Many refrigerators require maintenance every six months. I find that making a routine of it makes it easier to remember, so I do mine near Thanksgiving and Memorial Day every year. Here’s the fridge checklist I’ll be running down this year:

• Stock up. An empty fridge uses more energy to maintain the set temperature. You let cool air out and warm air in every time you open the door (and even more if you leave it open while deciding what to eat). The more space inside, the more potential for this air/temperature swap to occur. If you have an empty fridge, fill it with gallons of water. Bonus: These can come in handy for your disaster-preparedness kit.

• Clean the coils. The condenser coils often collect dust and other debris, which make the refrigerator run less efficiently. Find the coils, which are usually located on the back of the machine, but can sometimes be on

Regular maintenance not only extends the life of your refrigerator, but it can also help save money on electricity. With Christmas just around the corner and outof-town guests coming in this year, I need as much energy savings as I can get. But perhaps even more important, I can’t risk losing the Thanksgiving leftovers.

A company that makes the grade with customers A

s a former University of Hawaii administrator for 22 years, Kenji Sumida knows the importance of education. So when he decided to install a solar system in his Windward home, he began by educating himself on solar power. He then invited three Island solar companies to tell him what kind of system he should install. Two were among the largest solar companies in Hawaii. The third, Bonterra Solar, was smaller, but was one of the fastest-growing solar companies in the state — and continues to be so. Sumida was concerned because his Maunawili neighborhood, located at the foot of the Koolaus, only gets a limited amount of direct sunlight. He also knew that there is a limit to how much private PV-created electricity can safely be fed into the Hawaiian Electric Co. power grid. “All three companies told me my system could generate no more than 10 kilowatts,” he said.

problem,” Sumida said. “A good PV supplier will urge you to cut your electricity demand before adding PV. That’s exactly what Bonterra did.” Bonterra solar consultant Steve Hochart told Sumida that electric water heaters use much more power than any other appliance. But by installing a three-panel solar water heating system to serve both residences, Sumida would then be able to install a PV system as well, to meet the rest of his power needs, and still stay below the 10 kilowatts limit. “Steve really gave me a lot of confidence,” Sumida said. “He didn’t act like a salesperson.” The Bonterra Solar solution “It was an innovative solution that the other two companies couldn’t come up with,” said Andrew Yani, Bonterra founder and principal. “Kenji’s solar and PV systems together cost less than what the other companies wanted to charge for a single PV system.” Yani said that Sumida also was able to get the 30 percent federal and 35 percent Hawaii tax credits. “I’m extremely happy with Bonterra’s service and workmanship,” Sumida said. “My monthly electric bill has dropped from $400 a month to just $50. If I were grading Bonterra, I’d give them an A-plus.”

Thoughtful design in commercial spaces H ave you ever stopped to consider how much thought and effort went into the design of the spaces you visit every day? You may not realize it, but your favorite restaurants, neighborhood grocery store and go-to movie theater follow some very specific design principles in order to create a unique space that is both visually appealing and userfriendly. Much like home designers, commercial architects and interior designers think of spaces in their totality. To a commercial designer, every area — from the entryway to the public bathrooms to the behind-thescenes storage areas — must be considered when working on a new project. One way commercial designers help create a unique look and feel throughout public spaces is through the use of repetition. Repeating a pattern, color or texture in more than one area of a space lends a feeling of continuity. According to Judd Lord, director of industrial design at Delta Faucet Company, this attention to detail makes commercial environments a great place to look for

design inspiration. “Highly-designed commercial spaces allow people to get a sense of what their own home may feel like in terms of color palette, textures, combination of materials and accents prior to actually committing to a design,” Lord said. “For example, visiting high-end hotels can provide a great way to ‘live’ in a particular design aesthetic to see if it suits you.” The next time you stay at a hotel, look for hints of repetition.You may find that the orange sofas in the lobby, for instance, carry through to your guest room pillows or decorative accents. Or, perhaps the wrought iron door handles match the window hardware perfectly. The small touches that regularly go unnoticed help to create a distinct sense of place in commercial spaces. When deciding what design elements to incorporate into a commercial building, designers consider not only how certain aspects can enhance overall design aesthetic, but also how they can be used to promote functionality in the space. The role this plays in commercial buildings is per-

