TOP 10 WAYS TO BE A

Considerate Neighbor

Being a good neighbor is a balancing act. You want to get involved but not too involved. You want to know your neighbors but don’t want them to know everything about you. No one likes a busy-body. For you baby-boomers and older generation, think of Gladys Cravtiz from Bewitched. And for the Generation X’rs and younger generation, think of the Klopeks from “ The Burbs” So with all of this in mind, here are a few suggestions for being a good neighbor. Which I know, you all aspire to be! 1. Get to know your neighbors. Introduce yourself to the people on your block and anyone else with whom you share a property line. Give them your phone number so they know they can call you if they have a problem with noise, etc. Get to know a little about their schedule and lifestyle so you can be considerate of their working hours, baby naps, etc. Also, a pie or some cookies never hurt. 2. Maintain your yard. No reasonable person (at least nobody outside a covenant-controlled HOA) expects every yard to be worthy of a magazine cover, however, your neighbors rightly expect you to mow regularly and do your part to minimize weeds. Also offer to water neighbors’ plants while they are away. Hopefully they will reciprocate the offer. 3. Respect a power tool curfew and other noise ordinances. Try to limit the use of chainsaws, leaf blowers and other noisy tools to one hour at a time. Try to wait until after 9:00 a.m. but before 8:00 p.m. and also try to make some effort to accommodate napping children and night shift workers. 4. Control your pets and pick up after them. Let Fido get some fresh air in a securely fenced yard. Also invest in some obedience training so he doesn’t just 4 January 2024

bark all day while you are at work. There is a leash law in Forsyth County and it is written in the covenants that if your pet is outside and not in a fenced yard, it should be on a leash. Also, pick up after your pet even in your own yard. No one wants to smell the aroma coming from your yard on a hot summer day. 5. Let kids be (good) kids. Let the kids play outside during daylight hours and introduce them to the neighbors, both for courtesy and safety. Don’t let them play in neighbors’ yards without permission, and teach them that yelling is generally inappropriate and unnecessary especially if they are playing outside early in the morning or later in the evening. 6. Don’t smoke out the neighbors. Talk to the neighbors and pay attention to the prevailing winds before lighting a bonfire or starting a backyard cigar-ofthe-month club. 7. Turn down the music. Try to keep your tunes from drifting beyond your property lines. Go out to the street and check if you can hear the stereo or garage band. If you are hosting a party, invite your neighbors (or at least warn them and give them your phone number to complain about noise). Please also be sure to follow the County noise ordinances as well as the community covenants which prohibit noise that disrupts the safety and comfort of others. It’s best to follow the golden rule and keep noise from disturbing neighbors. 8. Be a considerate driver: Don’t creep through the neighborhood at five miles per hour. You’ll look like a stalker. Don’t speed through neighborhood streets or ignore stop signs. More kids, pets and pedestrians are out, and it’s all too easy to slip into autopilot mode in www.WindermereCommunity.net

your own neighborhood and forget to watch for these hazards. Know and respect the speed limit, and always check the driveway, sidewalk and street carefully before pulling a vehicle out of the driveway. 9. Be a considerate parker. THIS IS A BIG ISSUE IN WINDERMERE! Park your vehicles in your garage or in your driveway. You should never park vehicles in the street where they block a neighbor’s driveway. They should not have to perform automotive acrobatics to get out of their driveway. Parking in the street also can obstruct other vehicles especially if someone is parked on both sides of the street. Recently, a delivery truck was not able to get through because vehicles were parked across from each other on both sides. Parking in the street can also make it difficult to see children that may be running across the street to a friend’s house. Do not park on the street overnight or for long periods of time. Do not park in cut through or turn lane areas. This is especially a problem along Windermere Crossing in the East Village section of Windermere. 10. Take out the trash. Don’t take out the trash two days early “just in case you forget.” And don’t leave out the trash if it doesn’t get picked up for some reason. Contact Red Oak if they fail to pick up your trash on the specified day. Take out the trash the morning of your trash pickup to avoid attracting bugs and vermin. Store your trash can out of sight after your trash has been picked up. Storing your can on the side of your home is not acceptable if it can been seen by your neighbors or from the street. These are just a few ways that you can be a good neighbor and help to create a more harmonious community.

