Designing with Art B

eautiful artwork injects visual impact and brings excitement into a room. But “designing with art” is itself an art form, and if you’re not careful, things can get messy. This was very apparent during a recent project for my clients, Sandi and Rob, who live in a colorful home sporting several vibrant hues. The couple are not only crazy for colorful rooms, they’re also wild about colorful art, but they’re the first to admit that the two don’t always work together very well. Their real problem area is the long, narrow living and dining space that had been left unadorned, rather like a blank canvas. Sandi and Rob wanted to turn this uninspiring room into a fun, playful “parlor” and a place to showcase some of their paintings. With that in mind I gathered my

own team of artistes and geared up to create a vibrant, adult lounge that would unite the couple’s love of color and art. Some of their most colorful paintings were works created by artist Jeremy Bortz. I decided to visit Bortz’s home studio to see how he prefers to display his work for optimal impact. Not surprisingly, all of the walls in his studio were painted in light, neutral shades. Bortz says leaving the walls white allows his art to really “speak for itself.” While visiting, I also noticed a series of 12-by-12-inch colorful, floral paintings. Immediately I imagined how gorgeous a largescale arrangement of these tiles would look in my clients’ space, and before I knew it I was heading back to Sandi and Rob’s with 15 of these beauties in my car. I kicked off the redesign by

installing beautiful new plaster crown moldings. These inject a sense of character and elegance to the space. Then we freshened up the walls of the entire space with a bright neutral cream color. I divided up space into two functional areas: a large, comfortable lounge, and a smaller games area. I used floral linen drapery panels with accents in red, teal, gold and green to define and separate the two areas. I decided the new floral-art installation should go in the lounge, where it can be seen the moment you walk in. One rule of

thumb when hanging artwork is to first position your furniture. So in came a red velvet chair, a funky patterned chair and ottoman, along with a mirrored coffee table. But the real wow factor was the 8-foot, tufted-back teal sofa that I placed below the floral tiles, which I hung in a rectangular configuration. In the games area I put up a fluted fan-shaped plaster ceiling medallion inside two larger ceiling rings to anchor a stunning chandelier. Next, I painted the back wall a rich teal (inspired by the sofa) and placed a mirrored-

back shelving unit against it. There was still a lot of art that I had to work into the space. Some we hung up on the walls, while others we just casually leaned here and there. After including several final accents, the space was complete. By blending bold colors, bright artwork and a super-fun style, I created the ultimate party parlor. In fact, one of Twu’s favorite projects to date involved completing what seemed impossible: building an addition onto a 10,000-square-foot, splitlevel property in Aiea and to come within the clients’ budget. “It was an older home from the 1970s, and the way the home was designed, it was really broken up with a lot of different levels, and the

house itself was sort of tucked away to the right side of the property,” Twu said. “The challenge was trying to minimize the different elevations within the house, and to also try to use a lot of the wasted space around the property to make the house seem a little more grand.” The solution was to utilize some of the unused space on the left side of the lot and build an exten-

sion that would not only modernize the home but would also seamlessly blend with the existing structure. “A well planned addition should be noticeable once it’s complete. If you were to drive past this house today, you would not be able to tell there was work done on this house,” Twu said. “We were able to achieve what the clients were looking for, but for half of the cost of what their original plans were drawn up to be,” he added. “That was a plus for me, knowing that I could design something that they wanted that was within their budget.” As a member of BIAHawaii and the National Association of Home Builders (NAHB), as well as an accredited business under the Better Business Bureau, H.K. along with an extensive network of subcontractors. When homeownership is threatened BIA-HAWAII REMODELERS

oday, both Hawaii and the nation face unprecedented assaults on homeownership. The mortgage interest deduction, a cornerstone of the “American Dream of Homeownership,” has been in place since the inception of the tax code in 1913 and supports the aspirations of families at all income levels to become homeowners. Specific proposals have

emerged in Congress to eliminate or curtail the mortgage interest deduction in order to reduce the federal deficit. Such a move would result in a huge tax hike for millions of middle-class homeowners and further depress home values, leaving more homeowners with “underwater” mortgages that would fuel even more foreclosures. In Hawaii, losing the mortgage interest deduction is an unprecedented tax increase that would devastate our families.

Six federal agencies are proposing a national Qualified Residential Mortgage standard that would require a minimum 20 percent downpayment and other stricter qualifications, which would keep homeownership out of reach for most first-time home buyers and middle-class households. The National Association of Home Builders estimates that it would take 12 years for a typical family to save enough money for a 20 percent downpayment on a median-priced single-family home on the mainland. In Hawaii, our median-priced single family home is $585,000 and it would take even longer. Some members of Congress are actively pushing to abolish Fannie Mae and Freddie Mac and end the federal backstop for housing.

Absent a federal role to help absorb market risk, private lenders would increase interest rates and fees on all types of available financing options. The 30year, fixed-rate mortgage — the major housing finance tool for most Americans — would become increasingly scarce and much more costly, pricing many credit-worthy borrowers out of the marketplace. Complicating the situation, the federal government is looking to trim back the Federal Housing Administration’s participation in the market, which would further limit the availability of low downpayment mortgages. The federal proposals now under consideration would reverse national housing policies that have helped generations of American households to own

their homes, enter the ranks of the middle-class, build strong and stable neighborhoods and communities, and provide a steppingstone to greater long-term financial security. Call, write or email U.S. Sens. Daniel Inouye and Daniel Akaka, state Reps. Mazie Hirono and Colleen Hanabusa to tell them how important the mortgage interest deduction is to you. Ask them to support home ownership and the mortgage interest deduction, and remind them why owning a home continues to be a strong core value for the people of Hawaii.

The best way to get the most out of your garage door is to maintain it regularly and when you notice a problem, to address it immediately before further damage can occur. You can easily perform garage door system safety and maintenance tasks yourself. For starters, perform a monthly visual inspection. Stand inside the

Look for cable wear or fraying. Is the mounting hardware becoming loose? If something doesn’t look quite right — or doesn’t sound quite right — it could be the symptom of a more serious issue. Have the garage door system inspected by a trained service technician. Then go outside and visually inspect the surface of your garage door. Is it dirty? Are there chips in the paint? Protecting your garage door surface, whether it is a metal or wooden door, helps to ensure your door’s longevity. Begin by cleaning your garage doors with a mild detergent and a soft car brush. Some people remember to clean their doors whenever they wash their car. Washing your garage doors regularly will reduce the buildup of corrosive elements. Avoid using any abrasive cleaners or corrosive chemicals on or around your garage doors. If it is difficult to open or does not remain open, the door may be out of balance and should be serviced by a trained service technician. Semi-annual lubrication of moving parts is necessary to ensure the garage door is functioning properly without binding or unnecessary wear on parts.
