YOUR SAY... Last month we published an article sent in by Charles outlining his suggestions on improving the precinct, this month Mik responds with some interesting and valid points for consideration.

People will only come down if there is something to see or do. If shops continue to close and hours are cut you are creating a self full filing prophecy, which people see and react to by not making an effort.

I work in the Harbour Town area, I think a few water fountains would add greatly to the area with lots of trees, and I agree with a light rail system, but certainly not like Chicago, but more like the one they have in Sydney.

‘We have even had people say to us, (when shops are supposed to be open until 9pm on a Friday night) that they don’t know why they bothered coming down when only half the shops remained open. This obviously results in those people not making an effort to return the next time.’

I would also like to see a lover’s wall somewhere in the Docklands, where lovers could fasten a lock to the wall and throw the keys into the water. I have done this myself and have seen it done quite a few times in other places around the world; it’s also a way of attracting more visitors. Harbour Town shopping centre could certainly do with a post office, newsagency and a dispensing pharmacy. A 7-ELEVEN would be handy, as Foodworks never has anything you want, and the shop is nearly empty of stock most of the time anyway Buskers at certain times of the year would be great. A few more works of art around, this also gives an outlet for up and coming artists. Free WIFI hotspots around the place, not just in the odd shop or cafe.

A bit more mood lighting around the place, using LEDS.

{

3008docklands.com.au

More concerts or entertainment on the main stage, battle of the bands and the like, I am sure a lot of young bands would love to use this area (as long as the band is decent) to practice.

Docklands to host landscape urbanism competition More than 100 architecture and design practitioners, craftspeople and artists will race the clock between July 27 and 30 in a reality architecture and design competition taking place at Docklands. Melbourne’s Urban Reality: Landscape Urbanism 3 Day Design Challenge is an architectural and design event that challenges teams to design and construct a public space site in response to a brief in just 3 days! As a result the Docklands will be transformed with interventions that offer alternate design solutions to the public realm. Bistro Vite - Where Lifestyle meets Good Food Darren Quick

Darren Quick to gain some further insight into Bistro Vite and ‘Life on the Edge’. After 18 years situated at Southbank what attracted you most to relocating to Yarra’s Edge at Docklands?

After eighteen years at Southgate, Bistro Vite moved to the magnificent promenade at Yarra’s Edge in late 2010. With its warm and inviting atmosphere overlooking the tranquil yet splendid views of the water and city skyline, restaurateur and owner, Darren Quick offers his clientele an experience to enjoy with friends and colleagues, to savour good food at reasonable prices, combining all the potent ingredients that have made Bistro Vite a dining institution in Melbourne. As we look to discover more about this beautiful precinct and the people within it in our upcoming issues, 3008 spoke to

{

14

Is there a signature dish or specialty of Bistro Vite?

I was attracted to Yarra’s Edge due to the relaxing atmosphere and the fabulous waterfront and city views. I was also attracted by the people at Yarra’s Edge, and the great sense of community within the precinct. Have you kept the menu and culture of Bistro Vite much the same as it was at Southbank? The menu at Southgate was primarily French, we have kept some of the favourites but the menu now is broader, as we adapt it to suit the new location. We now include other European and local dishes to cater to a wider market. Culturally the restaurant hasn’t changed, we still offer the same friendly and casual dining experience.

I have brought to Yarra’s Edge a restaurant that is a ‘local for the locals’, I think Bistro Vite has definitely expanded the dining on offer at Yarra’s Edge. The restaurant is casual and friendly and I am very ‘hands on’ in managing the restaurant. We have also brought with us many of our regular customers who have been loyal to the restaurant over the years. Does Bistro Vite cater for particular dining requirements such as gluten free and vegetarian? Yes, there are vegetarian and gluten free dishes on the menu; we try to cater for differing dietary requirements where possible. With casual lounge areas and outdoor tables overlooking the water to formal dining and boardroom areas, Bistro Vite is an extremely versatile venue; did you purposely intend to make Bistro Vite and extension of the home and office for patrons? Not intentionally, however, the layout of the restaurant allows us to create many different spaces for different occasions, all with great waterfront and city views. The layout of the restaurant allows us to host private functions / meetings with both indoor and outdoor rooms in conjunction with the running of the normal restaurant. We also have an ability to run events within the space and have a few events coming up in July including the Friday night fireworks dinners, Bastille night celebration and the Bellarmine Wine night later in the month. What do you feel is largely unappreciated about Yarra’s Edge and

