The team will take the groundwork that has been laid and take 9fi5th to the next level. Telling you to “expect great things” would be an understatement. As for me, I am now based in sunny Dubai and pursuing investment and real estate related endeavors between the UAE and the US East Coast. What can I say, it’s hard to let go. But aside from personal and 9fi5th-related news, this edition has a lot to offer! We toured a myriad of projects between both New York and South Florida and have rounded up the latest and greatest between the two. Take note of Magnum Real Estate’s 100 Barclay, a historic tour de force in TriBeCa, sure to excite not only the architecture lovers among you. South Florida has a variety of interesting projects with even better price points - from Miami all the way to Fort Lauderdale. We went to Baja California Sur, to taste the local flavor and can only recommend Playa de La Paz as a destination to take the edge off. If swimming with whale sharks, horseback riding on the beach, and morning coffee coupled with dolphin sightings are your thing, then La Paz is definitely up your alley. There’s that and much more, so take a gander. And on that note, I bid you adieu!

DESIGN ROBERTO LAZZERONI

A delicate design characterizes the basic structure in solid ash wood of the Ibla collection of chairs and small armchairs. A slight curve that completes the upper part of the backrest and arms on the small armchair version is reminiscent of the centuries old tradition of building wooden chairs, where studying the details could reveal the place and era during which the piece was built. For this project, Roberto Lazzeroni redesigned the proportions of the dining chairs found in bourgeois homes of the 1950s, offering a new interpretation of the aesthetic equilibrium associated with the period. The seat and backrest are polyurethane foam and the removable covers are fabric and leather.

MEMOS table

DESIGN ROBERTO LAZZERONI Â

The new Memos table has a sculptural presence that makes reference to the plastic shapes used in furniture during the first half of the twentieth century. The wooden base in ash wood is generously thick and enhances the organic harmony created by using artisanal woodworking techniques and high-technology machinery. On this structure rests a laminated tempered crystal glass top, offered either round or rectangular with slightly curved sides, achieved by pairing transparent glass with a bronze or grey color to obtain a retro look. The special base insert, in ash or gold Calacatta or Portoro marble in both versions, makes this design unique. The round version is available with the top in ash with a revolving crystal insert, which does not hide the decorative strength of the base.

With two or three seats, plus a larger maxi version, the Drive sofa represents a new chapter in Carlo Colombo’s collaboration with Giorgetti. Departing from the minimalist aesthetics of contemporary style, the details are reminiscent of design features seen in the 1950s. The sofa has a rigid body with steel profiles and flexible polyurethane, its sinuous shape enveloping the goose down filled cushions offered in two sizes to arrange on the seat in an overlapping pattern. The cover is available in fabric or leather with leather piping. The legs are in solid walnut Canaletto wood with bronze colored inserts.

Development Marketing, the firm overseeing the sales and marketing side of this architectural and design tour de force, to catch up on the unspoken aspects of 565 Broome SoHo. According to Spielman, the three things that make 565 Broome SoHo more than just your run-of-the-mill luxury development are the architecture, location, and amenities. “565 Broome SoHo will be the tallest residential building in SoHo, which means the views to the East are stunning and protected because of the landmarked status of SoHo. Together, this trio is delivering what is sure to become an oasis of repose among the cramped Manhattan hustle and bustle with a design that expresses an understanding of and appreciation for airflow and breathability. Spielman put it nicely: “565 Broome SoHo is very organic, luxurious, and endowed with subliminal details that indicate an artistic sensibility.” With front doors and floors in white oak, Basaltina lava stone kitchen countertops, and large slab Calacatta marble stone

There is also tremendous accessibility to public transportation with the E, C and 1 trains only one block away.” In addition to a stellar location, the pedigree of the architects and the results of their collaboration are something to smile about. In addition to witnessing 160 years of New York City history, 6 Cortlandt Alley also gives its residents a space in which to quietly and discreetly tuck themselves away from the busy streets of one of Manhattan’s most iconic neighborhoods. We got a chance to see the property up close when we toured it with Ryan Kaplan, Partner at Imperial Development Group,

