Luxury lives here

FROM COUTURE TO CANADIAN ICONS, CALGARY’S GOT IT ALL Looking to warm up this winter? This issue of Luxury Living will take you away to some hot destinations that will help warm your heart. As corny as it sounds, it’s true! Curling up and relaxing with a good magazine and a hot beverage is a favourite way to chill out and stay warm during the winter months. It’s also a great way to discover new spots to visit, both here and abroad. In this issue, Calgary sweetheart and our cover girl Jann Arden takes centre stage. Sweet and sassy, Jann is best known for not only her music but for her unique sense of humour and humility. A massive animal-rights advocate and pet owner, one of the best ways to keep up with Jann is by following her on Twitter and Instagram. It’s here you’ll find personal photos and musing about life, love and the pursuit of happiness, coupled with the occasional bad joke and curse word to keep us on our toes. Having published her memoirs and now on to finishing up her next album, be sure to check out Elisa Krovblit’s feature on Jann in this issue, beginning on page 10. A story that radiates some real heat come to us from designer Yanic Simard. He walks us through The James Royal Palm hotel in Miami. This new South Beach hotel features the latest design trends from the region. Yanic breaks them down for us and as you’ll see it’s a stylish, yet laid back look that includes plenty of luxurious and fun details. Check it out on page 24. Also check out Calgary’s transition from cow-town to cosmopolitan by Madison Olyniuk on page 48. After capturing national recognition as the Cultural Capital of Canada, Calgary’s moving full speed ahead and offering luxurious delights and designer destinations for those looking of you for unique places to shop, eat and play. We hope you enjoy this issue. Visit us online any place, any time at www.luxurylivingcalgary.com Thanks for reading,

ell loved – and with good reason, Jann arden has that voice. It’s powerful. It’s beautiful. It’s tender and it’s touching. she reaches out from her soul and right into yours when she belts out hit after hit, making an intimate connection. With eight JUnos and more than twice that many nominations, a star on Canada’s Walk of Fame, a Much Music Video award, recognition for numerous achievements and even the Queen’s diamond Jubilee medal, Jann’s got a long and impressive list of accomplishments.

“Knowing I have my home here allows me to venture out into the world with a sense of belonging and confidence. I doubt I will ever leave.”

Her platinum albums, her chart-topping hits, the dance remix, the honours, the tours, the books she’s published, the incredible career that spans beyond two decades, the list goes on and on. But just as some things are more than the sum of their parts, Jann Arden is so much more than her list of achievements. She’s a powerhouse, and a social media aficionado. She’s a joker and an honest-to-goodness real person. Jann’s become a Canadian icon, and she’s Calgary’s hometown legend. Since releasing ICON this fall, a greatest hits compilation, she’s back in the studio with Universal Music Canada, and nearing completion of another album that’s sure to be a stellar followup to Uncover Me 2. It couldn’t be a better time to be Jann Arden. Jann released her memoir in 2011 – Falling Backwards. If you weren’t a completely devoted fan before reading it, you won’t be able to help yourself after you finish. From the moment you open the cover and find a pop-eyed, curly-haired, teen-aged Jann staring back in full permed and red-headed splendour, you’ll be under the spell. Just like her lyrics, Jann’s writing is from the hip. Unlike most memoirs, there’s no sensation that she’s trying to rewrite history to make herself the heroine – though she does occasionally give what-for to those who had it coming. She is that same kid from Mrs. Hurst’s second grade class, that kid who palled around with Sue (who, from the stories, I really wish I’d known). She’s the

