Transforming an ’80s living room into a modern haven

L

eg warmers and toe socks might be making a comeback, but when it comes to interior design, the

1980s should be banished forever. Nikki and Peter purchased their home from her parents, who were

downsizing. But along with more space they also found themselves in possession of their very own time warp — a

salmon-pink living room, complete with her parents’ matching floral furnishings. Stepping into that room was enough to transport any visitor back to the decade of big hair, blue eye shadow and skin-tight jeans. Nikki and Peter avoided using their living room at all costs and so it languished, unused and unloved, until we arrived with a plan to transform this distinctly dated space into a welcoming haven with truly timeless appeal. Along with the pink walls, the living room featured more horrors — a gas fireplace surrounded by tacky pink-veined marble, uninspiring wall-to-wall broadloom carpeting and a cove ceiling backlit by harsh fluorescent lighting. The first step in bringing this space into the modern age was to cut down the coves and install recessed halogen

ealMaster Hawaii is a one-stop source for pavement maintenance products and equipment. It also carries some concrete, roofing and sports products (such as track, basketball and tennis courts) under SportMaster. SealMaster Hawaii has products designed for the island conditions. It makes asphalt maintenance products with local materials — made in Hawaii, for Hawaii. With everything under one roof, contractors and homeowners can save valuable time and money on the products, tools and equipment necessary to do the job right. It is staffed by professionals trained to provide the best possible customer service. For more than 40 years, quality-driven contractors have relied on SealMaster for all of their pavement maintenance products and equipment needs. SealMaster is the most recognized name in pavement maintenance throughout the world.

Asphalt maintenance with acrylic crack fillers and CrackMaster Supreme Once moisture penetrates the asphalt, it will deteriorate the underlying layers, eventually causing failure. One of the major ways moisture penetrates asphalt is through cracking. These cracks allow water into the pavement which slowly breaks it down, eventually forming a pothole. SealMaster Hawaii provides cold and hot pour crack sealants, such as CrackMaster Supreme, that will stop moisture. It also provides all the necessary tools and equipment to get the job done. Asphalt repair If cracks are not repaired soon enough, a pothole could form. SealMaster Hawaii has a high performance pothole patch, PatchMaster, which can repair those problems. This product can be used in any weather and is easy to use: just pour and tamp.

Equipment SealMaster Hawaii is the only local manufacturing facility with oil that meets state specifications. SS-1H (tack coat) is an anionic asphalt emulsion designed for use as a tack coat for patching, paving and coating processes. SS-1H is available in 5gallon pails or in any bulk quantity. Tack coat acts like glue and binds the hot asphalt to the current surface. It is sprayed in the patch area and around the edges. CQS-1H is a cationic asphalt emulsion designed for use in slurry seals. The City and County of Honolulu used this oil last year to slurry seal, which was done

Sealcoat Sealcoating protects against oxidation. Unsealed pavement allows water to penetrate into and through the pavement structure leading to base erosion and ultimately pavement failure. Sealcoating provides a protective barrier to stop water penetration. Also, if left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline. SealMaster Hawaii provides two main sealcoat products: SealMaster Ready-To-Use and OptiPave Plus. These products are made at the company’s shop in Mapunapuna with local materials. It was designed to be made with Hawaii products for Hawaii asphalt. ith record crowds at this past January’s BIA Home Building and Remodeling Show at the Blaisdell Exhibition Hall, the “buzz” among attendees was solar electricity. Hawaii’s leading solar design and installation firm, RevoluSun, was one of the busiest booths at the show, according to a number of BIA staff. Hundreds of homeowners visited RevoluSun to talk one on one with the company’s experts to learn about solar energy and how it can work for them. “This year our goal for the BIA Show was honest, data-driven, solar education,” said Eric Carlson, RevoluSun principal. “Because of the amount of confusing information in the marketplace regarding which solar company is the largest, RevoluSun pulled permit data from the City and County of Honolulu Building Department to showcase the truth.” In 2011, RevoluSun installed solar systems in 951 homes — more than double the amount of its nearest competitor. “These numbers are nice to see, but

it’s not our top measure of success,” Carlson added. “Numbers don’t mean anything unless our clients are receiving the highest level of support, service, design, product and installation. Because we focus on this side of the equation, we expect to continue to be Hawaii’s No. 1 choice for solar electric systems.” For those of you who missed the show, RevoluSun recommends homeowners interested in a solar system should:

• Ask if company employees are NABCEP-certified. NABCEP (North American Board of Certified Energy Professionals) is the national “gold standard” for PV installation certification. Designed to raise industry standards and promote consumer confidence, NABCEP offers certification and certificate programs to renewableenergy professionals throughout North America. RevoluSun boasts five out of the seven NABCEP-certified professionals on Oahu.