Before we got into the building itself, Kaplan filled us in on what makes East TriBeCa the place to be. “What makes TriBeCa so great is that it is close to the Financial District, so many people making money on Wall Street decide to move here because they need a place nearby. Some even boast 12-foot ceilings. Furthermore, Imperial Development Group has gone the extra mile to source local materials such as the Poconos-milled custom walnut cabinetry and the Imperial Danby countertops made of marble quarried in Vermont. Finally, because of 6 Cortlandt Alley’s sizable subcellar, the boutique building boasts amenities that you may only see in other large-scale projects — think gym, playroom, and private storage units. looking for a great opportunity. Andres Hogg, CEO and Founder of Hogg Holdings, predicted this trend four years ago when he was already shopping for lots in the neighborhood. Two years after that, Hogg along with Brazilian JV partner Vinci Partners purchased the 287 Houston Street lot to be developed into a boutique luxury condominium. The 11-story property will boast unobstructed views via oversized windows (specially treated for privacy), ample natural light, plenty of green space (some units have exterior gardens), and generous 10-foot ceilings. Each unit at 287 East Houston Street will offer a unique layout and walls that disappear on command, turning otherwise private rooms into an expanse that feels very spacious and free.

only 7 or 10 blocks away,” he continued before comparing the disparate values of real estate in the two regions at the time. “Now that we see Essex Crossing on the way, things are coming along.”

The signs sure seem to be pointing in that direction. “It’s the same trend we saw in the Meatpacking District and Chelsea,” said Hogg. With great transportation infrastructure already in place, a boon for commuters, and a neighborhood filled with vibrant restaurants and an electric night scene, the L.E.S. can certainly hope to be following in the footsteps of Meatpackers. Meatpacking jokes aside, Hogg truly sees the history of the neighborhood as a one-of-a-kind asset. “You can’t create character,” he stated plainly. “This place has character; it has something to say.” But what exactly does the L.E.S. say, anyway? It really depends on who you ask. Be it the wide-eyed tourist, the long entrenched local, or one of the many newcomers, the answer changes with every single person, which is what makes the location so interesting and enticing. But who exactly will be filling in the new blanks at 287 Houston Street? At the moment, it would seem with its 1- and 2-bedroom units, that the invitations have been sent out to younger professionals who have yet to settle down. But that doesn’t mean that it can’t happen in the future. “First the young crowd comes, then families are created.” It’s all part of the transformation, the journey of the Lower East Side and everyone who comes to play a part in it.

Palazzo Nasciaro Malta

PALAZZO NASCIARO IS AN EXCEPTIONAL 18TH CENTURY MANSION IN THE HEART OF NAXXAR, ONE OF THE OLDEST INLAND TOWNS ON HISTORIC MALTA. 48

9FI5TH.COM

Palazzo Nasciaro, a grade II listed National Monument, was once home to generations of the Sammut and Amato lines, and has also variously served as a primary school and as a regional police headquarters.

During the Second World War, its labyrinthine underground shelter, which was hand-excavated with pick-axes, provided a maternity unit for the local community and remains intact.

The basic design of Palazzo Nasciaro revolves round a grand central courtyard planted with a pair of ancient orange trees, mature stephanotis, and old climbing roses. The higher terraces are planted with Cestrum Nocturnum, Night Blooming Cereus and Star Jasmine, which infuse the air with their heady perfumes on summer nights. EAST COAST WINTER 2016

AT HOME

After a seven year restoration, modernisation, and enlargement, the property, which now includes a separate but interconnecting apartment, comprises 700 sq metres of internal surface area and approximately 500 sq metres of outdoor space.`

At basement level, two external yards were provided.

The former chapel has been converted into a family kitchen, and the former sacristy has become a working pantry.

Every square inch of the structure has been scoured and repaired showcasing Malta’s coralline limestone, which blushes pink in the evening sun.

The heated pool can be enjoyed during winter and at summertime, it can be accessed directly from the central courtyard, thereby linking its shady interior with the bright outside.

AT HOME The extravagant expanse which looks out over the façade and would once have served for formal receptions (‘sala nobile’) has been turned into a magnificent Master Bedroom and Bathroom suite.

The new roof terrace, shielded from neighbouring buildings and offering valuable privacy during the daytime, gazes out over the façade toward the lights in the distance.

