s technology evolves and business concepts change, the traditional office is becoming a thing of the past. I’m living proof. Give me a cellphone, a car and a laptop (oh, and a large latte, please), and the world is my workplace. My client, Phyllis, is another example of this paradigm shift. After ditching the corporate world a year ago, she started a business out of the living/dining room of her small downtown loft. The commute was painless and the view was great, but somehow she was more stressed than ever. Her once-tranquil home had gradually morphed into a big jumble of boxes, wires and papers. With work intruding into her personal space, she had nowhere to relax, enjoy a meal — or host her famous martini parties. I wanted to give Phyllis a space that would function

Forming a protective barrier

vinyl siding

omeowners in Hawaii know that the protection of the Hawaii home includes regular checks for termite activity and also work to prevent wood rot. Wood rot starts when fungus and mildew spores gain a foothold on exposed wood surfaces that are part of a home, including walls, eave overhangs, exposed beams, fascia boards and skirting trim. Once wood rot is established on the home, the process of treating and controlling termites also becomes more difficult since ground termites eat moist wood and also need an above-ground source of water to survive and thrive above the nest. Simply put, termites love wood rot, and usually these two conditions go hand in hand. One of the best things residents can do to protect their home is to prevent moisture from reaching wood. Everyone knows that a leaking roof or leaking windows will lead to problems with rot and termites. The same principle applies to wood walls and exposed wood surfaces. If we keep the walls of a home dry, the chances of wood rot conditions to develop are minimized. The wood is better preserved, and will resist rot and termite infestation. Properly installed vinyl siding is one of the best deterrents against wood-rot conditions available, setting up a watertight, moisture-proof barrier between the exterior weather conditions and the wood parts of a home. If our walls stay dry, and if they can breathe freely to exhale interior moisture, they will remain free of rot. Vinyl siding is the perfect solution for this challenge, and it’s engineered to include weep holes in the system that allow for proper ventilation of the interior of

TROPICAL

WHOLESALE the home wood parts, while keeping the rain and moisture off of the surface of the walls and wood. For this reason it is best not to install a vapor barrier behind the siding, or insulation materials, since these will suffocate the wood and trap humidity with moisture inside the home walls. Tropical Wholesale has projects dating back to 1976 that are still in great exterior shape today — but more importantly when we check the areas behind the siding, which can be done with the flexible materials we use, the wood is perfectly preserved. Tropical Wholesale employees often hear the question “but

A Passion for Superior Painting I

f a new client of Deep Purple painting contractors wants assurance of the quality of his company’s work, owner Jimmy Suh shows the customer a collection of photos of some of the hundreds of projects he’s completed over the years. The result? “They are amazed,” Suh said. “They always comment on the meticulous detailing and the scope of our work. I can also give them a DVD that they can review at their convenience. If they want past client referrals and testimonials, I can provide that too.” For 18 years, Deep Purple was one of the busiest painting contractors in San Francisco, where Suh handled residential jobs that ranged from apartment interiors to upscale homes in Pacific Heights and historic buildings. His commercial jobs included apartment and office buildings.

DEEP PURPLE PAINTING

Deep Purple Painting owner Jimmy Suh spent 18 years in San Francisco adding fresh coats of paint to the interiors and exteriors of neighborhood homes. “Anyone who has been to San Francisco in recent years knows how the old neighborhoods are being transformed with new paint and elaborate detailing. Every architect and interior designer wants a new and original color scheme. Several clients told me I

was the best painter in San Francisco,” Suh said. In January 2010, Suh reestablished his business in Hawaii, where he is a licensed and bonded painting contractor. Here, he continues to provide quality painting at competitive prices for both homes and businesses.

