Wait! Don’t go and throw it all away

lthough I consider myself semi-eco-friendly now, I can’t say that I’ve always been that way. I used to litter (gasp!) and never recycled. Then, I moved to Hawaii. I realized not only how beautiful the world is, but also how much damage people, myself included, were doing to it. But even better, I realized how easy it is to adopt small habits to help the environment. They say the easiest way to

Concrete solutions that work indoors and out C

oncrete has been the choice building material for centuries, but did you realize that it could be just as visually appealing as it is strong and functional? Your exterior concrete may be aged, stained and covered in mildew; or maybe it’s brand new, but lacks pizzazz. If you want to replace your current interior floors, but are not sure what to choose, you don’t need to start from scratch. Granicrete Hawaii offers many solutions to work with what you have. Concrete resurfacing is the economical solution that adds lasting beauty and value to your home or commercial space. Nearly limitless in design, color and texture, a concrete floor offers numerous options, along with design and functionality unlike any other material. The team of concrete specialists at Granicrete Hawaii can help you with a custom concrete flooring solution to create an eye-catching, vibrant space. Are you plagued by unsightly stained and/or cracked concrete? No problem. Granicrete Hawaii’s concrete overlays cover those imperfections and provide a blank

canvas for its artisans to create the look you desire. Overlays are patterned, textured and colored by hand to provide unlimited design options for both interior and exterior floors. Flagstone, slate and tile looks are customized to suit each space. Overlays can also be finished without a pattern in smooth, swirled or stone-like textures, and they are colored for a simple, stylish look. At just 1/8- to 1/4inch thick, overlays dramatically improve the look of your floors without a noticeable height difference. There are a few options for concrete that is in good condition, but needs a fresh look. Set your home apart with concrete dyes and stains. They are a great way to inject warmth into your interior and exterior flooring, without changing its texture. Color options are limitless: bold, bright or natural semi-transparent colors can be achieved with concrete dyes and stains applied directly to existing concrete. Solid stains will mask imperfections with an opaque finish. Choose colors that complement your décor to create that “wow” factor. Add some decorative

saw cuts for greater appeal. Using a concrete saw, the artisans cut shallow lines into your existing slab and create custom patterns or borders. You can have the luxurious look of large tiles without the hassle of grout, which cracks and discolors. Another solution for exterior floors is to grind and seal your existing concrete. The top 1/8- to 1/4-of-an-inch of the surface is removed with a grinder, taking care of problems such as pitting, flaking, scaling and discolorations. The aggregates found in the concrete are then exposed, adding texture and character to the concrete. The surface can be stained, and then sealed to enhance the color of the stain and aggregates while protecting it from the elements. Granicrete Hawaii’s flooring solutions are sealed to provide easy maintenance and resistance to moisture, stains, mold and bacteria, yielding savings for years to come. They are a great interior flooring choice for those with allergies, as concrete floors won’t

trap dirt, animal dander, dust mites and other allergens. The flooring look of your dreams is possible. Achieve a custom look, tailored to suit your desires and needs. If you already have an idea in mind, show the Granicrete Hawaii team a picture or even a sample piece of stone, tile or paint to match. Not sure what you want? The friendly and knowledgeable staff will assist in the design process. To get an idea of the concrete resurfacing possibilities, take a look at the gallery of work on Granicrete Hawaii’s website. Visit the showroom today, open from 10 a.m. to 2 p.m., to see concrete resurfacing solutions in person and speak with a consultant about getting a free estimate. A Certified Granicrete Installer will come to your home to take measurements, assess the condition of the existing surface and discuss solutions and design possibilities. APRIL 7 • 2013 HOMEWORKS CONSTRUCTION