Rather than adopt sharpedged contemporary designs, the bathrooms feature curvilinear, traditional styles of the late 19th century imported either from London or from Paris.

stand out from the crowd. A young firm, DHLiberty approaches each project with fresh eyes, focused on generating something new. The layers of culture and history that make up the urban fabric of London are the starting point of every concept. “When I approach a project, I try not to have any preconceptions about what it should be. Every site is like a story; you get an intuition of how you feel about it, from the whisper of the air or the direction of the wind, and then turn this into a solution for the client.” The practice, although relatively small, is made up of a workforce that comes from many intense, design-led backgrounds, the world over. Huang describes DHLiberty as a, “more formal version of a design think tank,” and similarly, every project starts with a conversation between departments, where all ideas are thrown into the mix, no

solutions, which have helped make DHLiberty the success it is now. Current projects include a 550-unit, new-build, graduate housing scheme for The Collective, a 110-unit, new-build, mixed residential/commercial development in Central London, and a collection of $26m penthouses in South Bank Tower. The DHLiberty international portfolio includes restaurants, offices, hospitality, and commercial spaces. Not stopping at interiors and architecture, DHLiberty has recently designed bespoke light installations, now commissioned by luxury hotels and airports all over the world. A definite hit, Huang hopes to create smaller, more affordable pieces in the future. “I want to improve people’s lives through design. Habitat has the power to affect mood – if you’re living in a slightly depressing flat, all you need is one beautiful light to make a difference.” DHLiberty is certainly making a difference in the London design community. With three RIBA competition wins for social projects under its belt, along with a constant stream of interesting new proposals on its desks, the company is becoming a force to be

OCT BAY

When it comes to design, the architects at Laguarda.Low know how to design and conceptualize some of the world’s biggest and most diverse stages. Since its inception at the beginning of the new millennium, the firm has garnered 60 awards in a diverse array of cities including Dallas, Troia, Warsaw, Budapest, Tokyo, Berlin, Las Palmas, Shanghai, and many, many more. We sat down with John Low, Co-Founder and Principal at Laguarda.Low, in the firm’s New York office to talk about their design philosophy and to highlight two of their most celebrated projects: OCT Bay in Shenzhen and the more recent mixed-use urban development in Jining.

With a team of over 80 professionals working out of offices in New York, Beijing, and an affiliated site in Tokyo, Laguarda.Low have eschewed the development of one specific aesthetic to produce designs for buildings and sites that incorporate the historical context and culture of the specific location. As Low told us, “We try to create a neutral background for the building and to develop a style that is particular to the place. We also try to design according to how we know people react to and interact with space in the different cultures in which we operate. In Asia, for example, as opposed to the US, the average consumer is not afraid of big spaces. That is something we take into consideration when we do a project.” But enough about how they do what they do. Let’s get some on-the-ground insight from the work they have done.

If you take a look at some pictures of Shenzhen’s OCT Bay project, it is easy to get a sense of how the team at Laguarda.Low drafted the design to embrace

For starters, the indoor environment of the northern part of OCT Bay draws its inspiration from traditional European retail arcades, incorporating courtyards, landscaping, and natural light to create distinctive spaces that shy away from often generic mall design. Furthermore, as a firm that, according to Low, “creates its design based on a deep respect for Chinese culture,” the

“ANYONE WHO PURCHASES IN THE FORT LAUDERDALE MARKET IS MAKING A MUCH SAFER BET.” –TIRSO SAN JOSE As for the development itself, San Jose was keen on pointing out that the SobelCo team is, “starting to see buyers migrating out of Miami to Fort Lauderdale because they can purchase property found in a relaxed atmosphere, built with less density, for a lower price point. On the other hand, if you are someone who is looking to move out of that 7,000or 8,000-square-foot house and live in a condo that feels like a single family home, 321 is a good fit for you.” Apart from that, the 23 units at 321 offer exclusive amenities including a fitness center, wine storage area, cocktail bar and expansive rooftop terraces featuring views of both the Fort Lauderdale skyline and shoreline. For those looking to dock their yacht, 321 will offer four boat slips (two of which are already spoken for) accommodating yachts up to 70 feet in size. With units starting at $2 million and a completion date in the first quarter of 2018, 321 truly is a development reserved only for the privileged few.

The epitome of small but perfectly formed,

Montenegro, with its population of just over

621,000, is currently Europe’s hottest destina-

tion. A picturesque land of rugged mountains, medieval villages, and a narrow strip of

beaches along its stunning Adriatic coastline,

it’s little wonder that this backdrop was chosen as a location for the hit HBO series, Game of Thrones. Attracting an international mix of clientele, this tiny Balkan country offers buyers a mix of ancient charm and traditional courtesy, alongside great investment potential. Development has been thriving in the likes of Budva for some time, but international interest has now turned to Boka Bay, Europe’s only fjord and home to the town of Kotor, winner of Lonely Planet’s ‘Best in Travel 2016’ accolade. The luxury sector in this area is booming, with three primary developments leading the way. From a marina big enough for your mega yacht, and a mixed-use destination resort that will include Europe’s first One&Only hotel, to an entire new-build town, you’ll find it here in Boka Bay.

