4 Simple Ways to

PAY OFF YOUR MORTGAGE EARLY

Imagine how wonderful it would feel to have no monthly house payment. What could you do with all that extra money every month?

SWITCH TO A BIWEEKLY PAYMENT

Instead of making one monthly payment, you can make a half-sized payment every two weeks. In other words, if your usual mortgage payment is $1000 a month, you would instead pay $500 every other week. This will have nearly the same impact on your budget as one monthly payment, but because there are 52 weeks in a year, a biweekly payment schedule will result in 13 full-sized payments a year instead of the normal 12. You’ll be making an entire extra payment every year without having to scrounge around for the extra money. To look at some real-life numbers, if you have a 30-year $200,000 mortgage at an interest rate of 5%, making biweekly instead of monthly payments would save you $34,328 in interest and allow you to pay off the loan almost five years early.

MAKE EXTRA PRINCIPAL PAYMENTS

When you send in your monthly payment, most mortgage lenders will allow you to make an extra payment and mark it “principal only,” meaning that this payment will go to pay down the principal rather than both the principal and interest on the loan. Paying down even a little bit of extra principal early on in the loan can save you quite a lot in interest charges, not to mention getting you out of the loan several years ahead of schedule. So consider sending just a little extra to the loan holder every month as an extra principal payment. For example, if you have an odd payment amount such as $1046 per month, you can round it up to $1100 and dedicate the extra bit as a payment on the principal. Even if it’s just an extra $50 or so a month, the principal payments will add up faster than you’d believe.

REFINANCE INTO A SHORTER-TERM LOAN

Got a 30-year mortgage? Refinancing it as a 15-year or 20 year loan will blast you through that mortgage a whole lot faster, and will probably get you a better interest rate as well -- shorter loan terms are typically paired with lower interest rates. And thanks to the shorter time frame, you’ll pay a lot less in interest -- so the payments on a 15-year loan are not double the payments of a 30-year loan; they’re significantly less and 20 years is right in-between.

PUT YOUR WINDFALLS INTO YOUR MORTGAGE

Many taxpayers get a tax refund every year. If you use most, or all, of that money as an extra payment on your mortgage, you can make serious progress in getting your house paid off. Other potential windfalls include a bonus from work, a successful garage sale, or a gift from a relative. And if you get a raise, consider putting all the extra income into your mortgage. For example, let’s say your monthly take-home pay was $4,000 and your 3% raise means that you’re now getting $4,120 per month. Put the extra $120 into your mortgage every month and you won’t even miss the money, since you’re not used to having it. Try some of the ideas and pay off that mortgage early!

HOME PRICES REMAIN IN

RECORD TERRITORY DESPITE PANDEMIC

LAS VEGAS – A report released this month by Las Vegas REALTORS® (LVR) shows local home prices setting another all-time record despite the coronavirus pandemic and economic downturn, with more homes selling in July than the same time last year.

MESSAGE from 2020 LVR PRESIDENT TOM BLANCHARD

LVR (formerly known as the Greater Las Vegas Association of REALTORS®) reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during July was $330,000. That’s up 1.5% from the previous record price set in June and up 8.9% from a median price of $303,000 in July of 2019.

The trend is similar for local condos and townhomes, which sold for a median price of $196,000 in July. While short of a record, that’s up 12% from $175,000 July of 2019. “The Las Vegas housing market is not just a bright spot in the economy. It’s on fire,” said 2020 LVR President Tom Blanchard, a longtime local REALTOR®. “Local home prices are at record levels, with historically low interest rates, strong demand and a tight housing supply driving the market. Another factor contributing to these record prices is that higher-priced homes are making up a larger share of the homes being sold right now. After seeing sales slow down when this pandemic hit our state, it’s good to see that we sold more homes last month than we did during the same time last year.”

