Don’t close the garage door on maintenance ou use it almost every day, sometimes several times. It is the largest moving part in your home, and responsible for some 20,000 emergency-room visits every year, according to the U.S. Consumer Product Safety Commission. Your garage door requires regular maintenance, just like any other part of your home. Parts can wear, and potential safety hazards arise. If you schedule regular maintenance, you can avoid these dangers — and save money in the long run. A well-maintained garage door could last several decades. To star t, the exper ts at Servco Raynor Overhead Doors recommend an annual preventative maintenance. Take a good look at the entire system. Lubricate all moving par ts, such as hinges, chain drive, rollers and springs, and tighten all bolts and screws. Inspect limit switches, the gear drive, cables, track alignment, spring tension and operator and safety eyes (sensors

located near the bottom of the door track). Look for signs of wear, and repair broken parts immediately. If you are handy, you may be able to handle most of the minor repairs. For more complicated tasks, consider hiring a qualified

garage-door service technician. A garage door can weigh anywhere from 105 to 350 pounds, and usually comes loaded with hightension springs. If handled improperly, these parts can cause extremely severe injuries. Another important part of the checklist: Clean doors regularly. Hawaii’s salty air increases chances for corrosion, especially on hardware, so do this at least four times per year. Use a mild detergent with a soft brush, and avoid abrasive cleaners. You should also keep an eye on the area where the door meets the ground. If there is something there, sweep it away. Even the smallest items, such as leaves or twigs, might prevent the door from creating a solid seal with the ground. This could affect the alignment of the garage door in the long run by throwing off the weight distribution. Remember, your garage door often serves as your main access point to your home. With proper maintenance it shouldn’t pose safety hazards, and it can last for many years to come.

Undeniably, the biggest trend in roofing today is to save money by not replacing your old roof, but simply preserving it with a thick waterproof coating. This is very cost-effective. Until recently, most of these coatings were water-based acrylic coatings that have performed very well in Hawaii’s climate, but not perfectly. On flat roofs with heavy ponding water, there are cases when the coating will eventually wrinkle up in those areas. Silicones have proven themselves in even the heaviest ponding water conditions — even on roofs that never dry at all. Silicone does not absorb moisture because it isn’t water-based. Why your photovoltaic system requires an annual inspection T

he photovoltaic (PV) system that you have or are considering purchasing should have an inspection every year as well as maintenance performed on the system. Consumers are led to believe that their PV systems are maintenance-free and that if there is ever a problem, the warranty will cover it. Unfortunately, not all of these costs are covered and the costs can be quite expensive. Pacific Islands Construction has found that when older systems are inspected, deficiencies found in the PV system could have been prevented if there had been an annual maintenance program. After adding up the repair costs and the loss of energy production that is not covered by the manufacturer’s system warranty, consumers promised savings are eliminated. The following information will help consumers understand why Pacific Islands Construction provides five years of free maintenance with every system purchased: Cleaning the surface

Solar modules need to be cleaned of surface dirt or debris that will lower their energy production and could cause their structural elements to deteriorate. Dust, salt, bird droppings, chemicals, etc. that find their way onto your modules’ surface will block the amount of sunlight reaching the modules’ cells, thus reducing your energy production. A loss of energy production means less savings. Airborne chemicals that sit on the modules

can deteriorate metal components as well, especially where the anodized metal has been cut to fabricate the module. Checking roof penetrations

Roof penetrations securing the PV system need to be inspected and maintained so that water does not enter the home through the roof and cause damage to the ceiling and contents underneath. Many systems are installed with poor flashing details around the roof penetration that secures a PV system to the roof. As a result, the materials used to waterproof these penetrations weaken over time and openings in the waterproofing develop, causing leakage. The resulting damage in your home was preventable and other issues like mold could have been avoided as

well. Unfortunately, many PV installers have not used roofing industry-approved flashings, which could have prevented these leaks, and they also have voided the warranty from the roofing manufacturer.

Inverters work better when they are clear of dirt and dust that tend to make them operate at higher temperatures. Once cleaned, inverters will be more efficient and they will last longer because they are operating at a cooler temperature.

Inspect the racking system

Racking system components need to be inspected to ensure that everything is secure, so that the system will hold the modules in place during high winds. During the inspection, any defects in the components holding the modules in place that have become loose or are missing can be rectified.The PV system and structure of the building are constantly moving because the heat of the day causes expansion. Metal expands at a greater rate than other building components and the

The cabling that resides on the underside of the modules and connects to the microinverters, or runs from the roof to the stringinverters, needs to be secured so that it is not on the roof or prone to brushing against the roof with the wind. Damage to these cables can be prevented during the inspection by re-securing them. Any arcing in the connectors or electrical problems may be detected during that time as well, before they become a major problem.