why should visitors make this precinct their Docklands destination? Yarra’s Edge is an exciting new city precinct that Melbournians are only just beginning to discover. I think Yarra’s Edge has been a bit of a ‘hidden secret’. It offers a new and different view of the city skyline and with our north facing aspect over-looking the Marina we are making the most of the sunny winter days, both indoors and out. 96 River Esplanade, Yarra’s Edge Ph: 03 9646 0996 Life of the Edge is a newly dedicated page to the Yarra’s Edge business and residential communities. Members can rent cars by the hour or by the day with the rental costs including petrol, insurance, cleaning, maintenance, registration and an allocated number of kms per booking. Ballet Revolución

Ballet Revolución - An interview with Choreographer Aaron Cash By Lisa Quittner The World Premiere of Ballet Revolución is an explosive fusion of Ballet, Contemporary Dance and modern Hip-Hop from the undisputed home of dance, Cuba. The show is a raw, fresh, dynamic Cuban Cocktail of unbridled passion, pure energy and athletic skill set to the live music of All Star Cuban Band playing hits from Enrique Iglesias, Shakira, Santana, Ricky Martin, Chris Brown, Beyonce and many more. Ballet Revolución’s choreography is a force of nature and as the show prepares to thrill Melbourne audiences, 3008 was fortunate to speak to Aaron Cash, one of the two choreographers of Ballet Revolución. Originally from Brisbane, Aaron Cash is a classically trained multi-talented performer and one of the original Tap Dogs. Early in his career world renowned choreographer Kenny Ortega (Dirty Dancing, High School Musical, and Michael Jackson’s ‘This Is It’) cast Aaron in Cher’s Love Hurts Tour culminating in an impressive 10-year touring relationship as one of Cher’s lead dancers. I met Jon Lee one of the producers of B.R. fourteen years ago doing ‘lineaus prince of flowers’ in the Sydney Botanical Gardens. He hired me as an actor - it was a very low budget production. We had a great time and became life long friends, when he and Mark Brady, the other producer of B.R. conceived the show, Jon knowing my dance background, reached out to me and said “salsa I know, but ballet and contemporary are another story. My resume is beer and curry and yours is champagne and caviar, are you interested in putting on a Cuban ballet / contemporary dance show?” I jumped at the chance. How did the concept for an explosive fusion of combining cuban classical ballet along with hip hop and contemporary dance with western music come about, is that almost sacrilegious in the dance world? Mark and jon are responsible for this; they have produced several shows out of cuba over the last decade, mainly salsa / cabaret shows. I think mark was savvy enough to see a gap in the market using cuban, classical and contemporary dancers in a commercial vehicle. Sacrilegious? Maybe 20 years ago, but dance is so contaminated with the cross pollination of all forms of movement that i think it’s a very exciting time. The purists are still out there and the show has something for them too, but why be limited by old parameters. It’s a win win by fusing the styles and the audience benefit by seeing uniquely rich work, while the dancers are challenged in new and creative ways.