deckhand and the loving sister, and the same woman who lives across from her parents, with wisdom and introspection that makes for amazingness. She connects with her readers the way she connects with her listeners. You turn page after page, feeling like a friend is recounting and reminiscing about stories of years gone by. And when Jann comments that one year she got jumper cables in her Christmas stocking and “It doesn’t get any more Canadian than that!” you smile and know exactly what she means. It’s a book that makes it fun to be a Calgarian as she mentions location after location that you can identify – places you’ve been to, too. You don’t want to finish the book because you’re not done hanging with Jann. But if you don’t get enough by way of the memoir, just hold on tight. She’s got a novel in the works. Here’s hoping we see it soon. But while waiting on that to be published, just take it to Twitter @jannarden. Jann’s an avid Tweeter. In fact, it could be argued that if Twitter were a competitive sport, she would have won Twitter with either “my tweets from now on will be about nothing but cheese,” Or “Super Bowl. Lord have mercy. Both teams praying to win. God has a dilemma!” But her sarcastic wit and quick humour – and this lady is laugh-out-loud funny (and ever-so-slightly foul-mouthed) – is interspersed with altruistic calls to action for animal rights, human rights and outrage at current events. Well on her way to the 31,000 Tweet milestone, she’s not one to be at a loss for words, that’s for sure. And she shares some of the best thoughts too, like “Home is a place no one can ever take from you.” And it’s true. For a larger-than-life creative force, she’s just that hometown girl at heart, and easily acknowledges the profound effect Calgary has had on her life and inspiration. “I live west of the city – I have since I was nine years old – so I have been so inspired by the wide open spaces and the beauty of the trees and the wildlife and the river that runs behind my house. Knowing I have my home here allows me to venture out into the world with a sense of belonging and confidence. I doubt I will ever leave,” she says. She’s made her mark in the city in so many ways. Many may remember indulging in the comfort food of The Arden – the great little diner on 17th Ave. that she opened with her younger brother, Patrick. It had a successful seven-year run, but the two had to close it in 2005, as both just became too busy to properly sustain it. When devastation hit last summer with the floods, Jann was right there to help raise funds and spirits. A sell-out flood relief concert she headlined last August brought in over $1.4 Million. In addition, she recorded a song to benefit the 2x2 Rebuild the Zoo campaign. She’s an animal activist and a great supporter of her city. “I love looking west and seeing the Rocky Mountains standing guard over my house and land. I love the endless amazing things you can do – whether those things are indoors or out – Calgary has it all. Hiking is one of my favourite activities and there is no end to the trails you can find to explore. There are hundreds of kilometres of trails you can ride/walk/cycle inside the city limits. Calgary has some absolutely brilliant restaurants. If you’re adventurous – or just looking for one of the best steaks on the planet – Calgary is the place to find it,” she says. Jann’s toured the world with welcoming fans in every corner. She’s been to Africa a couple of times with World Vision – one of a number of charities she actively supports, and she’s not one to shy away from helping out; it’s not celebrity status that makes her a star, it’s her spirit.

Of all of the incredible things she’s been involved in, honoured with and had the opportunity to do, it’s amazing that her ‘quintessentially Calgary’ moments seem to be among the highlight reel. “I think going up to see the view from the Husky tower when it first opened to the public was one of them. Walking around the top of the tower looking out as far as the eye could see. It was magical. I also remember my parents taking us downtown to watch the Calgary Stampede parade. We would sit on the curb next to my grandparents and watch all the horses go by and Shriners in their little cars and the bands from all over the world marching with their giant tubas and drums.” Calgary has much to be proud of, being home to an icon like Jann seems a perfect fit. She’s done so much, and she’s still got more to do – more to be released this year! While the stories in Falling Backwards shed light onto her inspirations and her early opportunities, it’s a great read. It will forever change the way you listen to Living Under June (and look at Scotch tape).

“I love looking west and seeing the rocky Mountains standing guard over my house and land.”

a popular addition in a luxury home by HeatHer Ryan

O

ne feature that has become a popular addition to most luxury homes today is the home theatre.

“It seems everyone wants one, but unfortunately they often think about it at the last minute so it’s a rush to get the wiring done,” says John Woo, President of Sounds of Music. Specializing in home theatre systems, there are several examples on display at the store and showroom on 8th Avenue and 10th Street S.W., including one home theatre that costs half-a-million dollars. “It’s best to discuss a home theatre during the design stage, and install the system at the framing stage, because you need to plan where you want the electrical, cables, speakers, projector, the screen – especially if it’s motorized – your components and the lighting,” says Woo. “Those are all things people don’t think about

[18] LUXURY LIVING FEB - MAY 2014

LLCL_Feb-May2014.indd 18

“People want to have a home theatre incorporated more into the rec room so they are creating a more integrated entertaining space”

right away, but it makes sense to plan for them so in the end you get the room designed the way you want it.” In the past four or five years, the trend in home theatre design was to create a separate room with a raised floor for tiered seating, but more recently the move has been toward creating more multifunction rooms. “People want to have a home theatre incorporated more into the rec room so they are creating a more integrated entertaining space,” Woo says. “They’re still spending the same amount of money to put in a high-end theatre system, but the room may also have a wet bar or pool table.” In the past two years the trend among consumers has been towards purchasing high end products. “We’re noticing that more people just want the best they can buy. I think that’s because Calgarians do have a higher than average disposal income, but also because they want a product that will last into the next decade; one that’s not out-of-date next year.” Woo says the brand names they carry are high quality and designed so that if the technology changes, clients can bring in the components and have the hardware and software updated. “We’re also seeing more second generation customers – people who bought their first home theatre system and are moving up to the next level; much like people buying homes and moving up to a luxury home.” When it comes to buying a home theatre system, Woo suggests homeowners budget five to 10 per cent of the cost of their home. “On average customers are spending $50,000 to $100,000 on home theatre systems. They want to create an experience so they can be involved in the movie.” The key to achieving this experience is to ensure the system is high quality, he says. “You can add as many speakers as you want, but if the quality isn’t there with two speakers it won’t be there with seven.” Home theatres started out with 5.1 (five speakers and one sub-woofer) and graduated to 7.1 (seven speakers and two sub-woofers), but Woo says they’ve evolved further “to where you now have nine speakers and four sub-woofers, and even 14 speakers and four sub-woofers, and you have speakers positioned high and low on the front, sides and back,