Putting the finishing touches on a rebuild This is part three of a three-part series. ith completion of interior installations and finishes, the Kaimuki rebuild covered in three Hawaii Renovation features over the past three months was ready for occupancy. The owners, a couple who had lived in the original old single-wall home, moved in last weekend. The series began with demolition, concrete work and framing. Part two covered roofing, windows, doors, electrical, plumbing, drywall and siding. Homeworks selections specialist Sarah Van De Vanter, the initial contact with the clients, worked closely with them on all phases of the project, from planning and budget to final interior and exterior selections. The objective was to maintain quality in all phases of construction and finishes while keeping in mind what the clients could afford. “The owners wanted a simple, easily maintained home that could serve them at every phase of their lives,” Van De Vanter said. “We were essentially ‘design-

ing for life,’ which takes into account aging in place in various ways. For example, we recessed the master shower to create a barrier-free entrance and incorporated a built-in bench and grab bars. In the kitchen, we designed an island with undercounter cabinets on one side and open

space on the other to accommodate seating so it could double as a dining counter. “The cabinets, which are maple, have a rich look but were moderately priced. Countertops are solid surface for easy maintenance. Flooring is a wood grain laminate throughout, which contributes to the seamless look of the main living area with its ‘great room’ open floor plan, enhanced by the vaulted ceilings.”

Energy conservation was a consideration. Van De Vanter noted that lighting fixtures accommodate incandescent and compact florescent bulbs, and roofing was compatible with installation of PV panels. “Aging in Place” will be the topic of a free seminar Tuesday, April 30, 6 to 8 p.m. at the Homeworks Showroom, 2111 S. Beretania St. For reservations, call 9552777. The topic will also be covered on the Build New Or ReDo Show Saturdays, 9 to 10 a.m., on KHVH Radio AM830.

Solar energy lights up in local classrooms B enjamin Franklin once said, “Tell me and I forget, teach me and I may remember, involve me and I learn.” Some of Honolulu’s fourth- and fifth-graders recently got involved in developing their own solar energy systems when RevoluSun volunteers conducted a week-long program for several classes at Ala Wai Elementary School. Students were able to reinforce their math and science skills when RevoluSun led a broad discussion about renewable and non-renewable energy, conducted a personalized project by letting students design their own PV system and participate in other hands-on solar activities. “We discussed what the students knew about the sun and where energy comes from,” said RevoluSun marketing manager Elana Kopelevich. “They were enthusiastic about discussing what they see in everyday life and applying it to these greater themes

of harnessing energy and sustainability — topics that will be important to understand throughout their lifetime.” Students were able to learn about solar energy with projects that involved lightsensitive paper creations and solar grasshoppers in a baking tin. They also participated in a discussion about renewable energy and completed worksheets that helped them design PV systems, which applied their school-learned techniques to solar energy creations of their own. “Our goal in getting students involved in the solar energy dialogue is to continue our participation in the community by investing in our children, which are the future,” related RevoluSun principal Eric Carlson. “Education is essential to understanding the challenges the next generation will face in the real world. Stylish stairs: Three can-do ideas that add personality S tairs are no longer just a way to get from one floor to another. Realizing that staircases are quite often major focal points in their homes, homeowners are showing love to this once underappreciated space with a wide variety of creative and easy updates. Add personality and perk-up the daily climb in your home with these five do it yourself projects.

add a personal touch by creating a photo gallery. The key to creating an impressive photo gallery is to keep one element consistent throughout. Whether it's the color or material of the frames, or the shading of the photographs, having a uniform component allows the finished product to look polished and intentional, instead of haphazard. Search Pinterest.com for inspiration and ideas.

Walls that wow In most homes, the staircase is the centerpiece of your entryway and serves as the first impression. Transforming this space into an extraordinary one is easy by painting a bold accent wall. To add extra panache and go beyond the expected look of one solid color, paint the wall next to the stairs or the landing with an eye-catching pattern using a premium painter's tape, like FrogTape Multi-Surface. Pick a pattern that packs a punch, like an all-over diamond motif, geometric shapes, or

Rethink risers and steps For an unexpected update, focus your attention a bit closer to the floor. The area of your stairs that really takes a beating are the risers. Breathing new life into them can be accomplished easily with a fresh design. No need to stick with neutral shades. Risers are the perfect place to tie in a daring pattern. Opt for a chevron or Moroccan design with colors consistent with your home's interior to achieve your decorative stairs.