Yet when a longtime relationship comes to an end, this knowledge makes life no easier. When we are over the denial, shock and grief, and have accepted our new circumstance, it behooves us to create a supportive environment for “moving on.” If you are going through a transition in your life or feel stuck in the past in some way, use feng shui to let go of the old emotional and mental energy so that you can more easily transition into the new. Trusting that you will eventually have a new and happier future may be difficult, but you can do certain things in your home that will help you heal emotionally, mentally and spiritually.

Fear of the future In the midst of change, we may have an unconscious fear of the future, clinging to the old and familiar for stability. But what we should be doing is consciously creating a new beginning by taking affirmative steps to clear out the past. Everything in your home has an energy or a “vibe,” so keeping items associated with your past brings that energy into the present, making it harder to move on. How do I move on? Avelina, a woman I consulted with recently, had gone through a divorce about three years ago and purchased a condominium soon after. Her main complaint was that although her ex-husband had since remarried, she couldn’t get herself into the “present,” let alone on a path to create a new life for herself. How could she move on? Holding on to the past When I walked through her home with her, I noted the following: • The condo came with a dedicated dining

furniture in your home and the most intimately connected to your personal energy. So after a divorce, a new bed makes perfect sense for a fresh start. • Return or get rid of her ex-husband’s things. The boxes containing her husband’s things kept his energy in the space. The sooner she got them out of her space, the lighter her space would feel. • Commit to her home by painting it. By painting a new home, you commit to it and it better supports and nurtures you. Colors found in nature work best. • Hang artwork and display current photos. area, yet half of her living room was taken up by a formal dining set from her old life. • Her ornate four-poster bed was the same bed she and her ex-husband shared for 20 years. • The boxes stacked in the guest room were filled with her ex-husband’s things that she “accidentally” brought with her. • She placed a chair in every clear corner or wall space. • The only things hanging on her walls were a few photos of her and her daughters taken when they were younger.

My advice While I understood the financial challenges that come with a life change and the desire to save money by keeping old furniture, I suggested that she implement the following, as more than 90 percent of her furnishings and artwork were from her “old” life: • Donate or sell all furniture she wasn’t using. She did what people commonly do when they move into a smaller space — kept as much of the furniture as possible, whether or not it was useful or matched in style or size. In her case, it was all a constant reminder of her old married life. • Save her money to purchase a new bed. The bed is the most important piece of

hen it comes to selecting an interior paint for your home, there’s more to consider than quality and color. Most paints come in a variety of sheen levels — as many as six, depending upon the brand — and some are better suited for certain rooms than for others, according to Debbie Zimmer, paint and color expert at the Paint Quality Institute, which educates people on the advantages of using quality interior and exterior paints and coatings. just about any ceiling, and for rooms and spaces that aren’t exposed to water, high humidity or heavy soiling ... such as bedrooms, home offices and living rooms,” said Zimmer. Since they are not as highly reflective as gloss paints, they won’t show surface imperfections quite as much; yet they still offer good stain resistance and are easy to clean. “Semi-gloss paints are extremely versatile, working well on windows and doors, trim, even cabinets,” said Zimmer. “They can even be used on the walls of kitchens and baths, and various surfaces in children’s rooms and playrooms.” Most lines of paint have at least a couple more sheen levels from which to choose. The descriptions vary, with eggshell, satin and low luster sheen being the most common. Again, the best way to think of these sheen levels is in terms of their performance: Being less “shiny” than either gloss or semigloss paints, they won’t highlight nicks and surface imperfections quite as much, but since they have at least a little gloss, they’ll be easier to clean than flat paints. Where should you use eggshell, satin and low luster paints? According to Zimmer, paints in these sheen levels pretty much have the run of the house, working well just about anywhere you need the blend of performance attributes they offer.

M At first blush, it may seem confusing having to choose from so many sheen levels, but once you understand what each has to offer, you’ll appreciate the luxury of being able to “calibrate” the exact combination of paint attributes you want in every part of your home. any people think that primers are useful only when doing exterior painting, but that’s a mistaken notion. Like exterior primers, interior primers make surfaces more uniform and help paint adhere better. But they can do a lot more, according to Debbie Zimmer, paint and color expert at the Paint Quality Institute. Here’s a quick sampling of common types of interior primers:

• Latex enamel under-coaters. These primers are excellent for use under semi-gloss or gloss paint to ensure that the paint will develop its maximum gloss. After applying a latex enamel under-coater and letting it dry, Zimmer says it’s important to lightly sand off any visible brush marks before applying the glossy paint.