But why leave a lucrative painting business in San Francisco? Suh said he had always dreamed of living in Hawaii and his family was increasingly eager to make the move after 18 years in an area not known for warm, sunny weather. “I have many friends living

here and was encouraged that there would be opportunities for a first-class painting contractor ... and that’s the way it turned out,” Suh said. Already, Suh has a roster of satisfied clients, and some are telling him they have never worked with a painter who put so much effort into making sure they were entirely pleased with the finished product. He noted that many of his current projects are new custom homes in areas ranging from Leeward Oahu to Waikiki, Diamond Head and Kaimuki. He works directly with the homeowners, as well as with contractors and architects. Just how satisfied are Suh’s customers? He’s frequently told, “If you want to use me as a reference, go ahead and give my phone

number to your new clients. I won’t hesitate to recommend you.” In addition to providing prospective clients with photos and a beautifully produced DVD showcasing his work, Suh makes a point of meeting them at the job site to assess the condition of the property, the amount of prep work that will be needed, and to select colors of siding, walls and trim. Once he determines the extent of the job, he presents a written quote and time frame. “Although I have a great crew, I work on every job. I want the client to feel confident that someone is taking a personal interest in the project. I approach each job as if it were a work of art, with honesty and with enthusiasm,” Suh said. To obtain a free estimate or receive a free copy of the DVD showing completed Deep Purple projects, call Suh at 739-2000.

Open house dates set for New Hawaiian Home BY KAREN NAKAMURA

he environmentally responsible New Hawaiian Home is designed and built to actively support a modern-family lifestyle. With construction commencing Feb. 1 and involving the voluntary support of more than 80 contractors and vendors, the home is on schedule to be completed shortly. Last week we talked about the first of the six green building elements — lot design. This week the project development continues with resource efficiency — a green building element emphasized by project architects from Group 70, Green Sand Inc., Gentry Homes, Kamehameha Schools and led by Daniel Sandomire, principal of Armstrong Design Ltd. In adhering to this green building element, architects were able

We invite you to our open house to learn, see and feel the difference of this new standard of home building on the following open house dates: June 12, July 10 and July 17 from 10 a.m. to 4 p.m. The address is 747 22nd Ave. in Honolulu.

Big on Solar Micro-inverters S

olar technology is constantly advancing, and improvements are contributing to better products that are more efficient and costeffective. This is particularly true in the photovoltaic or “PV” solar field. The invention and advancement of the micro-inverter — which allows each panel to convert the DC electricity that is created by the sun into AC electricity that your house runs on — has been revolutionary so far. It has improved efficiency from the individual panels and allowed each panel to work at its maximum. Before the invention of the micro-inverter, a centralized inverter was the

only option. One negative aspect of centralized inverters is that they only allow the entire collection of solar panels to work as well as the weakest one and not at all if one panel fails. Micro-inverters,

however, are like mini computers for each panel. They optimize the func-

tion of the panel and even cut the power from each panel if your electrical service is interrupted. This may sound odd, but it is much safer that way. If the power was interrupted Micro-inverters (below left) cut power from each solar in your neighborhood and panel if a homeowner’s electrical service is interrupted. f you’re among the many savvy homeowners planning to purchase a photovoltaic solar system, you probably have an idea of the size of installation that will fill your needs, what you can afford to spend, and even some product names. But really the most important step in “going photovoltaic” is choosing the right company — one with a proven track record and long-term experience in Hawaii. Hi-Power Solar partners Ron Romero and Matt Adams have combined experience of 35 years as solar contractors in Hawaii. “There are so many different options today in solar power that homeowners can get bogged down trying to make a decision on what will work best for them,” Romero said. “They also may have questions about the capabilities of the various dealers and installers. What happens after you buy the system? Will the same company be around to service and repair the system? Suppose it doesn’t operate according to the information you were given? What about financing?” Romero said there are many financing options today for single-family homes installations, including leasing and Power Purchase Agreement, that may not be beneficial for the homeowner. “Before signing a lease or Power Purchase Agreement, the customer needs to read all the fine print and review it with an accountant and attorney,” Romero advises. “As an experienced compa-

HI-POWER SOLAR ny, Hi-Power Solar is familiar with all the options and can guide our clients through the maze of information about rebates, tax credits and financing, so the homeowner can make an informed decision about the system and financing program that will work best for them. In most cases a home equity line of credit is the best option. We can also provide information about referrals to credit unions that are able to offer good terms both to existing and new members. “A photovoltaic company is only as good as the people who own and work for it ... and experience and referrals from satisfied customers are really the best basis on which to choose the contractor who can provide the right system to fit your needs and reliable service going forward,” Romero said. “My partner, Matt Adams, has personally been installing solar systems continuously for the past 16 years. He has installed every type of system on every type of roof. "If your need is simply to