$118,000 in January of 2012 before rebounding steadily since then. Blanchard said the number of local homes available for sale remains well below the six-month supply considered to be a balanced market. In fact, he said the sales pace in July equates to less than a two-month supply of homes available for sale. By the end of July, LVR reported 4,806 single-family homes listed for sale without any sort of offer. That’s down 38.4% from one year ago. For condos and townhomes, the 1,581 properties listed without offers in July represented a 15.2% drop from one year ago. LVR reported that 16.8% of all local properties sold in July were purchased with cash. That compares to 21.7% one year ago. That’s well below the February 2013 peak of 59.5%, suggesting that cash buyers and investors have been less active in the local housing market. Despite the coronavirus crisis, the number of so-called distressed sales in July remained near historically low levels. The association reported that short sales and foreclosures combined accounted for just 1.2% of all existing local property sales in July. That compares to 2.0% of all sales one year ago, 2.9% two years ago and 6.4% three years ago. Blanchard expects distressed sales to remain low as long as state and federal moratoriums remain in place to prevent most evictions and foreclosures. These LVR statistics include activity through the end of July 2020. LVR distributes statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders or homes for sale by owners. Other highlights include:

LVR reported a total of 4,025 existing local homes, condos and townhomes were sold during July. Compared to the same time last year, July sales were up 5.3% for homes, but down 3.3% for condos and townhomes. Sales were up significantly from the previous month.

• The total value of local real estate transactions tracked through the MLS during July was nearly $1.3 billion for homes and more than $140 million for condos, high-rise condos and townhomes. Compared to one year ago, total sales values in July were up 14.0% for homes and up 5.6% for condos and townhomes.

Blanchard said it helps that the local housing market was on solid footing when Nevada declared a state of emergency in March, when local home sales were running ahead of last year’s pace and existing local home prices finally broke their long-standing record of $315,000 set back in June of 2006.

• In July, 76.7% of all existing local homes and 70.0% of all existing local condos and townhomes sold within 60 days. That compares to one year ago, when 78.0% of all existing local homes and 74.3% of all existing local condos and townhomes sold within 60 days.

Prepping the Exterior of Your Home

Quick and easy tasks to improve the appeal of your home that has been listed. Yes, prepping your home for sale seems like a lot of work, but its definitely worth it! Selling your home “as-is” can increase the time on the market and decrease the sale price. Depending on how much you can to invest, its possible to go all-out with the exterior design process but you can make great strides with just a few dollars in your pocket and a weekend to work on it. I can give you specific suggestions after viewing your property, but here are a few that help just about everyone: Start with the GARDEN. First things first, clean up your yard and garden. Getting rid of those fall leaves you’ve neglected to pick up, and dead branches hanging on your trees and bushes makes a big difference. If you have a lawn, make certain it’s mown down to a practical level so that it always looks clean and cared for. If you have a xeriscape, make sure your ground coverings are spread evenly. Mulch, gravel, and rubber are all easy to rake back into place with standard gardening tools. A cared for landscape will draw in buyers, helping them fall in love with the vibe of your home. Add Some COLOR. Adding some window boxes or planters with seasonal flowers can brighten up your home and make it more appealing to potential buyers. Be careful not to over water them and clean up any old blooms to keep them looking fresh. Worried about the upkeep? You can simplify your gardening efforts by adding a drip-irrigation system. Not only are they automatic, but the EPA also says they save water and are more efficient than sprinkler systems. Be VISIBLE. A lot of buyers drive around their favorite neighborhoods looking for just the right home. Want to make sure they can find your property? Check to see just how visible your house number is. The easier it is for a home seeker to find you, the faster your property is likely to sell. If you have existing door numbers, try a metal polish to clean up brass or steel numbers or a new coat of paint for wooden or even plastic ones. If your home is missing digits, or they

are hard to see from the street, check out your local home improvement and craft stores for larger or more decorative options. Do Some PAINTING (but just a little). It can be expensive to repaint your entire home, and that’s not in every budget. It’s okay! Start by just cleaning off your existing paint. Use a proper hose attachment or rent a power sprayer from your local home improvement store and see just how much brighter and more inviting your home is when the paint is clean. To add that extra something, consider repainting your door and window shutters with a matching or contrasting color. Just that little bit of fresh paint at the focal points can make your home much more inviting. Make sure you do a clean job though, paint on door handles and windows won’t help your cause. Make it BRIGHT. If you have existing outdoor lighting, now’s the time for some elbow grease. Make sure all your lights are clean of dust and grime, so they show at their best. Get some bright new bulbs for them to ensure none are burnt out. Need some extra appeal? Try adding lights along your driveway, walkway or to accent a specific part of your landscape like a tree, statue or fountain. Landscaping lights can be easy to set up, just look for solar-powered LED lights. Available in a variety of colors, with no batteries or cords required, just stick them where you want for a dramatic evening look. Your property may benefit from a couple weekends spent in the yard. Ask your real estate professional for specific advice about how to best show off your home.