ALICE INOUE APRIL 7 • 2013 11

Put A Lid On It! The can, the lua, the john, the throne. Whatever name you use for the toilets in your home, one thing is clear: It’s good to keep the lid down and the bad energy out

habit of looking down into the toilet when you flush, that mist also covers your hair, eyelashes and exposed skin, and, of course, you also breathe in that unpleasant air.

with

Alice Inoue QUESTION OF THE WEEK: My wife constantly tells me that it’s bad feng shui to leave the toilet lid up and bugs me to put the lid down after use. What’s the big deal? Can you give me one good reason why I need to do this?

Studies on microbiology Over the course of the last 30 years, in peer-reviewed journals, Dr. Charles Gerba, a microbiologist from the University of Arizona, has written about 400 papers on germs, infections and disinfection. He studied the germ count in the home, discovering that flushing with the toilet lid down prevents bacteria in the water vapor from circulating and landing on your toothbrush and other areas. Although the levels of bacteria found on the “control” toothbrushes were deemed not enough to be a health hazard, they were clearly speckled with bacteria from the toilet and the thought of brushing your teeth this bacteria, no matter how small the amount, turns most people off. Prevention is simple. Put the lid down before you flush and always wash your hands afterward. Touching the lid to lower it is one of the main reasons for washing your hands.

es! First and foremost, you might want to keep your wife happy and show her some respect! All kidding aside, that is a great question, and I’m thankful to have the opportunity to share the feng shui aspect of why toilet lids should always be down, not up. Hopefully, after reading this article, the advantages of keeping the toilet lid down will inspire you to shift your viewpoint and make a change so that your wife will stop bugging you about this particular personal habit. It can be a definite win-win, so read on!

Y

The feng shui symbolism of the toilet Toilets are considered the biggest energy drains in your home, literally the portals that remove waste from your environment. Their raison d’etre is to flush away waste, but they do not distinguish between waste and “good” energy. On an energetic level, when the lid is up, toilets drain away the good energy that you would otherwise like to keep circulating in your home. Water has drawing power, and an open toilet lid draws the energy in your home down the toilet and that includes wealth energy. Conversely, putting the lid down sets the intent that you want to keep the “wealth, prosperity and other good stuff ” in your home. Control what you want to keep or let go of by closing the toilet lid to avoid drawing the good energy down into a vortex of waste. Send the message that “all good energy and wealth stays in my home.” What does energy have to do with it? You may wonder what you can possibly

lose by keeping the lid open. After all, when the lid is open, only air surrounds it, right? Actually, no. In feng shui, we understand that there is unseen energy in an environment that affects your physical, mental and emotional vitality. For example, if you have a lot of clutter, the energy is considered stagnant, tied up in your things, making you feel lazy and less productive. The “air” may feel thick and heavy. Numerous studies have shown that people feel better in environments that are clutter-free. Closing the toilet lid has the same effect, keeping the “good energy” in the environment for you and your family and friends to enjoy. I often say, “Where your eyes go your energy goes.” For example, if you come home each day and see the bathroom door open, the toilet lid up, and the toilet’s gaping mouth, it is an instant subconscious drain on your energy. What the lid is designed for If we look at it from a functional, nonfeng shui point of view, the purpose of the toilet lid is to close waste off from the environment to keep it sanitary and fresh.

Flushing without putting the lid down If the energetic aspect of closing the toilet lid doesn’t make sense to you, then let me share some facts that may. Any time a toilet is flushed, a mist filled with bacteria is created. Studies have shown that flushing with the lid open permits the mist to float in the air and easily travel several feet away from the toilet, lingering for a few hours. This means that the mist reaches your toothbrushes, towels, shower curtain, and every hard surface in the vicinity of the toilet. If you are the curious type and have a

Feng shui or science So, whether your reasoning is feng shui or science, keeping the lid on waste will always keep the good energy in your home and the “bad” energy out. Of course, the No. 1 reason to put the lid down is that a happy wife makes for a happy life!