How difficult is it to combine these disciplines of dance as a choreographer, has this been one of your more challenging or exciting dance experiences? I actually haven’t found it challenging, quite the contrary. I’ve had an incredibly fulfilling time. My career has been so diverse- a lot has been high art, but i’ve also been a back up dancer for strippers at a Marrickville R.S.L. and enjoyed that just as much. So to work with all the dancers here who have such varied techniques and talents, all my bells are being rung! You have enjoyed such an illustrious career in your own right in all forms of dance, including as an original member of tap dogs, lead dancer for Cher among many others, and directed by renowned choreographers such as Kenny Ortega, how easy is it for you to transition as a choreographer and especially for a production on the scale of Ballet Revolución? I’ve had a really satisfying and diverse career as a dancer and because of that i feel like the boss who as worked his way up from the mail room to the ceo of the company doing all the jobs in between. As a result, at this point in my life - and I can only say at this point, do I feel ready to take up this challenge. Honestly, before now I would have thought no way I can do this but it’s been surprising how smoothly and incredibly gratifying the whole process has been . What do you believe Australian audiences will find the most spectacular and unique about Ballet Revolución? Honestly, I don’t know, I’m curious to find out myself. As dancers, I find more similarities than differences with their passion when they dance that reminds me a lot of Australian dancers. There’s a broadness and ferocity that reminds me of when I was growing up and the dancers that I admired and looked up to like Ross Coleman,Paul Mercurio, William

Batchelor, Danny Rajkovic, David Atkins, Chris Sheppard, Kelly Abbey. Do you have a particular highlight of the show you’ve enjoy most? Working with Vienvsay Valdez, who worked with us on the shooting of the commercial for Ballet Revolución. She is one of the greatest ballerinas of our time. There was a moment during filming where i had to pinch myself, here was one of the greats of ballet doing my work. I felt so blessed - and let me tell you she made me look very good! JOHN HOLLAND

John Holland

- The Spirit Whisperer By Lisa Quittner

This August, Hay House presents the “I Can Do It” Conference weekend at South Wharf, bringing together the most dynamic and forefront international speakers on the mind, body and spirit connection. Be inspired and enlightened by Louise L. Hay, Dr Deepak Chopra, Marianne Williamson, Dr Doreen Virtue, Robert Holden, Denise Linn and internationally renowned psychic medium, John Holland. I was fortunate to ask John a few questions about life on the Other-Side, which was intriguing, following is the shortened interview, the full interview can be read on our 3008docklands.com.au website. In your lecture you will also be doing some live readings of audience members, how difficult is this for you to do and pinpoint the right person in a large audience? Whether I do a group of 50, 300, or even 4000, I am directed to a certain part of the audience by receiving enough evidence to pinpoint who the spirit world is trying to connect with. Are there common ways our loved ones that have passed try to communicate with us, how can we learn to recognise the signs? When someone passes and leaves this world, the normal and familiar ways we use to communicate get interrupted for a time, until a new form of communication is established. There are so many different ways those on the Other-Side will try to communicate with you to get your attention. Besides dreams and smells, which are probably two of the most common ways I hear about, there are other ways and means they’ll use to send you signs, symbols, or a message.

I have read that you believe Mediums are born and not made, how then can we develop our intuitive abilities and learn to fine-tune our connection with the ‘Other Side’?

I believe it’s true that mediums are born and not made. It doesn’t mean that someone cannot have a connection to the Other-Side. Anyone can learn to play the piano - but it does not mean they will become a professional pianist. When a person learns and understands the mechanics about how their psychic intuitive abilities work, they then can be more receptive to the people around them, as well as those on the Other-Side. What and where exactly is the ‘Other Side’? The Other-Side is where we all go when we shed our physical bodies and return home from where we came. It is truly our “real” home. The Other-Side is not above us, or in the clouds - it is all around us. As a medium, I have learned to raise my vibration and those on the Other-Side lower theirs so we can merge, and then I can feel, hear, or see what they are projecting in my mind to say or do when giving a message. As a child you were aware of your abilities to communicate with the spirit world but kept this to yourself, I would imagine that must have been an incredible task for a child and also possibly frightening and confusing. How can a parent identify whether their child has psychic / medium abilities and how best can parents nurture and support these ‘gifted’ children? It was difficult as a child being the different one, and back many years ago there was not a lot of information to help sensitive or

