Karen Nakamura is executive vice president and CEO of Building Industry Association of Hawaii.

RevoluSun has kicked off the New Year by sparking a solar revolution in hundreds of Hawaii homeowners. Using the recent BIA Home Building and Remodeling Show to educate and inspire families on the ease and affordability of solar energy, RevoluSun has set the tone for 2011 as “The Year of Solar.” Hundreds of Hawaii residents were able to see a solar system custom designed for their home, all from RevoluSun’s interactive display. RevoluSun, Hawaii’s leading provider of photovoltaic (PV) systems that turn free sunlight into electricity, worked with homeowners from around Hawaii to zoom in on their house with satellite imagery and determine the optimal solar system for their specific roof, location, and energy needs. “We talked with dozens of families who came to the show specifically to learn about solar, and of the many solar firms here, our quality, professionalism, and technology drew them to RevoluSun,” said Eric Carlson, RevoluSun partner. “We even had a few homeowners use their mobile phones to secure financing right from our booth.” With oil prices near a 52-week high, the continued uncertainty of energy costs remains a real concern for Hawaii homeowners. More and more families are making the switch to solar and putting hundreds of dollars per month back into their pockets. “This was a great way to kick off 2011 and continue Hawaii’s solar revolution,” said Carlson. “The excitement that we’ve generated will surely make this year ‘The Year of Solar.’” Even if you missed the BIA Show, Oahu, Maui, and Big Island residents can learn more about solar and schedule their own free energy evaluation today.

Murakami offers up

the right equipment rentals I

BY CLINTON MURAKAMI

got into the roofing business years ago out of sheer necessity. At the time, I was renovating my home and needed to do some excavation work. So I dug a trench and moved some dirt to my back yard. The problem, however, was that I had to do this either by hand or with an excavator such as a bobcat skid loader. I wasn’t looking forward to doing this by hand, and I knew that if I chose an excavator, I had to get the equipment through a 36-inch front gate. I began looking for a place to rent this type of machine and I couldn’t find what I really needed. So I inquired with local equipment dealers and wound up purchasing the required machines myself. As time went on, I started lending the machines out to contractors I knew, and eventually, this service took on a life of its own. Today, I operate Murakami Roofing and our inventory consists of small skid loaders and track loaders that

range from 36 inches to 42 inches wide. The loaders are used mainly to move dirt, gravel and other types of material. We also have mini excavators that are used to dig footings, trenches, swimming pools, as well as remove small trees. We recently acquired a compact backhoe that combines a skid loader and an excavator in one compact machine. We carry attachments for some of our machines, like trenchers for installing pipes, jack hammers for breaking up concrete and backhoes for our skid loaders to dig footings. The machines are manufactured by Bobcat, Komatsu, Toro and JCB. Our customers range from large contractors who need a compact machine for demolition work inside buildings, to homeowners that have small landscaping projects. Over the past three years, the trend has been toward younger homeowners doing their own renovation projects such as digging footings for concrete sidewalks, patios and swimming pools. Some of our customers, in fact, are women and they have no problem operating the machines. The versatility of these machines is quite amazing. For their size, they are quite powerful. Our skid loaders are capable of moving a large pile of gravel in a matter of hours. The mini excavator can dig footings of a patio in one afternoon. The labor savings alone can pay for the rental of the machines. Call us at 348-8270 to find the right machine for your project and for rental prices and delivery charges. Dealing with

Potholes

eft untreated, asphalt pavement will deteriorate rapidly. The asphalt binder that holds the pavement together begins to oxidize and weather soon after installation. Moisture penetrates the asphalt causing further damage and deterioration to the pavement. One of the major ways moisture penetrates asphalt is through fatigue cracking. Fatigue cracking occurs in areas subjected to repeated traffic loadings (wheel paths); characteristically with a chicken wire/alligator pattern in later stages. This cracking allows water into the pavement, which slowly breaks it down, eventually forming a pothole. Potholes are bowl-

L

shaped holes of various sizes in the pavement surface. The best fix for heavily cracked areas and potholes is to replace that area of asphalt. WalkerMoody Construction Co. Ltd. suggests two ways you can replace asphalt in these areas: hot patch and cold patch. For areas with fatigue cracking you will need to cut the asphalt out. Cut enough asphalt so the hole is about 2 inches deep.

