would be hard pressed to pick one location as the best view on Tortola, but from the top of Romney Park, a steep and narrow road rides up to one of the most spectacular views I have ever seen on location. With a two-storey structure made of wood, concrete and steel, Romney Park Landing is a dream house secluded by foliage. Without a doubt, this is the perfect place for island living. Cathedral ceilings and low-level french windows allow for a constant airflow

Open-plan kitchen with dining outside

Unlike many houses, the bedrooms upstairs and downstairs are secluded completely from the other rooms. The upstairs main suite comprises the bedroom and bathroom with a most inviting hot tub with a view of the rock garden outside. One gets the feeling that enjoying nature and taking time to relax are the two main concerns whether inside or out. Downstairs, bedrooms are tastefully decorated with smoke-frosted doors, built-in closets and a glorious, tiled outdoor shower. On arrival, a gravel path leads up wooden stairs to the main living area. Each sliding pocket door is oversized, and the air and breeze quickly filter through the house. The natural feel is tantalized with a large, mahogany breakfast bar in the middle of the kitchen and tall cypress tongue-and-groove ceilings. The walls are wedged from the top to the bottom where appliances are stored and give a great sense to the height and depth. Designed and built by a European contractor, this is a version of island living that would probably best function not necessarily as a family home but possibly as two separate residences. structural engineer Bob Wells is present in the steel beams and wraparound solid wooden decks. Surrounded by foliage and rock, palms and bougainvillea adorn the property. Below, two old, large trees provide natural shade, whereas upstairs on the balcony the best views can be seen. From here we can look up the channel, and on the day of shooting tracked the yachts on their passage by St John and Frenchmans Cay. If we had waited longer, we would have easily seen the boats dock into Sopers Hole. As we looked over at St Thomas, our broker told us that on a clear day, both St Croix and Puerto Rico could also be seen. We dared to imagine the night sky and the hours of potential stargazing as trade winds rustled the palms in the garden. Outside dining here is simply the best option and though the lines of the main living area point up to the great wooden roof, the deck is as inviting as any area to sit, relax or entertain friends. Below the property is a vast structure with its own driveway that makes up the garage or workshop. Planning permission has been

with TortolaExpress’ Parcels and

granted to build a pool and a bigger master suite on the first (upper) level.Though not completed, it is easy to see the potential and that this property has plenty of storage while the construction is in process. The kitchens both up and down have separate laundry areas and every modern appliance. The bathrooms are tasteful with sunken sinks and extreme detail to fittings. Wooden cabinets neatly organize all utilities. A mix of wicker and wooden furniture decorates the interior living spaces and compliment each other well. In essence, this is island living, up high with cool breezes and spectacular views. Though only ten years old, it already exudes a rustic charm of another world. Thankfully, that other world is right here, and on the market! Asking price - $950,000 PG
