An Open, Shut Case for Clean Windows Here’s the dirt on how homeowners can make window washing a relatively “pane”-free experience

hen it comes to keeping your windows clean, the secret doesn’t have much to do with the cleaning. It’s what happens in between cleanings that really counts. The solution is often very simple: Avoid dirt. For starters, think about the area outside your windows. What does your landscaping look like? Many trees, bushes and flowers give off pollen.When the wind blows, it carries the pollen through the air, and if your windows are nearby, that’s just where they will end up. You also want to be mindful of plants that

need watering. Water splatters and hard water leaves mineral deposits. But it’s not just landscaping that you should pay attention to. Where do you keep your grill? If it’s close to your windows, you may be inviting things like grease, oil and sauce to stick around where they’re not wanted. And remember not to ignore your screens. If you have exterior-mounted screens, clean them when you clean your windows. These screens often trap dust and pollen. When it rains, the dirt washes onto your windows — and stays there until you clean it off. Another solution may lie in the windows themselves. Some products use a material that actually prevents window spotting. For

example, Anlin™ double-hung windows have this feature. The manufacturers coat the glass with thin layers of silicon dioxide and titanium dioxide. The coating fills in the natural peaks and valleys that are inherent in all glass, and creates an incredibly smooth surface that allows rain to sheet away rather than bead and leave spots.The material is also formulated to react with UV rays to decompose organic materials on the glass. As an added bonus, both panes of the window can be folded in. This makes cleaning much safer and easier because it allows you to clean the outside of the window and screens from inside your home. Be your own contractor with an owner-builder permit BY KAREN NAKAMURA

ith the rising cost of construction and high unemployment in that industry, many owners are choosing to take on the responsibilities of a contractor under the Owner Builder Permit Exemption laws that allow Owner Builder Permits. As the owner-builder, you are the contractor on record and responsible for compliance to the regulations of federal, state and county laws that govern construction: OSHA, EPA, taxes, insurance, etc. Violations of these regulations have heavy fines that are levied by the agencies and ignorance does not exempt you from compliance. You are also liable for all persons who enter the project site. The two state laws that govern owner-builder permits are HRS 444-2.5, Owner-builder Exemption; and HRS 4449.1, Issuance of building permits, owner-builder registration. These permits can be found at www.capitol.hawaii.gov /hrs.aspx?query=Owner%Builder%20Owner. HRS 444-2.5 allows the exemption of the owner-builder. HRS 444-9.1 says that the county shall not issue a building permit to the owner-applicant until the applicant signs a statement that the applicant has read and understands the disclosure form. Portions of the disclosure statement reads as follows: “The exemption provided in section 444-2.5, Hawaii Revised Statutes, allows you, as the owner or lessee of

your property, to act as your own general contractor even though you do not have a license. You must supervise the construction yourself. You must also hire licensed subcontractors. The building must be for your own use and occupancy. It may not be built for sale or lease ... It is your responsibility to make sure that subcontractors hired by you have licenses required by state law and by county licensing ordinances ... Your construction must comply with all applicable laws, ordinances, building codes and zoning regulations. If you violate section 444-2.5 or fail to comply with the requirements set forth in this disclosure statement, you may be fined $5,000 or forty percent of the appraised value of the building as determined by the coun-

ty tax appraiser, whichever is greater, for the first offense; and $10,000 or 50 percent of the appraised value of the building as determined by the county tax appraiser, whichever is greater, for any subsequent offense.” To read more about the building permit requirements of the City and County of Honolulu, visit www.honolulu.gov. Making the switch to solar energy A lternate Energy Hawaii (AEI) recently completed a photovoltaic (PV) installation for the Hawk family in Manoa. Customer Aubrey Hawk sent the company this note: Dear AEI, I wanted to let you know how thrilled we are with our new PV solar system from Alternate Energy. Asphalt-based emulsions are not toxic like coal tar, and they are water-based, which results in an easier clean up. Left untreated, asphalt pavement will deteriorate rapidly. It is made up of asphalt binder and rock. Almost immediately after paving, the asphalt binder combines with oxygen and becomes brittle or oxidized; this leads to cracking and weathering soon after installation. Moisture penetrates the asphalt causing further damage and deterioration to the pavement. A fog seal protects against oxidation. An unsealed pavement allows water to penetrate into and through the pavement structure leading to base erosion, and ultimately pavement failure. Fog seals provide a pro-

tective barrier to stop water penetration. Also, if left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Fog seals provide a protective barrier that resists attack from oil and gasoline. Once the fog seal begins to wear off from the aggregate and the rock is exposed, it’s