haps demonstrated most readily when taking the public bathroom into consideration. For instance, a single-room bathroom with a plush sitting area and vanity mirror may enhance the shopping experience for customers at a high-end boutique, while busy shoppers at large malls may prefer multiple stalls to help avoid long bathroom lines. For both of these spaces, innovative products can help enhance the bathroom experience through increased functionality. lanning for the holidays is a busy and joyful time. But all of the decorations, extra electrical cords and the parade of people going in and out of your home call for more safety precautions to help you make this holiday season safe and happy for you and your family. Here’s a checklist for home holiday safety: • Ask a friend or neighbor to watch your house and take in your newspaper and mail if you plan to spend the holidays away from home. Put lights throughout the house on timers to turn them on and off in your normal living pattern. • If you display a live Christmas tree or live greenery, select the freshest possible. A moist tree is less likely to catch fire. Look for a trunk sticky with sap and for green needles that bend and are secure on the branches. • When using a live Christmas tree, cut the

base at a 45-degree angle. Place it in a container with water and always keep the water level above the cut. • Place trees a safe distance from stoves, radiators, vents, fireplaces and any other heat source that may dry the tree. Inspect the tree for dryness daily. • Inspect all holiday light wiring. Defective,

worn or frayed electrical wiring should be thrown away. Check for the UL label on lights. Also, be sure to use fixtures specifically designed for outdoor use if you decorate your house, trees or yard. • Use no more than three light sets on any one extension cord. Also, don’t run electrical cords under rugs. Be sure all lights are turned off before you go to bed or leave the house. • Place candles and other open flames away from decorations. Never leave burning candles unattended and always supervise children when burning candles. • Keep a fire extinguisher near your Christmas tree. Make sure your family has a fire emergency escape plan. In case of fire, leave your home and call for help from a neighbor’s home. • When buying artificial decorations, check for “flameproof ” or “fire-retardant” qualities. • Never burn wrapping paper in a fireplace or wood stove. Certain ink pigments react

with heat and create airborne particulates that are dangerous to inhale. Also don’t burn evergreens, they could flare out of control and send flames and smoke into your house. • Cooking is a leading cause of home fires and home fire injuries. When you cook, be sure to wear clothes that fit close to the body so they won’t be ignited by hot burners. Do not leave items cooking on the stove and be sure that pot handles are turned in. The decorations around your house, lights, gifts, music and the presence of loved ones make the holiday season festive and fun, and with the proper precautions, safe. hen Honolulu’s respected real estate professionals decide to go solar for their own homes, who do they choose? It’s just a matter of time Clocks that are too fast, too slow or just plain broken can tell you a lot about yourself. Follow these time-honored tips to bring greater energy and structure to your life

Clocks set too fast can cause chaos in your life. If you feel out of sync, act impulsively or constantly jump the gun, missing out on potential opportunities, check your clocks. If they are set ahead, adjust them to reflect the correct time. Develop the habit of being on time by changing your behavior, not the clock’s. Slow clocks that fail to keep proper time symbolize procrastination, lethargy, unproductive energy and slowing you down. Finally, here are a few general “dos and don’ts” when it comes to clocks:

love clocks, and one of the first questions I had when I started learning feng shui was about the energy of clocks. Clocks get more attention than other home accessories because they have a deeper intrinsic meaning and bring the element of awareness to the passing of time. •

Place them where you can easily see them. You should not have to strain to see the time. Hang wall clocks just above eye level, symbolically making a balanced existence within reach.

Mini history of clocks The need to tell time was one of the driving forces behind the industrial and scientific revolutions, leading to the creation of sundials, water clocks (klepsydra) and use of the pendulum. Today, clocks are electric, digital and solar. Clocks create global synchronicity and give structure to our daily lives.

Nature has its own clock Clocks bring a symbolic, detailed and accessible expression of the rhythm of life into the home, mimicking nature’s clock, which brings us the synchronistic cycles of nature in the reflection of the seasons, lunar phases, tidal changes, and day changing into night and back again, just to name a few.

Clocks bring movement and rhythm In the same way that nature expresses movement and rhythm, clocks bring these two elements of nature into our environment. Clocks express the “physical” advancement of time through the visible progression of the seconds, minutes and hours in a day, encouraging us to be more organized, methodic and productive. If the clock has an audible ticking sound, it adds sonic rhythm, sending waves of vibration through the room and adding to the posi-

tive energy of nature in our homes. Digital or analogue? Both types of time displays offer something to the environment. Although some people prefer the clear accuracy of a digital display, others want to avoid the electromagnetic field created by the digital clock and instead opt for the more expressive movement of the hour and second hands on the analogue clock. Clock feng shui representation: physically, emotionally, mentally and spiritually Physically, clocks, with their structure, tempo, rhythm and movement, bring active, organizational and planning energy to a room and are seen as more “yang” (expanding and active) than yin (contracting and passive). Mentally, clocks always engage your mind