psychic people, whether they were an adult or a child. Thank goodness times have changed! I get these questions about sensitive children now all the time, and that is why I dedicated a whole chapter in my latest book, The Spirit Whisperer, to helping parents and teachers to understand these children and how they can help them. Is it true that those closest to us in our lifetime remain with us throughout different lifetimes but the relationships between us change? Does this mean that in a sense, death does not end our relationships and bonds with family and friends? I believe this is true. I did a regression with Dr Brian Weiss (author of Many Lives - Many Masters), and during the regression I was taken to a previous life where my daughter in that life - is now my mother in this life. We all have a soul group that we’re spiritually connected to. It’s my belief that we’re with that same group in the Spirit World. John, how do you separate or turn off your work from your personal life, is this possible for you? Is there such a thing as spirit etiquette?

I always say, “It takes a strong spirit to get my attention when I am not working as a medium!” But it does happen every once in a while. I have trained myself to open up and close down my psychic antennae per se. I am the master of my psychic abilities and mediumship – it is not the master of me. Lastly, should we fear death, will the way we live our lives on earth affect our afterlife experience? Great question! We should not fear death. Death is just like opening the next door in your life. I know it’s easier said than done. If someone understands while they are here about the natural process of death, or understands more about the after-life, then I feel it can be an easier transition. WELLBEING

Your Biological Clock Is Ticking By Nicole Hutcheson - Kinesiology Practitioner & Instructor

correlating organ is nourished and repaired. This cycle is called the Horary Cycle.

We have all heard the term Biological Clock - usually used in relation to women and their reproductive cycles. Actually, we all have a biological clock that ticks every day- and it’s related to our health and energy levels.

It is when this flow of Chi is disrupted or becomes blocked that our body is out of balance, and illness and disease (dis-ease) occurs.

Kinesiology has its origins in Traditional Chinese Medicine. In China doctors were traditionally visited, not necessarily to heal illness but rather to maintain good health. One of the main philosophies taken from Traditional Chinese Medicine is that Chi (pronounced “Chee’) is a life force energy that flows throughout our body. We have energy channels called Meridians that pass the Chi to the internal organs of the body to nourish and repair them, ensuring optimal function. When Chi is in balance, we experience harmony and health within our body. There are fourteen main Meridians that flow through the body; each is associated with a particular organ or body function. The Chi energy flows throughout our body in a 24 hour cycle. Each meridian has a 2 hour period every day where it has the most energy and it is at this time that the

Do you find that you are often tired throughout the day, but can’t get to sleep at night, or you often wake up and can’t get back to sleep? Do you travel regularly (jet-lag), or are a new mother who has broken sleep patterns? Do you often stay up late watching TV, or do shift work? If any of this sounds like you, you probably have a Time of Day imbalance. That is- the time that your physical body is trying to function at is different to the actual time of the day. All of these things contribute to your natural body rhythm becoming disorientated. There are ways that you can easily reset your body clock. The easiest way is to go and see a Kinesiologist who is trained to get your natural cycle back on track. I like to teach my clients how to do this for themselves so balance can be easily maintained. There are also activities that you can do in every waking two hour period to support your natural cycle.

5-7am - Large Intestine Time. This is the best time of day to get out of bed and exercise. You burn more fat with an empty stomach at this time of day. 7-9am - Stomach time. Eat a big, healthy nourishing breakfast. Your stomach has the most energy at this time so eat your biggest meal now. 9-11am - Spleen time. This is the best time of day to work hard, communicate and focus. Tackle the hard stuff like seeing your most difficult clients or colleagues. This is the time to think clearly and have those not so easy conversations.

7-9pm - Pericardium Time. Come home and eat dinner. Spend time with your family. Watch TV. Be creative. 9-11pm - San Jiao Time. Go to bed. Go to sleep. If you would like some more information on your body clock, or would like to make an appointment with Nicole to get yours back in balance, call 9819 6835 or email nicole@chikinesiology.com.au Nicole Hutcheson is a highly skilled Professional Kinesiology Practitioner and internationally qualified Instructor. Nicole has been a Docklands resident for 6 years and is a regular 3008 contributor.