Lessen the dread of the “Monday morning blues” by understanding exactly why you do not like your work. Get clear, reframe your thoughts, set new intentions, and make changes to your home and office environment to support a new vision. Consider the advice that best fits your circumstance:

If you dislike the work you do, be honest with yourself about the reasons why. Is the job not challenging enough? Are you in the wrong type of job? Are you shy and introverted, yet work in sales? If you have to deal with difficult people, look into taking courses to develop skills to deal with challenging personalities or look within to discover what it is you are really reacting to. Place one at home and the other in your office to create balance and to anchor you when you are in either space. Choose red blossoms or place them in red pots to boost personal power. If you dislike the negativity of the people, it may just be a matter of seeing things from a new perspective. For a greater sense of appreciation, write down the positive attributes of your job. What do love about it? For example, is it the regular income, stability, inner-satisfaction, or positive work-related challenges? If you can find nothing positive, it may be time for change. Feng Shui Support: Use color in your clothing or accessories to help dissipate negativity. To help burn off negativity, wear “fire” colors such as red, orange, coral, burgundy and purple; and, to ground you, use “earth” colors such as brown, tan and gold.

If you feel over worked and underpaid, communicate with management about the need for more resources and how they would benefit the business. Are you doing other people’s work out of habit? If so, learn to let others take responsibility for themselves. If working long hours is typical of the industry in which you work and you feel burnt out, maybe you need a change or a vacation. oes this sound familiar? You’re in a store, looking for a gift or browsing on your lunch hour, when you stumble across the most gorgeous lamp, painting, rug — you name it. Nothing could be more perfect for your home! Except once the purchase arrives, you realize that it’s too big. Or too formal. Or too red. I’m all for retail therapy, but the fact is inspired purchases often end up right back at the sales counter as returns. How do we avoid the disappointment and waste of time? The answer is to shop with focus. Whether you’re furnishing and decorating from scratch or simply updating your space, here are some guidelines that will help you achieve the space you want with fewer missteps:

Style Tip No. 1: Find your inspiration photos. Look in magazines, in décor books and online. Search for styles, colors, lines and shapes that speak to you and work with the architectural style of your home. Then take those photos with you when shopping to keep you on track. Style Tip No. 2: Determine your style or styles. Is your dominant decorating style urban? Island? Rustic Asian? You don’t have to choose just one, but you should determine your choices first, then stick to items within these choices. Style Tip No. 3: Choose your colors. What colors do you want to play up — ear th tones with splashes of gold? Charcoal and cream anchored by black accents? Be careful not to overdose on one color, though, unless you’re going for a highly stylized, monochromatic look. If you know you need a brown sofa, there’s no point in looking at beige. Rather, focus on the chocolates!

Juxtaposing different textures makes each one pop, so find a wool or sisal rug to lay between wood floor and wooden furniture, and try glass or metal bowls on your wooden coffee table, or stone figurines for your glass shelves. And here and there, repeat some of these textures to tie the room together. Style Tip No. 5: Lay out a furniture plan. Nothing stops irrational furniture purchases better than having a plan. Style Tip No. 6: Measure! There’s a world of beautiful furniture, ceiling fans, mirrors, rugs and art out there. Knowing your sofa is seven feet long will tell you that painting for the wall above should be smaller. An 8-inch shelf will have a hard

They don’t all have to be the same thing — in fact, they should be of varying heights and sizes — but they do have to share at least one unifying element, such as color or shape.

he photovoltaic (PV) industry has been booming over the last few years, and most people know what solar photovoltaics are, as they can be seen on rooftops throughout the state. As the price of electricity rises, more and more of us are considering PV systems for our own homes. Because a PV system is a big investment, we should do our research before committing to a specific solar provider, especially since PV companies are a dime a dozen. So what should we be concerned about when considering

PV? First of all, what qualifies a company to install a PV system? The proper licensing is a necessity. To install PV, a C-13 electrical license is a must. There are a few ways to check online if a company has the proper licensing. Searches can be done through http://pvl.ehawaii.gov/pvlsearch/app or http:// hawaii.bbb.org. A qualified electrician can tell you if your service needs to be upgraded, if your grounding system is up to par or if any electrical modifications should be made to accommodate the PV system. After all, you will be producing your own power and there is a lot of electrical wiring involved. Next, getting several estimates from different companies is always a good idea. From these estimates, we can compare pricing and materials. Are the materials being used comparable to one another? Some companies may use roof flashings, while others may not. A properly installed flashing will ensure a leak-free roof penetration. After all, the bigger the system, the more roof penetrations will be made. Another important factor to consider is the PV panel manufacturer. PV panel manufacturers also are a dime a dozen.