Hang on to your pup! If you’re a pet lover like me, hearing about a loose pet in the neighborhood stresses me out. Fortunately, we are great about posting the news and attempting to find the owner. As we all know, this is certainly preventable by taking simple measures such as keeping doors closed, checking gates to fences and most importantly, keeping him on a leash while walking. Many of my neighbors have expressed how close they have come to accidentally hitting a dog on their street or even in their own driveway. What a tragedy to run over a friend’s dog simply because they were released without a leash!

JUST A FEW REASONS A LEASH IS A GREAT IDEA: • You may feel you have your dog under control, but are you 100% confident that the person walking towards you with two unleashed dogs has HIS dogs under control? That can certainly make us nervous.

• As we know, most pups will eat anything. There is often litter on the side of the road possibly a half eaten chocolate bar or even a dead animal that will instantly be of interest. If on a leash, they can be pulled away from these forbidden “attractions”!

• We must be courteous to others realizing some people are afraid of dogs. Not everyone worships pups like many of us “crazy dog lovers”! I’ve witnessed off-leash pups scare people taking a walk and the owners were oblivious. For someone who has been bitten or simply is never around dogs, a loose pup coming towards them can be frightening.

• Off-leash dogs tend to potty wherever they please and we are aware that this is a constant issue. While we know this may happen even if on a leash, be respectful of other yards especially neighbors who have posted the “NO” signs. And of course, ALWAYS, ALWAYS carry a poop bag during every walk. Simply tie a couple to your leash handle to be prepared at all times.

• Unleashed pups can be dangerous to cyclers and runners who are not expecting to see them coming around the bend. They could trip or get knocked over and your dog may be injured as well.

In conclusion, we just need to be RESPECTFUL and provide total safety to our dogs and our neighbors, walkers/bikers. So please, please grab that leash before you take your precious baby out into the world. I know all of the dogs I walk get extremely excited to see a leash in my hand!

PICKLE BALL AT WINDERMERE We are so excited to announce our first ALTA pickle ball team captained by Erika and Frank McGowan coming this winter. ALTA pickle ball league matches are played on Saturdays at 4:00. Teams require a minimum of 5 women and 5 men and match play will include womens doubles, mens doubles and 2 lines of mixed doubles. The McGowan team roster is all full for this coming winter season, but if you are interested in playing on a pickle ball team in the future, or just have questions about pickle ball at Windermere in general, please reach out to our Windermere pickle ball coordinator Robin Wolfe at rbwolfe@aol.com.

10 Winter Lawn Care Tips 1. Clear debris Over the course of this season, leaves fall from trees, and perennial plants die out. Make sure to remove any of these leaves and other debris that has made contact with grass. Allowing debris to accumulate will cause dead patches on the lawn; so, if a customer’s lawn is to be kept healthy, it is important to be mindful of debris and commit to its removal. Using a rigid leaf rake or a leaf blower, collect and mulch the debris. 2. Rake out moss and pull weeds Remove moss that has accumulated in the less sunny parts of the lawn. Due to the change in season, lightblocking trees may have lost their foliage, so now is a good time to reseed these areas. In other areas, the soil could be low in grass-friendly nutrients, which may lead to the development of moss. Remove the moss as well as any weeds, roots, and anything developed in those areas. 3. Aerate the lawn Fall is the perfect season to aerate the lawn. Heavy foot traffic and the weight of machinery may have caused soil beneath the grass to become compacted. Severely compacted soil can become cracked and dry, and lead to common landscaping problems, and poor nutrient uptake by the grassroots. To remove compacted soil, use an aerating tool to perforate the lawn. Aerating provides extra air for the grass and allows water and nutrients to penetrate deeper into the soil, which promotes stronger roots. Use a plug remover for the best results, even if it takes more time. For basic aeration, your lawn care technicians can use a spiked wheel, but for larger lawns, motorized aerators are likely to provide the best results. 4. Overseed bare spots Overseeding is a crucial step to making a thick, healthy, and weed-free lawn. You may have observed in your customers’ lawns that they are thin or weedy in spots; overseeding will help make the lawn better-looking without having to start from scratch. The overseeding process is as easy as loosening the soil and sprinkling it with additional seeds. A smaller lawn or isolated area can be seeded by hand; if you are working with a larger area, then a drop or rotary spreader may be helpful. Because of their greater accuracy, drop spreaders are a good choice for larger areas. This increased accuracy is especially useful when working with flower gardens, sidewalks, and ponds. Drop spreaders will distribute 18 January 2024