and you’re going to need a high end processor/amplifiers to create the level of sound you want. “The 7.1 system is what most likely exists in most home theatres, but I always recommend quality over quantity; buying the best is always better – and not just for speakers, but for your DVD or Blu-Ray player, amplifier/processor, TV or projector, even your cables and wiring – it all works in synergy.” Home theatres will not just provide great sound for movies, they’re stereo systems for you to enjoy music, allow you to watch cable or satellite TV, hook up gaming systems or connect to the Internet. You can also have your home theatre controlled through your iPad or Android tablet so you can operate the TV, sound, lights and so on. And on the whole ‘TV versus projectors’ debate for your home theatre, Woo says they recommend projectors because “the image they create is more true to the theatre look, and it’s easier on the eyes.” For those looking to add a home theatre, a cool addition is Kaleidescape. This is a movie storage product that allows you to store videos into a

library, allowing you to surf for all your movies through various categories, such as genre, alphabetical, art cover and more. And you can add movies by downloading them or recording ones you already own. While it’s ideal to have a home theatre added in the design for a new home, Woo says you can add a home theatre in an existing home – although sometimes it involves some renovation. Up until last year, most of Sounds of Music’s home theatres were installed in existing homes undergoing renovations, “but the past few years the majority of the home theatres we installed were more so in new homes under construction or homes that were being entirely gutted and renovated,” Woo says. Either way, he says, for best viewing it’s important to choose a room without a lot of windows – “that’s why most home theatres are in the basement” – and paint the walls a darker tone so they won’t reflect the light. “And, I can’t stress enough the importance of using good wires and cables – a good rule to follow is to spend 10 to15 per cent of your system budget on them – and buy a high quality system so you can truly enjoy the home theatre experience.”

T

his frigid temperature has me day dreaming about my trip to The James Royal Palm in Miami, Florida - last year.

Not only was it the perfect winter getaway, the trip was filled with tons of design inspiration, that I just have to share. The hotel is designed by the hospitality mavens at Rottet Studio, the expansive property’s many interiors carry the intimacy of a boutique hotel, achieved through the attention to detail, exquisite materials and healthy collection of unique artworks – despite featuring nearly 400 rooms, every one of them feels like a personal oasis. Rebranded as part of The James hotel family as recently as November 2012, the freshly renovated spaces draw from the Art Deco roots and Miami culture to create a friendly, relaxing and breathtaking luxury getaway that could not be more “now.” Follow these inspirational guidelines to bring South Beach style home with you.

01 White from the Start White and very light beige gives an airier atmosphere than mid tones, and won’t absorb heat, lending a cooler look and feel. It also allows you to emphasize other elements, such as a beautiful view framed between simple white sheers. The hotel’s suite ceilings, walls, integrated columns, and window mullions are all whiteon-white, letting the bright blue sky act as a piece of art. 02 Miami Spice Because too much white can be sterile, you’ll now want to bring in some pops of light-hearted Miami colours (such as bright teal blues, pastel pinks and lime greens). The James is brimming with stunning paintings and installations, and oversized art is a lasting trend that can make a great long-term investment. Even many of the flatscreen televisions are almost framed like modern

[24] LUXURY LIVING FEB - MAY 2014

2/6/14 3:28 PM

artworks, with mirror surrounds de-emphasizing the technology and opening the room even further. Don’t forget the floors - the hotel mimics the azure vistas with rich blue carpets in swirling geometric patterns to let that skyline reach in and surround you. 03 a Seat with a view Miami style is all about luxury and making a splash, and nothing says luxe like plush, oversized seating. Even a compact condo can create this look by choosing materials that command attention, making each piece of furniture an invitation to lounge. The James uses vibrant seat pads and pillows to add bursts of colour in the bedrooms, and the public spaces see bold tropical leaf and paint-stroke motifs to put all eyes on the plush sofas and chairs. Apply their technique of using neutrals for upholstered arms to keep wild patterns from overwhelming the space. 04 Wild inside When the outdoors are as beautiful as Miami's beaches, of course you’ll want to bring some of that vibe inside! Rattan chairs aren’t restricted to patios – try them for your breakfast table, or one in your own sleeping quarters. Touches of cotton, linen, and jute bring in rich texture (such as the cord bundling together the side table and lamp like a fisherman’s rope), and of course no conversation about The James could be complete without a mention of the beautiful woods. Modern wood wall panelling (broken into hip, geometric patterns by pale trims) makes wide-open spaces more intimate, while dark-grained details on chairs, coffee tables, and chests keep the palette earthy – you’ll find very little chrome in this collection, and even the exteriors are clad in limestone. It seemed every space was alive with potted plant life, and I was especially taken with the miniature cactus gardens in each suite. Cleverly, these terrariums are both visually appealing because of their exotic nature (especially to those of us from northern climates), and also very easy to take care of, so they last much longer than a cut bouquet. 05 non-linear Thinking Besides all of the evocative paintings, The James uses small unique details to give each space character and personality. Wiring for new pendants creates curling abstract forms rather than running straight up the wall, and similar freeform lines in long hallway carpets are mirrored on the ceilings for a truly unique and eyecatching detail. Tongue-in-cheek CTRL ALT DEL keyboard pillows spread on my bedroom banquet add visual interest and make light of the workplace I had left behind. At the end of the day, you too have to remember not to take your style too seriously – who visits sunny Miami to not have a little fun? After you’ve carefully edited and selected, toss in one thing that just makes you smile, and relax. The work is over, and it’s time to rest and enjoy the season – South Beach style!

