housing market turned out in Northern Nevada.

We would have never predicted these results back on March 18, 2020, as our communities were affected by the Coronavirus and many of our schools,and businesses shut down for much of the year, and our own business dropped over 50%. There are several observations about the results. First, our Luxury Market has been redefined. As the number of people leaving other states, California having the largest migration, the number of people (demand) compared to the amount of inventory (supply) drove prices up, increasing the number of properties priced and sold at $1,000,000 or above. The houses in the $850,000 to $975,000 price range in 2018 to 2019 were simply worth more money to buyers and moved up to the $1,000,000+ price range. Even with higher prices, we were surprised by the number of buyers that offered from $5,000 to $100,000 over the list price on nearly every listing. Before you ask, we do not believe our luxury market will crash, and we will go so far to predict pricing will not be reduced anytime in the near future. There are several reasons for this; first interest rates are at a historic low and while they may increase a bit in 2021, it will be minor; second, the migration of luxury buyers are typically coming from more expensive areas with higher taxes, so our prices still compare very favorably. Next, the number of employees that can work remotely from anywhere are finding the tax environment, the housing market and the recreational amenities very attractive in Northern Nevada. Finally, the staff of EDAWN (Economic Development Authority of Western Nevada) have not let up in continuing to talk and attract companies who want to leave California and other more expensive states. They keep telling us we won’t believe what they have on the books for 2021. With that said, we are seeing some trends that are worth noting. Buyers coming into the area want a turn-key solution; homes that are in almost perfect shape. They don’t have time or interest in remodeling or updating very much at all. If there is much remodeling, buyers are considering purchasing a vacant lot and building their own dream home. Finally, a broader demographic of buyers has emerged in the luxury space over the last two years creating even greater demand for the short supply. The Future of Luxury Real Estate In the wake of the global pandemic the residential real estate market has shown its resiliency as an asset class and its desirability as an in-demand consumer purchase. The current ratio of Buyers to Sellers is three Buyers for every two Sellers, reflecting a short-term influx

of demand. Meanwhile, the long-term trend has not changed substantially, with the exception of an uptick in second or vacation homes. While many unknowns remain, the current state of the luxury home market is positive and consumer preparedness to purchase is high.

INSIGHT: A hot market for Sellers means that Buyers should come prepared with a strong offer once a suitable property is found. From the Seller’s perspective, pricing a home that realistically reflects the market is essential. With the potential for job loss or income disruption, even among the affluent, it is wise for Sellers to take on secondary offers in the event the lead offer falls through.

The overall global market for personal residences is as strong as it has been over the past three years. What has changed is how spaces are used, and the role that the

agent plays in the process. For both Buyers and Sellers, agents are expected to bring new knowledge in the form of COVID-19 precautions and protocols.

INSIGHT: Buyers and Sellers both benefit from an agent who is well-trained on best practices for in-home visits. Part of this includes having language ready to deal with visitors who are not following the guidelines. While this is certainly a new level of service being offered, in-home visits are unlikely to end any time soon.

Backlog of purchases is creating a dream market for Sellers Over the long term, market interest over a threeyear horizon is stable; the minor ups and downs do not register as significant changes. In the short term however, activity timing once COVID-19 subsides does show an increase for Buyers from 16% to 28% between April and August, while Seller intention in that timeframe

rose from 13% to 18%. What this means is the greater activity on the buy side has served to heat up certain luxury markets beyond their typical levels, but the long-term outlook is unchanged. Second-home markets appear to benefit the most as, anecdotally, people seek out less densely populated areas.

INSIGHT: With near-term Buyers outnumbering Sellers by 3:2 the ball is in the Seller’s court. For Buyers, this means bringing attractive offers close to asking price, in cash or with favorable closing dates. For Sellers, setting the right price remains critical, though it may be possible to get a better price by highlighting in-demand amenities that are sought by Buyers.