SPRING IN LUSTICA BAY

LUŠTICA BAY From Orascom comes an ambitious project that looks set to shape Boka Bay forever. The Luštica Bay site spans 690 acres of rich vegetation and panoramic vistas (only 6% of which will be developed), with a masterplan that will include a 110-key marina hotel, a boutique hotel, residences, both bespoke villas and marina town-

houses, a 176-berth marina and an 19-hole Gary Player golf course, all within phase 1. Luštica Bay, which is anchored in the philosophy of healthy and active living, is one of the largest integrated destination projects currently under development in the country. Last summer proved somewhat of a landmark time for Luštica Bay, for it welcomed its first homeowners who, in turn, became the foundations of a bur-

geoning community. This year, construction continues apace, with building work already begun on the F Buildings, the next phase of real estate, while the Kuzmarin buildings will follow a month later. Sales at Luštica Bay continue to impress, with 90% of the Lavanda and Kuzmarin clusters already sold. Significant progress has also been made over the winter months at Luštica Bay’s marina, due to complete by Summer 2017.

LOWER VILLAGE

PORTO MONTENEGRO

PORTONOVI A 360 lifestyle destination, the Portonovi site commands a glorious coastal position and will comprise 290 homes. Ranging from luxurious, spacious townhouses set in the heart of its Mediterranean-style village, to stylish villas in landscaped gardens, and sleek penthouse apartments overlooking Portonovi Marina, this resort has been designed as an elegant Montenegrin village. A graceful pedestrian environment will reflect the surrounding architecture of the Dalmatian coast. In its first foray into Europe, the One & Only will be bringing its superior brand of luxury resort to Portonovi, offering approximately 140 rooms, villas and residences, as well as an Espace Chenot spa, two beach clubs, and tennis courts.

Porto Montenegro is the most vibrant marinaside shopping village in the Adriatic, offering premium real estate opportunities alongside first-class living. Bringing together established international brands and local businesses, this dynamic mix of designer boutiques and restaurants is the anchor to a gorgeous marina, capable of welcoming mega yachts. The apartments around the marina have been hugely successful, and now the next phase of development is underway for further luxury residencies at Porto Montenegro, next to the fabulous Regent Hotel. Open, airy interiors feature high ceilings, large windows, and expansive terraces, while the architecture reflects the historic influences of the Venetian Republic. Internationally acclaimed designer Tino Zervudachi has planned each property, individually sourcing materials both locally and from around the world. Within easy walking distance is the chic Porto Montenegro Yacht Club, a prestigious hedonist’s playground with room to host large-scale events, overlooking the stunning 64m infinity pool.

“WHEN I SAW THE AREA FOR MYSELF, I FELL IN LOVE WITH THE PLACE.”

–JEFFREY CURTISS

92

9FI5TH.COM

“I CAME TO SEE MY SON, WHO HAD COME HERE A FEW YEARS EARLIER, AND DECIDED TO OPEN A DIVING SCHOOL,” PREFACED JEFFREY CURTISS, THE ENGLISH-BORN DEVELOPER BEHIND PLAYA DE LA PAZ. “AND WHEN I SAW THE AREA FOR MYSELF, I FELL IN LOVE WITH THE PLACE.” That’s the reaction you’ll find with most people who have visited La Paz, Baja California Sur, México, since the, “natural paradise,” as Curtiss dubbed it, truly wicks away any strain or pressure you may have, and puts you in an entirely different state of mind. A peninsula, two hours north of Los Cabos airport, La Paz is the capital of Baja California Sur. Lovingly called “the world’s last natural aquarium,” the small city on the Sea of Cortez is reminiscent of a sleepy beach town, where the weather is almost always perfect and the people are smiling. “You’ll find warm friendly people,” said Curtiss, “and it’s impossible to be a stranger here.”

“IT’S VERY DIFFICULT TO GET UP IN THE MORNING AND NOT SEE DOLPHINS, WHALES, OR SEA LIONS.”

LUXURY OF SPACE

And he’s right, considering that yours truly made a handful of friends having spent an entire two days there. More than just another vacation spot or tourist destination, La Paz is perfectly unspoiled. It’s not a planned resort or created systematically — it’s an authentic town. With desert cacti dotting the landscape right next to the sea, it’s an environment taken straight from a Clint Eastwood movie and set in a sleepy West Coast beach town.