Creating a luxurious feel

in your home

hen it comes to luxury design every homeowner has a different style and tastes, says Phil mateshaytis, architectural designer with Albi renova.

[28] LUXURY LIVING FEB - MAY 2014

LLCL_Feb-May2014.indd 28

2/6/14 3:29 PM

“For me, when I think of luxury, I think of clean, detailed, intricate spaces that are elegantly finished with the use of different materials and splashes of colour to give those spaces life and interest,” Mateshaytis says. He notes that accessories, framed pieces, family heirlooms, mirrors and use of lighting are all important elements in creating a luxurious feel. “Artwork really lets the personality of the homeowner shine, and picking the right frame and the right area to hang it is really important,” he says. “You’ll want to have task, decorative and indirect lighting to set certain moods and the strategic placement of mirrors help make the space feel larger – all of these elements add to creating that grandiose feel.” Creating a feeling of luxury can be done throughout the entire home. In the kitchen, the use of granite and quartz

is popular, but in high-end homes. “We’re seeing more exotic or decorative looking granites being used with waterfall edges on the island, and the use of tile and stone for added features on the walls,” Mateshaytis says. “There are great choices available for backsplash tile with smooth, rough or honed textures to stimulate your senses.” More high-end kitchens are now seeing a combination of stained and lacquered cabinets with lighter cabinets on the periphery and darker ones on the island for an eye-catching contrast. To up the luxurious feel, people are adding high-end appliances – appliances that blend seamlessly into the cabinetry “to create clean, sleek lines.” Homeowners are also paying more attention to their ceilings in the kitchens with decorative bulkheads and coffered ceilings and mixing lighting choices “to give the space some eye-catching detail that add interest and mystique. “We’re also seeing accessories such as wood drawer inserts, spice pullouts, magic corners, pullout baking centres, built-in coffee machines and more,” Mateshaytis explains. “The high end clients are spending a little more on their kitchens because they understand it’s a really important selling feature and enhances the 'wow factor' of their home.” In the Great Room, people are adding custom furniture that are showpieces, but also reflect the design of the home and their own personality, he says. “People are not scrimping on furniture; they want pieces that offer a timeless look and will also stand up to day-to-day use.” As well, the addition of accessories, such as collectibles, heirlooms, rich materials and colours can add an elegant touch. “People in luxury homes want that spa-like feeling, it’s a retreat – a place to relax and wind down." Adding a luxury feel in the bedroom is created through use of richly toned furniture pieces, colours, fabrics, linens and accessories. “Feature walls are always a nice touch and lighting creates the right mood,” Mateshaytis says. “We’re seeing people getting more elaborate with the style of their headboards; some clients are having them custom-made in wood and fabric and have them rise to the ceiling creating a focal point in the room. “Adding colour with pillows and artwork is always nice, and if you have hardwood in the bedroom adding a plush throw rug adds an element of softness giving a warm inviting feel,” he says. When designing that luxurious master bedroom, Mateshaytis says more people are choosing spa-like ensuites over an elaborate walk-in closet. “People do want a big walk-in closet, but the word ensuite says something, too … it’s a suite and needs to be treated as such. “People in luxury homes want that spa-like feeling, it’s a retreat – a place to relax and wind down.” The use of granite-topped vanities with stone or tile backsplashes, deep soaker tubs either free standing or drop in applications and elaborate walk-in showers with 10 mm glass, lends itself to this spa-like feeling that people are after. Some other items that will boost this feeling of luxury include infloor heating, built-in makeup tables, coffee/juice bars and high-end fi xtures. As for new trends and styles for 2014, Mateshaytis sees a movement toward more transitional design, which blends traditional elements with contemporary style, and the use of different materials

and colours to define spaces in the home. “We’ll see feature walls used and the use of furniture pieces and flooring to define spaces and transition from one room to another. “We’re also seeing an increase of bright coloured fabrics and paints as accents along with funky accessory pieces and furniture to up the wow factor,” he says. “Simple neutral colours will always be popular, but people will try to add a splash of colour to make their spaces more interesting.”

