A few of my favorite things The thing I like most about lists like these is they make sense. They give me that “aha” moment again and again. They are always completely random, yet I always find at least a few things I can use. I’ve been keeping mental and written lists of my favorites for years. Here are some suggestions: y neighbor Carole sent me an email last month with ways to make my groceries last as long as possible. I’m not sure if she knew, but these are some of my favorites types of emails to get. Earlier this year, my mom sent one with a list of “life hacks.”

• Hold a nail in place with a clothespin to avoid hammering your fingers. • Cut out the foot section of a pair of nylons and fill with dried flower heads. Tie the end and use as a floral sachet in drawers or in your car. • Iron button-up shirts inside-out to get around buttons easily.

• Place your iPhone in a glass to amplify the speaker sound. • Dry out wet shoes by stuffing them with newspaper. The paper will help them dry faster and also absorb any unwanted odor. The same holds true for refrigerator

Line them with newspaper to keep them dry and odor-free. • Create portable first aid, battery and sewing kits using plastic shoe bins. • Cut plenty of grape tomatoes at once using two plastic-container takeout lids. Place the tomatoes in between the lids, with the rimmed sides touching. Press down on the top lid, and cut with a serrated knife in between. • Keep the cut side of cheese from drying out by applying a bit of butter to it. • Microwave a bowl of water for three minutes, then use the hot water to clean the inside of the

microwave. Use caution, the water will be very hot.

• Remove stains from your wooden cutting board by squeezing half of a lemon over the top. Let the juice sit for half an hour, then rinse.

Cover your bases with an array of countertops W ith thousands of materials to choose from, narrowing down your choice for countertops can be overwhelming. Which material is right for you? Before you hunt down the perfect choice, make your life easier by evaluating how you are going to use the surface and what your options are. Ask yourself what you need from your countertop? How often do you cook? What do you cook? Are you a “free spirit” in the kitchen — meaning messy? Do you have kids, pets or any other critters that might require a little bit more from your countertops? Learning the basics will help narrow down your options.

Granite Granite is a natural stone comprised mainly of quartz, mica and feldspar. The word “granite” comes from the Latin word “granum,” meaning a grain, in reference to its coarse-grained structure. Granite is a siliceous stone, meaning it’s composed mainly of quartz-like particles. Granite is a very durable stone and relatively easy to clean with mild soap and water. Avoid harsh cleaners, sand, dirt and grit build-up, as these will damage the finish. Granite also does not harbor bacteria. Since granite is a natural stone, no two are alike and there are literally thousands of different colors. Granite should be sealed

to increase the life of the finish. Sealing is a relatively easy process and should be done annually unless you purchase a special sealant that requires only one application. Pricing varies, but some colors can be found at affordable prices. Marble Marble is a calcareous stone made up of largely calcium carbonate. Marble is technically a limestone that has endured intense heat and pressure. Marble is a porous

material, therefore it is susceptible to staining. Use coasters, and protect marble from things that will stain it such as wine, coffee, etc. Marble is extremely sensitive to acidic cleaning products. Also, avoid placing hot items directly onto its surface. Marble should be used in low-traffic areas, otherwise you’ll need to keep up the mainte-

Solid surface (acrylic, quartz and polyester) LG Hi-Macs, Viatera, Corian, Cambria, Avonite, Caesarstone, Silestone and Kerrock are all types of engineered solid surfaces. Solid surfaces are very durable, non-porous and possess anti-microbial properties. Some, like Corian, can be installed seamlessly. The acrylic-based solid surfaces can scratch, but typically can be buffed out or partially replaced if needed. Color options are endless, from bright pink to solid white. Acrylic-based solid surfaces can be used to convey many styles and aesthetics. Polyester based solid surfaces allow for a greater depth of color; however, they are more brittle than their acrylic and quartz counterparts. Quartz solid surfaces mimic the look of granite, are incredibly durable and are lowmaintenance. A quartz-based solid surface is about 90 percent quartz, making it extremely hard in addition to being beautiful. Solid surfaces are not cheap, but can be around the same price as marbles and granites.