Fast, simple ways to save energy at home H ome is where the heart is. But it’s also a place where families can be more conscious of their energy use. While conserving energy helps save the planet, it also helps homeowners save money. According to Christine Ackerson, sustainability manager at LG Electronics USA, by adopting a green mindset and taking a few simple steps to be more eco-friendly, you’ll help preserve our planet’s resources and your budget. Reduce, reuse and e-cycle Phantom energy waste — the amount of energy plugged-in appliances and other electronics draw even when turned off can add up. You can reduce phantom energy drain by unplugging appliances you don’t frequently use or installing power strips

that can easily be turned off. Remember to unplug your cell phone charger when not in use. And use motion sensing exterior lighting and timers so that electronics such as space heaters and fans don’t run longer than intended. The average consumer household has about 24 electronic products, according to the Consumer Electronics Association, and old or outdated electronics represent one of the fastest-growing waste streams in the world. Recycling electronic waste, or ewaste, such as cell phones, televisions and computers can save energy and scarce resources by reducing the amount of raw materials extracted from the earth, as well as preventing harmful materials from ending up in the environment. For example, recycling one million laptops saves the energy equivalent of the electricity used by

LG offers an online search tool at www.lgerecycling program.com to find free drop off locations near you. The U.S. Environmental Protection Agency also offers online resources for safe e-waste disposal, or you can ask your local municipality if they offer e-waste collection programs.

The waste, the washer and the wardrobe Doing laundry is a household necessity. According to the U.S. Department of Energy, the average household does 392 loads of laundry each year; that translates to 7.5 loads per week. Upgrading an old, inefficient washer not only leads to water and energy savings, but can also lead to cleaner clothes. Energy Star-qualified washers use about 20 percent less energy and 35 percent less water than standard washers. Larger-capacity machines save energy because you can wash more clothes in fewer loads. One new “mega-capacity washer from LG has the largest capacity in the industry at 5.1 cubic feet. Plus, it features a special turbo wash technology that saves up to 20 minutes per load. The “mega-capacity washer also earned the “Energy Star Most Efficient designation in 2013. This new program recognizes the most efficient products on the market. Washers that earn this distinction can save consumers the equivalent of at least 68,000 bottles of water a year. Go autopilot to cool your home The energy used run air conditioning to cool your home throughout the year can mean big utility bills. Adopt a green mindset and change the temperature just a few degrees and the

savings will come naturally. Try adjusting your thermostat three or more degrees. You might not even feel a difference. During periods when you’re not in the home, adjust it even more. According to the Department of Energy, you can save as much as 1 percent for each degree by turning your thermostat back if the setback period is eight hours long. An easy way to control your home’s temperature is to get a programmable thermostat. Put your home’s cooling on autopilot by programming temperature settings for each day of the week. Depending on whether you’re home or away at work, you can set your seasonal preferences so your home maximizes energy conservation while keeping temperatures comfortable.

A bright idea: LED bulbs

U

sing energy-efficient lightbulbs is a great way to save energy at home. One of the simplest yet most impactful ways to go green is to use to LED light bulbs. They’re the most energy efficient option and last 10 times longer than compact fluorescent bulbs. A cool lighting option, LED bulbs do not use mercury, so you’re not putting extra toxins into landfills when the bulb does expire. When shopping for new bulbs, look for the Energy Star label. If just one light bulb in every American home was replaced with an Energy Star bulb, we would save about $600 million in

Adopt these ideas and you can make a difference in helping to address climate change and protect the planet, and also save money. Take the “Change the World, Start with Energy Star Pledge at the Energy Star website, www.energystar.gov, and make a promise to make simple behavioral changes to make your home more energy efficient and preserve resources for future generations.

