A

Kitchen for Mom

W

hy do guests always end up in the kitchen at parties? Is it a social phenomenon? Some strange gravitational pull? I don’t know, but one thing is for sure: If your friends are going to congregate in your kitchen, you’d better make it as nice as possible. I recently designed an amazing kitchen for my favorite client: my mom (aka Judy, aka Grandma). Mom raised me all by herself, and although we went through our share of lean years, she always worked hard to make our home warm and welcoming. I credit my mom with inspiring in me a love of design, matched by her creative, problem-solving abilities. This is a woman who could find an old, discarded

piece of furniture, bring it home and turn it into something fabulous. As close as Mom and I are, it’s been 20 long years since we’ve lived in the same city. But she recently retired and decided to move across the country to be closer to us. I found the perfect home for her in our neighborhood and decided to surprise her with an incredible new kitchen. My mom loves to cook and socialize. So my plan was to give Mom the ultimate Social Kitchen. The home’s existing kitchen was large and had an adjoining sunroom, but the space was outdated, dysfunctional and closed off from the rest of the house. I knew the transformation would be a big undertaking. And I knew I

had to finish it before Mom moved in — a mere nine weeks away. I decided to keep the room’s lovely terra-cotta flooring, but everything else had to go. So I blew out the wall between the kitchen and the dining room, removed the old cabinetry and appliances and opened up the entire space. I wanted the kitchen to have a bright, clean look, but didn’t want it to be too formal or traditional as my mom’s style is more country chic. So I painted the whole space in a lovely offwhite and used an oyster finish for the myriad of kitchen cabinetry. I also put up some off-white tongue-and-groove panels on the ceiling that added cozy country charm. In the kitchen, I installed

a new island in a contrasting finish, a natural wood finish, with a quartz countertop, a large white castiron sink and a concealed dishwasher. The island also provides a place where friends can gather around Mom while she’s cooking. Meanwhile, along one feature wall, I added lots of cabinetry, a range top, a custom-built in-range hood and a beautiful new oven. Along a second wall went the concealed fridge, freez-

er and pull-out pantry, and next to this I added a peninsula that serves as a sideboard and separates the kitchen and dining-room spaces without obstructing the sight lines. After adding a host of perfect accents and accessories, the kitchen was finally complete. And just in time for Mom’s arrival, who was as delighted by the results as I was. By keeping sight lines open, choosing comfort-

able furniture and picking cozy accents, I created the perfect Social Kitchen for my mom. My wish is that she will always enjoy cooking and entertaining in her new kitchen as much as she did back home, making memories and maybe offering to baby-sit once in a while.

hen replacing your doors, windows or siding on your home, there are several key elements to consider, namely: quality of material, value, competitive pricing and lifetime warranty. While all of those things are important, what makes a company such as Windows Hawaii stand out from the rest? The answer is people — those with pride in what they do and are happy doing it. The result is a professional product that leaves customers satisfied. At the completion of every job, Windows Hawaii sends out a survey to determine how the company did in every aspect of the job. Here are a few examples of feedback from customers:

Electric bills came in around $120 per month, sometimes as high as $150 per month. Rates, however, continued to creep up with each bill, to the point where opening that envelope each month was becoming a little stressful.

he BIA Renaissance Building and Remodeling Awards, established in 1986, celebrates excellence in design and construction of new and remodeled projects in Hawaii. This showcase recognizes competing categories including Details, Kitchen & Bath, Landscaping, New & Remodeled Commercial Building, New & Remodeled Residential Building, Public Works, Hawaii BuiltGreen™ and Historical Remodeling. This year’s entrants were judged on creativity, use of materials, environmental and sustainability, functionality, design principles, value, interior space, overall quality and workmanship, and the top five awards included four Overall

Grand Awards and the Carl Reppun Award. Today’s column will feature the winner of the Overall Grand Award for Residential Remodeling, Lively Architects & Complete Construction Services Corporation for “Hale Ala Honu.” The transformation of this compartmentalized residence into an inviting and sustainable home for three generations, while retaining key exterior elements suited to the neighborhood’s character, began by removing interior walls and relocating a stairway to maximize open space. The new airy ground level with wood floors, multiple sliding glass doors and thoughtfully placed low E glazed windows offer access to cooling breezes, views of the Marina, the slate-tiled lanai and salt water pool. The open kitchen, separated

by a 15-foot bar, includes a breakfast nook and island. A ground level master suite is designed for the senior family member while the second level master suite includes an elegant master bath, cedar-lined walk-in closet, executive office and lanai with panoramic Marina views. Sustainable design elements included salvaging and repurposing removed materials, Solatube skylighting, solar attic fans, solar water heating, Energy Star appliances, a variable speed intellipump for the pool, Trex decking and trims and Azek lanai ceilings. We expect three generations to enjoy this home for years to come!

