Look Back‌ 2016 was an historic and unusual year. The property market was impacted by several external factors, a significant stamp duty reform produced a Buy-to-Let boom in the first 3 months. The resulting flood of rental property saw rents soften as tenants had greater choice.

The country held its breath as Brexit loomed with the unexpected result dominating the economic and political debate ever since. David Cameron’s resignation led to our first female prime minister in 30 years, surely nothing could Trump that.

...Move Forwards After the initial post Brexit uncertainty, we found the last 3 months of the year to be hugely productive and this has continued into 2017. Various fundamentals are giving buyers confidence that owning property is still the best option – the imbalance of new home building versus the rising population continues

to put pressure on house prices, whilst historically low mortgage rates remain available across the board. Our outlook for the spring and summer is extremely optimistic, supported by huge numbers of buyers registering and multiple offers on properties across the region.

Buying a Listed Building can sometimes be daunting, however, with the right guidance you will be aware of all the potential issues to ensure that owning a Listed home is a fulfilling and rewarding experience. There are particular issues to look out for when buying a listed building; you must apply for listed building consent for “the demolition of a Listed Building or for alteration or extension in any manner which will defect its character�. This consent will be required along with any planning

permission or building control approvals. Applications may be assessed by the English Heritage or in other parts of the UK an equivalent relevant body. Before you make any changes to a Listed Building, I recommend that you enlist the help of a Local Conservation Officer and apply for Listed Building consent for works, in conjunction with planning permission and building control approvals.
