Since being voted The Best Estate Agency in Cornwall, we have been incredibly busy and have enjoyed every minute!

There are many mixed reports in the press about the state of the current UK property market but here at Rohrs & Rowe we have experienced and created very strong activity for our clients in Cornwall over the Winter period, particularly since the last issue of Aspirational Living went to press.

Through hard work, dedication and passion combined with the positive effects of our recent recognition as being independently voted the Best Estate Agency in Cornwall, awarded by the International Property awards and their partners at Bentley Motor Company, we have successfully sold a diverse selection of quality properties.

Looking back at the previous edition of Aspirational Living, we have sold or negotiated offers to the value of circa £12,000,000 for the properties that were featured in that publication alone. We have also sold numerous others that were not featured, including some that didn’t even make it to the open market and have been sold on a private and confidential basis, much to the delight of our clients. We have compiled an extensive database of exceptional buyers, actively looking right across the county for principal homes, second homes and holiday letting investment property.

The Spring market is now well and truly upon us, with many new buyers registering every day. As well as the properties on offer in the this issue, we have further properties on our website and a wonderful array of new

There are many things to ensure a smooth sale such as ensuring that all the paper work for the property is up-to-date and correct. This can be completion certificates for any works or Listed building consents and many other issues. We can advise on the right strategy for when the time comes but also to talk about any possible projects that they may have in mind and whether they are going to be good value for money or even create a negative situation. We can also begin to plan out the photography and there may be benefits in amendments to gardens to improve views or all manner of things. What we’ve been up to…

Life has been exceptionally busy here at Rohrs & Rowe since the last edition of Aspirational Living, mostly work but a little play too. Here are a few of things that we’ve been up to over the past 6 months.

We were lucky enough to be invited to one of the fantastic West Country

Land Rover Experience days, courtesy of Roger Young. The entire day was

exceptional, from driving the new Jaguar E-Pace to the venue, then

driving the latest Range Rover Velar both on and off road in the beautiful Devon countryside, simply fantastic! We really can’t recommend Roger

Young or the team at the West Country Experience Centre enough. You can read all about it on our blog.

We are also very excited to have teamed up with the brilliant Latitude50

to offer you a chance to win a ‘Polzeath Lifestyle’ experience holiday. As

well as this wonderful prize, through our association, we are now able to

offer our customers the perfect solution to holiday letting and sales in

We’ve been very excited to start teaming up with some likeminded businesses throughout the county, in order to illustrate some of

the fantastic business services that are on offer here in Cornwall.

Our first Guest Blog was kicked off in the New Year by the excellent Camellia Interiors, giving us some great inspiration and tips on

Over 2017 we sold properties in all corners of the county, meaning we

covered Cornwall from beginning to end! From the picturesque Tamar

Valley on the Cornwall & Devon border to the penultimate property in the

country at spectacular Lands End.

During November and January we had the two ‘most viewed’ properties on the Zoopla website (in Cornwall)! This is quite an achievement.

One of the properties, Tremeer, had also been for sale for circa 18 months with other agents prior to us becoming involved, which goes to show

how our presentation, eye for detail and best in class marketing really does make the difference.

Do you need to change your estate agent?

Here at Rohrs & Rowe, we absolutely love helping clients whose properties are brand-new to the market. However, we also get immense job satisfaction and a real buzz from turning around the fortunes of others who’ve failed to sell previously. We pride ourselves on changing the way someones most prized asset is presented to the world, using our innovative and highly complimentary marketing techniques to turn around their fortunes. We also provide exceptional advice which helps our clients to understand the market and to achieve their goals of moving on with their lives, whilst achieving the best possible price.

This often results in our clients being delighted with the outcome, which for us is a real honour.

We are frequently approached by owners who have become very downcast and confused about why their property is not selling but often the house itself is not actually the issue! More often than not, its failure to sell has been as a result of lacklustre marketing and poor presentation combined with a low standard of follow-up advice and this combines to create a downward spiral of enthusiasm too. The end result is that very few people come to view and the agent has no real strategy other than to suggest a drop in price. There are often so many things that can be done to improve these results without this last line of action, sometimes changing the price has to form part of a strategy, especially if the original advice put the property considerably out of kilter with the market.

There are many shocking examples of poor marketing, which is really unforgivable when it forms such an important part of the modern estate agents job. The presentation makes such a huge difference to the mindset and feeling of a buyer. Almost every house we deal with is unusual or unique and so has aspects that really need to be highlighted to buyers. We aim to make our clients properties feel truly aspirational. This can be anything from the angle that the property is photographed from, the lighting of a room, or even just showing it in relation to its location and the lifestyle activities that surround it.

What makes a property aspirational can be many things and our market leading techniques will highlight what’s special about it, whether that’s its location, the architecture, the gardens, the detail/character, the views etc etc. We will find them, highlight them and then educate the market to understand how the property benefits from them. We have many solutions for these scenarios that create the wow factor! After producing these, they need to be shown in the right format starting with a brochure of the highest quality and then promoted with the right techniques.