Planning To Paint? If so, you need to do it right with a licensed professional ISLAND BUDGET

W

hat makes the difference in the quality and durability of a paint job is the professionalism and experience of the painting contractor. The difference between what a licensed professional and a “weekend” painter might charge may not be very significant ... but the results will be very different and, if not apparent now, certainly in the long run. “We have been called on numerous times to handle a job that involved removing peeling or cracking paint because of the shoddy work of a previous painter,” said Island Budget Painting owner Ted Wexler, a licensed painting contractor for the past 30 years. His painting crew also is trained and experienced and works under Wexler’s direction. His clients include major businesses such as Tesoro service stations throughout Oahu, a long-standing repeat client.

PAINTING CONTACT: 255-8612

Property managers, management companies specializing in townhomes and apartment buildings, and homeowners associations are also regular clients, requiring not only new paint jobs but ongoing maintenance. Realtors upgrading a home to enhance its saleability also call on Wexler, often with tight deadlines to meet. He works with some of Hawaii’s top architects and interior designers, as well as directly with homeowners. In cases where a

homeowner is ready for a new color scheme, Wexler can supply advice on color selection and assist in making choices, including matching existing colors or furnishings. There are also technical factors to consider, such as the best products to use for exterior applications, taking into account weather conditions in the area. Island Budget Painting is expe-

rienced in working with difficult jobsites that may require scaffolding and operating within the parameters set by condominiums affecting access, parking, and times that work can be performed. Island Budget Painting also provides concrete repair, often called for in commercial contracts involving older buildings that are being restored or converted for new uses. “People often assume that because your company handles big projects, you won’t be available for the smaller jobs,”

Wexler said. “That just isn’t the case with Island Budget Painting. Working with a large, experienced contractor does not have to cost more, because we know exactly how to proceed and have all the latest equipment. The fact that we can complete jobs quickly and efficiently means lower cost and less inconvenience to the client. “I named my company Island Budget Painting for a reason — our goal is to come in on budget, meaning the client’s budget, not ours,” Wexler said.

nstalling your own cool roof can be fun and financially rewarding. Often, friends and neighbors will pitch in to help each other make the job go easier. Some of the many benefits of fabric-reinforced cool roofs are: lower roofing and A/C costs; a cooler home; 100 percent protection from UV damage; and a permanent roofing system that never needs to be replaced. Simply put a top coat on every 10 to 15 years using only a fraction of the original material. While coating generally is fairly simple, there are definitely “tricks of the trade” that save you time and money. Here are some of the topics that will be covered

he world’s finest and safest garage doors can be had in the Islands, thanks to Martin Garage Doors Hawaii. “Safety and quality are important to me, and I wouldn’t sell anything that I wouldn’t have on my own home,” says Claude Thompson, owner. Garage doors have a tremendous impact on your home in terms of functionality, aesthetics and efficiency. Whether they are being used for security or just to conceal a mess, garage doors can highlight the architectural opening of your garage. Most homeowners think of their garage door as sim-

ply something that goes up and down to secure the enclosure. But in actuality, garage doors can greatly improve the look of the home and the value. Today’s garage doors come in a variety of styles and colors to complement the overall theme of the exterior design of the house. Martin Garage Doors’ professional staff help homeowners select the best door to fit their needs and their budget. Since garage doors can’t be changed as easily as things like paint, it’s wise to invest in a quality garage door that is durable and offers the homeowner peace of mind.

Seminar convinces couple to go

Graham GRAHAM BUILDERS

CONTACT: 593-2808 / www.grahambuilders.com

rWith their son returning home from a tour in Iraq and frequent visits from two daughters and their families from the Mainland, a Waipahu couple knew it was time to expand their single level, three-bedroom home. They decided to attend a Graham Builders’ seminar after visiting the home-

builder’s booth at the BIA Home Building and Remodeling Show. “Graham Builders’ seminar was very informative, and didn’t leave anything out,” said the homeowners. “Following our initial meeting with the team, we decided to go with Graham Builders and forego meeting with other construction companies.”

“The homeowners had a modest budget, but had great ideas of how they wanted to expand their home in order to make room for everyone in the family,” said Evan Fujimoto, Graham Builders president. “Throughout the design process, we worked diligently to stay within the budget to build an upper level to the existing home that included

three bedrooms, one bathroom and a living space for the couple’s son, his wife and their daughter.” During this time, Graham Builders also renovated the kitchen, which included the addition of an island and new cabinets, enclosed the laundry room, and added a new patio. The original flooring in the downstairs living room was also changed to Metroflor Hybrid — a new flooring product that combines a quieter, softer resilient flooring top layer to a hardboard T&G plank. Renovating your home? First, renovate your insurance

W

hether you are upgrading a kitchen, adding on a master suite, or gutting a newly purchased structure, you need to reassess your insurance needs both before and after your renovation. It’s common to plan every major step of the renovation. But one thing that’s tough to plan for is the unexpected. What if an oily rag left unattended starts a fire and your home goes up in smoke? The remodeling work done to date may have an impact on your homeowners insurance — unless you let your insurance agent in on the plans ahead of time. For example, Fireman’s Fund Insurance Company policyholders are required to let their agent know about any renovation pro-

jected to increase the replacement cost of your home by more than $25,000 in order for the crucial full-cost replacement coverage to remain in force. “Your insurance company and your agent can help you find gaps in your coverage related to remodeling and establish appropriate replacement costs,” says Don Soss, vice president of personal insurance at Fireman’s Fund. “We can also make sure your contractor and subs have adequate liability insurance in case of damage to your property from poor workmanship or carelessness." In addition, risk managers at the insurance company can provide advice to minimize the possibility of fires, theft and mishaps. Good risk