CATHY LEE

Bon Voyage! Traveling presents a world of opportunities for you to use fresh scenery and new surroundings as inspirations for your next home-design project

ravel can inspire many things. It can inspire song, writing and yes, even home décor and design. I just got back from our family ski trip to Big White in Canada, and although we normally go to Tahoe for spring skiing with friends, Big White was just as breathtaking for this local girl. Funnily enough, though, my favorite part of a ski vacation is not the skiing — it’s the cozy fireplaces, the slushy feel of snow underfoot and the beautiful scenery. I’m constantly on the lookout for new sources of inspiration, and one afternoon when Darrell, Nicki and I stopped for lunch at the Black Diamond restaurant, I found a stunning new source. In ski villages you usually see a lot of slate, stacked stone, timber, forged metals and vaulted ceilings — very masculine and traditional. At the Black Diamond, the charcoal-black stacked stone lining the walls of the booths was juxtaposed handsomely with a light fixture of chrome, clear glass tubes and a solid acrylic cylinder with tiny bubbles. This elegant and very modern fixture completely made the room. Armed with my iPhone, I snapped some photos and tucked the concept away in my brain: One day I’ll use these extreme contrasting elements in a future project. So here are my dos and don’ts for your travel-inspired design projects.

T

Do: • Take a walk. Be inspired by your trip. Notice your surroundings — the nature, architecture and décor. And be sure to have your camera ready.

• Look for local, original art. Generally, you can find great pieces by local artists at affordable prices.

• Incorporate photo art at home. Hang some of the great trip photos you took. Blow them up in black and white or zoom 14 • APRIL 7, 2013

get a sense of what made you fall in love with the place. Was it the colors? The snow? How can you capture that memory in a design element? Maybe it’s a color that you paint on your door or an accent wall. in super close-up for a more artistic view, and have them turned into canvas prints.

• Mix too many decorating styles in one room. I’m not talking about little memen-

Don’t: • Get too kitschy. Instead of turning an entire room into a shrine to your favorite destination, incorporate elements of what inspired you, like the bricks or bubbled glass from my ski trip. Or look at your photos and

tos, I’m talking about design elements. If you travel to Europe and want an Italian-villa feel in your living room, then go to Japan and fall in love with rice-paper doors, things can get out of hand. Mixing a couple of styles can work at times, but you don’t want an over-the-top world-traveler feel.

• Don’t rush. Maybe you’re still on a high from your exotic vacation. Maybe you loved that city because it was your honeymoon. Before you makeover your entire home, take a little bit of time. Look at your photos and your space. Do you really want that Victorian boudoir or that Moroccan red room? This isn’t a dress, this is a space. Think before you purchase furniture or drape an entire wall in tapestry.

So if you’re feeling like your room needs an update, why not pack a bag? It’s a great excuse to take a trip!

10 steps to seeing your own PV system become a reality I nstalling photovoltaic (PV) panels on your home can seem like an overwhelming process. The multiple steps of selecting solar modules and inverters, applying for building permits, completing net metering agreements, coordinating inspections and choosing the right financing can be overwhelming for even the most knowledgeable consumer. To simplify the process, Island Pacific Energy uses 10 easy steps.

• Investigation. A professional from Island Pacific Energy meets with you to discuss the best opportunities for solar power for your home. • Analysis. Once information about your home is collected, the team analyzes the data to determine the most appropriate photovoltaic solar energy system for your home. • Financing. Island Pacific Energy offers a number of custom tailored options to pay for your system. Most options require no money down and are designed to provide the highest amount of savings. • Design. Island Pacific Energy designs your system including detailed system layout and electrical diagrams taking into account factors such as location, shading, electric usages, roof area, etc.

• Pre-construction. Once the system design is approved by you, Island Pacific Energy procures the equipment, submits the necessary building permits and completes the required utility interconnection agreements. • Construction. Island Pacific Energy coordinates with you to select the best day and time to install the PV system on your home. Construction typically takes one to two days. • Certification. When all testing, permitting and interconnections are completed, the system is energized and you begin producing your own power. • Review. Your account manager meets with you to review the system, provide you with all the documentation including manuals, warranties and guarantees, and answers any other questions you may have. • Maintenance. Over the next year, Island Pacific Energy will perform a complimentary inspection and cleaning of your PV system to verify it is operating at peak efficiency. Spring cleaning is a breeze with these tips I t’s that time of year — throw the windows open and refresh your house with a good, deep clean. Americans spend nearly 70 hours cleaning their homes each year, according to a recent report from the U.S. Bureau of Labor Statistics. Get your time back with easy tips to make the process fast and stress-free.