PHil MatesHaytis has been an architectural designer for 16 years and has been with Albi renova for two years. he has worked in all aspects of the design industry, but his passion is working within the residential market making clients’ dreams become a reality.

luxury OUTDOOR LIVING SPACES by BonnY Dann, ESCAPES INC.

s our outdoor living trend becomes stronger and stronger, it seems all of the designers and manufactures are doing overtime coming up with new and better products for outdoor kitchens, patios and outdoor ďŹ replaces.

We can’t forget the plant breeders who are also putting in overtime and developing some of the most spectacular plant material ever! There is no reason we can’t all have outstanding outdoor living spaces whether we have an urban location or are on an acreage with room to spread. We, at Escapes Inc., can create rooms and spaces to make the most of any size lot! The first thing to keep in mind is that your outdoor spaces need to flow with your indoor spaces. The flow between homes and gardens is critical. So make sure your outdoor living spaces architecturally match to your home, and try to keep continuity of colour pallets and materials if – and when – possible. We do have to be more careful about what materials we use than in warmer climates, especially with our freezing and thawing thanks to the Chinooks! People love winters with lots of Chinooks but they are very hard on plant material and some of the types of stone we use. For instance, the rundle flagstone and the big sandstone boulders we use to build retaining walls and level lots tend to allow moisture in, which leads to crumbling or causes the flagstone to flake off. But take heart, if you cannot find a suitable natural stone for your needs, there are lots of man made products that can withstand the elements and look beautiful! The manufacturers of precast products are coming out with new and better products every year. A relatively new product from Barkman that most of us at Escapes are in love with, is their Travertine slabs. They remind me of something you would see in Italy; ivory in colour with irregular markings. They make beautiful patios, coming in a variety of sizes so you can do patterns or if your home and gardens are contemporary, we can use the 17 by 17-inch slabs laid like a tile floor. Barkman is an old company from Manitoba, but relatively new to Alberta. Barkman products are designed with durability in mind, and are ideal for almost any application including driveways, patios, sidewalks, garden and retaining walls, LUXURY LIVING FEB - MAY 2014 [35]

“The first thing to keep in mind is that your outdoor spaces need to flow with your indoor spaces. The flow between homes and gardens is critical." as well as outdoor fireplaces, kitchens, even pizza ovens! One of my favourite projects we did this year was a large circular patio with a wall around it and columns with caps using Barkman’s quarry stone for walls and columns and their Holland paver for the patio. The outdoor kitchen trend continues with more people choosing to grill year round and therefore the manufacturers of outdoor appliances continue to produce more and more appliances suitable for use in our winter climate. I spoke to Cindy Einarson, manager of Bradlee Distributors Inc., about the increase in outdoor kitchen demand – which she says she also sees increasing every year. Some of the lines of outdoor appliances they carry that we are all familiar with are Wolf and Sub-Zero, although she says Asko have an outdoor dishwasher suitable for use here. The most common items in outdoor kitchens here, according to Einarson are of course the grill, then side burners, warming drawers, under the counter refrigerators, sinks and dishwashers. Some have to be taken in and water turned off for our long Canadian winters unfortunately! Once you have your hardscape all taken care of, it's time to move on to softscape! The plant breeders have once again been doing overtime and I would like to share some of the newest plant material we will have available to us. I have spoken to a couple of suppliers about what is new and what they are expecting to have available for us this year. Last year I anxiously awaited the golden leaf white flowering Spireas and there weren’t any available. But, Blaine Johnson, store

manager for Sunnyside Greenhouses Ltd., assures me they will have both Glow Girl Birchleaf Spirea and Firegold Spirea. Glow Girl is a gold-leaf version of ‘Tor’, hardy to zone 3, growing in a mounding form 36 to 48-inches tall and wide with fall interest. It flowers on old wood, so prune after flowering if need be. Firegold has yellow leaves maturing to lime green with arching branches that are covered in white flowers in spring. Like Bridal Wreath, another Vanhouttei x Firegold is classified hardy to zone 4 and grows to be about the same size. Other interesting new spireas, according to Linda Pieper, buyer at Bluegrass Nurseries, are Superstar, a dwarf compact form of Frobelii, Big Bang which has both colourful flowers and colourful foliage

[36] LUXURY LIVING FEB - MAY 2014

LLCL_Feb-May2014.indd 36

2/6/14 3:29 PM

and also has the largest flowers of all the Spireas. Last, but not least, Linda mentions Mini Sunglo which has attractive yellow foliage which emerges tomato orange and turns an outstanding scarlet in the fall. Like Goldmound it has clusters of hot pink flowers, has a mounding habit and grows 16 inches tall, 24 inches wide. Linda also mentioned a new Aspen I was unaware of, Prairie Skyrise Trembling Aspen. This new variety is even more compact making it ideal for our smaller lots and leafs out earlier than Swedish Columnar Aspen which is a bonus with our short season.

