The quality of being thankful; readiness to show appreciation for and to return kindness. Emotion expressing appreciation for what one has. Spontaneously generated from within, it is an affirmation of goodness.

HEBARD ELEMENTARY

OUR FAVORITE HOLIDAY TRADITIONS

HALLOWEEN COSTUME DRIVE

WHAT ARE YOUR FAVORITES? The #1 family is made up of folks from all walks of life, and our holiday traditions vary accordingly. We’ve got your prime rib and pumpkin pie aficionados and those who are firmly in the “Let someone else cook” camp! We’ve got your faithful Macy’s Thanksgiving Day Parade and Rose Bowl Parade watchers (at Thanksgiving and New Year, respectively). We’ve got your die-hard football fans and your afternoon nappers. In a survey of our #1 family, board games, card games, and familywide Nerf ™ wars topped the Thanksgiving tradition list, followed by an afternoon of watching Christmas movies. Black Friday came into play, too of course, in the form of “people watching” – people do get a little crazy, don’t they?! Christmas traditions vary just as widely; from a special food

prepared on Christmas Eve (buffalo wings, lasagna, and chili topped that list); to opening Christmas Eve gifts and then attending a candlelight Christmas Eve service. Some families celebrate with a White Elephant gift exchange on Christmas Eve, while saving the “serious” gifts for Christmas Day. One idea that we love is the Gratitude Jar. Each family member writes a note of those things for which they are most grateful. The Gratitude Jar is one that needs no specific holiday to enjoy - and can become a beautiful, lifelong tradition! Whatever individual traditions our #1 family served up, one thing remains constant: spending time with family and friends. What are your favorite traditions? We’d love to hear!

The costume drive was such a success that there were costumes left over after taking care of the kids at Hebard! To help spread more Halloween cheer, the remaining costumes were taken to Cole Elementary, the Boys and Girls Club, and Family Promise. The teachers and staff were all blown away by the generosity of the #1 Properties family. There were tears of gratitude from the adults, and the children were filled with excitement and smiles in anticipation of Halloween. Special thanks to our own Jessica Biggs, who spearheaded this event. We hope these special kiddos had a fantastic Halloween!

A deliciously light and flavorful meal that's perfect for fall. Plus, it's made all in one pan!

INGREDIENTS

½ tsp FRE S H T HYM E , chopped

This year #1 Properties joined with United Way to adopt Hebard Elementary school for their Halloween Costume Drive, with a goal to collect 100 costumes in all different styles and sizes to be set up in a "store-like" fashion at the school. The students of Hebard could then come pick out a costume they liked at no cost.

If you love wine, have we got the thing for you! Cheyenne’s newest neighbor, Vintages, offers blending workshops Wednesdays through Saturdays, to make, bottle, and label your very own wine! Originally from Italy, owner Lino DiFelice has over 35 years of experience in winemaking, and opened his first custom winery in Fort Collins, CO, two decades ago, before moving his operations here to Cheyenne. We thought a custom wine would make a great gift for friends and family this holiday season and sat down with Lino, who walked us through the four-step, four-week

process. First – reserve your spot at a blending workshop! Lino walks you through different wines, where you’ll discover your unique taste profile, how to intensify the flavors you love, and tame the ones you don’t. At this first session, you’ll actually create your yeast starter, so the fermenting process can begin! During the second session you’ll actually press the grapes, allowing the juice to flow into drums and barrels, where the fermentation process will begin. You’ll return – once the process is complete – for the final session to bottle, cork, and label your custom wine! Our prediction: you’ll never go back to store-bought wine! vintageswine.com

REAL ESTATE MOMENTUM WESTERN STATES ARE WHERE THE ACTION IS Economists agree that jobs and income are at the root of growing real estate markets. On that basis, the most promising region for future real estate activity in the United States is way out west. In its recent State Employment Monitor, the National Association of Realtors Research Group reports that nine of the top ten states for job growth (over the year ending in June) were located west of the Mississippi River and six of those are in the Rocky Mountain region (see map below). OUTDATED SELLER MYTHS DEBUNKED!

growth were west of the Mississippi, and five were Rocky Mountain states. The upshot for homeowners, homebuyers, and investors, is that increased demand for housing predictably trails job growth by 12-18 months. As for commercial real estate, it follows that companies that are hiring are companies that will be requiring office, manufacturing, or warehouse space. # wordOF theDAY

A lot has changed in the home-selling process in the last five years, much of it thanks to the success of HGTV and the plethora of online "advice" - but here are two myths really need to be debunked! Myth #1: I do not need to have the listing agent visit until my home is “ready.” In reality, the sooner the agent can get in, the better. Market trends and buyer behaviors are constantly moving targets, and a major pitfall for sellers is spending money on outdated “upgrades” that could harm a home’s potential or, conversely, failing to spend money where it matters. * Agents can not only help sellers maximize potential, they can also help connect with the professionals

required to do it right. Myth #2: I do not need to upgrade the property for sale. Since increasing numbers of buyers are looking for move-in ready homes, the more a seller does to get the home to that level, the higher the returns. In an up-market, sellers can reap a two- to three-dollar return for every dollar spent. The best question a seller can ask is, “What can I do to add value and make my online pictures sizzle, in order to get the highest number of buyers through the front door?” * If a seller can invest $1,000 on new flooring for a net gain of $3,000, it’s most advantageous to put their best foot forward.