Vapor barrier • primers. These interior

primers are typically used in bathrooms, kitchens and laundry rooms to help prevent moisture from passing through the walls. • Kitchen and bath primers. Specially formulated with biocides and stain blockers, they help control the growth of mildew and mold in rooms that tend to be damp or humid. • Drywall primers. These coatings are applied over drywall and joint compound to help conceal the differences in their appearance and impar t a more uniform look to the paint job.

Sensible advice that leads to a speedy sale Following these three tips will set your home apart from the rest — and get it sold before the summer ends

s any Realtor will tell you, summer is the best time to get your home sold. Of course, that doesn’t leave us with much time! People are traveling to Hawaii and falling in love with the Islands, and some will be looking for a home here. Hawaii residents are also viewing the current low interest rates as a chance to upgrade or move to a new neighborhood. If your home is languishing on the market, here are some tips to set it apart from the competition and get it sold … fast!

A

Tip No. 1: Do a drive-by of your house. Look at your home with a fresh set of eyes, just as a potential buyer would. What would they see? Does the driveway need cleaning? Does the trim around the door need a fresh coat of paint? Does the window screen need to be changed? Could the front yard use a couple of plants? So, drive by your house, then walk up to the front door. This is especially important in Hawaii because a lot of us don’t usually walk into our front door — we use the side door or the garage door. It’s important to actually walk the path that the potential homebuyer is going to walk. First impressions are key. Even if they’ve already looked at pictures of your house online, many potential homebuyers won’t even come into your open house if they’re not sold on your curb appeal. Then take your fresh set of eyes and walk through the rest of the house.

Tip No. 2: Set your home apart. This tip is mainly geared to people living in condos or planned communities, where all the homes or units look the same. Chances are that whoever is looking at your home is also looking at homes in the same complex or community — all with the same or similar layout and finishes. What’s going to make your home stand out? An easy tip is to look at the bathroom. All the bathrooms will use the same materials. Set yours apart by prying that mirror off the wall and finding an affordable mirror at a discount or home store. Make sure it has an interesting, unique frame that can serve as an accent. Another simple thing you can do is change out the hardware. If your bathroom came with plain chrome knobs, why not replace them with satin nickel or oilrubbed bronze, something to make the cabinets pop? The same approach can go for any room. Know when to change your floor covering I

f you’ve had wall-to-wall carpeting in your home for decades, you are not alone. Many Hawaii homeowners have kept their old carpeting well beyond its aesthetic life and even its practical life. This floor covering method, made popular during the post-war building boom of the 1950s, has had amazing longevity and is definitely a permanent part of the flooring landscape. Shirley Pai Hilton of Pacific Imports International has found, however, that many homeowners are discovering there are some definite disadvantages to carpeting. Even with frequent shampooing and fastidious maintenance, stains and matting are inevitable as the years go by, and many carpets (and their pads) will even start to disintegrate with age, giving off toxic dust particles. So when it’s time to usher this old guest out of your home, what are the choices available? As Hilton explained, there are literally dozens of forms that flooring alternatives can take, and then hundreds of products among those. “I like to sit down with my customers and carefully go over the various alternatives. Flooring is a big investment for every homeowner and you definitely want to research your choices and invest your money wisely.” That is why Pacific Imports offers a monthly seminar entitled Wood and Stone Flooring 101. During the 90-minute session, Hilton will give you a fantastic education on wood, laminate, luxury vinyl tile, porcelain, ceramic and natural

Hilton said that there are many choices to consider, starting with the form that the wood takes: Will it be unfinished (sanded and coated in the home after tack down), or will it be one that has been prefinished in the factory? Will it be a solid (whole pieces of wood), or should it be an engineered wood floor (top layer of species of choice that has been glued onto a

special plywood)? Will it be nailed, glued or floated over the subfloor? Ceramic, porcelain and natural stone are also very important topics as most homeowners will definitely select one of these for their bathrooms and laundry areas. Luxury vinyl tiles, or LVTs, are very hot, according to Hilton. Offering a variety of looks in a format that is moisture-resistant and quick to install, this can be a budget-friendly alternative. And in spite of its shortcomings, carpeting is still a cozy comfort for many bedrooms or a mandate for certain condominium dwellers.
