Maxim Confort Furnishing your house is often the last thing we consider doing when we are trying to cut back on costs. But, as I discovered when I met with some of Mallorca’s interior design experts, you can make your house a home to be proud of, without breaking the bank. Justine from Knox Design in Santa Ponsa recommended going for some large pieces, when shopping for furniture on a budget: “One great way to really create a wow factor in your house is to buy big pieces. You don’t necessarily need a lot of accessories in order to create a focal point which is stylish and elegant.” “Make sure you have a plan,” said Kristin from Mallorca Home Staging. “And take things one step at a time, do not rush.” When it comes to furniture and design it is very easy to get carried away and overbuy. Kristin advises starting with the bare minimum requirements and getting used to your new property slowly. “Only after you have lived somewhere for a while can you really appreciate what you would like to change about it, or how you would like to use each space.” You are likely to need to buy beds and lounge furniture, but this is not an area where you can afford to cut corners. We have noticed that property transactions have picked up in the first quarter of 2011 as we predicted. This has been due to a number of external influences in parts of the eastern Mediterranean which unhappily are still continuing, thus making the Balearics traditional and secure environment much more appealing as both a place to holiday and own property. Interest in owning a property here from the Scandinavian countries has particularly caught our attention where a healthy demand has arisen in the lower price bracket of 150,000 - 350,000€ and regular sales are now taking place. German purchasers are also, albeit with great caution, starting to dip their toes back in the market and the former Eastern Bloc countries of Russia the Ukraine, Lithuania amongst others seem to have a new surge of very high net worth individuals looking to make important investments here. Cause for optimism or concern? Well the immediate reaction is one of optimism and some relief as since mid 2008 we have seen nothing but bad news surround the property market. However our concern should be that we do not overreact to this recovery and start increasing prices too soon. El interés mostrado por países escandinavos en adquirir una vivienda aquí nos ha llamado particularmente la atención ya que se ha notado una buena demanda en el margen de precios de 150,000 a 350,000€ y se están realizando ventas regulares. Los compradores alemanes también están empezando a mostrar un poco más de interés aunque siguen extremando la precaución, y los países del este de Europa como Rúsia, Ukrania y Lituania entre otros están dando indicios de tener unos individuos de un alto poder adquisitivo que quieren invertir en la isla. ¿Fuente de optimismo o de preocupación? Bueno la primera reacción es una de optimismo y algo de alivio ya que llevamos sin tener noticias favorables en el sector inmobiliario desde mediados de 2008. Sin embargo debemos asegurarnos de no anticiparnos a esta recuperación y subir los precios demasiado rápido. Es sin duda un buen momento para invertir y los vendedores deberían de pensarse todas las ofertas serias que reciben, ya que sigue sin haber muchos compradores con la financiación necesaria.