management practices also minimize potential project delays. This may be a good time to add security and safety features such as water flow monitoring devices or upgraded burglary and fire alarm systems. One of the most common issues is maintaining a secure environment during the work phase. For example, contractors often disable a home’s existing fire alarm system because dust and particulates generated by construction tend to trigger false alarms. It is important for temporary measures such as fencing and alternate alarms to be in place to keep the property secure. Demolition debris should also be secured so it can’t become airborne in high winds. Toxic or

explosive materials need to be stored and handled appropriately, and rebars should be capped to prevent injury to workers and residents. Often, the family moves to temporary housing during a remodel. It may be a good idea to put art collections and other valuables that could be damaged in an offsite secure storage facility for optimal protection. Even before your work is complete, your agent can go over your current homeowners insurance and make sure you have the replacement value of your home updated. This will reflect increases in construction materials and labor, changes in building codes, installation of new safety devices, changes in square footage, and custom features and appliances.

Here are four tips for homeowners considering a renovation:

1. Contact your agent before construction starts for coverage of your remodeling work and the value of your completed home.

2. Make sure your contractor and subcontractors have adequate liability insurance. Many contractors carry the generally recommended limits of

at least twice the replacement value of the home.

3. Ask the contractor to maintain adequate safety and security devices such as fire and burglar alarms. 4. Save all records related to your project (receipts and appraisals). Store copies of these records in a secure off-site location. Videotaping your house and possessions also is recommended.

The switch to saline pools I

t was supposed to be a community swimming pool, but many people stayed away because they couldn’t tolerate the biting, nose-curdling odor of chlorine. Others experienced breathing and skin problems. So a senior center in Michigan converted its 65,000-gallon chlorine pool into a salt water pool this summer. People who had stayed away are now coming back, getting exercise and therapy, while socializing with others. The senior center is hardly alone. Across the country, traditional chlorine pools are being converted into salt water pools, sometimes called saline pools. Homeowners and pool managers have many motivations for converting pools from chlorine to salt, including: • Simplified, more convenient maintenance. Salt water pool owners don’t have to buy, transport,

that salt water pools use a generator to turn salt into chlorine, releasing it slowly. The chlorine then sanitizes the pool and converts back to salt. The process continues, over and over again, conserving the salt and keeping sanitizer levels balanced. Traditional pools, on the other hand, require the pool owner to add a large dose of chlorine and other chemicals on a regular store and handle haz- harmful bacteria. basis, which can result in ardous chlorine chemicals. Salt water pools have approximately one-tenth the salinity of ocean water and about one-third the salinity of human tears, with no unpleasant chlorine smell. How do salt water pools work? The short answer is they use a generator and special pool salt to convert the salt into mild chlorine that keeps the pool free of

Tradewind windows and their

cool screen options B

y now, you’re probably familiar with RMA Sales, the locally owned company celebrating its 50th year of business in Hawaii, and its popular Tradewind window systems. But did you know that RMA Sales also offers several screen options to go with the Tradewind window systems?

One type is a heavyduty insect screen that’s ideal for high traffic, heavy use areas. It’s petresistant, and tear- and puncture-resistant as well. It’s also several times stronger than a regular insect screen. The heavy-duty screen is ideal for use in patios and porch enclosures as well as windows and doors, and it installs just like a

regular insect screen. Black is the standard color of this screen, which is made of vinylcoated polyester, and its UV blockage is approximately 55 percent. If an aluminum insect screen is what you’re looking for, RMA Sales has that option, too. Aluminum insect screens come in three color choices: black, natural aluminum color and charcoal gray. The new and improved black finish complements bronze and other dark window framing nicely. Black offers the best visibility of any screen finish. Natural aluminum color is the standard of the industry. It is dimensionally stable, which means it’s free of streaks, lays flat and is easy to measure. The charcoal gray color reduces glare and greatly improves visibility. This color enhances

the appearance of any structure. If you need the extreme screen for Fido or Meow, RMA Sales offers a pet screen that is seven times stronger than a regular insect screen. This petresistant insect screen resists damage by dogs and cats. Made of strong vinyl-coated polyester, this screen offers excellent outward visibility and comes in black and gray. All of the above screens are options with any of the Tradewind window systems. Then there’s the ultimate screen for both Marmaduke and the Incredible Hulk: the Crimsafe security screen. Crimsafe window and door security screens will actually protect your home and your family from intruders and would-be thieves. Crimsafe is the only security screen product

RMA SALES CONTACT: 486-8894 where the mesh is screwed into the frame and clamped down with a patented device called the Screw-Clamp™. Other security screen meshes are held in place with a wedge forced in under pressure, or simply glued in. The performance difference is massive. Crimsafe window and door screens are fabricated locally and are compatible with RMA Sales’ Tradewind window systems. A Crimsafe security screen door system is designed to replace your present screen and sliding door unit. Call RMA Sales today for more information on its Tradewind window systems.