Another ideal tree for smaller lots is Pink Spires Flowering Crab, Escapes has been using them and I am very happy with the results. They have ruby-red flower buds that open to stunning pink fragrant blossoms before they leaf out. The leaves themselves add interest, being dark green with coppery bronze tips, but which emerge brick red! For the rose lovers out there, Escapes has been using a new Canadian-bred variety, Campfire. It was named to honour a painting by the famous Canadian Artist John “Tom” Thompson. The painting, called Campfire, shows a fire burning in front of a tent lit inside

by a brilliant yellow light. The Rose, Campfire, depicts the same blends of yellow and reds, looking pink at times in its incredible buds and blooms. It is a true continuous bloomer, being covered in blooms from the time it starts in early summer until hard frost. A favourite flowering shrub at Escapes this year was the Hydrangea Quick Fire. It has red twigs and blooms about a month earlier than other Hydrangea paniculata varieties. The flowers open white and then turn pink darkening as the season goes on to a reddish brown in the fall. It is a continuous bloomer and adds all season interest, something we are always looking for in Calgary! So if you haven’t already, as soon as you feel spring in the air, get out there! Call your favourite designers and builders of outdoor living spaces to get a plan started and construction under way. The season is short, enjoy it! Calgary desirable for luxury homebuyers by HeatHer ryan

2112 30 Ave., sW Calgary sold by ross Pavl in 2013

C

algary is a desirable place to live for people wanting to live in luxury. The high-end home and condo markets had a robust year in 2013 both in new resale and new construction.

In fact, the resale market notched its second consecutive recordsetting year for luxury home and condo sales, says Becky Walters, president of the Calgary Real Estate Board (CREB) for 2013. “In 2012 and 2013 we saw confidence in the economy grow, there were more jobs, higher wages, bonuses and price adjustments, which put homes that were originally priced higher into the $1.2 to $1.5 million range, so when you have all that happening people can start to afford the home of their dreams,” Walters says.

According to CREB figures for 2013, the total combined residential sales (homes and condos) in the resale market for properties priced $1 million and over in Calgary were 727, a 25.2 per cent hike over the 544 in sales recorded in 2012. Single-family luxury home sales were 659 in 2013 compared to 508 in 2012 and eight of those sales were priced above $4 million. Condo apartment sales priced $1 million and over were 35 in 2013 compare to 25 in 2012; while condo townhome sales were 33 in 2013 well above the 11 recorded in 2012. “The demand for luxury homes in Calgary had a "sweet spot" of between $1 to $1.5 million with 70 per cent of all homes priced over $1 million selling in this price range,” says Realtor Ross Pavl, who deals in luxury properties in Calgary and area.

[40] LUXURY LIVING FEB - MAY 2014

2/6/14 3:29 PM

One of Pavl’s biggest transactions in 2013 was the sale of $1.74-million, 3,014-sq.-ft. estate home in southwest Calgary, but he notes that he had numerous sales in the “sweet spot” in 2013, and he sees strong sales in this price range continuing into 2014. There are several factors that supported the growth of Calgary’s luxury home market, says Richard Cho, senior market analyst for Canada Mortgage and Housing Corporation. “We had positive gains in employment – 3.7 per cent in 2012 and 2.9 per cent in 2013 – and net migration hit a record in 2012 and we expect a record for 2013, as well, we continue to have low interest rates – all which have a positive impact on sales.” Cho notes that some buyers want a luxury home with all the exquisite details and high-end features they’ve always desired, while others prefer a high-end condo allowing them to enjoy a maintenance-free lifestyle without giving up the luxuries of their single-family home “and" he notes, "both types of properties are selling quite well in Calgary. “Overall we saw an increase in income levels and an increase demand for luxury homes in 2013,” says Cho, noting that there were 413 single-detached absorptions for new homes priced at $1 million and higher until the end of November – up 25 per cent from the same period in 2012. Doug Whitney, president of the Canadian Home Builders Association – Calgary Region, and vice-president of sales for Crystal Creek Homes, a luxury home builder, says the bulk of sales for new single-family homes in 2013 was in the $400,000 to $500,000 range, “but we saw good growth in the

Chrystal Creek homes

luxury market similar to the resale side. “In 2013, single-family homes were finally back to the peak pricing we saw in 2006 and 2007, so homeowners have recovered the equity they had previously lost, which meant they could sell their homes and afford to move up to a new luxury home,” Whitney says. “Calgary also leads the nation in wealth, and wages continue to rise, so more people are at a point where they can afford to buy that $1 million plus home.