• Get comfortable with the technology and the installer by visiting a solar open house, where other Hawaii homeowners invite the public to see their solar system in action, and talk story about design, installation and how it affected them. Hawaii homeowners

As Hawaii’s leading solar provider, RevoluSun designed and installed more than 1,500 solar systems, generating 20 MW of clean energy, and is able to help you, too. Schedule your free energy evaluation by calling 748-8888 or visiting www.RevoluSun.com.

Roofs can make great impressions

I

f you’re getting ready to sell your house, take a moment to look at your roof from a potential buyer’s perspective. Does your roof look ratty or like a problem waiting to happen with tattered or missing shingles? Or does your roof look clean and wellmaintained? Hawaii’s real estate market is fairly competitive, so it makes sense to get your roof in tip-top condition and ready for showing. Whether you just need to buff up the roof for showing or opt to replace your roof, a call to Murakami’s Roofing for a free roof inspec-

tion makes sense. If you do replace your roof, according to Remodeling magazine’s 2010-2011 Cost to Value Report for Honolulu, 65.5 percent of the cost for an average roof replacement is recouped. This is higher than the national average of 59.5 percent of the cost recouped. The company offers free roof inspections, so call Murakami’s Roofing at 348-8270 to set up a free inspection by a roofing professional. Murakami’s will make a recommendation to repair or replace and will provide a written estimate based on the condition

and size of your roof. The following do-ityourself steps to beautify your roof are among the top 10 basic repairs recommended by Marilyn Lewis of MSN Real Estate: • Replace missing shingles or broken tiles. This is not entirely a do-ityourself repair, but easily improves the appearance of your roof. Call a roofing professional if you need help. • Wash and treat the roof. Mold is a common problem in Hawaii, causing a dark appearance in some areas where the mold is growing. Power wash the roof and treat

with a zinc solution recommended by a roofing professional. • Clean and caulk the gutters. Clear out leaves and debris from the gutters, and while you’re there, recaulk the gutter end caps. Just like your bathtub or kitchen sink, old caulk allows for leaking, or in the case of your roof, will cause pooling and potential damage. When you need help, Murakami’s Roofing is ready. The Murakami family began their roofing business more than 35 years ago in Kaneohe. Clinton Murakami grew up learning the business

with his dad and was inspired to run a professional operation. Every day, Clinton recommits

himself to delivering a strong, durable roof at a good value for local folks.

HISTORY OF CONCRETE A

FLOOR POLISHING ADDRESS: 518 KAMANI ST. CONTACT: 596-8833

s many already know, concrete is a compound material made from sand, gravel and cement. The cement is a mixture of various minerals, which when mixed with water, hydrate and rapidly become hard, binding the sand and gravel into a solid mass. But what many do not know is how concrete materials first came into use and how long it has been an integral tool in building civilizations around the world. Amazingly, the oldest known surviving concrete surface was found in the former Yugoslavia. It was used as flooring and thought to have been laid in 5,600 B.C. The first major concrete users were the Egyptians around 2,500 B.C. and the Romans starting around 300 B.C. From structural concrete columns to polished concrete

flooring with mosaics, concrete was a highly valued building material of ancient civilizations to architecturally beautify their structures. The Romans discovered it by mixing a pink, sand-like material from a local volcano, Mt. Pozzuoli, with their normal lime-based concretes and from doing so obtained a far stronger material. The pink sand turned out to be fine volcanic ash that had properties much like today’s Portland cement, which is the fine gray powder used to produce concrete today. Since the late 1800s, Portland cement has been produced in an industrial rotary kiln. In today’s world, concrete is a fact of life — it’s everywhere we look. As in the past, we still use concrete for its structural strength and its potential architectural beauty. Today, with advances in

Cut cleaning time, lower your

expenses with nanotechnology

T

he Merriam-Webster dictionary defines “nanotechnology” as the art of manipulating materials on an atomic or molecular scale. Nano Tek-On takes this art to a higher level, benefiting office buildings, industrial and agricultural complexes, hotels, condos and individual homes. Nano Tek-On’s products reduce costs by eliminating expensive cleaning products, cutting the time needed to clean and maintain surfaces or the costs involved in replacing them. Nano TekOn’s advanced technology also can save on water costs, equipment repair and replacement. Often, the cost of “moneysaving” products outweighs the cost-saving benefits. This is not so with Nano Tek-On. Harald von Sydow, director of Nano Tek-On, explains that its surface protective coatings, for example, will reduce cleaning costs by up to 90 percent with