and make you think when you look at them: Am I late? Do I have enough time to do one more thing? Can I sleep a little while longer? Emotionally, clocks affect you as nothing else in your house can, because knowing what time it is can easily get you in motion or make you either happy or anxious. On a spiritual level (consciously or unconsciously), we know time is an illusion, but clocks remind us that we are human and that our time is limited. We have only so many hours in a day to accomplish what we want and we have only so many years in a life span. Fast, slow and broken clocks Broken clocks symbolize “time standing still.” If things have been stagnant in your life, check to see if your clocks are moving. If not, get rid of broken clocks or repair them or replace their batteries to get them moving again.

• For a more restful and relaxed environment, have no more than one clock in the bedroom. Although not practical in this day and age, your own internal clock is best for the bedroom.

• In feng shui, it is considered rude when a young person gifts an elderly person with a clock, because it symbolizes to the elderly person that his or her time is running out.

• If you have a collection of clocks, display them on a living room wall or gallery-style in a hallway.

Centerpieces of attention For the holidays, create gifts that are uniquely you with these centerpiece arrangements

ere we go! This is the busiest shopping weekend of the year — it’s all about holiday gift-giving. If you’re like me and you can’t stand crowds and long lines, wait a little while, then pick up a few items and make some unique and personalized gifts yourself. Here at Cathy’s Marketplace, I’m always looking for fun, fresh, creative home accents. With the holidays upon us, I put a few centerpieces together, and I’m going to share my tips on how you can make your own. First off, start with your raw materials. Go to home stores, discount stores and craft stores. You’ll be looking for vessels, filler and cellophane paper. Or maybe you have an amazing vessel, crystal dish or ceramic in a cupboard at home. And don’t forget ribbon! You know me, I’m all about multi-purposing. So the vessel that I want is not just a container. It’s not a plastic piece that will be thrown away after the potpourri has lost its scent or the wax has melted from the candles. I like to find vessels that can be used later as appetizer dishes or interesting fruit, veggie or sushi platters. Now for your filler: This could be potpourri, it could be some nuts, rice, sand, glass rocks, river rocks, you name it. If you want, you can add a row of mini-votive candles, double-taped to the bottom. And since you don’t want to create a gift that can be found just about anywhere, at the end you’ll want to add one final, special touch. More on this in my examples! Finally, wrap your centerpiece in cellophane and tie it with ribbon and a little bit of green. Voila! You’ve got a gift and centerpiece in one that can be reused after the holidays. In my first arrangement, I found this very cool, modern, long white dish (because white is white-hot!), layered in some river rocks and then some candles.

This arrangement is natural and earthy, but what makes it edgy and unique are the special touches of some wired beads as well as varying sizes of crystals to give it shimmer and bling. In the second arrangement, I went a bit more traditional. Again, I star ted with a white vessel, then added some colored potpourri in greens and purples and browns. And for my special touch? This color scheme works really well with gold, so I put in a gold-plated flower branch to add height and dimension. Later on, this branch can be used to adorn almost anything. Another idea is to use your vessel and

filler as a gorgeous backdrop for some tabletop accents or candlesticks, which you could simply lay on top. And finally, to get you thinking outside the box, look for little ways to add in your own personal message for the recipient. These little silver acorns can be added to almost any gift or be a gift in themselves, complete with a simple handwritten note that says, “I’m nuts about you!” So yes, it’s great to open that powderblue Tiffany box under the Christmas tree, but it’s also nice to get something that was personally and lovingly made just for you. Sure it takes a little bit of time, but the satisfaction of giving a gift that’s uniquely you

and truly comes from the heart more than makes up for that. Happy shopping — or happy crafting!

Tips for ensuring your renovation ‘measures up’ A n important part of any kitchen or bath remodel is taking measurements and drawing a visual map. Measuring the existing cabinets will give you sizes for replacement cabinets.