Clean the patch area so that all loose de-

bris is removed. You will have to spray tack coat in the patch area and around the edges; this acts like a

How to save with

HydroFlow ripping faucets. White spots on shower doors. Clogged showerheads. Lengthy waits for hot water. If these sound familiar, your house may have more than a limescale problem. You could be leaking money. Limescale, also known as “scaling,” is the mineral deposit that accumulates on the inside of pipes and water-

D

HydroFlow breaks down existing deposits in pipes like this one, with limescale buildup, in about three months.

using appliances. Left unchecked, these crusty deposits reduce the efficiency and lifespan of solar and electric hot water heaters, dishwashers, washing machines, pool filters and spas. HydroFlow uses a safe, chemicalfree process to combat this age-old problem. By emitting randomly varying electric fields, HydroFlow prevents minerals from “sticking” to the inside of pipes so they naturally wash through the system. “If you have to wait for your shower to have hot water, you’re throwing money down the drain,” says Harold von Sydow, director of Nano Tek-On, which distributes HydroFlow. “Instead of buying a new hot water heater, it’s a lot more affordable and efficient to let Hy-

droFlow clean out your plumbing. One HydroFlow unit protects an entire home and is safe for all pipes. It’s easy to install because you don’t have to cut any pipework.” Here are just a few benefits when choosing HydroFlow: • Saves money and water • No chemicals. Safe to drink. • Increases efficiency and lifespan of water-using appliances • Ideal for solar and electric hot water heaters • Reduces spotting on shower doors and dishes • Lowers water waste and sewage fees • Reduces bacteria, algae and limescale buildup in pools and spas • Reduces chemicals needed in fresh and salt water pools Nano Tek-On specializes in environmentally friendly surface treatments including sealants for glass and natural stone, antimicrobial coatings and self-cleaning surfaces. Tub-to-shower

Conversions

You don’t have to purchase expensive walk-in tubs to get what you need

s a large segment of our Hawaii population and our families/relatives enter the golden years, it’s wise to consider converting one of your bathrooms to a walkin shower and add assist bars on the walls, according to Gerry Peters of HPS Construction Services. Taking out and replacing one of your tubs with a low- or fla- threshold walkin shower is much more useful than ordering one of the so-called walk-in tubs, which usually cost more for the tub and shipping alone than the entire job to

A

convert from tub to walkin shower. Furthermore, these tubs are potentially problematic because the swing-in hatches may develop leaks. You can install a built-in bench in the walk-in shower and also a convenient sliding, adjustable shower head. This enables you to take comfortable, water-saving showers and save thousands of gallons of water. Most important, it is safer than a tub and roomier. That’s because tubs have an inward slope that takes up space. Choosing to cut out a

slice of your tub and use a shower curtain is a disaster waiting to happen. Not only do they look awful, but the open sections allow water to rot the floors, rust the tubs, or create large amounts of mold. By spending just a bit more at the beginning of the project, you can get it right and enhance your daily living experience as well as the resale value of your home or condo. The secret to cost-effective kitchen and bath improvements, according to Peters, is to reject notions that you have to move

drains and other plumbing or electrical, or suffer through drafting/plans and permits cost and time agony and frustration, to get a really nice-looking, modern and functional kitchen and bath. Peters says that, depending on the job and whether there is current water or other damage, these upgrades can be had for $3,500-$8,500 for baths, including tub-to-shower conversions, and $9,000$15,000 for kitchens. Customers, he adds, may save up to 40 percent over the old approach of tear-it-out-

and-start-anew. Another major area of concern when choosing the right bid, is to determine how detailed the proposal is, and whether it addresses potential unforeseen problems, such as termite and water damage. Another warning on upgrades, remodels, and repairs and bigger projects is to watch out for low ball, base pricing to get you hooked, but then you get add-ons and more addons for things you thought were included, Peters adds. Unforeseen damage,

clearly spelled out in advance, is a legitimate addon, but only when it is really necessary. But keep in mind that you, as a client, cannot add things in that weren’t discussed. Peters cautions homeowners that a state General Excise Tax license is not the same as a contracting license. Check and double check whom you choose to do business with. HPS offers licensed handyman services in addition to kitchen and bath upgrades and remodels, plus other general contracting services.

Flexibility, Adaptability Key in Today’s Home Design, Renovation F or more than 20 years, Graham Builders, Hawaii’s premier design and build firm, has worked with homeowners to design and renovate their dream homes. Recently, the company has noticed that clients are requesting designs that will perform and respond to anticipated lifestyle changes as more people decide to remain in their homes throughout their lives. “Today it’s all about flexibility and adaptability. In design terms, this translates into plans that can be easily modified to accommodate homeowners’ future needs and changing lifestyles over time,” said Evan Fujimoto, Graham Builders president. “Twenty years ago, it was rare to think about how one’s primary residence could be a potential income source or how technology would make it possible to

reduce costs of living and maintenance. That’s not the case anymore. Most homeowners are rethinking what a home means to them, and for many, it’s an investment that must pay dividends.” The ongoing economic crisis and burgeoning national debt have brought into question people’s future financial sustainability, especially during retirement. Homes are still thought of simply as where we live, but many Hawaii homeowners are now considering how their home can be a source of supplemental income. For instance, building an addition to the house for an older parent today can some day also be rented out, provided the homeowners adhere to the proper zoning and building codes in their area. In addition, the introduction of solar photovoltaic