NANOTEK-ON CONTACT: 395-2996 • www.nanotekhi.com • nanotekhi@hawaii.rr.com

up to 10-year warranties. Think about that statistic for a minute: reduce cleaning time of glass, stone, tiles and grout, even stainless steel by up to 90 percent. That is very impressive! Nano Tek-On’s surface protective coatings are perma-

nent, invisible and not slippery. The technology used makes it possible to fill the pores of these surfaces, blocking dirt, stains and corrosion. Other Nano Tek-On products seemingly permit surfaces to clean themselves. Perfect for using on walkways, driveways, roofs and eaves. Just watch as the dirt seems to disappear. If you have surfaces that are subject to mold and mildew or are porous and in areas where bacteria and allergens collect, you know how expensive and nearly impossible they are to clean. Nano Tek-On’s antimicrobial coatings put molecular spears to work to kill these illnesscausing microbes. And they work in residential, commercial, industrial and agricultural applications. Another Nano Tek-On product that works in all these areas is HydroFlow. Not a coating, HydroFlow is an environmentally safe system installed (plugged on) on the

plumbing of a structure to break down existing lime-scale deposits, and prevent future build up. This adds years of life to dishwashers, refrigerator/freezers, pumps, heat exchangers and even boilers in apartment buildings and solar hot-water systems. All of these Nano Tek-On products are environmentally friendly. And von Sydow says that Nano Tek-On’s experienced staff will apply the coatings and install HydroFlow, or show you or your maintenance people how to maintain the products.

To see a HyrdoFlow unit and how these coatings work, come to the Hawaii Buildings, Facilities & Property Management Expo on Wednesday, March 7 and Thursday, March 8 at Blaisdell Exhibition Hall. You’ll find Nano Tek-On at Booth #518, 10 a.m. to 4 p.m. both days, and admission is free. If you cannot make it to the show, please visit nanotekhi.com or call 395-2996 and learn how the company puts nanotechnology to work for you, lowering maintenance, time and labor costs.

hat is the main thing you need to make a good decision, or at least one that you are satisfied with? For some it may be a glass of wine, but for the majority of us, unbiased information is the key component to helping us make a major decision. This is especially the case when you are spending big bucks on building or remodeling your home. One of the most popular items on homeowners’ wish lists is wood and stone floors. More and more, consumers are moving away from carpeting and looking to stretch their budgets so that they can put in a good wood or

stone floor. The thought of putting down a floor that will last a lifetime appeals to many consumers, and if you can afford the upfront investment, your beautiful wood or stone flooring will end up costing you less than two or three carpet change outs, depending on your selection. But where to begin? Shirley Pai Hilton is president and CEO of Hawaii’s largest wood flooring wholesaler, Pacific Imports International, and she understands the consumer’s plight. After years of being in the woodflooring business and educating hundreds of consumers one on one, Hilton decided that one of

the best ways to effectively educate her customers would be in the form of a short seminar. Hilton is one of the foremost experts on wood flooring in Hawaii and she is very happy to share in-depth information on the various types of wood flooring, decorating with wood flooring and proper installation of the products. Her expertise is often tapped for local home improvement publications, and she also has consulted on many large flooring projects.

Thus Pacific Imports’ “Wood and Stone Flooring 101 seminars were born. The totally free seminar is held monthly at the company’s beautiful 3,000-squarefoot showroom, where guests enjoy a continental breakfast while Hilton walks attendees through valuable information such as the various types of wood flooring, the pros and cons of each type, wood species and their characteristics, installations, moldings, moisture issues and subfloor preparation, among others. Lasting about 90 minutes, feedback from past attendees has always been incredibly positive. Even seasoned professionals, such as contractors and architects, have been in atten-

dance. As Hilton says, “This is not a 90-minutes sales pitch but it’s good, unbiased information that you can use as you shop anywhere in town. Wood flooring has been used for hundreds of years all over the world and has evolved to become the elegant floor covering that it is today. Hardwood flooring is currently at the peak of its popularity, and there are no signs of it slowing down. “This is not a fad, says Hilton, as wood floors have gained a large following because of value and practicality. More and more, homeowners want to dump the dusty old carpets with dust mites and other allergens, and switch over to a surface that can be wiped clean. Additionally, the right wood floor will last a lifetime. The next session is scheduled for Saturday, March 10 at 10 a.m. Call 847-7711 to reserve your seat today. Hilton would love to have you as a guest and student!