seeds at approximately the same distance consistently. If you need to cover a larger area, a broadcast spreader will allow you to cover an area three to four times larger than with a drop spreader. Keep in mind, however, that while a broadcast spreader will allow you to cover a larger area more quickly, you are losing the precision and accuracy that you get with a drop spreader. Regardless of which tool you are using, it is important to keep the soil moist after seeding if you are to get the results that you expect. 5. Prune trees and shrubs Winter can be dangerous. Wind, rain, and snow from winter storms can cause damage to shrubs and trees. If they are to heal properly, regular pruning is necessary. Pruning a tree stimulates growth and encourages the healing process. Keeping a tree properly trimmed will help make sure a tree recovers from wounds and damage during the winter months. Proper pruning doesn’t merely stimulate growth but also makes a tree ready to take on the destructive insects and pathogens that come with the warmer weather. However, not all trees and shrubs need to be pruned early in the winter season. While dead and diseased branches are pruned, overgrown branches can be appropriately trimmed to maintain a tree’s structure. When it comes to shrubs, pruning them during dormant times makes their recovery easy for next year’s bloom. When your lawn care technicians take measures to prune a shrub before any new growth starts, they can enable the shrub to devote its energy towards growth as spring rolls in. Pruning and trimming trees and shrubs in winter is easy as their foliage is missing in their dormant months. 6. Mow high Lawn mowing is the last item on a winter property maintenance checklist. However, failing to mow the lawn before winter sets in can lead to an array of trouble ranging from water buildup to fungal growth and pest infestations as the temperature changes. You can stay clear of these winter lawn care troubles by making lawn moving an important part of your winter care checklist. As the height of the grass is directly proportional to the health and depth of the roots, grasses must be half an inch higher than the standard summer height. Leaving the grass longer than usual will promote root growth and result in a thicker and healthier-looking lawn as spring arrives.

COMMUNITY NEWS 7. Fertilize the lawn Winterizers, i.e., winter fertilizers, play a crucial role in encouraging food storage and promoting proper root growth during the dormant months. While proper application of fertilizers after the final mowing will help the lawn survive the damaging effects of cold winter, overfertilization can cause unhealthy growth. On the other hand, applying winterizers too early can prevent your lawn from reaching its full potential. If your customers wait for too long to apply winterizers, their lawns may fall prey to ice and frost. Hence, it is crucial to get the timing right. snow buildup. 9. Ensure winter watering Even normal-looking plants and shrubs may suffer from dryness and frost resulting in dead roots. Winter watering is a neat little trick to strengthen grassroots and help them withstand cold temperatures. As soil holds moisture longer in winter, watering the lawn occasionally, even every other week is sufficient. 10. Apply pre-emergent herbicides Pre-emergent herbicides can help control winter weeds effectively. They act as a barrier between the soil and the germinated seedlings, thus preventing them from sprouting out of the soil. For best results, they need to be applied in the late fall when the temperature drops below 70 F. Bonus: Spray dormant oils on fruit trees Spraying dormant oils in winter can control damage caused by insects in spring. Soft-bodied insects and pests like aphids, mites, caterpillars, and more are more vulnerable during the winter. Dormant oils like horticultural oils don’t merely prevent fungal spores but also kill the eggs of insects. Best of all, these low-impact pesticides never harm pollinators.

Reminder on Holiday Decorations h) Holiday decorations are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than forty-five (45) days prior to the holiday and must be removed within ten (10) days after the holidays for which they are intended. With respect to Christmas lighting displays, they should not be illuminated until the day after Thanksgiving. ARC reserves the right to require the removal of decorations which do not comply with these guidelines or which, in the judgment of the ARC, pose a potential public safety risk.

ARC REQUESTS

Most projects that are performed to a home or lot require prior approval from the Association. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are:

GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.

MAILBOXES Please make sure that mailboxes are not faded and that mailboxes numbers are easily visible.

TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.

LAWNS

Please make sure your yards and beds are properly treated for weeds and that pine straw or mulch is kept looking tidy and fresh. This includes the sides and back of your homes as well...Your yard is one of the first things that is noticed about your home.

Rule Update:

Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.