How to find the right contractor R eferences are impor tant when selecting a contractor for your home building project. During the process of choosing your contractor, meeting and talking to families that have been through the process of building will give you a good indication of what to expect for your own home project. It is ideal to have a non-biased report from someone whose shoes you will be wearing soon. There are a few different ways to receive this information. A tale of ‘two silicones’ he Cool Roof Store sells two very different types of silicone roof coatings, which are competing fiercely in the marketplace.The big winner in this fight has been the consumer. In the last three years we have seen the amazing growth of silicone roof coatings in Hawaii’s marketplace, especially for flat roofs that have ponding water. The reason for this is no mystery: Silicone can withstand ponding water for an indefinite period of time without peeling. It also does not chalk or “sacrifice” as it ages — unlike water-based acrylic coatings. For that reason Gaco, the oldest and largest manufacturer in the business, offers a 50 year product warranty — previously unheard of in the roof-coating industry. However, there is also a commercial brand of silicone roof coating that is very popular. This “solvent-less” silicone is quite different in its composition, and it comes with a 50 year material warranty.

GacoRoof silicone The more well known consumer brand is GacoRoof silicone. It has a solids content of about 70 percent silicone and 30 percent solvents. This high-solvent content makes GacoRoof much easier to apply

because it dries slower and allows more time for the homeowner to properly work the coating into the roof surface. GacoRoof also has a longer “shelf life,” which is the time you have to use up your coating before it skims over and becomes useless. This is not a small virtue when you remember that a 5 gallon bucket of coating costs more than $200. In short, it’s easier to use and very forgiving. It is also less expensive per bucket. If you use the manufacturer’s suggested rate of 2 gallons per 100 square feet over a smooth surface,

you will end up with 22 dry mils of cured silicone. This is a tough coating that will stand the test of time. NXT Silicone and Tropical Silicone Let’s look at the professional grades that are made by NXT Silicone and Tropical Silicone, as well as the commercial grade coating that Gaco makes under the name GacoFlex S-20. They are 96 percent solids versus 70 percent for the residential market. When you use the same 2 gallons per 100 square feet, you end up with a cured coating

of 40 mils. NXT and Gaco both warrant the material for 50 years, just as GacoRoof does. When these cure out, they are glossier and have a slicker surface than GacoRoof.This can be easier to clean if you have dirt or mildew built up on your roof. On the other hand, if you climb up on your roof to pick mangoes or inspect your solar system, it can be extremely slippery when wet (caution is advised). These solvent-less coatings will cure quickly on a hot day — sometimes too fast for novice users. However, when they are cured they will have a tough silicone finish that will be about 40 dry mils versus 22 dry mils for solventbased coatings. They also can take unlimited ponding water without any damage.

Wall-mounted sliding door ‘reflects’ genius design idea L ike many couples who share a bathroom, one Arizona couple was frustrated by the space that was compromised by a swinging bathroom door. The open door swung into the bathroom vanity and took up too much space in a very traditional bathroom. The couple turned to Board by Board, a kitchen and bath design company, to give their bathroom more space and an updated, clean design. Board by Board created a design that would incorporate a sleek, contemporary double mirrored sliding door with Wall Mount Hardware. “The interior wall next to the swinging door had a built-in vacuum system that prevented us from using a traditional pocket door,� said Christie Board, kitchen and bath designer. “I had seen wall-mounted doors in magazines and have always loved the idea of incorporating this design into a remodel project.�

One of the challenges of using wall mounted doors was finding the “right� door. Since this was a master bathroom, the door needed to fit the clean decor of the bathroom and the master bedroom. After much searching, Board found a one panel door and took the door to a glass company to have the door fitted with doublesided, full-length mirrors.

Finding the right door was like a puzzle and putting the right pieces together, noted Board. And the result was a design solution that looked ideal in both the bathroom and bedroom. Board chose to use a valance for the door tracks on the wall mount hardware because she believed that the cleaner look would fit nicely with the master bedroom.