The options for marketing has widened considerably over recent years and the development of social media has moved at great pace and so should now be considered as a highly important element of any strategy too.

With the right presentation and correct strategy

the whole scenario can very rapidly transform

into something very exciting. We are consistently

at the top of the league tables for “property

views” on the three largest property portals of

Rightmove, Zoopla and Primelocation. In fact, two of our properties were highlighted in the

press as being the most viewed properties in Cornwall in November and January respectively -

one being a house that had been for sale for 18 months with other agents before ourselves!

A large number of the properties we sold over

the last year had previously been on the

market with other agents, for many months

if not years (one had been on the market for 4 years). In each of these situations we have

had an exceptionally swift average time from marketing commencing to sale agreed.

We see these kinds of properties as a

challenge that we fully relish and also as a way

of demonstrating ours skills and enthusiasm.

Lobsters are really quick to cook on the barbecue and so tasty cooked this way. If it’s not barbecue weather, you can bake the lobster on a bed of salt in a very hot oven, or just carry on and barbecue in the rain under an umbrella, as I often do!

Barbecued Lobster, Tomato Salad, Garlic & Parsley Dressing Put the lobsters into the freezer for 1 hour prior to cooking to sedate

them. Light your barbecue around 30 minutes before you are planning

to start cooking.

For the salad, slice the beef tomatoes and lay out on a platter.

Mackerel is one of my favourite fish to barbecue and when it’s super-fresh it is hard to beat. With all those omega-3s it’s really good for you, and generally reasonably priced too. Sardines, bass or grey mullet would work equally well for this dish. Follow my barbecue technique and you won’t overcook the fish or make it stick to the grid.

Barbecued Mackerel with Fennel, Red Onion & Orange Salad For the marinade, toast the cumin seeds in a hot, dry pan for a few minutes

until fragrant. Tip into a small food processor and add the garlic, rosemary, salt and orange zest. Pour in the olive oil and add a few turns of black pepper. Blitz for 1 minute.

Serve the barbecued mackerel straight away, with the salad and lemon wedges.

Jackie Gale's art journey began in the Midlands, where she was born. A childhood spent surrounded by easels, paintbrushes and creative projects, Jackie was forever creating collages from anything she could find including garden cuttings, fabric trimmings and cardboard boxes. Her resourcefulness, which she feels stems from those early years, can be seen today in her creative use of extraordinary textiles within her work. Despite her love of art, Jackie pursued a long and happy career as a registered nurse for the next twenty years until a major illness turned her life around and forced her to rethink her life and lifestyle. It was then that she decided to revisit her love of art with sketching and sewing. Little did she know then that this pastime would become her future and her passion.

We speak to South West based artist Jackie Gale about her work and love of the local area.

The creativity and colourfulness of Jackie's character is reflected in her work, which now has a national and international following including many collectors. She enjoys blending her passion for naive art with textile creativity to tell a story of a place or theme, in her unique style. Favourite artists who continue to inspire her for their storytelling ability include Fred Yates, Henri Rousseau and Bryan Pearce.

Narrative is an essential component of Jackie's work and she tells her story with texture. Much of her time is spent continually looking for new and unique materials to incorporate into her work to give it added interest, depth and humour. She also tries to use textiles relating to the topic or theme she is working on, for example, old fishing nets for a harbour scene.

She believes this adds authenticity as well as visual interest.

Jackie lives in the West Country with her husband and three children. It is here that she enjoys endless inspiration from the local seaside villages to the coves and harbours of Cornwall. To her mind though, every place has a story to tell and inspiration is never far away.

She constantly sees creative opportunity and exciting challenges and her sketchbook is always close to hand.

In 2015, she was extremely honoured to be awarded 'Best Up & Coming UK artist' by the Fine Art Guild. Today, she has her own gallery in South Devon where she exhibits a collection of original work, prints and gifts. Visitors will always receive the warmest of welcomes and get to see latest pieces she is working on.

The Point at Polzeath

Situated a stone’s throw from the Cornish coast and a short walk from Polzeath, Roserrow Golf and Country Club had been struggling for a number of years. It had been developed

originally from Roserrow farm but the developers were unable to invest in the assets –

golf and leisure – so it was sold in 2010 to a speculator. Unfortunately his creditors quickly ran out of patience and the business was put into administration in October 2011.

At this point Jeremy and Eva Davies decided, almost

The new owners of Scots Craig asked Camellia & Co. to work their magic on the property, introducing style and personality into the décor befitting a luxury coastal holiday home.

The design team were asked to decorate the key areas and fully furnish the property, ready to holiday let. They were also tasked with sourcing all the accessories and artworks, as well as specifying, making and installing the window treatments throughout, to perfectly frame those jackpot sea views.

The clients wanted to hand over the interior design to a team that they could trust to get the best possible solution to give it the ‘Edge’ with letting through Cornish Gems portfolio.