The savings will be based on the system’s size and the current usage and electricity expenditures of the client. The upfront investment is, of course, more for a photovoltaic system than for a solar water heating system, but, over time, the investment is also recouped in savings. “The photovoltaic system we are currently installing is the most advanced with such features as a monitoring component that enables the home or business owner to go online to check the health, performance, and efficiency of the system. We are also prepared to address concerns about aesthetics. “The key is customization — one size does not fit all.” For additional information, call Hi-Power Solar at 342-0802.

as an inspiring, efficient office by day and an inviting, relaxing home by night. To do it, I would apply the principle of double-duty design: creatively using space and furnishings so that they perform more than one role. The loft had great bones: soaring ceilings, 8-foot windows and exposed brick. I left those intact and focused on maximizing the small space to create the perfect balance of beauty and function. I started by getting rid of furnishings that were too large for their surroundings. To provide privacy but still celebrate the arched windows, I put up sheer, floor-to-ceiling, remote-control blinds. I mapped out the room into two separate zones that would flow together harmoniously: an office and a lounge. In the office space, I used the back-

When designing a double-duty space, no large piece of furniture should have only one function. Phyllis can use the dresser’s top as a work surface and the storage underneath for both office supplies and for clothing. To one side of the dresser, I incorporated a large work desk and added a modern white leather chair. On the other side, I brought in a large storage cabinet that I fronted with beautiful wallpaper for the look of custom cabinetry. For the lounge area, I picked a sectional sofa in a latte-colored linen that really maximizes the seating space. The back cushions can be removed so the sofa can double as a comfy guest bed. A Rock-solid Choice N

atural stone is a beautiful investment for your home that will last for decades with regular maintenance using the right products. Knowing what type of natural stone you have is important, as different types of stones vary in hardiness. Hard surfaces such as granite, slate and quartzite can withstand more aggressive cleaning methods than softer stones like marble, travertine and onyx. You can test the surface in an inconspicuous area by doing a scratch test. Marble and travertine will easily scratch with a razor blade, whereas granite should not. Once identified you can determine the cleaning methods that will be most appropriate. Island Stone Center stocks all the maintenance products for your convenience. with more frequent use needs to be sealed more often. You can test the surface to determine if sealing is needed by dropping water onto it. If the water does not bead up and quickly seeps into the stone, sealing is recommended. Easily applied by using a sponge or soft cloth, the sealer will absorb into the stone, and any remaining excess on the surface should be wiped off. Island Stone Center carries various types of sealers, Tenax Protex, Hydrex & Ager, depending on what type of protection is needed. For additional protection for polished stone countertops, wax can be applied after the sealing process. Bellinzoni Special Preparation wax is a high-grade wax formulated for stone, creating a lasting sheen on the stone surface. Using a wax along with the sealer will help “clog” the pores of the stone and assist in repelling stains. A new loo in just a day or two I

s your bathroom looking a little outdated? Do you have a free weekend? If you answered yes to these two questions, you’re in luck. Two days is just the right amount of time to transform your bathroom from “so-so to “sensational. Renovating the bath is one of the most popular home improvement projects around, according to renowned home improvement expert Danny Lipford. And, if budget is an issue, consider this — the average bathroom remodel returns an average of 93 percent of the investment. So even with a limited budget, the following projects will add value and visual appeal to your loo in just a day or two.

design desires. The new Telford two-handle bathroom faucet features a traditional style with lever handles and a high-arc spout. This WaterSenselabeled faucet not only reduces water usage by up to 32 percent, but also is available in Moen’s Spot Resist Brushed Nickel finish. This innovative finish does just what it says — resists fingerprints and water spots. To install your faucet, be sure you have the proper tools, including new supply lines, adjustable wrenches, a basin wrench and Phillips screwdriver. Then, just follow the manufacturer’s directions to remove the old faucet and install the new one. Or for extra help, websites such as moen.com also offer step-by-step videos to walk you through the simple process. Add a final touch to the vanity area by installing new accessories, such as towel rings or towel bars, also available at The Home Depot (homedepot.com).