Set the stage Before diving into spring cleaning, tidy up your home and get rid of any clutter lying around. This will help to clear surfaces and make room for a deep clean. Storage bins are an affordable solution for organizing items that you want to keep but don’t use frequently. Outdoor spaces can be just as functional as indoor rooms, so don’t overlook these areas when you start cleaning. You can hide items in storage that doubles as decor pieces. The Rubbermaid Rattan Resin Storage Cube Deck Box and Suncast Wicker Resin Deck Box provide ample room for storage, can double as a side table and match a wide variety of outdoor decor styles.

Don’t forget the tough spots Roll up your sleeves and tackle the hardto-reach spaces after you declutter. In the kitchen, scrub safely with Simple Green Concentrated All-Purpose Cleaner — it’s a powerful nontoxic formula that’s completely safe for children and pets and will make every inch of your refrigerator sparkle. It’s also multipurpose and can be custom-diluted for almost any type of surface cleaning, like floors and walls, pots and pans or large appliances. Many begin and end cleaning the laundry room with emptying the dryer vent. But taking care of your dryer isn’t just limited to the lint filter screen. Small particles get through and can eventually build up inside the dryer to block the outside vent ducting. Avoid this pricey mistake and use a vacuum with a hose attachment to clean out all remaining lint. It takes a couple minutes but this easy step could save you headaches in the future. Starting the spring season off with a deep clean can reduce the time you spend cleaning throughout the year. This article is courtesy of Brandpoint.

Refresh your home from floor to ceiling pring is the time of year for renewal. So, it’s no surprise that springtime finds most people planning to rejuvenate their spaces. Four out of five Americans have a room in the home in need of redecorating, according to a 2013 study by Homegoods. Unfortunately, all too often the decorating process is a source of stress and anxiety for homeowners. How will you ever afford new furniture in your living room? How can you be ontrend without dating your home? Follow these tips to give your home a stress-free, springtime makeover:

Mirrors have a magical effect on a room by making a space feel larger, reflecting light throughout it and adding a touch of panache. You can find a wide variety of hanging mirrors to fit your taste at discount retailers or you can purchase a mirror at an estate sale or secondhand store and “upcycle” it with a textured coat of Krylon Dual Hammered Finish spray paint in Silver or Dark Bronze.

Reclaiming your home’s foundation As the foundation of your home, your flooring needs to complement your personal taste, while living up to your lifestyle in terms of traffic, household members and pets, exposure to moisture and maintenance required. With the countless color and design options, the wide range of flooring materials and your own budgetary considerations, you may find selecting flooring to be particularly stressful. It can be as simple as repainting a white ceiling a very pale blue or gray to create the illusion that there is no ceiling. It is a solar company that is also a general contractor and roofing contractor, which makes it better able to install and maintain your solar system. Pacific Islands Construction keeps abreast of the latest issues and is prepared to provide prospective buyers with information that makes them informed buyers. There are many issues regarding the solar industry that the consumer should understand before they make an investment in a photovoltaic system. As a customer or prospective buyer, having a company that provides the greatest value and service is important when there are so many options. The following information is provided to help educate you so that if you find a great deal, you know it really is a great one. The consolidation of the PV module manufacturing industry continues and this past week, Bosch announced that it is leaving the solar industry. Suntech, once the largest solar company in the world, announced bankruptcy this past week, and SolarWorld has delayed its annual press conference as it tries to restructure its debt with creditors. The crisis in the solar manufacturing business affects the consumer when the long-term warranty he or she believes in is no longer good. It also affects consumers when quality issues arise, as manufacturers who are losing money place more value on trying to stay in business and less on the quality of the product they are selling. The bottom line is you need to be conscious of the current financial health of the solar equipment manufacturer you are considering. more than 37 years, is one of the best choices for solar. Kyocera modules are made to very exacting standards that other manufacturers ignore. They include heavy reinforcement of the module frames and a potted junction box to protect the electrical connections. These modules just do not fail and are never returned due to failure. Modules that were manufactured more than 25 years ago are still producing more than 90 percent of their original rated output. No other company in the industry can match Kyocera performance, and new testing standards confirm that Kyocera quality exceeds the more stringent testing, whereas others are failing. Kyocera is a profitable company and few solar manufactures can say that. Solar system installation practice should be a primary concern, almost as much as the equipment you are considering. Having the right roof flashings for numerous roof penetrations, substantial securement to the roof by the racking system and air flow underneath the modules are concerns you need to know about. Call Pacific Islands Construction to find out about the right installment practices and why Kyocera modules are the best and safest choice for your solar needs. Call Pacific Islands Construction at 841-7756 or email pic05@hawaii.com. Visit the website at pacificislandsconstruc tion.net to read numerous articles on solar energy as well.