Walls The first step is to measure the walls of where the new cabinets will be placed. The best way to measure a wall is from one corner to the opposite end. It is always helpful to have someone else hold one end of the measuring tape when measuring large areas. Next, measure the ceiling height, starting from the floor. Measuring the ceiling height will determine the general height of the wall cabinets for proper counter space. When taking measurements, sometimes there are spaces that will make taking accurate measurements difficult. In these situations, it is better to round down to the nearest inch rather than round up. Cabinets for a kitchen design with measurements rounded down will be sure to fit; the extra space can always be hidden with a filler piece. Whereas when rounded up, a whole cabinet may have to be

changed to a smaller size to fit. Openings and obstacles It is important to jot down all openings or obstacles, such as windows, doorways or ceiling beams. Measure the placement of the obstacle from one end of the wall and the sizes (width and height) of the obstacle. Appliances Plan on keeping the existing appliances? Take measurements of their sizes to ensure the cabinet design will allow space for them to fit. Similarly, when getting new appliances along with new cabinets, take note of the new sizes.

With existing or replacing appliances, measure their placement from one end of the wall to one side of the existing appliance. If the plan is to relocate appliances to a different area, however, make a note of where.

Sink(s) and Plumbing Fixtures Measuring from the center of the sink to one wall will give a reasonably accurate idea of the existing plumbing and what cabinet sizes may work. Also, take the measurements of the existing sink or new sink so the sink cabinet size will be able to fit the sink. Although plumbing can always be moved, using the existing setup is most cost effective.

Fresh paint makes a difference when it’s time to sell the house U nless you’ve been living on a desert island, you know how tough it is to sell a home these days. In some neighborhoods, “For Sale” signs are as common as mailboxes. And the challenge is the same whether you live in a small house or a McMansion. Still, there are ways to get a competitive edge: Realtors know that well-maintained homes tend to sell faster, sometimes for a much higher price, and there are some inexpensive ways to spiff up a house. “One of the best ways to get your home to stand out from the crowd is to apply a fresh coat of paint in psychologically important areas,” said Debbie Zimmer, paint and color expert for the Paint Quality Institute. “At the top of the list are the front door and key parts of the home interior.” You’ve no doubt heard the phrase “falling in love with a home.” That feeling starts at the entranceway, so your front door should create a favorable first impression. Fresh-looking paint on your front door tells potential buyers that you care about your home, giving them a comfort level even before entering. “Next, take a hard look at the space just inside the door,” said Zimmer. Is it warm and welcoming? Is it well maintained? If you can’t honestly answer “yes” to both questions, it’s important to do something about it. Zimmer

advised home sellers to repair any imperfections in the walls and paint the space in a “quiet” color, such as white or off-white. “Studies show that these colors appeal to most people, and they’ll enable potential buyers to more easily picture their own furnishings in your home,” she said. As for the rest of your interior, Zimmer advised repainting any room with loud or overly bright walls in a neutral paint color. You should also critically evaluate the condition of rooms where your children or pets spend time — as adorable as they may be, they can take their toll on your home interior. Fresh paint can quickly and easily restore these areas. Should you find it necessary to take on several of these painting projects, don’t be put off. You can probably handle most of them yourself, and even if you need to hire a professional painter, the jobs shouldn’t be too costly. Things get more complicated when it comes to your home’s exterior. As with the front door, the overall condition of your outside walls and trim are part of a home’s curb appeal — or lack thereof. Our climate here on Oahu, and throughout the Hawaiian Islands, has left us searching not only for a long-lasting product, but an energy-efficient one — it’s the “green era.” According to recent statistics, home and building owners are going with roof-coating products such as silicone and acrylics more than ever before.These products are not only economical, but highly energy-efficient because of their reflectivity (not allowing the heat in). The products are traditionally applied and can be used over metal, asphalt and concrete. Home and business owners commonly have this roof installed in white, but it can be tinted to just about any tone under the rainbow. This is an excellent choice for low-slope homes with existing substrates that are in decent to good condition. The price of silicone and acrylics ranges from $3 to $5 per foot. plastic or rubber compounds that are mechanically fastened or fully adhered to the roofing deck.The seams of the product overlap and then are heatwelded together, forming a monolithic (seamless) roof.This is the new roof of choice for building contractors, and it offers great warranties and excellent reflectivity. Single Ply roof prices range from $4 to $12 per foot, depending on the roof removal and insulation needed. For steeper roofing surfaces, metal products are a great option. Most of them are available with a reflective energy-efficient finish and come in many beautiful colors. The standing seam metal roof is a great candidate

for solar, as fewer penetrations into the roof have to be made to attach the PV or hotwater panels. Metal roofing prices range from $8 to $10 per foot. Asphalt shingles have also come a long way regarding heat distribution and energy efficien-

cy. Most manufacturers have a reflective shingle available that is very affordable. Additionally, there is a wide range of warranty options, from 20 years to the lifetime of the structure.