VANITY SANITY Think of how much time you spend at the sink — applying makeup, fixing your hair and brushing your teeth. So why not update this bathroom focal point in just a weekend with a new vanity and fashionable faucet? Many prefinished vanities with built-in sinks are available for under $100 and have surface options including cultured marble and granite to match any decor, according to Lipford. The next step is selecting a faucet to complete the look of your new vanity. To start, determine whether your sink or countertop requires a centerset (one-piece) or widespread (handles and spout are separate) faucet. Once you know the type of faucet you need, manufacturers TILE TRANSFORMATION such as Moen offer a wide Adding or replacing tile selection of style and finish is a great way to continue options to meet your your bathroom transfor-

To finalize your weekend bathroom transformation, try adding beautiful, personalized accents throughout. Companies such as Sticviews (www.sticviews.com) allow you to create budgetfriendly, customized decor. Submit your own photos or choose from hundreds of patterns and images to use as wall clings for your glass shower door or windows. Tile decals also are available to add style for a dropin tub or in the shower. “Don’t let bathroom renovation projects be intimidating, says Lipford. “With a little time and determination, you’ll see how easy they can be to tackle, and you will be happy with the end result.

BACKPAGECOVERSTORY

Putting photovoltaics to the test P

acific Islands Construction has found that most consumers are being provided with test data comparing one module to another with very little explanation of what these tests really mean. When confronted with these tests, consumers tend to believe they indicate real-world performance. Many, in fact, will refer to the PTC test data or the STC test data to substantiate their module as being one of the best. Here’s an explanation of what these two tests are and what they really mean: PTC refers to PVUSA Test Conditions, which were developed to test and compare PV systems as part of the PVUSA (photovoltaics for Utility Scale Applications) project. PTC are 1,000 watts per square meter solar irradiance, 20 degrees C air temperature, and wind speed of 1 meter per second at 10 meters above ground level. PV manufacturers use Standard C Test Conditions, or STC, to rate their PV products. STC are 1,000 watts per square meter solar irradiance, 25 degrees C cell temperature, air mass equal to 1.5, and ASTM G17303 standard spectrum. Cell temperature in a controlled 77 degrees F (25 C) will produce more power than 20 degree C air temperature. The PTC rating, which is lower than the STC rating, is generally recognized as a more realistic measure of PV output because the test conditions better reflect “realworld” solar and climatic conditions, compared to the STC rating. All ratings in the list are DC (direct current) watts. What is important to note is cell voltage drops as the temperature of module increases. Cell voltage drops about 0.08 volts per degree C in environments that

exceed 25 degrees C. Using Ohm’s Law, volts times amps is equal to watts, which equals power, so a reduced voltage means reduced watts. During our hot Hawaiian days when our solar modules increase in temperature, the voltage drops, decreasing the power they produce. Do not be confused and accept either of these two tests as true

ONSTRUCTION

indicators of actual performance expectations. Neither of the two tests account for all “real-world” losses. A factor such as panel degradation over time cannot even be considered in a test of this nature. A recent study by the Renewable Energy Laboratory suggests that both single and multi-crystalline field-aged modules degrade on average by .7 percent per year, losses caused mainly by UV absorption at or near the silicon surface. Solar systems in the real world degrade and will produce lower outputs for some of the following reasons: soiling, shading, module mismatch, wire losses, inverter and transformer losses, shortfalls in actual nameplate ratings, and high-temperature losses for arrays mounted

close to or integrated within a roofline. Another concern is the test modules themselves and what is being provided to the testing facility. Originally the PTC test was allowed to be tested in the manufacturers’ facilities, but when the tests were performed in independent labs, the scores were found to be lower than those performed by the manufacturer. Manufacturers also have the ability to provide the module they want to have tested, which probably is one that has been tested beforehand that they know will provide better results. Until mod-

ules are randomly pulled off the assembly line and a test can be developed that really represents all of the real-world conditions, don’t place too much stock in these tests. Pacific Islands Construction believes that properly installed and designed PV systems will perform at higher levels. The company also believes modules designed for Hawaii will provide the best rate of return on your investment in the long run. Call Pacific Islands Construction at 841-7756 for a free consultation regarding your solar, roofing or construction project.