To handle the double sided mirrored sliding door, Board used 2610F series Wall Mount Sliding Door Hardware. The mirrored door brings a “cool� looking design element to each room. Alice Inoue QUESTION OF THE WEEK: I love books, and our home has many of them. I never thought much about it until I started reading your column, but as much as I love my books, I am feeling the need to lighten up and don’t know where to start. What do you suggest?

h! I love this question. Symbolizing knowledge, books can be a great and wonderful support in the home, as long as you know how to manage them. Too many books can feel “heavy” energetically, weighing down the home; but if organized, dust-free and strategically placed on spacious shelves, they can also work as a grounding tool, especially if placed in an area where slowing down is the intent — a reading room or reading nook. I will start by dispelling two myths I’ve heard over the years.

Books in the bedroom are bad feng shui Beware of absolute rules about what constitutes “good” or “bad” feng shui. Feng shui is about balance. Books in the bedroom are not “bad” per se, but you do not want too many overtaking the space. The main purpose of the bedroom is for sleep and intimacy, and too many books shift the energy away from those two main activities. The books in your bedroom should promote a harmonious flow of nurturing and intimate energy, pulling you in, yet igniting calm passion. With that thought in mind, the type of books you keep in the bedroom is pivotal. Survey the books in terms of the “energetic messages” they convey. For example, How to Create More Love or Honoring Myself, is better in the bedroom than Nightmare on Elm Street or Avoid Dying Broke. You get the idea. Bookshelves have to be covered Some say that uncovered bookshelves housing hardcover books with sharp edges

create a cutting energy in the space. To avoid this, use fabric to cover the shelves or cover them with doors. Personally, I like to see my books. If you are like me, style a bookshelf to become a room accessory, using your uncovered bookshelf to advantage. From time to time, book lovers have to ask themselves, “What do I do with all these books?” Below is a downsizing idea that will help you decide what to do with your cherished books when the time comes. Go through every bookshelf or box of books and count the number of books you have. Then, set a goal, such as decreasing the number of books you own by 20 percent.” Next, do the math. If you have 100 books, you will have to let go of 20 of them. Picking out those 20 books is much easier than you think. I promise. If you need parameters, ask yourself

these questions to help you decide what to let go of. • Have I read it? Will I ever read it again? Keep what you haven’t read. • Dispose of “expired” books, such as medical reference and travel books you have had over “x” number of years. • If you have cookbooks whose recipes you have never used, you probably never will. • If you need an answer will you look for it in the particular book, or will you look it up on the Internet? • Do you have the book on your electronic reader? Avoid packing books for storage. You will more than likely be moving clutter from one place to another, and it is unlikely that you will go through boxes just to find that one book you want to read.

As far as good bookshelf feng shui goes, the better the books are situated, the more likely you are to want to read them, so follow these guidelines: • Create a system. Organize the books by title, subject or author. • Dust them off. Dust accumulates around books, making them uninviting, hampering the mental energy in the home, and impairing your focus in life. • Leave space. Leave blocks of space on your bookshelves for figurines, decorative bookends, paperweights, or anything visually pleasing, turning your bookshelf into a decoration.

You will be amazed at how clearing out and dressing up just one bookcase will change the energy of your home. Just like the rippling water of a pond when a stone is skipped across it, positive energy is created and will permeate your entire home.

o you remember the beach house project that I shared with you the other week? My goal was to create a comfortable, stylish setting for a wonderful local family. I talked about turning negatives into positives — in this case, turning an empty space into a focal point with large letters that spelled out “ohana.” Another key element of design is your color palette, and that’s what I want to talk about today. Color palettes are easy if you do them in threes. Select a dominant color, a secondary color and an accent color to make the space come alive. In small spaces especially, too many colors will make things feel chopped up, so three is the magic number. As I do with every client, I asked what colors they like and don’t like. I found out the wife likes whites and yellows. My job is to take that in to account and create a color palette that will complement the space. The flooring we chose from The Floor Store was a dark vinyl planking that withstands water, sand and salt. We decided on white for the cabinets to lift the space. And since the house is on the ocean, I wanted the rest of the colors to go in a beachy direction. I chose blues for the accent wall on one side of the house and gold, the color of sunsets and sand, for the opposite wall. So I had my palette of blues, whites and golds. Now how do you take a color scheme and make it work? The trick is to switch out your dominant colors. This house was sunny and airy but cozy, so I decided that on the side where blues dominated, yellows and whites would be secondary, and where whites dominated, yellows and blues would be secondary. In this photo of the family room, you can’t see the white kitchen cabinets, but they are only a few feet away. I needed to pick up some of that brightness, but not too much. So the sectional sofa is white but sprinkled with the same accent-wall blue. Notice the golden hues of the throw pil-