11-1pm - Heart time. This is the best time to express yourself. Be creative, brainstorm. This is when you are at your most inspiring and expressive state. A good time for planning. 1-3pm - Small Intestine Time. Have lunch and relax a bit. Go for a walk. Run errands. 3-5pm - Bladder Time. Tackle the mundane parts of your day- replying to emails, routine paperwork. If you have followed the Chi cycle so far, 3 thirty-itis will not set in. 5-7pm - Kidney Time. Switch off. Laugh with friends. Share your energy with others.

They need your help to ensure that Southbank Donor Centre, Australia’s largest, collects enough blood to keep our supply at a stable level for those who need it during the month. A complimentary shuttle bus is available for groups of 4-7, so please consider joining with

colleagues to donate blood. Your single donation could change the lives of 3 different people. 1 in 3 Australians will receive blood / blood products during their lifetime; currently, only 1 in 30 donates. Platelets, a component of blood, has a shelf life of only 5 days so the need for blood never stops. Please, roll up your sleeve and make a vital contribution to our community this winter. I know what I love about Docklands, but what do others think? I asked Leo Neophytou, Business Development Manager with Nando’s, Kristin Anderson, Skate School Manager at Medibank Icehouse, Tatyana from Sterling & Viceroy, and Marisa from Va Bene Pizzeria, what they loved most about Docklands. The response was one of genuine enthusiasm. Docklands; its vibrancy, community pride, and ability to flourish, is what many feel are its biggest strengths.

Many see Docklands as more than just a suburb, but rather a city in its own right. Rabbi Shlomo Nathanson from Chabad of Docklands, felt the best things about Docklands is its growth, sustainability and fresh atmosphere, it’s a great place to be, and I agree.

Winter time at Docklands is always a great time of year so why not take full advantage of the sensational fireworks program, presented by the City of Melbourne, sure to enchant both young and old alike. The fireworks and synchronised audio lighting shows, along with roaming fire twirlers offers Docklands workers and young families a great opportunity to enjoy the fireworks spectacular. The fun kicks off from 7pm, but be sure to arrive by 6:30pm to secure your vantage point and enjoy this memorable experience, every Friday night through July at Waterfront City. What to do when

children do not behave nicely By Tahlia Mandie - Psychotherapist & Family Counsellor Having a peaceful and quiet lunch with family and friends is not what it used to be. Worrying about how close to the edge of the table my latte sits, corners on a table and how to control the high pitched squeals are now the norm. The poor lady sitting next me today was quietly going about her business reading the daily paper when an innocent, yet annoying mum like myself walks in with a fourteen month old.

As much as I tried to keep the noise down, it was inevitable, the lady was soon to leave. What do I do? Am I too not entitled to try to enjoy a peaceful lunch; do I take my baby outside when the squeals start; or do I persist with a stern “NO” or “please keep your voice down”. Does she really understand? I sit and wonder what helpless mums like me are meant to do in such a situation and what is the “etiquette” or “norm”... I dare to ask? Yes, I understand there are more “child-friendly” cafes and certain places are a definite no-go-zone. Can we discriminate against mums and children,

or is it the silent, unspoken rules that become the daily acceptance? So does it now mean I am now going to be having lunches at home to avoid the unpleasant pain of the public arena, with the many death stares and quiet whispers that are so obviously happening? Or maybe we can never win…it is important to discipline our children and teach them acceptable behaviour, but in order to do this we need to venture out into the cold. Maybe we all need to be a little bit more forgiving to the people sitting at the table opposite us and wonder what it must be like to be in their shoes. Maybe we all

need to imagine a life less ordinary to the one we so naturally go about our day with. That goes for us mums too! BIG BOOST FOR BUSINESS SMALL - Mid Year PERFORMANCE Economic Update IN 2011 By Simon Curtain-Private Client Adviser