Award-winning Albi Homes makes

grand impression with sorano by HeatHer ryan

W

hen you think luxury, you think grand, elegant, awe-inspiring, custom, stylish – all of which can definitely be used to describe the fabulous showhome crafted by national grand sam award-winning albi homes in watermark at Bearspaw.

From the spacious entry that provides a stunning view of the main floor’s open design to the many custom built-ins such as the convenient bench off the entry and stunning details throughout including the richly toned farmhouse oak 7-inch plank hardwood floor and eye-catching 8-ft. tall doors and 10-ft. ceilings, Albi’s Sorano showhome makes a grand impression. The 3,433-sq.-ft. Sorano’s wow factor begins at the entry with a gorgeous wood grain patterned porcelain tile in a herringbone pattern floor inlayed

and framed by a polished Lagos Azul limestone mosaic tile in the dynamic hardwood floor. The entry is open to a spacious great room highlighted by a wall-centred fireplace surrounded in limestone from floor to ceiling and flanked by built-in bookcases. “I would consider the ‘look and feel’ of this home to be ‘casual elegance,’ ” says Barb Kelly, director of interior design. “The kitchen is designed to meet the daily demands of a busy family while its elegant styling is perfect for more formal entertaining.” The focal point in the chef ’s kitchen is an expansive island featuring satin finish Equador white granite, wraparound seating and a built-in wine fridge. The fridge blends in seamlessly into floor-to-ceiling dark stained cabinets, which contrast nicely with another bank of full-height creamcolour cabinets home to a stainless steel Bosch gas cooktop, built-in wall oven and microwave. An opening in the kitchen leads to a walk in pantry with built-in shelves and a mudroom with built-in lockers, a bench and a walk-in closet off the garage entry. Adjacent to the kitchen is a bumped out dining nook providing ample space for hosting large gatherings and around the corner is a large den. Upstairs, the master bedroom “provides a calm retreat featuring fireside seating and mountain views,” says Kelly. The ensuite presents a lavish spalike feel with its free standing tub, long quartzite-topped vanity with dual sinks, in-floor heating and a built-in quartzite slab seat that extends inside the oversize walk-in shower. The walk-in closet is loaded with built-in shelves, shoe racks, wardrobes and a bench, and across from it a large linen closet is off the attached central laundry room. The second floor also features an expansive bonus room with vaulted ceiling, two generous sized secondary bedrooms and a full bathroom with double sinks in a limestone vanity. 10 Questions

with Realtor Ross Pavl

R

oss Pavl is a well-known Realtor with Re/Max House of Real Estate. He heads up Ross Pavl Group, “Leaders in Luxury Home Marketing,” and has been in the real estate industry since 2003. Whether selling luxury homes or high-end condo projects, Ross utilizes his extensive experience and passion in marketing to help his clients realize their real estate dreams.

1) What do you love most about Calgary? Calgary is a vibrant metropolitan centre driven by an entrepreneurial spirit. It’s a clean, modern corporate city with a high quality of life that has attracted many younger professionals and families. I also like the fact that it’s a great place to raise a family. There are lots of amenities, things to do and places to visit. Also, the climate is dry and there are plenty of sunny days, which beats the cloudy and wet Vancouver weather. I really like how easy it is to get around from one part of town to another, especially now with the new Stoney Trail ring road. Last but not least, the Calgary Stampede. Who wouldn’t want to be part of the Greatest Outdoor Show on Earth! 2) Where have you lived in Calgary? Which community would you like to live in? I’ve lived in the Beltline, Marda Loop, Kensington and Bearspaw. I liked them all for different reasons. As my business expanded and changed I moved to different areas of Calgary. Each had its own unique flavour, atmosphere and amenities. Since I’m more of an inner-city dweller I would [44] LUXURY LIVING FEB - MAY 2014

move to Scarboro because it has easy direct access to the outlying communities as well as my downtown condo projects. It also has many 100-year-old homes that give it character and contribute to a desirable neighbourhood.

3) What’s the most unique or largest home you have ever sold? AspenRidgeEstate.com with more than 9,000 sq. ft. on three levels in Aspen Estates. This was an exquisite estate home on a double lot at the end of a quiet cul-de-sac – and also backed onto a ravine. It had a six car attached garage plus the walkout basement was more than 3,000 sq. ft.! 4) What’s your favourite vacation spot? Disneyland. It’s a great place to unwind and go back to being a kid again! The rides, shows, parade and Disney characters all contribute to an exciting and fun atmosphere. Now, with a family there’s more of an incentive to share the magical experience with the kids. Next up is Disneyland Paris! 5) Based on your experience as a Realtor what luxury do people most want in a home? It really varies with each buyer based on their lifestyle. Most start with great curb appeal and a functional floor plan, then focus on an impressive kitchen and ensuite bathroom created with exotic wood and stone materials.