lows. That gold is also in the beautiful, rich granite we found at Marmol as well as in the commercial fabric we used to upholster the counter chairs. In the white kitchen, the place settings pick up touches of blue. The dining area has a blue ikat banquette that we designed as functional seating, and a pop of fresh yellow in the pillows and the centerpiece. The color palette remains the same, allowing the spaces to feel bigger and cohesive, yet interesting because they have different dominant colors. I did introduce other colors in other rooms, but made sure to incorporate golds and whites everywhere. As you decorate your own home or

office and transition from one space to another, keep this idea in mind. Even if you use the same colors, how can you vary their proportions? This means Hawaii’s generous solar tax credit is still available, at least for the time being. “Now is the time to go solar,” said Bruce Ekimura, founder of Alternate Energy. He’s right. The Temporary Administrative Rules can actually reduce your upfront cost (as compared to previous rules) by reducing the need for multiple electrical hookups, additional inverters and installation labor associated with setting up several “systems” as defined by Hawaii’s old rules. A lot, apparently — you could trip your way to an Oscar win like Jennifer Lawrence. Better yet, what about banking billions by 23 like Facebook CEO Mark Zuckerberg? You could have a baby, send them to college and buy them their first (legal) libation — all before having to change a light bulb. With the U.S. incandescent phaseout wrapping up in January 2014, there are a lot of confusing messages in the lighting aisle using unfamiliar words like “lumens” and “kelvins.” You’ve got things to do (and 23 years to do them), don’t get bogged down in technical lighting jargon. The solution is simple, instead of getting lost in the maze of bulb options, go for the one that will make your life easier and save you money. Most LED light bulbs use approximately 85 percent less energy than their incandescent counterparts, can last for up to 23 years and brighten your home beautifully (based on Cree LED bulb 60W replacements at 9.5 watt, 11 cents per kilowatt-hour, 25,000 hour lifetime and average usage of six hours per day).

When LED light bulbs first hit the marketplace, they were ringing up at as much as $50 a bulb. For many consumers, it was too high a price to pay for light bulbs. As technology advanced in recent years, LEDs have become more affordable. This month, The Home Depot and Cree released the most cost-friendly, technologically advanced light bulb to hit the marketplace. Selling for approximately $13, this light bulb is less pricey than earlier LEDs and can pay for itself in less time. Matching the right bulb to the right room Your blood, sweat and tears went into creating your home sweet home, and you want to show it off. The final touches on home decor mean finding the right color light to showcase a room. Color temperature is how you measure the color of the light. Incandescent light bulbs give off a warm light with a rating of 2,700 kelvins, a hue everyone has grown familiar with. However, you can achieve a similar color temperature with LED warm light bulbs that are a fraction of the cost to operate. Also an option in energy saving LEDs are bulbs with bright or daylight color temperatures for various rooms. First, think about what you use the room for. Kitchens may be best in brighter, clean daylight light. Living rooms and bedrooms are beautiful in warm lighting with a rating of 2,700 kelvins, similar to a traditional incandescent light bulb. Track lighting is ideal for LED bulbs because you don't have to climb back up a ladder to change it for a couple decades.