(PV) panels has turned today’s home into one that saves homeowners money on their electric bill. Solar water heating and PV combined can reduce energy costs substantially, saving homeowners tens of thousands of dollars over the life cycle of those systems. This is real savings that can then be used for other needs. “However, the focus must first be on what we call ‘passive design,’ or how we can take maximum advantage of natural daylighting and capturing our cool breezes so that we don’t have to turn on lights during the day or run energygobbling AC systems,” stresses Fujimoto. “Modern architecture that features design elements such as cool roofs, insulation, clerestory windows that allow more natural light and cross ventilation into

the home are all intended to reduce energy consumption and increase comfort before mechanical systems are considered,” he adds. Homeowners also are opting for smaller homes with an eye on how best to optimize their space. They are being more realistic about what they want and designing homes that are more in line with their everyday life. “Having more space does not necessarily equate to more happiness,” said Fujimoto. “We’re now seeing homes trending smaller but more requests for homes that can be adapted for different uses.” Homeowners interested in learning more about the latest trends in design and renovation can attend Graham Builders’ upcoming “Building Your Home For Life” seminars on Wednesday, Feb. 9 from 6 to 8 p.m. or Saturday, Feb. 19, from 9

to 11 a.m. at Honolulu Country Club. Seminars are free, but reservations are required. For a full list

innovative products for

do-it-yourselfers in 2011 o-it-yourselfers range from experts to novices, ambitious renovators to weekend handypersons, but one thing they all share is the drive to find products and tools that can make their home improvement projects easy, successful and fast. “Do-it-yourselfers appreciate home improvement products that are new and innovative,” says Patti Price, senior vice president of merchandising for Lowe’s. “They’re look-

ing for products and tools that make projects easier, improve the functionality and efficiency of their homes, solve an old problem in a new way, and are unique and original.” Lowe’s polled a panel of DIYers recently to find out what products they considered to be the most innovative — and useful — for the start of 2011. The top products will be updated quarterly, but for the beginning of the year, here are their picks:

HAPPY VALENTINES DAY

1. Recessed light conversion kit If you’re looking for a quick, do-it-yourself lighting upgrade, with professional results, replace a recessed light with a pendant. This conversion kit makes the process quick and easy, and the end results provide updated style to fit any decor. Panelists highly rated the product’s innovative features, improved functionality and easy installation. 2. Side-by-side refrigerator With an array of hightech features and an ENERGY STAR, the Whirlpool side-by-side refrigerator won high marks

for its innovativeness and improved functionality. It helps contain spills easier and it also has more storage space. 3. Re-keyable locksets Schlage SecureKey Locksets allow homeowners to rekey the deadbolt lock using a special key. The lock cannot be rekeyed using generic tools so it provides a new solution to an old problem and improves functionality over other similar products. 4. Two-burner patio grill Although the Lowe’s poll was conducted in winter, panelists were already thinking about warm weather and grilling season when they chose the CharBroil Quantum 2-Burner Patio Grill. The grill uses the Quantum Infrared cooking system to lock in natural juices for moist, flavorful grilling and offers temperatures that range from intense searing to low barbecuing. What makes it even more unique though, is its convenient side shelves that fold for easy storage, perfectly sized for small patios.

5. Lock and fold hardwood flooring Installing traditional hardwood flooring can be labor-intensive, so it’s no surprise that Bruce Lock & Fold Hardwood Flooring was impressive because of its ease of use and how it utilizes new innovation to solve an old problem. The flooring, which comes in a variety of finishes, installs without glue, nails or staples by simply locking into place. 6. Double oven range When it comes to electric ranges, panelists said the Whirlpool Double Oven Range is twice as nice. Users enjoyed the flexibility of having two ovens, allowing them to cook two different dishes — like a pizza and a casserole — at the same

time in one range. 7. Stylish ceiling fan Ceiling fans have long been a point of contention for homeowners who love their practicality and designers who loathe the utilitarian look of some styles, especially those with attached light fixtures. Panelists give the allen + roth 23-inch Leaf Light Aged Bronze Ceiling Fan high marks for combining innovation and functionality. The product conceals the fan blades within a stylish light fixture adorned with bronze leaf accents. You can find out more about the products and their features at www.lowes.com/innova tion.