While many thought that the world markets would recover strongly over 2011 it seems we have been stuck in a rut over the past few months with most investment markets tracking sideways. While markets are often driven by fear and greed we cannot ignore the underlying economic factors that also serve to drive investment markets on a global scale. Europe Greece continues to cause concern for the Eurozone. While Greece accepted a bailout last year they are in need of another 12bn Euro’s to repay maturing debt. Unfortunately the country is experiencing trouble in trying to employ the austerity measures placed on them by the European Union and there is fear Greece will default. Greece has had its credit rating downgraded and is currently the world’s least credit-worthy country. Asia China continues to battle inflationary pressures with little sign of easing. With 200 million people set to urbanise over the next 10 years (move from rural to city areas), it will be difficult to keep a lid on inflation. As these new city dwellers demand more and more of the necessities, such as food, prices will rise, causing further inflation.

While there is still need for tough policy, major changes are unlikely to occur until

{

America While America is currently holding huge levels of debt (around $14 trillion of public debt), there is a general consensus that the World’s biggest economy will right itself over the coming years.

22

after the presidential elections late next year. This will constrain the US growth outlook and continue to put downward pressure on the $US.

Australia Australia’s interest rate remains at 4.75 per cent but there is increasing pressure for the Reserve Bank to raise rates later this year. Inflation is close to the upper limit of three percent, and while anomalies like floods and cyclones may have pushed inflation above 3 per cent in recent months the RBA will closely monitor the situation to keep the economy in check. We remain firm that the RBA will increase rates later this year. Australia recorded a Gross Domestic Product (GDP) figure of -1.2 per cent last quarter; its worst result since the height of the GFC. Upon further investigation we find that the primary cause of this negative result was the Queensland floods which cut supply of commodities, such as coal, to the rest of the world. This meant we exported less over the quarter, causing a contraction in GDP. While still above parity, the Australian dollar has fallen from its recent highs of $US1.10 to find itself hovering around $US1.05. With GDP contracting and overall softness in the commodity market a fall in the $AUD is to be expected however we still think that the dollar will stay above parity for the foreseeable future. “Failure is simply the opportunity to begin again, this time more intelligently.” said automobile legend Henry Ford, one of the many entrepreneurs who tasted failure before making it big. As a small business owner or entrepreneur, giving up is not an option - you must know how to learn from your mistakes and move on with greater confidence. What lessons did you learn? The most important question is ‘why did you fail?’ To answer this, you have to objectively evaluate what went wrong: - Were you overly optimistic about the potential of your business idea? - Did your employees let you down? - Or did you fail to measure up to customer expectations? - Or perhaps it was as simple as choosing the wrong location. Macy’s, an American household name synonymous with retail success, initially suffered disappointing sales when they first opened in downtown Haverhill Massachusetts. But when R.H. Macy decided to open his stores in New York, the company went from strength to strength. When you understand the cause for the failure and learn from your mistakes, half the battle is won. Many entrepreneurs talk of the following two factors in growing a successful business: Never be afraid to move on from a bad idea Your business idea could have been flawed from the outset. Have the courage to admit this, cut it loose and move onto a new opportunity.

IN BUSINESS

Finding your feet again

LOCAL BUSINESS PROFILE

Convert opportunities into winning business ideas Seize opportunities, but with careful thought and research. Study trends in your industry, talk with knowledgeable experts and attend business conventions to develop a keener insight. Most importantly, determine if there is a genuine need for the product or service you are looking to offer. If you believe in the value of your offerings, your customers will too. How to meet the challenges ahead Develop a competitive advantage: Long term success of any business needs a competitive edge. Be honest with yourself in judging this: - How do you really measure up to competition? - What do they have that you don’t? - What more can you offer to customers yet still be profitable? Competition keeps you on your toes, drives you to do better an ultimately controls the market. Observe your competitors closely, visit them and try out their products or services if you can, and decide what ‘extra’ you can offer to your customers. Build a good team: With just you at the helm, it will rarely be smooth sailing. You need to build a team of knowledgeable and loyal employees. But be careful; don’t hire too many people too fast or the overheads fast turn into a drain rather than a driver of your business. Consider flexible options like contractors or shared secretarial services. Finally, remember that your first business idea may not be your best. You may have had to deal with disappointments, but each experience will only make you wiser.