Let’s Talk Flooring Good Sunday Morning to you! This week I would like to talk about perimeter and transitional moldings. These are those very necessary trim pieces that are used to finish off a floor both for safety and aesthetics. After a wood, laminate or vinyl floor is laid, one of the main things that should be remaining is an expansion gap. This is a small space or channel that is left along all perimeters of a floor so that there is room for movement. The floors mentioned above are constantly expanding and contracting as temperature and humidity varies in your home. Follow manufacturer’s instructions as to how large a space to leave but the rule of thumb is to leave an expansion gap the thickness of the floor. This gap needs to be covered over and the majority of folks choose to go with a quarter round that matches the floor. Other options include baseboards (in either matching wood or painted white) and base shoe molding. These are attached to your walls (not the floor) as the floor needs to move back and forth Transitional moldings are used to finish off a floor depending on what we are butting up to or where we are ending the floor. Try to select a molding that will be the least intrusive, avoiding resemblance to a speed bump in your home. To slope the edge of the floor down to a lower height, such as to sheet vinyl or low carpet, a reducer is used. To bridge a gap between two floors of the same height, such as wood to tile, a T-molding is called for. And to wrap off a raw edge of a floor, say at the front door or if the adjoining floor is quite different in height, a threshold (aka an end molding or end cap) will nicely frame your floor. Swimming pool myths that simply don’t hold water I t’s got all the hallmarks of a great home improvement — adds value, enhances livability and beauty, and creates a perfect gathering spot for family and friends. So why wouldn’t you add a swimming pool to your outdoor living space? From the belief that it costs too much to operate a pool to the misconception it will go unused, myths about pool ownership abound — and they likely dissuade some homeowners from making this valuable home improvement. If you’ve been considering adding a swimming pool to your outdoor environment, here are five common myths that are all wet: Myth: Pools are too costly to install. Reality: A swimming pool is a significant home improvement investment, there’s no denying it. However, the cost of a pool will depend on many factors, including the size of your yard, the dimensions of the pool and the materials you choose. When compared to other significant discretionary expenditures such as a family vacation — which costs the average family nearly $4,800 for one week of fun each year — a pool can be a high-value investment that pays for itself in just a few years. Of course, finding the right installer is key to a positive, cost-effective purchase. The Association of Pool & Spa Professionals (APSP) offers an

Myth: A pool won’t enhance my home’s value. Reality: Buyers like homes that have swimming pools: Among people who purchased a home with an existing swimming pool, an eye-opening 78 percent said the presence of the pool contributed to their decision to buy the house, according to the APSP sur vey. Depending on where you live, a pool may enhance your home’s appeal to prospective buyers even more — especially if you live in a region with very hot summers or a year-round temperate climate. Make a wise investment by installing solar panels P hotovoltaic systems have become very popular with homeowners in Hawaii. They are attractive not only because of their benefits to the environment, but because they save homeowners a lot of money. For most homeowners, a photovoltaic system is one of the best investments they will ever make. What makes a photovoltaic system from Island Pacific Energy such a good investment? Let’s look at how a typical homeowner in Hawaii saves with a photovoltaic system. Our example homeowner has a monthly electric bill of $300.This represents about 830 kWh of electricity per month.

For example, if you owe $10,000 in taxes and you have an $8,000 tax credit, you only pay $2,000 in taxes. Or, if you have already paid the taxes, you will get a refund of $8,000. The tax credits on photovoltaic systems are based on the total cost of the system. In this example, the photovoltaic system from Island Pacific Energy costs $32,000. Calculating the tax credits, the 30 percent federal tax credit would reduce federal taxes by $9,600 (30 percent times $32,000). The 35 percent state tax credit would reduce state taxes by $11,200 (35 percent times $32,000 and adjusted for limitations). If you apply the tax credits to the cost of the photovolta-

ic system, the time it takes to pay for the system with savings is much shorter. In this example, if you include the benefits from both the federal and state tax credits, the time it takes to pay off the system goes from nine and a half years (with no tax credits) to only four and a half years. The return on investment on a photovoltaic system is excellent. The annual rate of return on the investment in a photovoltaic system from Island Pacific Energy is more than 25 percent per year. That’s more than 25 times the return on a savings account and more than four times the historical returns in the stock market.