It’s all in the details How to accessorize your home exterior and add finishing touches with trim hen considering exterior home improvements during spring and summer, many homeowners go for updates such as the replacement of siding or windows. These projects can make the home look great while boosting energy efficiency, but no matter how much homeowners invest in siding or windows, it will only look as good as the trim used to complete the job. Trim products are designed to be used around windows, doors, eaves and gables, and for application on your home’s corners and porch columns. Many installers opt for basic corner posts, J-channels and finishing accessories, which are functional, but also detract from the home’s overall style. “One mistake that homeowners and contractors often make in an exterior remodel is finishing a beautiful window and siding replacement with basic or inexpen-

sive trimwork,” said Steve Moore, architect with BSB Design. “Working with your contractor to accessorize with high-quality, low-maintenance trim around windows, doors and the roofline helps complete the look and enhance architectural features. Trim and mouldings are the glue that ties the look together.” Whether you prefer a modern, traditional, rustic or Victorian style, there are many trim options on today’s market to consider, including products made of wood, aluminum, fiber cement, engineered wood and vinyl, each with their own unique features. But if you want the look of real wood without the maintenance or having to replace in a few years, turn to building products manufacturers like Ply Gem that now offer cellular PVC trim with a 30-year warranty. Features of this material typically include a wood grain or smooth finish

option, natural wood dimensions and resistance to rotting, cracking and splitting. Due to the superior material, paint will also adhere better and stay bright longer than painted wood. Cellular PVC trim and moulding products are easy for your contractor to install, and are engineered to work with virtually any siding type, including vinyl siding, stone veneer, brick, fiber cement and stucco. “Since trim is incredibly visible, it should be chosen with the same care as siding,” said Jerry Blais, vice president of marketing for Ply Gem siding group. If you want to see how your home would look with a makeover, tools like The Designed Exterior Studio on www.

Gates and gate hardware Perhaps the first thing you and your guests see (and use) when entering your yard is the gate, so why not make a great first impression by updating rusty and squeaky gate hardware? D&D Technologies recently launched the LokkLatch Magnetic, a gate latch that operates and locks from both sides of the gate, and it's re-keyable so you don't have to carry multiple keys for your house. Featuring D&D’s patented magnetic latching system, and horizontal and vertical adjustment to ensure a consistent gate closure upon ground movement, LokkLatch Magnetic is the first gate lock to offer coordinating handle trim covers that match your lighting and yard accessories. Available in non-rusting black, brushed and polished metal, the gate hardware helps to create a cohesive look that enhances your outdoor living environment. Lighting Weather permitting, your yard can be the perfect place to relax for an evening. Avoid sitting in total darkness. The many options of patio lighting including path sconces, post lamps and even string lights — all are an answer to keeping your outdoor space lit and inviting.

A thriving landscape his season, experts from Pennington Seed de-stress lawn and garden care with seven quick tips that will help reduce your outdoor water consumption, while keeping your landscapes lush, healthy and vibrant.