ACHIEVING

S

ustainable, energyefficient homes are increasing in value in Hawaii, because of their lower operating costs and superior comfort levels. “No other building material achieves these green standards more so than wood,” shares Ken Laughlin, president of the Hawaii Lumber Products Association (HLPA). The Consortium for Research on Renewable

Industrial Materials has conducted a cradle-tograve life cycle assessment (LCA) to identify and compare the environmental impacts related to borate-treated lumber framing and galvanized steel framing. An LCA assesses the overall environmental impact of products from the manufacturing process to recycling or disposal. This study focuses on each material’s greenhouse gas

emissions, fossil fuel use, water use, acidification, ecological toxicity, smogforming potential and eutrophication. Based on a 2,225-square-foot U.S. family home, the study shows that the environmental impact of boratetreated lumber used for wall framing is less than 1/10 of a percent of the family’s annual overall impact on each level. “The green movement is gaining more and more

momentum each year and will continue to influence how we build our homes,” said Ken Laughlin, president of HLPA. “Homeowners who choose to build green using boratetreated lumber are fundamentally creating a home that preserves the future of our environment.” To encourage the use of treated wood in Hawaii, HLPA is committed to promoting wood as a sustainable and economical building material. As Hawaii’s only devoted lumber association, the HLPA is dedicated to providing homeowners and building industry professionals with information on wood’s environmental benefits and money-saving opportunities. Wood’s worth is rooted in the fact that it is the most environmentally sustainable building material. From this, homeowners can benefit from reduced costs during the building process and all through the

Modernizing an ’80s living room FROM PAGE 2

lighting. My makeover master plan also called for a chandelier and two wall sconces to provide more attractive — as well as functional — lighting. And that eyesore of a fireplace was definitely not a focal point! So I ordered a new, high-efficiency gas insert and replaced the cheap marble with clean, contemporary tiles for a fresher, modern appeal. I believe in recycling materials whenever possible, so one of Nikki’s tub chairs was sent off to be reupholstered, and the old fireplace mantle was repurposed into a shelf that we positioned under the room’s new flat-screen TV. I chose a soft buttery-yellow paint for the walls to help lighten and brighten the space and, mainly for Peter’s comfort, we incorporated a masculine touch by adding a leather club chair along with a modern wooden coffee table. But the best piece in the room has to be the sofa — I definitely struck gold when I found it. It’s perfect: long enough to lie down on and comfortable enough to

encourage people to do just that. I’m pretty sure that the sofa — along with the big-screen TV — will be enough to earn Peter’s gold stamp of approval. But I certainly haven’ t forgotten Nikki. For her I’m incorporating features like custom drapery panels that frame the room’s wall

of windows in a softly muted print. To provide a place to store her books, I designed two custom shelving units to surround the new fireplace. These shelves are the perfect place to showcase photos, artwork and other decorative pieces. To accent the clean ivory-andyellow palette, I splashed teal and turquoise accessories around the room. Along with the wood accents in the room, the overall effect is one of tranquil, spa-like relaxation and comfort. Nikki and Peter now adore their new living room. For the first time since moving in, they can envision entertaining guests in this new warm, contemporary space. Best of all, every trace of the 1980s is gone — and there’s not a hint of salmon pink anywhere. In its place we have a classic and contemporary haven that has become the couple’s favorite room in the house.

PAINTING

WITH PASSION

I

f a new client of Deep Purple painting contractors wants assurance of the quality of his company’s work, owner Jimmy Suh shows the customer a collection of photos of some of the hundreds of projects he’s completed over the years. The result? “They are amazed,” Suh said. “They always comment on the meticulous detailing and the scope of our work. I also can give them a DVD that they can review at their convenience. If they want past client referrals and testimonials, I can provide that too.”

DEEPPURPLE CONTACT: 739-2000 For 18 years, Deep Purple was one of the busiest painting contractors in San Francisco, where Suh handled residential jobs that ranged from apartment interiors to upscale homes in Pacific Heights and historic buildings. His commercial jobs included apartment and office buildings. “Anyone who has been to San Francisco in recent years knows how the old neighborhoods are being transformed with new

paint and elaborate detailing. Every architect and interior designer wants a new and original color scheme. Several clients told me I was the best painter in San Francisco,” Suh said. In January 2010, Suh reestablished his business in Hawaii, where he is a licensed and bonded painting contractor. Here, he continues to provide quality painting at competitive prices for both homes and businesses. But why leave a lucrative painting business in San Francisco? Suh said he had always dreamed of living in Hawaii, and his family was increasingly eager to make the move after 18 years in an area not known for warm, sunny weather. “I have many friends living here and was encouraged that there would be opportunities for a first-class painting contractor ... and that’s the way it turned out,” Suh said. Already, Suh has a roster of satisfied clients, and some are telling him they have never worked