6) Has the luxury real estate market grown in Calgary? And why? Yes. The energy sector has attracted billions of investment dollars into the province, and Calgary has benefited as a corporate headquarter city. Top corporate executives and management have relocated here as part of the expanding population. They have been the main driver in the demand for higher-end homes. You can see this in newer

communities like Aspen Woods, which was created in 2001. Even exclusive rural areas like Springbank and Bearspaw just outside of Calgary have seen consistent growth and new subdivisions. These areas have grown because of the great amenities and lifestyle choices each area offers.

7) Who has had the most influence on your life? My Mom. I saw how hard working and committed she was to the family. She wanted a better life for me and made sacrifices to help me get ahead. She also taught me honesty and integrity. I see how all of these qualities are an integral part of my real estate business. Plus, I really enjoy helping clients fulfill their needs.

8) A book or a movie? A movie like Glengarry Glen Ross – it’s a classic. It reveals the challenges that selling real estate has. I really like the scene where Jack Lemmon tells Alec Baldwin “The leads are weak.” The movie reinforces just how much tenacity is needed to be successful in selling real estate – it’s a tough business. Plus this movie has my name on it!

9) What’s your favourite sport to watch? Football. Every team has a strategy but a winning team consistently applies the right strategies at the right time in order come out on top. Selling real estate also has a lot of strategy involved. A lot of things have to come together, all at the right time in order to be successful.

10) What’s your favourite dish? Crepe Caviar. My mom used to make it and as a kid I loved it. This one is a favourite since it doesn’t take long to prepare.

or some, Calgary still may be synonymous with cowboy boots and the Calgary Stampede. However, one just has to take a stroll through this city to realize that a drastic shift has taken place. Areas like inglewood, 17th Avenue and Mission have become hubs for small independent designer boutiques, top-notch restaurants and gourmet coffee shops. Shopping centres have seen a surge in prestigious fashion brands and eateries are creating unparalleled dining experiences for their guests.

While the transition from cow-town to cosmopolitan city has been lengthy, Calgary has transformed into a global centre thanks to its fashion, culinary scene and affluent culture. In 2012, Calgary gained national recognition when it was named the Cultural Capital of Canada. This honour highlighted Calgary as a vibrant city and acknowledged its incredible art, food, fashion, festivals, music, theatre and more. This honour not only helped bring awareness to Calgary’s vibrant arts and social scene, but has also contributed to the creation of lasting programs and activities that will allow residents and visitors to enjoy Calgary’s rich culture. As Calgary’s cultural landscape evolves, so does its passion for fashion. The city has become a mecca for high-end retailers and one-of-a-kind boutiques. With upscale fashion houses such as Paul Hardy choosing Calgary as home, luxury brands such as Burberry and Hugo Boss flocking to the city, ultra-elite clothing boutiques such as ETTE opening its doors, and an influx of international department stores such as Nordstrom setting up shop, Calgary provides a truly worldclass shopping experience. With a robust economy and high levels of disposable income, the city has become a prime retail destination ready to meet all desires of the luxurious-expectant shopaholic.

The Calgary food scene has also come to reflect the diversity of Calgary’s cultural landscape. Restaurants are offering elevated dining experiences, with exquisite cuisine, elaborate wine pairings and exceptional service. Chefs and restaurants are dotting national best-restaurant lists, including Rouge restaurant, which was named one of the world’s top 100 restaurants on the prestigious S. Pellegrino World’s 100 Best Restaurants in 2010 and MARKET, which was nominated for the Air Canada enRoute Best New Restaurants People’s Choice Award for 2013. New restaurants are opening regularly, and chefs from around Canada are gathering in Calgary to push the culinary boundaries and cater to Calgarians’ evolving taste buds. The city’s real estate market has also undergone an impressive transformation, mirroring its rapid economic growth. Calgary has become a destination of choice for local and international buyers looking for lavish and beautifully designed homes. The luxurious new homes and condo communities being built in areas like Spring Bank, Riverstone and Aspen Woods have contributed to the increase in demand for designer labels and fine dining experiences. From downtown to the suburbs, Calgary is home to the hottest high-end real estate market in Canada. Calgary continues to be at the forefront of dining, real estate and fashion trends. At Brookline Public Relations, one of Canada’s leading boutique agencies based in the heart of Calgary, we’ve been able to experience first-hand how the city has, and will continue to, evolve. We have had the opportunity to launch some of the very best restaurants in the country, support key influencers in the high-end fashion industry, and shape some of the very best brands and events that this city has to offer.