T

Don’t be overly reactive Lawns tend to be overwatered, often with entire lawns being watered to avoid a few dry spots. Overwatering can cause numerous problems, including: shallow root systems; increased disease, weed or insect infestations; reduced drought tolerance; and increased thatch and excessive growth. A lawn does not need water until the color falls by 50 percent, at which time only one inch of water should be added. Select water-efficient plants By utilizing grass seed that requires less water, lawns are more resilient during periods of drought and easier to maintain (e.g. reduced time, energy and resources). Consider a pure-bred, drought-tolerant seed, like Pennington Smart Seed, which stays green for up to three weeks without water and requires 30 percent less water year after year versus ordinary seed. Install water-saving systems Install a drip irrigation system around trees and shrubs in your landscape to improve water efficiency. Drip irrigation applies water only when needed, minimizing water loss due to evaporation and preventing moisture from reaching spaces between plants — thus, limiting the chance of weed

growth in those areas. Rain barrels also can be used to harvest rainwater for later use in landscapes as irrigation.

Water wisely Water at night or in the morning to reduce the chance of water being lost to evaporation in the mid-day heat. This timing allows grass to retain moisture but dry in enough time to prevent diseases that are more likely to develop in a wet-lawn.

Retain moisture with mulch Spread mulch when seeding new areas to add a protective layer over soil. The mulch allows soil to retain moisture during the critical seed germination and establishment stages. The clippings from mulching mowers also serve the same purpose — preserving soil moisture and nutrients.

Fertilize thoughtfully Fertilization supplies plants with essential nutrients for strength, uniform growth and a healthy, fibrous root system. A vibrant and healthy plant makes the best use of available water, meaning less water is needed over time. There also is less chance of the plant being "burned" or dried out to a point beyond recovery. Fertilizers, however, should not be applied during periods of drought.

BACK PAGE STORY

S TANAKA CONSTRUCTION

Have a say in your remodeling project BY KYLE GALDEIRA hether constructing a residence from scratch or creating an addition to an existing structure, homeowners desire the “wow” factor that comes from seeing their dwelling exceed expectations. For those clients that have trusted their homes to S Tanaka Construction, the “wow” factor stems from the exceptional professionalism provided by the experienced building firm through every step of the process. The home builder has long aimed to please its clients, taking immense pride in the referrals it receives from satisfied customers who are delighted with its constant communication, quality work and ability to finish on time and at or under budget. “Our main forte is brand-new homes or additions,” said S Tanaka’s owner Ryan Tanaka, who also noted that the company is well-suited to handle specific renovations as well as kitchens and bathrooms. “We’re a design-build operation, so we work with

W

the customer as far as coming up with the layout of the house and executing its design.” The company got its start 28 years ago when Shinya Tanaka began the process of helping Oahu’s residents out of a humble office/warehouse space on Ward Avenue. While the company has grown, and now occupies a more functional locale in Kalihi, S Tanaka Construction still makes it a priority to provide stellar customer service, including flexible appointment schedules for its clients. Customers can plan consultations during evening hours and on weekends — schedules are created to accommodate the needs of clients. When planning an addition to a current structure, Tanaka reminds customers that the cost per square foot can actually outweigh that of a new building because of the additional costs involved with retrofitting or tapping into existing infrastructure and linking it to a brand-new project area. S Tanaka Construction provides free estimates that aren’t necessarily based on a per-squarefoot basis, as different amenities and other desires will create inaccuracies within the quote. For example, when a homeowner

chooses to add options such as air conditioning systems or upgrade bathroom fixtures, lighting fixtures (e.g. a $10,000 chandelier), cabinetry, countertops, flooring etc., the cost of the project will increase while the square footage of the building remains the same — thus, what other companies would have offered as an estimate based on cost per square foot would then be skewed. As another example, a 2,000-squarefoot home that costs $300,000 would come out to $150 per square foot. Now, lets add photovoltaics, which would cost $30,000, and increase the contract price to $330,000, which would equal $165 per square foot.

“We don’t charge by the square foot. Some companies do, but we don’t because there are too many variables. Every lot condition is different and the conditions vary regardless of the home’s square footage,” Tanaka explained. “With additions, we have to deal with the existing structure, everything from walls to windows and concrete needs to be factored in, and that affects the cost — and a lot of people don’t realize the extra work involved as opposed to starting from scratch.” Whether you have a vision or you’re in the brain-storming process, get your free consultation at S Tanaka Construction by calling 848-5010 or visiting www.STanaka Construction.com.