with a painter who put so much effort into making sure they were entirely pleased with the finished product. He noted that many of his current projects are new custom homes in areas ranging from Leeward Oahu to Waikiki, Diamond Head and Kaimuki. He works directly with the homeowners, as well as with contractors and architects. Just how satisfied are Suh’s customers? He’s frequently told, “If you want to use me as a reference, go ahead and give my phone number to your new clients. I won’t hesitate to recommend you.” In addition to providing prospective clients with photos and a beautifully produced DVD showcasing his work, Suh makes

a point of meeting them at the job site to assess the condition of the property, the amount of prep work that will be needed and to select colors of siding, walls and trim. Once he determines the extent of the job, he presents a written quote and time frame. “Although I have a great crew, I work on every job. I want the client to feel confident that someone is taking a personal interest in the project. I approach each job as if it were a work of art, with honesty and with enthusiasm,” Suh said. To obtain a free estimate or receive a free copy of the DVD showing completed Deep Purple projects, call Suh at 7392000.

A

PV system installation has two major aspects:

• Panel installation • Electrical installation Both are directly mounted into your roof. Like a match made in heaven, All G Electric, LLC and Murakami’s Roofing have joined forces to become a powerhouse team specializing in photovoltaic installation and maintenance. This team of highly skilled specialty contractors has the knowledge and experience to advise you accurately on these major components. One important factor when considering investing in PV is, of course, your roof. What is the current condition and age of your roof? Is your roof in the right condition to receive the racking material used to mount photovoltaic panels? Most rooftop PV installations require penetration of the roof membrane. Even installing the most basic PV system can result in as much as 15 separate penetrations through your roof. Having an experienced and knowledgeable roofing contractor to advise you on adequate roof preparation and potential areas of water leakage, such as existing low-lying areas where water can pool and become a major problem in the future, is crucial. They also understand how to properly secure equipment to a rooftop, apply flashing and waterproof all penetrations. As a second generation roofing contractor with more than 25 years of field experience, Clinton Murakami has seen and done

it all. He will not only conduct a thorough evaluation of your roof’s current condition, but also will work hand in hand with the electrical contractor to determine the most ideal panel layout for your home, without compromising the water tightness of the roof. Upon completion of the installation, they also will waterproof all areas with roof perforations. The other major, if not most important, component of a PV system is the

16 | HAWAII RENOVATION | MARCH 4, 2012

electrical component. An experienced and knowledgeable licensed electrical contractor has the ability to not only properly size a system to offset your specific power consumption, but methodically install and power up the entire system. Conduit size and type, proper fittings, wire size and type, disconnecting means, grounding means, etc. are all part of the electrical aspect. The state of Hawaii requires a licensed electrical con-

tractor to provide the complete installation of your PV system. A licensed electrical contractor has thorough knowledge of electrical codes (NEC) and a full understanding of engineering principles and hazards associated with electrical and photovoltaic power systems. Prior to finalizing your PV system size, All G Electric will conduct a thorough electrical evaluation. This will not only assess your electrical consumption but also address any major electrical concerns such as rewiring, panel replacement and other electrical tasks to help improve the overall electrical safety and efficiency of your home. Increasing the home’s efficiency and updating its electrical system can

potentially reduce your consumption, resulting in a lower electric bill. A lower electric bill means a smaller PV system and less out-of-pocket money that you will need to spend. There are a number of existing and pending codes and standards that govern the installation of PV systems and equipment. In most cases, the standard for photovoltaic systems is the National Electrical Code (NEC), published every three years by the National Fire Protection Association. There are codes specific to PV system installations, as well as a number of other articles covering wiring methods, overcurrent protection and disconnect provisions, grounding and other issues. PV systems are required to be inspected by a City and County electrical inspector. Using an electrical contractor with the right know-how will help facilitate the entire process so that permits will be closed and HECO will be coordinated and Net Energy Metering will be installed. In celebration of this perfect union, Murakami’s Roofing is offering free rain gutters on any home needing a complete re-roof, and All G Electric is offering your choice of a free 200 amp upgrade (overhead only) or backfeed system, which allows a generator to power a portion of your home through the electrical panel during the next power outage without needing to run extension cords. The minimum PV system size is 5 kW. Feel free to contact us for a comprehensive photovoltaic home evaluation at 531-2554 (ALLG) or 3488270.