Frank Brennan SJ and Daniel Street, an advisor to Kevin Rudd, engaged in an inspiring conversation around the theme: Social Leadership 2.0 - Can we, as individuals and organisations, rise to the challenge of building a more just and compassionate society? Guests then had a chance for table conversation about what had ‘caught them, moved them or challenged them’ and it was clear from the level of animation that the conversations could have continued for another hour or so.

Comments from guests included: “Wonderful forum providing inspiration on how to be an advocate for a just society. It has been a privilege”; “Has re-energised my ‘gene’ that is very keen to be a social leader”; “The speakers were excellent and the conversations provoked many thoughts - I am going to put on my desk as a daily reminder”. Jesuit Social Services is keen to build a community of ‘Just Leaders’ across the Docklands precinct and develop a collaboration of corporations across the area keen to discover new ways to engage and inspire their staff in building a better world. The next breakfast will be held at NAB Docklands on 14th July 2011 with the theme Self as Social Leader: Finding our freedom, finding our fire; a compelling theme to get us out of bed on a wintry morning to stoke our

Is now a good time to

sell your house? By Tom Elliott Recently I was asked by a listener to my 3AW radio programme whether now was a good time to sell the family home. This particular questioner intended to buy another larger place in the same suburb, and could not afford to own two houses at once, but was anxious to know how he should best finesse his market timing. Unlike with the sharemarket, you never know with real estate what a property is really worth until it’s actually sold. In contrast, share prices are quoted all day, every day, allowing investors to make upto-the-minute valuations (good or bad) of their portfolios. I’ve often thought that if every one’s house had a big electronic sign out the front quoting that day’s opinion of value from passersby, home owners might endure a few nasty shocks on bad days!

- The federal and state governments’ willingness to continue with the first homebuyers’ grants; - Any new policy on immigration and population growth; - Further natural disasters like last summer’s floods that devastated Southern Queensland and Northern Victoria; - And so on. Trying to whittle down the impact of all these factors into one simple market forecast – eg prices in a particular area will move up or down by X% within the next six months – is practically impossible. Nevertheless, this does not stop real estate agents from constantly

So as a general market commentator who is often asked to do the impossible, ie predict market movements in the short-to-medium term, what advice did I give to the listener wondering what to do with his house? The answer is simple. First I asked whether he could afford to hold both properties at once for an extended time. He replied in the negative. Then I sounded him out on his attitude to risk, ie would he prefer to know how much money he had before purchasing and renovating a second home, or would he prefer to take a gamble on the first home rising a bit more. He decided he fell most definitely into the former group rather than the latter.

“Unlike with the sharemarket, you never know with real estate what a property is really worth until it’s actually sold.”

Because real estate is so hard to value accurately, making short term forecasts about where the market is headed is equally difficult. Factors that might influence property prices significantly between now and the end of the calendar year include the following:

- Interest rates, with which I suggest all homeowners factor in an additional 50 basis points; - The proposed Carbon Tax and the compensation that may or may not flow from it;

telling people that now is an excellent time to buy (if they have a house to sell), or sell (if they would like you to do this through them) or rent out (if you would consider all owing them to manage the property). In essence, what I’m suggesting is that many people who work in the property industry will often (usually unwittingly) tell potential clients what they think the clients want to hear - which makes getting truly impartial advice somewhat difficult.

As a result of this, the conclusion to which we came was simple. For someone like my questioner, peace of mind now was more far important than potential but uncertain gains in the future. Selling the first house in the near term, therefore, seemed the obvious choice. The only downside with this option was that he and his wife would have to live with her parents for an extended period while the new house was renovated. And as daring as I sometimes am with advice, when asked my opinion on this arrangement I decided as the Americans say to “Plead the Fifth”...

2011 Bank of Melbourne Marathon Festival

- Early Bird Registrations close this July The 34th Bank of Melbourne Marathon takes place on October 9 and organisers are hopeful last year’s spate of record-breaking achievements can be repeated. Last year 5072 runners completed the marathon - making it the largest ever marathon in Australia by finishers. Two visitors - Kenyan Japhet Kipkorir and Ethiopian Mulu Seboka smashed the event record and Kipkorir has indicated he will return with the aim of improving on his time of 2:11.04. But the race is not just about the marathon. All up more than 28,000 runners entered the event in 2010, which included four other shorter distances for those who weren’t quite ready for the 42.2km.

2011 Bank of Melbourne Marathon Festival Ambassadors. Mona has long been associated with the event, having helped pace runners in the past, and he often provides TV expert comments on the race. Mona turns 49 later this year but he is still running fast - last year he ran 46.08 for a 15km road race! Thousands of runners already wake-up with Jo, as her Fox FM breakfast show with Matt Tilley is a top-rater. If you don’t feel you can make 42.2km, then there’s also the Flight Centre Half Marathon, The Coffee Club 10km, the Asics 5km and an Asics 3km event for walkers. MOTOR SHOW RETURNS TO MELBOURNE IN STYLE

{

3008docklands.com.au

This year’s Australian International Motor Show promises to be the largest-ever event held under the title. Australian International Motor Show Event Director Russ Tyrie said the demand for space from exhibitors had exceeded the space available at the event’s previous location, the Sydney Convention and Exhibition Centre. “The response from exhibitors after the Sydney edition last year has seen the show grow to a point where it will be over 30 per cent larger in floor space this year, the show will also be larger than the last time a major motor show was held in Melbourne in 2009.” Mr Tyrie said. Such was the response from exhibitors that over half of those on show in Sydney have requested more space for their stands in Melbourne - largely to show-off future products or concept cars. The good news is that a lot of the stars of the show appear to have a heavy focus on new

26

technology - especially green technology such as alternative fuels. A number of brands will also have new supercars and sports cars, with some showing off new design concepts. While car brands don’t typically like to reveal too much prior to a motor show, this year a number have already let the cat out of the bag. Lamborghini has already excited motoring enthusiasts by revealing that it will have its new super sports car flagship, the Aventador LP700-4 at the show. The 6.5-litre V12 engine in the new Lambo produces a colossal 515kW of power and 690Nm of torque, propelling the spectacular coupe from 0-100km/h in a mind-blowing 2.9 seconds. Featuring Lamborghini’s trademark scissor doors, the Aventador LP700-4 will take pride of place on the Lamborghini stand at the show - and in the dreams of most visiting. Mazda has also come to the party with a sexy concept car, called the Shinari. First unveiled

late last year, it’s no coincidence that a sharply styled concept car showcasing Mazda’s new design vision was first displayed in Milan. Called KODO, the new design theme replaces the previous Nagare design language, which spawned popular cars such as the Mazda3, Mazda6 and RX-8. Whatever the design language, the slinky four-door coupe design of the Shinari will surely speak the language of showgoers come July. “Only having one major motor show in the country each year means manufacturers are more willing to sink resources into making an impact,” said Mr Tyrie. “The chance to see hyper cars like the new Lamborghini for the very first time, or a concept car like Mazda’s Shinari concept is always a drawcard for motor shows.”

The Australian International Motor Show is on at the Melbourne Convention & Exhibition Centre, opening 6pm Friday 1 July, and running through to Sunday 10 July. Tickets are now available at www.motorshow.com.au. For all the latest news and updates on the 2011 Australian International Motor Show in Melbourne, follow @themotorshow on Twitter.
